It is the largest Romanian multifunctional complex built on a single level. The project has been designed so that it brings together the best retail selection, service offer and entertainment opportunities, in an elegant, clean and safe environment. OWNER, DEVELOPER AND MANAGEMENT COMPANY The center is owned by IMMOFINANZ, the largest listed property company in Austria, with a focus on investments in Central and Eastern Europe. The management of the center is ensured by IMMOFINANZ Center Management Romania SRL. state-of-the-art urban concept LOCATION in the heart of Transylvania The center is located in Cluj-Napoca, the largest city in Transylvania - one of the regions with the highest economical growth in Central and Eastern Europe. Cluj Napoca is the second largest city in Romania. The population of Cluj counts over 320.000 inhabitants, and attracts on a yearly basis around 80.000 students. About 270.000 persons can reach Polus in 15 minutes, while 700.000 persons are in the secondary trade area, which means that they can reach the commercial center in 40 minutes (by car). On a regional level, Polus Center constantly attracts a high number of customers from the large cities located near Cluj: Oradea, Zalău, Bistriţa, Baia Mare, Satu Mare, Alba Iulia, Târgu-Mureş, etc. ARCHITECTURE CONSTRUCTION The Polus Center Cluj building combines the design of the 21st century with specific Transylvanian traits. The towers decorating the building re-enact the medieval citadels and castles, so characteristic to Transylvania. The local feel is enhanced by the incorporation of Roman artefacts discovered during the construction works in the design of the building. Thus, the important values of the local community and its history have become integrant part of the architectural concept. The construction of the multifunctional complex took 15 month, and the results of the effort put in during this period have been materialized in the actual building. The general contractor of the work was the Hungarian company Arcadom. The total area of the construction site covered 27.7 hectares, while the effective building was built on a surface of 75.100 square meters. ARCHAEOLOGICAL DISCOVERIES retrieved history Six thousand years of history have emerged during the development of the commercial center. Practically, Polus construction site was doubled by secondary site - that of archaeologists. From September 2006 until May 2007, the Polus archaeological site was the largest one in Romania, where all the specialists of the National History Museum from Transylvania were involved, as well as researchers from the Archaeology and Art History Institute from Cluj. The complexity of the research required also interdisciplinary studies, such as measurements regarding the electric resistivity of the field, geology, fauna or anthropology studies. Customers can easily reach the center on foot, by car or by using one of the 3 public transportation lines that ensure easy access to the center from all the districts of Cluj-Napoca. A free shuttle transportation service is provided, as well, and it links the end of the inner city public transportation lines to the center. The access to the center is enhanced by its positioning on DN1 (E60), one of the main connection roads between Romania and the West of Europe, as well as its proximity to the Transylvania Highway, which links Romania to the European network of highways. ACCESS Cluj-Napoca PARKING FACILITIES The generous parking of Polus Center Cluj can accommodate 2.500 vehicles, thus preventing any kind of inconvenience related to the lack of adequate place where customers can safely leave their car in. TRAFFIC Since its opening, the shopping center's traffic grew steadily towards a monthly average of about 900.000 in 2015. This growth was reflected in the constantly improved performance of the existing retailers, and resulted in the attraction of new well known brands to the centers, throughout the 8 years that have passed since the opening. GENERAL TENANT MIX SERVICE MIX The tenant mix in Polus balances a unique combination of international and national tenants, thus bringing a world class shopping experience with a local feeling. The gross leasable area of the center is of 62.970,24 square meters, including the surface allocated to specialty leasing. In total, there are over 250 shopping, food and entertainment locations in Polus Center, including mobile points and kiosks. In order to provide the ultimate one stop shopping experience, the tenant mix in Polus encompasses a wide variety of services: banking, mobile phone services, pharmacies, travel agencies, personal care and beauty parlours, currency exchange offices, copy shops, tailoring services, dry cleaning services, flowers and gardening services, car wash and car tire services, etc. RETAIL MIX The main anchor of the center is a Carrefour hypermarket, occupying a surface of 14.416 square meters. Among the well known retailers that have been functioning in Polus Center Cluj on wide surfaces, since the very opening, we mention: Media Galaxy (2.825 square meters), Domo (2.218 square meters), Zara (1.501square meters), Hervis (1.468 square meters), New Yorker (1.451 square meters), Intersport (705 square meters), Deichmann (627 square meters), Takko Fashion (545 square meters), Piazza Italia (508 square meters), Pull&Bear (496 square meters), Bershka (474 square meters), etc. During the 8 years since the opening, other famous retailers opened new stores in the center, continuously improving the tenant mix: Decathlon (3.443 square meters - opened August 2010), C&A (1.966 square meters - opened August 2010 and enlarged in October 2011), Humanic (455 square meters - opened in March 2011), Douglas (250 square meters - opened in August 2011 ), Swarovski (63 square meters - opened in January 2010), Oxette (48 square meters - opened in May 2010), Kultho (97 square meters - opened in January 2012), New Look (470 square meters - opened in July 2011), Nikon/Yellow Store (48 square meters - opened in April 2011), Otter (Clarks, Geox and Otter - 181 square meters - opened in February 2011), Lee Cooper and Tom Tailor monobrand shops (129/224 square meters opened in April 2012), H&M and H&M Home (1.797 square meters – opened in October 2012 and October 2013), Timeout (131 square meters - opened April 2013), Claire's (80 square meters - opened June 2014), LEGO (152 square meters - opened August 2014), Reserved (1.530 square meters - opened November 2014), Mohito (464 square meters - opened November 2014), LC Waikiki (1.269 square meters - opened May 2015), Cărturești (234 square meters - opened August 2015), Salamander (97 square meters - opened August 2015), CCC (665 square meters - opened March 2015 and enlarged in September 2015). Restaurants, cafés and the food-court of Polus Center are meant to satisfy even the most pretentious customer. The international chains of Mc Donald's, KFC and Pizza Hut offer varied menus and meals for those who are into the American type dining. The amateurs of home cooked meals and classic pastry can try Lunch Box and Panemar, while those who like exotic food, can go to Marty Westside, 7 wonders, Doner Kebab, Yummy Yang or Mado. Cafés having a friendly, sophisticated or business look are placed in all the areas of the center. A state of the art gym, part of the international chain World Class (1.517 square meters - opened in March 2015), welcomes the customers with the best facilities, equipment and trainers that can be found in the city. As everybody knows, people from Cluj are the biggest cinema-goers from Romania, and Polus couldn't have neglected this affection of the local community of the seventh of arts. Thus, Polus Center hosts a modern multiplex cinema, operated by Cinema City since June 2013. The eight halls of the cinema have a total of 1.802 seats, on a total surface of 2.996 square meters and are equipped with the latest audio and video technologies. The halls have between 183 and 256 places. Gameworld Casino, a modern electronic type casino, welcomes its customers on a 24/7 basis, on a surface of 720 square meters of pure fun and exceptional service. The littlest of Polus visitors can have tons of fun in the interior playground designed especially for them, Happy Park. In the summer, a second exterior inflatable playground is available for all the fun in the sun one can expect. A karting circuit is also available in the summer for some more seasonal fun. DINING AND ENTERTAINMENT EVENTS AND PROMOTIONS Polus Center Cluj has established itself as “the place” for the greatest events and most attractive promotions in the region. In terms of events, Polus brought a whole new perspective regarding what can be done on a shopping center property. 2007 marked the start for what later became a tradition in centers all over Romania – The White Nights of Shopping – and which are registered trademarks of Polus Center. In 2008, Polus was the first center to host a large scale outdoor cooking festival, which evolved eventually into a traditional yearly event that draws competitors from around the globe and during which culinary world records are set. Car races, rallies and drifting competitions are a regular for the center and draw fans from all over Romania. The first one, Transylvania Rally Show, took place one month after the opening of the center, in November 2007. In September 2009, Polus hosted a stage of the King of Europe Drifting Championship. Every year since then, Polus has partnered the Rally of Cluj Competition and hosted races, trials, etc. – to the delight of our customers. Starting with 2008, a series of great parties that wowed the youth were organized both in the parking lot and inside the center. Tom Novy, Sven Vath, Pete Tong and Parov Stelar are among the big names that performed in Polus Center. In August 2010, Polus was the first and only center in Romania so far to host a world scale concert - that of the famous British group Iron Maiden. These events were accompanied by a series of equally attractive promotions that impacted the sales of the tenants in a positive way. The lotteries organized by Polus, and which awarded consistent prizes: cars, apartments, houses, trips, shopping sessions, tickets to concerts, etc. – have proven to be quite successful and motivating, gathering as many as 60.000 participants during one and a half months of promotion (the average duration of such an action). Polus has become involved in the life of the Cluj community as well, by supporting the local sports teams, the local schools, and various non profit organizations; as well as community projects and initiatives, and by organizing fundraisers, especially during the anniversaries of the center and during the holiday season. In March 2013, Polus Center was designated the most appreciated shopping center in Romania, with 92.8% of possible points, after a survey conducted by the International Service Check.
