Introduction and Overview
This report presents a land use, development and demographic profile of The Houston Energy Corridor.
The Texas State Legislature created Harris County Improvement District #4, more commonly known as
The Energy Corridor District, in 2001 with the mission to improve, enhance and promote the area within
its boundaries. Exhibit 1 illustrates the boundaries of the general market area of The Houston Energy
Corridor that will be used in most sections of this report.
Exhibit 1 – The Houston Energy Corridor Boundary Map
The Houston Energy Corridor is one of the Houston area’s premier employment centers. It is located
along IH 10 from the intersection at Kirkwood to the intersection at Barker Cypress, and extends south
along Eldridge and Enclave Parkway almost to Westheimer. The Houston Energy Corridor is so-called
because it contains the headquarters locations and regional offices of prominent international energy
and energy services firms including BP America, Shell Exploration and Production, ExxonMobil Chemical,
ConocoPhillips, CITGO, Dow Chemical, and Mustang. Other, non-energy, companies also have
headquarters in the corridor including Cardinal Health Care Inc., Sysco Corporation, Gulf States Toyota,
and Star Furniture. Overall, The Houston Energy Corridor includes a population of 19,000 and 75,000
jobs. The Corridor contains nearly 19 million square feet of office space (of which 74% is Class A) and
over 1.3 million square feet of retail.
Another geographic area that will be used in this report is a much larger area (Illustrated on Exhibit 2),
which will be referred to as the “Commute Zone,” which includes the zip codes that are most often
represented in surveys of The Houston Energy Corridor employees.

Development Summary
The table below illustrates the total commercial development in The Houston Energy Corridor as of
September 2010. This data is based on the parcel level GIS information on land use, illustrated on the
previous pages, prepared by CDS Market Research. The source data used in this analysis was updated
for the 2011 inventory. The parcel-level shape file was downloaded from the Harris County Appraisal
District to capture tracts that were subdivided. The parcel data was downloaded from HCAD’s public
data inventory in September 2010, when the 2010 tax records were finalized. Where parcel data was
not available from HCAD, CDS added data from the inventory. The boundaries of The Houston Energy
Corridor Study area have been adjusted for the 2011 report and the numbers in following tables do not
correlate entirely with those from the same categories of previous reports.

The office space tabulation above is reasonably consistent with the office building listings in Tables 9
through 13. The 2011 land use tables include all buildings that were completed in 2010.
In the case of retail, the 3.5 million square feet in the table above is substantially more than in the 1.3
million square feet listing in the tabulation of shopping centers (Table 6). The reason for this difference
is that Table 6 only includes shopping centers in excess of 10,000 square feet in size and does not
include most of the owner-occupied, single use, or “pad” retail buildings such as banks, freestanding
restaurants, and convenience stores.

LEED and Energy Star Office Buildings
The Houston Energy Corridor contains a substantial number of buildings that are certified as sustainable
and energy efficient.
Sustainable Development
The US Green Building Council (USGBC) certifies buildings that meet their internationally recognized
standards for Leadership in Energy and Environmental Design (LEED). LEED provides a third-party
verification that a building is designed and built using sustainable strategies including energy savings,
water efficiency, CO2 emissions, indoor environmental quality, and use of resources. The USGBC awards
Platinum, Gold, Silver, and Certified credentials depending on the level of the building’s sustainability
score.
According to a list retrieved from the USGBC for the Texas Gulf Coast Chapter, the Houston region has
approximately 452 buildings in various stages of certification. Of those, 123 have received certification
to one of the four LEED categories. Nine buildings in The Houston Energy Corridor have received
certification. In addition, seven Energy Corridor buildings are in the LEED certification process. Table 14
on the following page lists the buildings in The Houston Energy Corridor in the LEED process.
Energy Efficiency
The U.S. Environmental Protection Agency and the U.S. Department of Energy have created a program
to certify buildings as energy efficient, call Energy Star. The Houston region is ranked sixth in the nation
in the number of Energy Star certified buildings. Table 17 lists the 22 office buildings in The Houston
Energy Corridor that have received the Energy Star rating.

Hospitals
Two new hospitals were recently completed in The Houston Energy Corridor.
Texas Children’s Hospital West Campus is a $220-million, 350,000-square-foot pediatric hospital and the
Methodist West Houston Hospital is a $300 million, 192-bed hospital. The two hospitals and their
respective medical professional buildings represent an initial development of over 1.1 million square
feet, valued at greater than $500 million on the 170 acre campus. Both of these hospitals were opened
in 2010.
Collectively, these two new hospitals and the medical office development anticipated around them are
known as The Texas Medical Center West Campus.

In this analysis, CDS Market Research used the
demographic data from Neilsen/Claritas to
compare the population demographics of two
areas, The Houston Central Business District
and The Houston Energy Corridor.
The
Neilsen/Claritas database provides estimates of
area demographics based on the 2000 Census
with adjustments to account for changes over
time. CDS has purchased the data and uses the
analysis tool PCensus, to determine the
demographics of any area selected on a map.
The 2010 Census data will not be released in full
until summer or early fall of 2011. Data is
available from the American Community survey
but not in a readily useful form for sub-regional
analysis (that is, for geographies that are not
specifically predefined metropolitan regions,
counties and cities.

Because the residential location of engineers is critical to the businesses in The Houston Energy Corridor,
it is important to understand where they live. The following map illustrates the residential density of
architects and engineers in the Houston area. Each dot on the map represents one architect or engineer
living within each census block. This map illustrates a strong westside preference for suburban
neighborhoods. The map did not show the entire region but there are concentrations of engineers in
the Clear Lake and Kingwood areas on the east side.
