PRESIDENT’S PERSPECTIVE
Craig Gorman– 2015 SCCAOR President
Team. A simple word that describes a group
of people with different skills and different
tasks, who work together on a common
goal. As our Association moves forward,
while working together as a team, we gain
strength in numbers and can better serve our
members as well as the general public. My
vision for 2015 is that we work together as a
team to make SCCAOR the strongest and best
real estate association in history.
As SCCAOR’s new President, I’m taking the
reins from Myron Von Raesfield, commonly
known as The Count! For the past few years,
I have been honored to work with Myron as
well as SCCAOR’s Board of Directors. Myron
is an extremely dedicated leader who has
passion and drive and always puts the interest
of our members first.
He is a poster child of an amazing leader
because he is able to juggle being the father
of six while also finding time to serve as
Broker/Owner of Click Home Realty and Real
Source Property Management. He has been
extremely involved with city and county real
estate issues as well as developing the area
around Levi’s Stadium in Santa Clara.
Most people with that much on their plate
would say that they do not have time to serve
as President of SCCAOR, but not Myron. We
were extremely fortunate to have him lead our
Association and Board of Directors through the
past year. On behalf of the Board of Directors
and the members of SCCAOR, I would like
to thank him for stepping up and doing an
awesome job of leading our Association
through a trying year full of change.

From the Desk of the CEO

When I became CEO of SCCAOR two years ago,
I made it a point to get out and meet with as
many members as I could on a one-on-one basis.
I discovered there was some misconception
regarding how our Association runs. We are not
a top-down organization. Rather, we operate
from the bottom up. Our committees and task
forces do a lot of the heavy lifting.
It is at the committee level where policy
recommendations are formed. Additionally, it
is at the committee level where the strategic
initiatives of our association are brought up.
Rarely does SCCAOR recommend a policy unless
it has been fully vetted by the appropriate
committee. Your participation at the committee
level is vital to our organization. Our Board of
Directors consists of 19 representatives, yet our
13 committees have more than 200 volunteers.
If you served on a committee in 2014, or
at any other time in the past, why not do it
again in 2015? You can serve on a committee
you’ve already been involved with or on a new
committee or both. Meanwhile, if you haven’t
ever served on a committee, why not give it
a shot in 2015? It’s a great way to meet new
people and to help SCCAOR be successful.
Below is a list of the many committees we have
at SCCAOR that you can get involved with.
• Affiliate Committee: consists of members
who are from different sectors of the real
estate industry. Together, they collaborate
to come up with innovative ideas that will
add value to the real estate community.
The committee is dedicated to providing
education, knowledge and value to members.
• Education Committee: reviews current
classes and promotes educational seminars
for the professional benefit of our members.
• Grievance Committee: reviews ethical
complaints and violations of the National
Association of REALTORS® Code of Ethics.
• Local
Candidate
Recommendation
Committee: ensures SCCAOR’s voice is heard
in the political arena through its process of
endorsing candidates for office.

• Leadership Development Committee: is
charged with identifying, recruiting and
training members who are interested in
volunteer and leadership roles within the
Association.
• Local Government Relations Committee:
educates members and the public on
property rights & real estate issues. The
committee reviews proposed ordinances and
takes positions of support or opposition.
• Membership Committee: is tasked with
increasing membership by better aligning
programs and benefits to meet our members’
needs. They also act as Ambassadors for new
members.
• Ombudsman Committee: acts as a ‘first
responder’ for questions on procedures
and inquiries including: general real
estate questions, transactions, ethics, and
enforcement issues. Ombudsman cannot
render an opinion on claims or speculate on
their success.
• Professional Standards Committee:
enforces the code of ethics and equal
opportunities by resolving disputes between
members and the general public.
• The Santa Clara County REALTORS®
Foundation: raises money through real
estate industry events to support non-profit
housing and social benefit organizations.
• Special Events Committee: assists staff
with planning and organizing events such
as our Member Baseball Night, Membership
Barbecue, Chili Cook Off, Convention and
Tradeshow, and the Holiday Celebration.
• The Finance and Strategic Planning
Committee: reviews SCCAOR’s budgets and
Strategic Plan to ensure the financial success
of the Association.
• The Young Professionals Network: is
geared towards those who are ‘young’ in
the real estate business and helping them
develop the skills, knowledge and expertise
to be successful REALTORS®.

As you can see, we have lots of great
choices. While we already have a great core of
volunteers, there’s room for more. Your insight
and knowledge is very much appreciated. The
stronger the committees we have, the stronger
our Association will be because we will have a
true reflection of our membership represented.

nature of them, there are plenty of choices from

Meet Your New President

Passionate is a great word to describe Craig
Gorman. He’s passionate about helping people
buy and sell homes. Additionally, he’s passionate
about helping those who are less fortunate. A
very spiritual person, he’s also passionate about
his religion and faith. Finally, he’s passionate about
making people laugh.
As SCCAOR’s 2015 President, Gorman – a veteran
REALTOR® currently with Intero – is going bring his
passion to our organization and share it with you,
our valued members.
In his December 2014 newsletter to his clients,
Gorman let them know he’s going to be SCCAOR’s
President this year and noted that, “It will be
an honor to interact with both local and state
government officials on various issues, such as
property home owners’ rights and homeowner
interest deductions.”
Gorman said one of his goals this year will be
to let members about all of the benefits they get
out of their membership. “I want to get across that
SCCAOR is value-centric to the agents and that
there’s a lot of benefits we have,” he said.
Additionally, Gorman wants to increase
awareness of SCCAOR’s charitable arm, the SCCR
Foundation, which gives back to local youth and
schools in need. “Most of our members don’t
realize we have a Foundation and what it is,” he
said. “That’s one thing I want to work closely with
[SCCR Foundation Chair] Gustavo [Gonzalez] on.”
Gorman’s wife, Cindy, does interior design for
Ethan Allen. “Her office is in San Mateo but she
goes all over the Bay Area,” he explained. The
couple met at Westgate Church in San Jose, where
Gorman is “one of the lead greets and head ushers.”
Both are very involved in their church.
About a year ago, they went to El Salvador
with a few others from their church through an
organization called Live Well International. The
group was able to provide clean water to about
100 people in the small village of Sonsonate. The
men in the group dug a well, while the women
spent time showing the village people proper
hygiene since they now have clean water.

and no running water, but
they were happy. He and
Cindy came back with a
completely new outlook on
life and an appreciation of
how fortunate they are to live
in the United States.
“You come back and see people who are unhappy
because someone [else] has a nicer car than they
do,” Gorman said. “One day you could be on top
of the world. The next you could be a homeless
person on the street. We have to be thankful for
what we have. No matter what we have, there is
always someone in worse shape than you.”
What are some things most people don’t know
about Gorman? He has a 35-year-old special needs
daughter, Melanie, from a previous marriage. “She
has given me the eyes to look at the big picture
instead of the small picture,” he said. “Having
a special needs daughter completely changed
my life. You realize what is important in life. Your
family. Family and friends are the most important.”
Gorman likes limoncello. He makes it from
scratch at home and gives much of what he makes
to other people. He makes 10 cases or 120 bottles
of limoncello each year. “It’s a big procedure at our
house,” he said.
In his free time, Gorman enjoys riding his bike.
“You can always find me on one of the bike trails,”
he said.
Additionally, he likes to listen to motivational
speeches. “I actually have a motivational CD
library at home,” he said. “I have books, too, but
I’m more into the audio. When Cindy and I first got
together, we would have motivation night.”
Finally, he likes watching movies with Cindy. “We
just like chilling, watching all sorts of movies,” he
said. “My favorite is probably a good comedy. With
the hustle and bustle in life, it’s good to have a good
laugh. Another passion I have is making people
laugh. Once you get inside somebody’s heart, you’ve
got them. You’ve got a friend or client for life.”

Craig Gorman of Intero Real Estate has generated more than $150 million in sales
since becoming a REALTOR® in 1990.
Gorman has served on SCCAOR’s Board of Directors for more than 12 years. He
also sat on the Ethics Board for SCCAOR. In addition, he served as Vice President and
Chairman of the SCCR Foundation in 2012.
During his 24 years in real estate, he has been involved at both the local and state
level. He has been a past C.A.R. Director at the state level and has been asked by

Ryan Mull currently manages Windermere Valley Properties in Morgan Hill. His

Mull was born in New Jersey and relocated to California in 1982. Although he
attended grade school in San Jose and San Juan Bautista, his family finally planted

SANTA CLARA COUNTY REALTORS® FOUNDATION RAISES $1,700
FOR LOCAL FOSTER YOUTH

The Santa Clara County REALTORS® Foundation, the charitable
arm of the Santa Clara County Association of REALTORS®,
raised $1,700 for the Kinship, Adoptive and Foster Parent
Association (KAFPA) of Santa Clara County at its annual Toy
Drive and Holiday Celebration on Thursday, Dec. 4th. The toys
and monetary donations KAFPA received will go directly to the
more than 1,000 youth it serves.
“We strongly believe in giving back to our local community
and wanted to do our part to brighten the holidays for local
foster kids in need,” commented Myron Von Raesfeld, President
of the Santa Clara County Association of REALTORS®.
“We look forward to this event every year,” explained KAFPA
Executive Director Denise Marchu. “It kicks off our winter
toy drive. The gifts are tremendous. We have more families
signed up [with us] this year than in the past. We couldn’t do it
without the support from SCCAOR. That’s the important thing.
Everything that comes in goes right out to the kids. This really
goes above and beyond. Our families are so appreciative. The
kids are thrilled. Just absolutely thrilled. Our older kids realize
that their community is supporting them as they go through
this journey.”
Jill Varvell, a Senior Account Executive with Old Republic
Title Company in San Jose, has participated in the Toy Drive
and Holiday Celebration for five years. “I think it brings us
collectively together to support an often neglected sector,” she
said. “We get to see people that we don’t see regularly. It’s one
of the more meaningful holiday real estate-related events. We
can’t do them all and we don’t want to. You don’t want to miss
this one.”
Another event attendee, Ursula Murray, who owns Marquise
Property Management in Los Gatos, noted that, “Out of all
the Christmas events, we like this one the best because
you’re bringing a gift for the kids. It feels like a more direct
contribution.”
The Toy Drive and Holiday Celebration was especially
meaningful to Rene Castellino, Branch Manager at Orange
Coast Title Company in Campbell, who is the foster parent of
an 18-year-old.
Castellino went through KAFPA to receive her training and
certification. “I’ve had him [my foster teen] for about a year,”
she said. “He’s in college and he works part-time. I think I have
changed his life forever. He’s very happy with us.”

In the fourth quarter of 2014 MLSListings launched several new products and
services. More information about the products is listed below. Please contact us
with any questions you may have about the services.
Core Products and Services
New Matrix – On Nov. 13 the new Matrix
system launched. There were many questions
about where to locate certain fields, retired
fields, features planned for the future and more.
There were even a few features that we missed
moving over. We thank you for your comments
in the Suggestion Box, by email and by phone.
All of the teams at MLSListings reviewed
the comments and worked quickly to make
adjustments throughout the end of the year.
And, we are still making small updates today.
New My Listings – On Dec. 9, the new
My Listings system was made available. The
application experienced some intermittent
availability on the first day of use, as well as
other challenges. All of the teams at MLSListings
worked very hard to get the system working
properly. Now that the system is stable, we are
planning enhancements for the future.

MLS Apps Products

Home Values Continued to Appreciate in Santa Clara County in November

The average sale price of a single-family home
in Santa Clara County in November was up about
10 percent and the average condo price was up 12.4 percent year-over-year,
according to MLSListings statistics.
In November, the average sale price of single-family homes was $1,108,105, up
from $1,066,241 in November 2013. Meanwhile the average sale price for condos
was $603,638, up from $528,530 a year before.
“Home owners in Santa Clara County are getting the best gift of all this holiday
season – the gift of equity,” commented Myron Von Raesfeld, President of the
Santa Clara County Association of REALTORS®. “Although not the busiest time
of year, winter is still a good time to sell your home. If you sell your home this
winter you’ll be getting quite a bit more for it than you would have had you sold
it last winter.”
Single-family homes were on the market for an average of 33 days in
November, up from 31 days in November 2013. Condos were on the market for
25 days, down from days a year earlier.
Sellers of single-family homes received 103.23 percent of their asking prices in
November while sellers of condos received 103.51 percent.
There were 593 new listings for single-family homes in November, down from
692 a year earlier. Meanwhile, new listings for condos stood at 224, down from in
265 in November 2013.
Inventory for single-family homes in November was 1,257, down from 1,425
a year earlier. By comparison, inventory for condos was 386, down from 559 in
November 2013.”
“The statistics show the typical seasonal slowing with decreased closings
and decreased available inventory,” explained Quincy Virgilio, Chairman of the
Board for MLSListings and a former SCCAOR President. “While the sales price
shows a year-over-year increase, that reflects the shrinking supply and steady
demand. Interest rates remain low, and opportunities are still good, even with
lower inventory.”
