The Plantation at Ponte Vedra Beach is an equity membership community. Every owner is automatically a Member when they purchase a lot or property in the community. Ownership is an all inclusive membership. The HOA owns “The Club”. The Plantation is the only community of its kind in Northeast Florida. Vision Statement “To be a premier gated golf, beach and tennis community in northeast Florida, offering a secure, friendly, enjoyable, family lifestyle.” The Plantation encompasses 650 acres of land with 133 acres of golf course and 4 acres of oceanfront. In addition, 6 acres were recently utilized to develop Plantation Commons, a brand new amenity park. Furthermore, in 2015, 7 acres were utilized to create Hollyhock Lane where 24 new homes will reside. There are a maximum of 579 parcels. Currently, 530 homes are occupied. The remaining are member owned, preferred builder or successor developer lots. Prospective buyers can choose from a new home, resale home, or build a new home on an available lot. Estate and low maintenance Garden Homes (lawn & shrub care is included) range in various square footage and floor plans. Prices range from $350K to $2.5M. The Plantation is about lifestyle. The Facilities Improvement Plan includes the addition of an amenity park, beach club renovations and a revitalization of the golf course. The multimillion dollar plan will begin in August of 2015 and is slated to end in the Fall of 2016. Project Details: “Plantation Commons” Amenities Park Completed February 2016 Open air pavilion, large fenced-in playground, full-size croquet court, open space park-like setting for informal sports and activities and parking. Beach Club Renovation Currently Under Construction; Grand Opening April 2nd Main pool area bulkhead improvements, new decking/stone pavers, perimeter landscaping, additional parking spaces, enlarged kitchen, new interior flooring, new ocean-side awning, new ceiling fans, heating and cooling system installation to allow for year-round dining, enhanced north lawn, electrical service for events, elevated and expanded south end, a large-sized special event tent area and permanent gas fire bowl. Golf Course Revitalization Construction Timing: August 2015-October 2016 Improve playing experience by reducing cart path only days, improving drainage, reduce mounding, add an expanded short game development and practice area, construct greens and bunkers that comply with USGA technical standards, re-grass tee boxes, fairways and roughs with Celebration Bermuda, install a state of the art irrigation and improve the overall storm water management system. 4 Initial Deposit: $40,000 ($20,000 is refundable upon sale of the property.) Total Fees Per Month: $1,010 (or $1,235 for Garden Homes since lawn maintenance is provided.) • $760 – Monthly fees/dues which covers unlimited member use of golf, fitness, tennis, beach and club house facilities plus 24-hour security, private mail service and common area maintenance. • $40 – Service charge which is in lieu of gratuities. • $55 – Capital allocation; Money set aside specifically for repair and replacement of capital assets. • $155 – Special assessment; Fee applies to retiring debt taken on to accomplish facilities renovations. Fee is payable monthly through 12/31/16. • • Sales taxes will be added on items as determined by the State of Florida. All fees, charges and taxes are subject to change. Use fees for private carts, cart rental, club care and storage, locker rentals and guests are extra. • There are no food minimums. • The Plantation is the only membership in Ponte Vedra that is both all inclusive – offering beach, tennis, fitness and golf and exclusive to members only. It is neatly manicured with pristine lakes. The homes have tile roofs and cars are parked in garages overnight. There are no mail boxes and no garbage cans (trash service is door to door). Guest and service vehicle parking should be in driveways whenever possible. When necessary, Guest and service vehicle parking is permitted on streets for the duration of a social or service function. Overflow parking is available in The Plantation House parking lot. 7 The golf course is a majestic par 72, 6,900 yard signature championship golf course. It is a private course with no resort guests or public events. The Plantation has a very active event and tournament schedule for men, women, couples and young ones. Golf cart fees are $26.00 for 18 holes and $13.00 for 9 holes. • Golf Carts - Members can purchase an annual trail fee for $1350 plus tax to use their private EZ-GO or Club Car carts (which must be cream color) on the course. • Guests - Guests of Members are allowed. Guests fees are approx. $100+tax which includes greens and cart fees. We offer a reduced guest rate of $50+tax on Thursdays and Saturdays. Our members have a variety of reciprocal options to choose from at local public and private golf courses.
