The PTA contributes to important programs at the school, ensuring that our children receive the high-quality education they deserve. Revenue from the Home Tour directly benefits the students at UPark by funding teacher training, classroom materials, updated technology, field day, counseling services, library books, the Wellness Program, and more. It also assists our other two largest fundraisers, the Apple Campaign and the Silent Auction, in funding paraprofessional support for our teachers and students. UPark would not be able to provide all of these services without the support of the community, our parents, and our committed teaching and administrative staff. Thank you! At the time of its settlement, University Park was situated well outside the limits of Denver, although it is now one of the city’s most familiar urban neighborhoods. The neighborhood featured a variety of historic architecture, including Victorian and Queen Anne, Neoclassical, Italianate, Edwardian, Federal and Craftsman. Many examples of these historic homes still remain, despite the neighborhood’s renaissance marked by the construction of many new high-end homes. As a result, University Park now represents a charming blend of historic and present-day Denver. In the 1890’s, John Babcock, town trustee and legislator, donated a portion of his estate to create a school and became its benefactor for more than 15 years. University Park Elementary School was built in 1893 to serve the children of University of Denver faculty and staff and became known as “the little red brick schoolhouse” to original University Park (UPark) residents. In 1924, a Spanish-style addition designed by architect Lester Varian (who also designed the Phipps mansion) was added to the school. The building was expanded again in 1949. In 2010, University Park Elementary was recognized by 5280 Magazine as one of Denver’s Best Elementary Schools. Since 2011, it has received the Denver Public School System’s highest rating, “Distinguished”, thanks to its dedicated staff and active parent community. UPark’s wonderful ethnic diversity also makes it so special; UPark has nearly 20 different countries from around the world represented in its student population! Because of its innovative wellness policy, UPark Elementary was recognized by the Denver Post as the “healthiest school in Denver” and in 2011 was awarded the prestigious National Wellness Award from the Alliance for a Healthier Generation. UPark also has an ongoing partnership with the University of Denver for sharing academic resources. For more information on University Park Elementary School or the PTA, please contact us at [email protected] or visit the school’s website at uparkelementary.org. -6- Gold Sponsor Proud part of the University Park neighborhood since 1864 DU.EDU Over 45 years of excellence in craftsmanship, service and value have made Austin Signature Homes a premier builder throughout metro Denver. This house has striking curb appeal, with tumbled exterior stone, bronze windows with custom grids, and an iron fence surrounding mature maple trees. The interiors are equally impressive, and every finishing detail has been thoughtfully selected by the builder for a cohesive look. Spacious with its six bedrooms (including two masters), six bathrooms, and open floor plan, this home is perfect for entertaining. Throughout the first floor, dark, wide-plank hardwood floors and wainscoting make the home feel elegant, and the neutral color palette and an abundance of natural light give it a serene feel. The office features a built-in desk and showcases the large windows. The dining room is painted a deep blue that changes from blue to black depending on the time of day. The luxurious kitchen includes granite countertops, an oversized island, hand-painted cabinetry with etched glass, and top-of-the-line appliances. In the back, the walk-in pantry and mudroom are functional, and the french doors open to a patio, where guests can sit and listen to music from the built-in sound system. Heading upstairs, notice the skylights above the stairs, creating a three-story atrium and bringing light all the way down to the basement. The upstairs bathrooms all have unique tile, including marble subway tile in the master bath, and the master closet is a great his-and-hers walk-in with built-in cabinetry by Closets by Design. The basement spotlights the homeowner’s passion and is a veritable shrine to the Penn State Nittany Lions. Now this is devotion to an alma mater! Everything from the light fixtures to the bathroom towels are a tribute to Penn State, and it’s not a bad place to hang out, either, with a wet bar and poker room. The high ceilings and light from the atrium windows take the cave out of man cave! -10- Proud Sponsor of 2426 S Clayton Imagine your home, totally organized! Follow us UPHT 2380 S Adams Built in 2005, this Old World European home feels warm and inviting from the moment you enter; note the bench area to your right where you can take off your boots by the fire. This fireplace is one of four in the house and is one of the details that makes the home special. The iron railing in the entry was a custom design by the builder. In the Dutch cupboard in the front hallway, you will also see a copy of Denver University Park: Four Walking Tours, a housewarming gift that the owners treasure because of their love of the University Park neighborhood. The residents of this home are avid readers (look at all the books!) and collectors of art that has personal significance to them. The wood carvings throughout the home are by the owner’s father, Renzo Barto, a retired illustrator and artist. Other art has been procured from friends and favorite artists, most of whom are from the South, and the signed giclee in the front living room is “My Cello” by Hua Chen, official artist of the 2008 Olympic Games in Beijing. The kitchen is an entertainer’s dream, with dual islands, mixed-material cabinetry, separate Sub-Zero fridge and freezer, and an AGA range. Both the formal and informal dining areas open up to the outdoors. The butler’s pantry features a wine fridge and built-in espresso machine near the walk-in pantry, mudroom, and the first of two laundry rooms. The second floor has four bedrooms and four en suite baths. The luxurious master suite features a sitting area, a screened porch (a southern touch enjoyed by this southern family), and a spacious bathroom, with a large tub with a skylight overhead. The series of watercolor prints in the upstairs hallway was purchased in St. Petersburg, Russia, when the homeowner was there doing her thesis research. The basement media room is a special feature not to be missed, with authentic movie theater decor, although slightly more comfortable seats! -12- Proud Sponsor of 2380 S Adams el ink REth od REm ™ C E LE B RATING years Designs By Sundown creates outdoor spaces that reflect your individual style and passion. The architecture of the house is Craftsman-inspired, but the interior design cannot be defined. Maybe it’s mid-century modern, maybe California eclectic, but it’s definitely cool and comfortable. The homeowners picked every finish throughout construction and continue to make fun and unexpected changes. The homeowner uses her creativity in her own home and the homes of others; she makes custom tables from stone, metal, and reclaimed wood, including stump side tables and live edge dining and coffee tables. Her work can be seen throughout the home. The dining room, to the left as you enter, features traditional wainscoting with a twist. “Everyone has white wainscoting,” said the homeowner. “We wanted to shake up that tradition.” The dining table is vintage, and the abuse it takes from children during homework, art projects, or dinner just adds to its character. Color, pattern, and materials are mixed throughout the home, including the kitchen, which features a large, Calacatta marble island, glass subway tile wall, and two colors of cabinetry, white and charcoal. In the adjacent family room, the owners often move the furniture to other rooms or rearrange the art and light fixtures for a quick and easy refresh. Blonde hardwood floors and an abundance of natural light add to the bright, modern feel of the home. Downstairs is an excellent example of a family-friendly and affordable basement. While some areas of the basement are finished (the bathroom and guest bedroom), the rest of it has been purposely left a little undone, increasing the cool factor. The concrete floor was acid stained and glazed by the owners. This DIY project might make you wonder why you ever carpeted your basement, and with an art station, ping pong table, and Pop-a-Shot, the neighborhood kids (and dads) might never leave. -16- Proud Sponsor of 2376 S Cook SUZI JANZEN UNIVERSITY PARK HOME TOUR SPONSOR SUZI JANZEN REALTOR® 720.982.9489 [email protected] Suzi is your neighborhood Realtor® representing Denver’s finest properties, and proud parent of a University Park Elementary first grade Owl. You might have expected to see the beautiful designer finishes and wide-plank walnut floors throughout, but you probably didn’t expect what truly makes this home special: FUN. Start above ground and save the best for last... The professionally-landscaped, large front yard with a beautiful courtyard leads you to the grand entryway. From there, you can explore the bright, expansive first floor, including a great room, breakfast nook, and gourmet kitchen. The kitchen features granite counters, a copper farmhouse sink, and an adjacent butler’s pantry. Multiple sets of french doors lead to the back yard, where there is a covered patio, fire pit, and built-in grill, as well as plenty of space for parties or children at play. Also on the first floor are the formal and casual powder rooms, a mud room, office, and the dining room. What would you do with the bonus room off the dining room? It could be a room for playing cards, practicing yoga, playing, or enjoying a glass of wine at the end of the day. Upstairs, the master suite has a fireplace, balcony, and a very unique feature, his-andhers bathrooms. The laundry is conveniently located upstairs next to the two children’s bedrooms with their own baths and an extra room, currently set up as a playroom. Now for the real showpiece of this home, the basement. The homeowners wanted a special place for their children to play, and they hired The Compass Group to make it a reality. Set in a Bavarian ski village, the playroom includes carpeted tunnels with windows, a slide, cargo net, and a climbing wall. The adults can relax in front of the TV next to the playroom, and the two additional basement bedrooms are perfect for visiting grandparents. -18- Proud Sponsor of 2223 S Madison Are you and your family using the UPark Grocery Card when you do your weekly food shopping? Then, once you notice it, you’re definitely compelled to see more. It’s not like the other homes on this tour, on its street, or even in the neighborhood. This home was built in 1959 in the mid-century modern style, incorporating floor-toceiling windows and loft-like spaces on four floors. In true mid-century fashion, the main living space is open, divided only by the fireplace, and the ceiling is vaulted with wood paneling and beams. Indoor/outdoor living is a priority to this family, who built a new deck off the updated, contemporary kitchen and family room. Their quiet backyard is an oasis in the otherwise busy city. The homeowner is an interior designer, and she wanted the home to be filled with art that she and her family created. Photographs from their time spent living overseas and their own paintings provide budget-friendly and meaningful decoration for the walls. This home has four bedrooms and four bathrooms in under 2,500 square feet, but because of the thoughtful layout, the living spaces feel spacious and private. Upstairs, the master retreat has the second floor all to itself. The two exterior walls are filled with windows, and the transom windows between the bedroom and master bathroom allow natural light to enter what would otherwise be a dark space. You can peek into (but not enter) the walk-in master closet, accessed on either side of the bed. The two children’s bedrooms are located on the floor directly down from the main floor. Although you might expect it to feel like a basement, the rooms are actually aboveground and have large windows. The basement, another set of stairs down, is a rec room with a guest bedroom and bathroom. -22- Proud Sponsor of 2240 S Cook “ Renewal by Andersen windows are so energyefficient, after we had them installed, the oil company called to ask if my meter was broken. ” -Neil L., Renewal by Andersen customer Call for your FREE Window Diagnosis 877-498-3939 TrustOurWindows.com SAVE 35% MORE THIS SPRING $5R0ebate t Instaerny window aonodk on ev hen you b door w EE window R your F by the end 1 sis o n g dia month t of he SAVE $149 Buy 5 and SAVE $110 per window OR SAVE $500 & on any Andersen patio door1 1 NO INTEREST FOR 5 YEARS! The Fitzroy Mansion 2160 S Cook Street The Fitzroy Mansion was completed in 1893, designed by the New York architects Fuller and Wheeler, and built in the Richardsonian Romanesque style, popular on the east coast at the time. The Mansion is large (three floors, a full basement, carriage house and the newly renovated caretakers house), and has ornate fireplaces in most rooms. It also had several unusual features for a home in those days: indoor plumbing, an elevator, a central vacuum system, an air cooling system and a refrigeration system in the basement. Many of the original furnishings and decorative pieces, such as chandeliers, tapestries, paintings and other artifacts still enhance the beauty of the Mansion. Elizabeth Iliff Warren, widow of John Wesley Iliff, a successful cattle baron and Denver philanthropist, commissioned the Mansion. He died in 1878, leaving Mrs. Warren, at 34 with four children, numerous cattle and a land empire. Mrs. Warren used the family wealth to fulfill her deceased husband’s wishes - the endowment of two educational institutions, a vocational facility and the Iliff School of Theology. Daughter, Louise Iliff, lived in the Mansion until her death in 1966 after which the Mansion became home to the Randell-Moore School. In 1977, the school combined it’s unique teaching system with the current Accelerated Schools curriculum. The Fitzroy Mansion holds the distinction of being named to the National Historical and the Denver Historical Society. The Fitzroy Mansion is open today from 11 am - 3 pm to all ticket holders, thanks to Accelerated Schools. -24- Gardening in the Rockies can be daunting for beginners.
