south end of the site (85th Avenue SE).

The visibility of the Bluffs is unrivaled with the entire
one mile length in full view from Deerfoot Trail to
the east. To the west there is direct frontage on
both Blackfoot Trail and Heritage Drive.
An internal road connecting the two intersections

Services
Access to the Bluffs is via two signalized,
all-turns intersections that were approved
as part of the original Deerfoot Meadows
development. Presently the northerly
intersection (79th Avenue SE) is constructed
without signals and construction is set to
commence on the southerly intersection
with Blackfoot Trail SE (85th Avenue SE).
The servicing design for the Bluffs was
completed during the engineering design
for the Deerfoot Meadows shopping centre.
All service connection points have been
constructed with adequate capacity to
accommodate the development on the Bluffs
Geotechnical
Environmental
A full geotechnical evaluation has been
completed that confirms the stability of the
slope and provides development guidelines for
constructing the proposed development form.
Given their topographical separation from
the former industrial lands below, the Bluffs
remained an undeveloped, greenfield site.
This is acknowledged by Alberta Environment
and there are no development restrictions on
the site.
