Resort Information
Getting there
The Portes du Soleil region, which straddles the FrenchSwiss border, is made up of twelve major winter sport
resorts. On the French side you have: Avoriaz, Morzine,
Les Gets, Châtel, Morgins, Saint-Jean-d’Aulps, Montriond
On the Swiss side are Champéry, Les Crosets, Val d’Illiez
and Champoussin.
The closest resorts to Geneva are Morzine and Les Gets
which are just one hour by car. Avoriaz and Châtel are
one hour and 30 minutes from Geneva. There are plenty
of flights from within Europe by airlines such as www.
easyjet.com and plenty of long-haul flights too.
Avoriaz
Situated just over an hour from Geneva, Avoriaz, at 1800m
is the highest resort in the Portes du Soleil. This car-free,
ski-in, ski-out resort is perched on a dramatic southfacing cliff top with spectacular views and picturesque
sunsets. In the streets, sleighs replace cars, skiers can
ski right to their door, children go around in sledges, and
the bars and terrace cafés soak up the sun. Everything
is accessible on skis or by horse-drawn sleigh so for
convenience it doesn’t get much better than this. The
roofs are covered with red wooden cedar shingle tiles and
the stunning wooden architecture of this purpose built
ski resort won awards from the Architectural Académie.
Avoriaz has many events which are held all year round.
Smart, classic contemporary decor
Property
These apartments are very spacious, ranging between
2 and 3 bedrooms with large south/south-west-facing
balconies. There is a heated ski store for each residence
and the only underground car-park in Avoriaz!
Jacques Labro, the original architect for the resort,
worked with Christian Rey-Grange and Simon Cloutier to
design this new complex. The decor and furniture have
been specially designed for this project, combining the
latest trends with a traditional mountain feel.

weeks rented for you by the management producing a

Winter
Whether on skis or a board there really is something for
everyone, whether it be the cruisey reds and blues of
Morzine or the snow parks of snow-sure Avoriaz. The
Portes du Soleil ski area is enormous with 650km of piste
and plenty of off-piste too all at an altitude of up to
2275m. The lift system of 209 lifts allows skiers to cross
borders freely, connecting to various resorts all over the
region so visitors can really enjoy this winter adventure
park.
Châtel
This resort gives immediate access to 90km of pistes
for all levels as well as linking to the entire Portes du
Soleil. There are plans to improve the link with nearby
Avoriaz, upgrading lifts to a fast six-pack. Directly above
the village is Super-Chatel, an area of open and relatively
easy slopes which is the starting point for the clockwise
route around the Portes du Soleil. There is night skiing
on the Linga run on Thursdays.
Avoriaz
Avoriaz is a si-in, ski-out resort with pistes fanning out
in all directions giving an impressive range of skiing
possibilities. There are 70 km of slopes in the immediate
surrounding area, beyond that there is then the massive
expanse of the Portes du Soleil region. The lifts here have
been recently renovated giving fast and efficient access
to the slopes. For snowboarders Avoriaz is perfect, the
resort was one of the pioneers for the sport in France
and has the first terrain park to be built in the country.
Morzine
The resort is just off of the main Portes du Soleil route
but you can still join the Portes du Soleil circuit fairly
easily by travelling up to Avoriaz and joining the circuit
from there. The local slopes in Morzine are both good
and varied enough that you’ll have no need to leave.
Les Gets
The slopes above Les gets are shared with Morzine and
together they have access to the largest area of local
slopes with a total of 110km. There are also off piste
opportunities and terrain parks nearby.
Brilliant mountain biking, hiking and even horse-riding!
Summer
In summer the ski slopes are perfect for trekking and
mountain biking. The Portes du Soleil has become
renowned as the prime place for mountain bikers. There
is 650km of sign-posted tracks, 10 permanent downhill
runs, 4 bike parks and 24 ski-lifts equipped for taking
mountain bikes.
Aside from mountain biking one can also use the same
routes for hiking and there are special climbing areas
too. For a more relaxing activity you can go to one of the
five swimming pools or even to one of the nearby lakes
which is a real treat. On the water there are opportunities
for white water rafting, and you can go canyoning to
get a taste of all the activities. With Lake Geneva and
the resort of Evian is just over half an hour away, and
other resorts close by, it’s very easy to have a change of
scenery and there is plenty to do.
The Portes du Soleil is a good dual season choice
Legal Requirements
Purchase costs
There are no restrictions in France so anyone may buy
and sell any property in France freely. All property is
freehold and most purchasers choose to buy in their own
name but it is also possible to buy a property in the name
of a company. Some new developments require you to
rent your property when you are not using it and then
you may reclaim the VAT which is due on the purchase
price.
In France one Notary, a semi-public official, will usually
act for both the purchaser and the vendor. The total legal
fees and taxes for purchasing a new property less than
5 years old are around 2.5%. Additional purchase taxes
must be paid to the “department” and to the “commune”
when purchasing a property over 5 years old. These will
total 4.89% of the purchase price and will bring the total
purchase costs up to 7.5%.
Finance
Renting
Typically, French banks will lend up to 80% of the purchase
price and usually the repayment period would be in the
region of over 15 years. We are able to recommend a
mortgage broker which specialises in French finance and
deals with all the major French banks. They are able to
offer fixed and variable rates. Rates change all the time
but currently they are offering a 20 year fixed rate at
4.25% on 80% loan to value.
We are currently marketing several ski-in, ski-out
“Residence de Tourisme” developments with good
wellness facilities. This type of property always rents well
and is in high demand. It is a trouble-free investment
with excellent capital appreciation. You receive a discount
of 19.6% when you buy a new apartment freehold and
then you lease it a specialist company which will manage
the property and rent it for you.
Some properties do not have any rental obligation so
you are free to keep it for your exclusive use or rent it
through a local agency if you wish.
