The purpose of this document is to tell a story that no other residential second home / pre-retirement ownership
property in the world can tell. It is a story that will generate interest, stimulate demand and bring homeowners
from around the world to this "Crown Jewel" of Central America.
This story takes place on the Osa Peninsula, on the Pacific Coast of Costa Rica, several years from now.
We begin when the resort is newly opened and our homeowners are sharing amenities, services and memories
with loved ones.
Previously, the property was a boutique hotel branded Crocodile Bay Resort, offering elite anglers some of
the greatest inshore and offshore sport fishing experiences in the world. Uniquely, anglers also enjoyed an
extensive program of eco-adventures as well as full-service resort experiences with 37 charming rooms,
a wellness spa, and wonderful dining .

At the telling of this story, the resort has been transformed, and branded by an international hotel group
(International Hotel Brand—IHB). The proposed working name for the resort is (IHB) Osa Peninsula.
(IHB) Osa Peninsula stretches across 50 spectacular waterfront acres. Within the resort property, 74 one- and
two-bedroom Oceanfront Hotel Suites are branded (IHB) Osa Peninsula Oceanfront Suites. There will also be
84 two- and three-bedroom Rainforest Villas for sale located at the western edge of the property and
constructed in 7 structures with 12 Villas each. These will be branded (IHB) Osa Peninsula Rainforest Villas.
In future phases, up to 186 additional Rainforest Villas may be offered for sale.
The oceanfront hotel is perched on four acres that literally reach “into” the Golfo Dulce and feature a cantilevered
overwater infinity pool and restaurant, a rooftop terrace bar, a casino, a spa, boutique shops, conference and
business facilities. Elsewhere on the property is the opportunity to add another 104 units.
Adjacent to the hotel is a full-service marina with 100+ slips to rent or own, a spectacular nearby sandy beach
with gentle waves, a comprehensive rainforest and ocean eco-tourism program led and managed by an expert
in-house staff, as well as a full-service sport fishing program directed by one of Costa Rica’s leading fishing experts.
The full-service marina, which is largely expanded from today’s sport fishing experience, is branded with the
working name: Crocodile Bay Marina at (IHB) Osa Peninsula. This is to exploit the equity of the brand
currently in place and includes expanded day and overnight marina services and caters to powerboats, luxury
yachts and sailing vessels up to 250 feet.

Dave Kanski, Reservation Director, with 15 years assisting guests, and

4. LOCATION
The Osa Peninsula: 2.5% of the world’s biodiversity is outside
our front door. Costa Rica is 200 times smaller than the United
States and the Osa constitutes a mere 3% of Costa Rica, yet the
Osa has the same number of plant and animal species as the entire
United States (source: Osa, Toft and Larsen).
The world’s largest remaining lowland coastal rainforest and
50% of all plant and animal species in Costa Rica can be found
here. All four species of monkeys found in Costa Rica thrive here,
along with the largest population of Scarlet Macaws North of the
Equator. (IHB) Osa Peninsula is easy to get to from anywhere in
the Americas via San Jose. Due to this exquisitely unique area,

A barrier peninsula protects the marina in the Golfo Dulce unlike
other marinas on the Pacific Coast of Central America. Crocodile
Bay Marina is one of only four marinas in Costa Rica and one of the
few where you can actually own your boat slip. Also this is the first
full-service marina North of the Panama Canal and the only marina
to use exclusively floating breakwaters, the most environmentally
sensitive approach to marina construction. This type of breakwater
is beneficial to marine life and also allows unobstructed views of
the pristine Gulf. Notably, nearby Golfito is the only port of call in
Costa Rica for luxury yacht transportation companies.

The Golfo Dulce floats
between the mystical and
the ethereal
The Golfo Dulce is a phenomenon, an Eden,
a mystery shrouded in emerald green. As one of only four tropical fjords in the
world, it is unusually shallow at its “mouth,”
about 60 feet, where it connects to the
Pacific Ocean. Then, the further inland it
runs, it reaches depths of up to 800 feet
and stretches some 38 miles long by
13 miles wide. Its bed is rich with
volcanic reefs, crevices and caves that
become important breeding grounds
for a staggering variety of marine life

A Universe Apart and yet

On final approach to the Osa and my
home, our 45-minute flight from
San Jose ends in a scenic fly-by tour of
Crocodile Bay Marina then comes in
low across the Golfo Dulce, skimming
the tops of palm trees, to gently touch
down in the village of Puerto Jimenez.
As I step onto the tarmac, each step leads
me gloriously back in time to small-town
Central America circa the 1950‘s.
The explorer inside of me awakens now
that I am immersed in Costa Rica’s most
fascinating frontier. As my (IHB) Osa Peninsula concierge gathers my bags, I lift myself into our 4x4 with
its off-road tires. Off we go through the
happening little town of Puerto Jimenez
with its brightly painted cantinas, panaderias,
soccer fields and friendly locals. A single
main street, unfettered by traffic lights,
intersects the town with the Golfo never
more than a block or two away. Rounding the
northeast end of the airstrip, our five-minute
trek takes me home to my resort residence.

The Humboldt current from the
South and the California current
from the North meet in the cobalt
ocean off our coast bringing nutrient
rich water full of bountiful food
sources for pelagic species like
bonito, sardines and squid.
The upwelling caused by the
offshore winds to the North and
South of us moves fish into our area
and leaves us with a flat ocean and
one of the highest concentrations
of sailfish in the world.
Blue, Black and Striped Marlin congregate
here year round.
Sailfish raises are often in double digits.
Yellowfin Tuna up to 300 lbs. inhabit the
offshore waters every day of the year.
Roosterfish are prolific and can tip the scale
at 106 lbs., the resort record.
Snapper come in more than a dozen
varieties with the Cubera being top dog.
Dorado (Dolphinfish or Mahi Mahi)
average 20 - 40 lbs. and, at times, are as
large as 60 lbs.

Dennis Atencio, Director of Eco-Adventures,
has the ears of a bat, figuratively speaking
that is. So here I am with him, careening
through the rainforest as he navigates our
4x4 along a not-so-even dirt road.
The vehicle—along with us and its
contents—are juggling to-and-fro in a
likeable oudoorsy type of way.
Windows rolled down, breeze in our hair,
the droning of the off-road tires as the
perfect musical backdrop. Suddenly,
Dennis comes to a halt, jumps out of
the car, and points his finger upwards into
the trees. Lo and behold, right there, at the
end of his pointing finger, is an elusive
squirrel monkey. Shaking my head in amazement, not only
at the primate but Dennis’ uncanny
scouting sense, I wonder how in the world
he “saw” the monkey 10 meters in the air
(when I thought he was watching the road).

antiseptic world, the Osa is the antithesis to
Wall Street, Rodeo Drive and The Magnificent
Mile.
After a day restoring my “inner child”, I will
retire to the Spa for some well deserved
pampering.

inevitable that I am in awe of the
