the Houston metro area in sales per square feet; the mall is currently finalizing a major
550,000 sf expansion, further demonstrating the retail strength of the intersection
• Strategically located at the southeast corner of I-45 & Bay Area Blvd, the center has daily
exposure to approximately 220,000 vehicles at the intersection.
• The regional trade area for the center contains over 570,000 people with an average
household income over $85,000.
• The I-45/Bay Area Blvd interchange is undergoing a major realignment. When complete,
the current northbound-only frontage road in front of the center will become a two-way
frontage road, allowing traffic on Bay Area Blvd two additional access points into the center,
making it much more convenient to shoppers.
• Several major employers, including the Johnson Space Center, Clear Lake Medical Center,
and the Bay Area Regional Medical center are located less than three miles from the center.
