prologue The purpose of this document is to tell a story that no other residential second home / pre-retirement ownership property in the world can tell. It is a story that will generate interest, stimulate demand and bring homeowners from around the world to this "Crown Jewel" of Central America. This story takes place on the Osa Peninsula, on the Pacific Coast of Costa Rica, several years from now. We begin when the resort is newly opened and our homeowners are sharing amenities, services and memories with loved ones. Previously, the property was a boutique hotel branded Crocodile Bay Resort, offering elite anglers some of the greatest inshore and offshore sport fishing experiences in the world. Uniquely, anglers also enjoyed an extensive program of eco-adventures as well as full-service resort experiences with 37 charming rooms, a wellness spa, and wonderful dining . No photography licensing rights have been purchased and this document is not for public circulation. r y a n & d e s l auri e r s At the telling of this story, the resort has been transformed, and branded by an international hotel group (International Hotel Brand—IHB). The proposed working name for the resort is (IHB) Osa Peninsula. (IHB) Osa Peninsula stretches across 50 spectacular waterfront acres. Within the resort property, 74 one- and two-bedroom Oceanfront Hotel Suites are branded (IHB) Osa Peninsula Oceanfront Suites. There will also be 84 two- and three-bedroom Rainforest Villas for sale located at the western edge of the property and constructed in 7 structures with 12 Villas each. These will be branded (IHB) Osa Peninsula Rainforest Villas. In future phases, up to 186 additional Rainforest Villas may be offered for sale. The oceanfront hotel is perched on four acres that literally reach “into” the Golfo Dulce and feature a cantilevered overwater infinity pool and restaurant, a rooftop terrace bar, a casino, a spa, boutique shops, conference and business facilities. Elsewhere on the property is the opportunity to add another 104 units. Adjacent to the hotel is a full-service marina with 100+ slips to rent or own, a spectacular nearby sandy beach with gentle waves, a comprehensive rainforest and ocean eco-tourism program led and managed by an expert in-house staff, as well as a full-service sport fishing program directed by one of Costa Rica’s leading fishing experts. The full-service marina, which is largely expanded from today’s sport fishing experience, is branded with the working name: Crocodile Bay Marina at (IHB) Osa Peninsula. This is to exploit the equity of the brand currently in place and includes expanded day and overnight marina services and caters to powerboats, luxury yachts and sailing vessels up to 250 feet. Welcome to the Osa Peninsula, Costa Rica. And, dear Owner, welcome to your home away from home at (IHB) Osa Peninsula Residences. r y a n & d e s l auri e r s Welcome to your Residence at (IHB) Osa Peninsula Where Luxury Runs Wild Introducing a resort destination that takes your breath away and a unique second home ownership opportunity that gives it back. Introducing (IHB) Osa Peninsula, (IHB) Osa Peninsula Residences and Crocodile Bay Marina at (IHB) Osa Peninsula 1. REPUTATION Crocodile Bay Marina at (IHB) Osa Peninsula enjoys a powerful track record among elite anglers, North American sport fishing industry leaders and the sport fishing media community. Recently our guests voted us among the top 25 resorts in What makes this project different from any other in the world? these are the “9 reasons why” Owners Choose to Purchase here and share experiences with Family and friends. Central American and also Costa Rica on TripAdvisor.com. This is the largest and best private sport fishing fleet in Central America and South America, offering both inshore and offshore fishing under the direction of Todd Staley, Director of Fishing. Our environmentally sensitive approach is second to none. 2. BRAND (IHB) and the (IHB) residential group are successful and established global hospitality and real estate brands with clients worldwide. (IHB) Osa Peninsula is a marriage of the Crocodile Bay brand story with (IHB) hospitality standards, unparalleled global network and service expertise. 3. STAFF/ TEAM With the largest professional sport fishing crew in Central America, our in-house captains and mates are able to cater to all skill levels. They sincerely enjoy their time on the water, as they teach and learn, and create permanent and genuine relationships with each Owner. As well, our team includes many seasoned professionals such as Dave Kanski, Reservation Director, with 15 years assisting guests, and Todd Staley, Director of Fishing, with over 16 years. 4. LOCATION The Osa Peninsula: 2.5% of the world’s biodiversity is outside our front door. Costa Rica is 200 times smaller than the United States and the Osa constitutes a mere 3% of Costa Rica, yet the Osa has the same number of plant and animal species as the entire United States (source: Osa, Toft and Larsen). The world’s largest remaining lowland coastal rainforest and 50% of all plant and animal species in Costa Rica can be found here. All four species of monkeys found in Costa Rica thrive here, along with the largest population of Scarlet Macaws North of the Equator. (IHB) Osa Peninsula is easy to get to from anywhere in the Americas via San Jose. Due to this exquisitely unique area, nowhere in Costa Rica will you feel more connected to the natural world than when you are in the Osa Peninsula. 5. NATURALLY PROTECTED MARINA A barrier peninsula protects the marina in the Golfo Dulce unlike other marinas on the Pacific Coast of Central America. Crocodile Bay Marina is one of only four marinas in Costa Rica and one of the few where you can actually own your boat slip. Also this is the first full-service marina North of the Panama Canal and the only marina to use exclusively floating breakwaters, the most environmentally sensitive approach to marina construction. This type of breakwater is beneficial to marine life and also allows unobstructed views of the pristine Gulf. Notably, nearby Golfito is the only port of call in Costa Rica for luxury yacht transportation companies. 6. RAINFOREST AND OCEAN ECOEXPERIENCES No other resort offers such a complete range of adventures both on the ocean and in the rainforest. Most importantly, experiences are carefully created, planned and overseen by Dennis Atencio, Director of Eco-Adventures. Dennis is certified within the Osa Peninsula Conservation Area (ASOSA) by the Costa Rican Tourism Institute as an Ecological Guide. He and his full-time staff validate and supervise every experience to bring Owners both excitement and learning. You can be confident that (IHB) Osa Peninsula stands behind every experience we create. 7. TIMING/ BARRIERS TO ENTRY For the developer, entitlements took over a decade to secure. It is unlikely there will ever be another resort and marina on the Osa Peninsula to rival the developer’s vision. This is truly a ground floor opportunity that is unique in every way...every good way! 8. ALLIANCES Crocodile Bay Marina enjoys lasting and strong business relationships with some of the most trusted names in the sport fishing business, further ensuring Owner's satisfaction by using the best quality products available. In fact, the Golfo Dulce is considered a proving ground for many of fishing’s top outfitters who send their products and clients to Crocodile Bay for realworld field testing and applications research with new tackle and equipment—and Owners get to benefit from it all: Penn, Boston Whaler, Rapala, Williamson, Eagle Claw, Humminbird, and Cabela’s. 9. wellness Owners come to the resort to relax and the 5,000 square foot spa takes this to a new level. They can enjoy expert therapies by themselves or with their partner in the setting of their choice—in their residence or in the lovely spa treatment rooms. They can choose from a menu of invigorating therapies and treatments that feature products made with the purest ingredients from the rainforest. Our therapists are fully trained and help bring balance to Owner's active days with healing and re-energizing treatments. Where the Rainforest Meets the Ocean National Geographic magazine hails the Osa Peninsula as “the most biologically intense place on Earth." It remains that rare place where rainforests run to the sea and jaguars dine on sea turtles. There is something in the air. It says breathe deeply. Right here, as you Within the osa... Awaits the discovery of thousands more species in its relatively undiscovered forests. The Golfo Dulce floats between the mystical and the ethereal The Golfo Dulce is a phenomenon, an Eden, a mystery shrouded in emerald green. As one of only four tropical fjords in the world, it is unusually shallow at its “mouth,” about 60 feet, where it connects to the Pacific Ocean. Then, the further inland it runs, it reaches depths of up to 800 feet and stretches some 38 miles long by 13 miles wide. Its bed is rich with volcanic reefs, crevices and caves that become important breeding grounds for a staggering variety of marine life who migrate or live here year round. How fortunate are Owners who forever enjoy this at their doorstep? A Universe Apart and yet Easily Accessible On final approach to the Osa and my home, our 45-minute flight from San Jose ends in a scenic fly-by tour of Crocodile Bay Marina then comes in low across the Golfo Dulce, skimming the tops of palm trees, to gently touch down in the village of Puerto Jimenez. As I step onto the tarmac, each step leads me gloriously back in time to small-town Central America circa the 1950‘s. The explorer inside of me awakens now that I am immersed in Costa Rica’s most fascinating frontier. As my (IHB) Osa Peninsula concierge gathers my bags, I lift myself into our 4x4 with its off-road tires. Off we go through the happening little town of Puerto Jimenez with its brightly painted cantinas, panaderias, soccer fields and friendly locals. A single main street, unfettered by traffic lights, intersects the town with the Golfo never more than a block or two away. Rounding the northeast end of the airstrip, our five-minute trek takes me home to my resort residence. No matter how many times I return, my family and I always are filled with anticipation of being home. Welcome Home to (IHB) Osa Peninsula: Where Luxury Runs Wild For (IHB) to come ashore in the Golfo Dulce, the conditions of the location, the developer’s vision and the governmentapproved entitlements had to be perfect. With its impeccable balance of fine residences, world-class amenities and services, (IHB) Osa Peninsula is Costa Rica's only oceanfront, professionally managed residential resort and marina destination offering (IHB) luxury services. Arriving at the resort, I am touched by the authenticity of its architecture and design. (IHB) Osa Peninsula embodies that rare confluence of untouched nature and state-of-the-art engineering. Upon arrival, my eyes first fall upon 7 dramatic residential structures made up of 12 residences each. This community of 84 Villas is set at interesting angles to capture the sunshine and create an intimate setting that feels more like a cozy neighborhood. Each structure features eight 2-bedroom and four 3-bedroom Villas and offers authentic style and state-of-the-art conveniences, including granite countertops, hardwood cabinets, stainless-steel appliances, flat-panel HD televisions, internet and cable, luxurious bathrooms, private owners’ pool and activities lawn with lanterns and barbecue grills. Nestled at the western edge of the property, these residences offer a unique viewpoint into the active tree canopy where wildlife thrives. 84 rainforest Villas with 2BR & 3BR An oceanfront Hotel that will redefine one-of-a-kind Nearer the center of the resort, a lush palm tree-lined pathway leads me to the oceanfront hotel, with its dramatic arrival courtyard that is accented with tiki torches, hand-hewn arbors and trellises which create a dramatic sense of arrival. 74 Oceanfront 1BR & 2BR hotel rooms Here all 74 hotel rooms feature stunning oceanfront balconies and panoramic views. As an Villa Owner, I have access to all hotel amenities and services. From the spectacular lobby, I am steps from the resort’s infinity-edge pool— measuring some 10,000 square feet of liquid heaven cantilevered over the Golfo Dulce's shallow tidal beach. The ultimate waypoint is A slip at N 8°32'8.16", W 83°18'1.44 Beyond the hotel shimmers the world-class Crocodile Bay Marina. Home of the largest private fishing fleet in Central America and South America, the full-service facility also offers more than 100 slips (many available for ownership) and accommodates vessels up to 250 feet. (IHB) Osa Peninsula is both. True peace and solitude are available on demand and so is an incredibly active lifestyle. There may be more to see and do from this (IHB) Osa Peninsula basecamp than any other resort I know. Enough to make me feel guilty for taking a breather. Adventures are available on a grand order—from sport fishing (both inshore and offshore) to fly fishing, spa, kayaking through mangrove estuaries, zip-lining through the canopy, hiking the Corcovado National Park, climbing waterfalls, tagging turtles, surfing on six nearby world-class beaches (source: www.surf-costarica.com), trekking on photo safaris, bird watching, stalking the elusive Blue Morpho butterfly, and jaunting through botanical gardens. Whether you are an angler or an eco-adventurer, there is a certain aura of the original Crocodile Bay Resort that resides here still. A sort of classic frontier spirit that’s embodied by larger-than-life personalities who became timeless heroes. Since 1999, anglers from around the world have been flocking to Crocodile Bay Resort to fish in the Golfo Dulce in the shadow of Todd Staley, legendary Director of Fishing. Oh, the things you will mutter as you troll for marlin when a pod of humpback whales breach the water’s surface. Later that evening, the becomes a experience badge of honor as your name and day’s catch is chalked onto the Bragging Board and your picture is hung on the Wall of Fame to preserve the moment for other anglers to envy. Welcome to Nirvana for the elite angler The Humboldt current from the South and the California current from the North meet in the cobalt ocean off our coast bringing nutrient rich water full of bountiful food sources for pelagic species like bonito, sardines and squid. The upwelling caused by the offshore winds to the North and South of us moves fish into our area and leaves us with a flat ocean and one of the highest concentrations of sailfish in the world. Blue, Black and Striped Marlin congregate here year round. Sailfish raises are often in double digits. Yellowfin Tuna up to 300 lbs. inhabit the offshore waters every day of the year. Roosterfish are prolific and can tip the scale at 106 lbs., the resort record. Snapper come in more than a dozen varieties with the Cubera being top dog. Dorado (Dolphinfish or Mahi Mahi) average 20 - 40 lbs. and, at times, are as large as 60 lbs. It is believed that the gulf is the only place in the world where humpback whales from both the northern and southern hemispheres gather to breed and teach calves to dive. Similarly, the calm conditions make the entrance to the gulf the preferred location for super pods of dolphin that can number up to ten thousand— yes, 10,000! Did we mention the Golfo Dulce is a phenomenon? The Earth has a pulse... and when you are still, you will feel it. The earth has a heartbeat and, when you are quiet, you will hear it. Your home at (IHB) Osa Peninsula will become a legacy for each generation that follows. They too will put down roots and become keepers of the rainforest, protectors of the waters and stewards of the community. You are preparing this place for your family to come and rest, to be at peace, to feel at home. No matter where in the world they may live or roam, they will know they can come here to learn and grow. Walk softly and carry a big telephoto lens Dennis Atencio, Director of Eco-Adventures, has the ears of a bat, figuratively speaking that is. So here I am with him, careening through the rainforest as he navigates our 4x4 along a not-so-even dirt road. The vehicle—along with us and its contents—are juggling to-and-fro in a likeable oudoorsy type of way. Windows rolled down, breeze in our hair, the droning of the off-road tires as the perfect musical backdrop. Suddenly, Dennis comes to a halt, jumps out of the car, and points his finger upwards into the trees. Lo and behold, right there, at the end of his pointing finger, is an elusive squirrel monkey. Shaking my head in amazement, not only at the primate but Dennis’ uncanny scouting sense, I wonder how in the world he “saw” the monkey 10 meters in the air (when I thought he was watching the road). “I heard him,” he turns to me and says with a smile. scale a rocky river gorge to Rio Clarito Waterfall then rappel its moss covered wall venture to The Corcovado National Park to search for the 4 species of monkeys native to Costa Rica ride the legendary Pavones left-hand point break, A tubular ride of almost 3/4 of a mile, which makes it the second longest left-hand wave in the world explore the rainforest canopy from a 138-foot platform then zip-line down to terra firma venture to the stream’s edge but Don't get too close! walk the banks of the River Tamales to focus on Scarlet Macaws through my zoom lens Marvel at the sight of breaching humpback and orca whales emerging from the crystal blue waters kayak with my children to find the giant, gentle whale shark, the largest fish in the sea, which can reach up to 40 feet I will Let nature put back into me what she took during my day Mother Nature is going to make me feel alive. She is going to make me sweat and put me into situations where I will get dirty and sport a few noble cuts and bruises. In this overly commercialized, homogenized, antiseptic world, the Osa is the antithesis to Wall Street, Rodeo Drive and The Magnificent Mile. After a day restoring my “inner child”, I will retire to the Spa for some well deserved pampering. Wellness at (IHB) Osa Peninsula includes full body restoration from: the freshest foods I consume, to the activities I enjoy, to the restorative spa therapies I experience. Privacy, Security And Civilized Seclusion There are neither strangers nor crowds in my resort community. I am so warmly welcomed by the resort staff that it truly feels different from anywhere else in the world. In fact, Ticos have a way of immediately putting me at ease—their warm handshake followed by a nice rum punch and I swim in the sensation that I’ve always belonged here. as owners of (IHB) Osa Peninsula, we all share one common trait: the desire to celebrate what is unique in the natural world in ways that only we understand. The western sky is as red as a Scarlet Macaw, lighting up the mangrove flats on the bay. When the rim of the sun edges over the distant mountain, the rainforest and gulf seem to be spotted with diamonds. It is a good light to launch kayaks for a sunset paddle. Slipping under the cathedral of arching mangrove roots, it is inevitable that I am in awe of the miracle of the Golfo Dulce. The SkyLounge is a ritual gathering place Glorious morning mimosas are enjoyed on the rooftop of the hotel when we are not trekking into the rainforest or launching on a fishing expedition. At night, The skylounge is the toast of the resort where telescopes, for watching shooting stars, dot the rooftop. Families that Play Together Stay Together Memories color our lives and transport us back to places with our family and friends. I still remember camping as a kid, weekends on the lake, exploring National Parks with my parents, and innocent summers filled with discovery in the great outdoors. Now I relive those days of my youth with my own family in the marvelously natural and wildly wonderful outdoors of the Osa.
