significant accomplishments, we believe you will be as proud of our
organization as we are. It has been an honor, and privilege, to lead our
organization through another significant period of growth. In October
2009, we celebrated our 40th anniversary by exploring the question, "What
will PathStone Corporation need to do in 2010 in order to be a relevant,
viable and creative resource to low-income individuals and families interested
in improving their lives 10-15 years from now?" We have designed our
2010 Strategic Agenda to be the foundation from which we will measure
our long-term commitment to our mission. At each of our Board of
Directors meetings, we drive our discussion, learning opportunities and
decision-making toward those issues that, if left unaddressed, could
dramatically damage our organization.
If you have taken time to open up this Annual Report, you are an integral
partner in our mission, and an invaluable resource for our success.You bring
a unique perspective to our organization. When we are able to engage in
forthright, honest dialogue and work in partnership with others, we
immediately have a greater impact than we could generate by ourselves.
Last year, we served nearly 70,000 participants and their family members.
I do not need to tell you that 2009 has been incredibly challenging for
families who were already struggling to make ends meet. The need for our
services has grown in direct proportion to the economic and social crises we
have been living through. Together, we have confronted those challenges. As
you review our major accomplishments in 2009, you will undoubtedly be
impressed with the scope and capacity of our organization. In 2009, we had
a strong, competent and valuable presence in more than 70 communities
throughout seven states and Puerto Rico.
We encourage you to become involved with our work—as a volunteer, as a
partner, and as a donor. The needs of the communities we serve are far
greater than the resources we have available. We have learned to stretch our
scarce resources, and we are committed to investing those resources in the
most effective ways possible. We sincerely welcome your ideas for how to
better deploy resources, and promise to treat your suggestions, gifts and

Although LUISA RIVERA RIVERA held a Bachelors degree in Social Work, she
worked long hours in the fields picking coffee beans to support her four
children. She came to PathStone’s Utuado Regional Office in Puerto Rico
seeking assistance to find Social Work job opportunities near her home. After
learning more about PathStone’s Training & Employment program, Luisa
enrolled in Job Readiness Training. PathStone staff coordinated an interview
with the Department of Family Services in Arecibo, where she is now employed
as a full time Social Worker. Luisa values the opportunity to grow professionally
in her new position. She is constantly improving her skills, and continues to be a
very active PathStone participant by volunteering as a Program Area Advisory
Committee (PAAC) member.

Aunque LUISA RIVERA RIVERA tenía un Bachillerato en Trabajo Social, ella trabajó muchas
horas en el campo recogiendo café para el sustento de sus cuatro hijos. Ella vino a la Oficina
Regional de PathStone en Utuado, Puerto Rico buscando ayuda para encontrar oportunidades de
trabajo en Trabajo Social cerca de su casa. Luego de aprender más sobre el Programa de
Adiestramiento y Empleo de PathStone, Luisa se matriculó en Adiestramiento para Preparación
para el empleo. El personal de PathStone coordinó una entrevista con el Departamento de la Familia
en Arecibo, donde ella ahora está empleada como Trabajadora Social a jornada completa. Luisa
valora la oportunidad de crecer profesionalmente en su nuevo puesto. Constantemente ella está

ROCIO JARA
came to PathStone’s Chester County Youth Program in
Pennsylvania as a senior at Kennett Square High School. She dreamed of
attending college and finding a good job; however, as recent immigrants to the
United States, Rocio and her parents were unfamiliar with the process of
applying for
post-secondary
education and
training.
Through
participation in
PathStone’s after
school program,
Rocio was
introduced to
various careers
via Career
Pathways &
Career Ladders,
as well as
affordable postsecondary
training in the
Chester County
area. PathStone staff guided Rocio through college applications and the financial
aid process. Rocio is grateful for the assistance and guidance she has received
through PathStone; she is “inspired” and going to college in the fall “to be a
successful Latina” in any field she desires.

ROCÍO JARA vino al Programa para Jóvenes de PathStone en el Condado de Chester,

Estados Unidos, Rocío y sus padres no estaban familiarizados con el proceso de solicitar educación y

de PathStone, Roció llegó a conocer varias carreras a través de Career Pathways and Career
Ladders y obtuvo adiestramiento asequible después de la escuela secundaria en el área del Condado
de Chester. El personal de PathStone guió a Rocío por las solicitudes de la universidad y el proceso

Emergency and Supportive Services
In October 2008, M. TERESA contacted the PathStone Domestic Violence
Hotline seeking help for herself and three children. She was living with very few
resources. Her mobile home had no gas, and baths were given with water heated
from the microwave. She lived in constant fear of her verbally, emotionally and
physically abusive husband, afraid that she would be kicked out of the mobile
home with no recourse for herself and small children. Through PathStone’s
Domestic Violence Program, she was connected to a shelter, received public
assistance for food and medical costs, and received ongoing support throughout
her crisis. While at the shelter, PathStone was able to provide her with legal
referrals, interpretation assistance, and transportation to counseling through the
YWCA’s battered women’s shelter and supportive services. She was granted a
divorce from her husband, and awarded full custody of her children.
Additionally, she has received rental assistance from PathStone, and has been
approved for a work permit. With PathStone’s help, she has been able to regain
her self esteem and confidence, and live happily with her children.

transportación para ir a reuniones con su consejera a través del refugio y servicios de apoyo para
mujeres maltradas de la YWCA. Ella obtuvo el divorcio de su esposo y se le otorgó la custodia
total de los hijos. Además, ella ha recibido de PathStone ayuda para alquiler y se la aprobado un
permiso para trabajar. Con la ayuda de PathStone, ella ha podido recuperar su auto-estima y
confianza en sí misma y vivir felizmente con sus hijos.

JAMIE YEARY wanted to own a home her entire adult life, but doubted that she
would ever be able to afford the home of her dreams for herself and two sons. A
few years ago, Jamie applied for a Rural Development mortgage and learned
about the Homeownership Program at the PathStone office in Muncie, Indiana.
After two years of working to improve her credit and become mortgage-ready,
she spent months looking for the perfect home. PathStone helped make Jamie’s
dream of owning a home become a reality by providing a $4,500 downpayment
through the Indiana Housing and Community Development Authority’s
Downpayment Assistance Program. PathStone staff provided Jamie necessary
homebuyer education and counseling, and worked with her to eliminate barriers
presented by her visual
impairment. Jamie is very
proud of her new home,
and happy that she no
longer depends on rental
assistance.

When JENIENE JOHNSON of Dutchess County, NY first enrolled in the
PathStone Family Self-Sufficiency (FSS) Program in 2004, she had three goals:
find a stable job, purchase a reliable car, and own her own home. For the last six
years, Jeniene has excelled in her job as a Supportive Case Manager at Mental
Health Associates of Dutchess County. She greatly enjoys working with people
who are in need, helping them to achieve mental wellness. Her success as a
Supportive Case Manager has been praised by her employer, and she has received
numerous pay raises. Due to Jeniene’s great employment history, the FSS
program staff helped Jeniene purchase a reliable vehicle. With two of her goals
completed, Jeniene enrolled in a Homeownership Saver’s Program after

weekly free food distribution, Bob helps to serve between 30 and 60 of his

As an artist, JENNIFER VanBENSCHOTEN of Jay, NY struggled to successfully
market and sell her beadwork. In 2006, Jennifer participated in a program
offered by the Northern Adirondack Trading Cooperative (NATC), a business
development program sponsored by the PathStone Enterprise Center* and the
St. Lawrence County Chamber of Commerce. The program helps Northern
New York entrepreneurs access a world-wide market via the Internet. With the
help of the NATC program, as well as her strong entrepreneurial spirit, Jennifer
has been able to grow her business and reach new markets. She now writes a blog
about beading, offers instruction to both novice and experienced beaders, and
sells her work through her website and Etsy.com. Her work has been featured in
Beadwork magazine, and Jennifer even counts many celebrities as clients.

ALFONSO , a young man from Sandusky County, OH, approched PathStone
requesting assistance and supportive services for domestic violence. He had
experienced physical, emotional, economic and verbal abuse from his wife, but as a
male, found it very difficult to receive assistance for domestic violence. Culturally, it
was also very difficult for him to come forward publicly with his situation. He was
referred to PathStone’s Apoyo y Respeto a Las Mujeres (Support and Respect for
Women) program, receiving support from an advocate who helped him to
understand his rights as a victim of abuse. The program also connected him with
immigration assistance, and he was awarded full custody of his young son. He
recently received his 10 year residency visa, a work permit and an Ohio State driver’s
license. He has been referred to PathStone’s Training and Employment program, and
looks forward to using his new skills to build a better life for his family.

Services
Although PathStone Corporation had invested more than $13 million in nearly
200 affordable, rental housing units in the Marketview Heights neighborhood in
Rochester, NY, the neighborhood continued to experience high rates of violence,
drug activity and crime. It was apparent that quality of life issues in the
neighborhood could not be addressed by housing alone. In 2005, PathStone
launched the MARKETVIEW HEIGHTS COLLECTIVE ACTION PROJECT
( MVHCAP) , a collaborative effort with Marketview Heights residents, the
Marketview Heights Neighborhood Association, Enterprise Community Partners,
and the City of Rochester. The MVHCAP meets monthly, and is comprised of
four action teams: Streetscape and Beautification, Safety and Security, Housing
Development, and Youth Action. The teams, sustained by over 50 active residents,
have been charged to identify, prioritize, plan and implement short-term and longterm projects in the neighborhood. Past MVHCAP projects include: a voter
registration drive, community fair with representation from community agencies,
fitness classes facilitated by local professional trainers, and several neighborhood
cleanups. The MVHCAP has worked tirelessly to transform unsightly vacant lots
along the North Union Street corridor into six resident-supervised community
gardens. In 2009, the MVHCAP advocated on behalf of the entire Marketview
Heights community for easier access to better food. They spoke before City
Council, the Zoning Board, and the Planning Committee, and successfully lobbied
for a neighborhood grocery store.

Manufactured Home Cooperative Project
WAYNE HUSTED
first learned about PathStone’s Manufactured Home
Cooperative Project when he attended a PathStone staff-led meeting about
resident organizing in his community. The project, started in 2007, aims to assist
residents living in manufactured home parks to collectively purchase their park,
protect against park closure, and gain control of lot rents, park rules and
maintenance. As president of the Champion Park Homeowners’ Association in
Elkbridge, NY, Wayne
understood the positive
impact residentownership would have
towards preserving
affordability and longterm security for the
170 families in the
community. To educate
residents about the
benefits of residentownership, Wayne
canvassed the
community urging
residents to join the
Homeowners
Association. His tireless
efforts led to the
successful resident purchase of Champion Park. Today, Wayne continues his
commitment to the day-to-day operation of the park, and shares his organizing
experience with homeowners in parks across the state.
