There’s elk hunting, then there’s extreme
elk hunting. On this adventure deep into
Wyoming’s wilderness, Scott Haugen
learns what it’s like hunting Rocky
Mountain elk in bighorn sheep country.
S
truggling to reach the top of the mountain, my tight,
throbbing lungs worked extra hard in my heavy chest.
Though I was prepared for the challenge, my body still
felt the pain that comes with trudging up near vertical shale
slopes at 10,000-feet elevation. One last pause to catch my
breath and ease the burn in my legs and I finally reached the
rock I’d been eyeing. Tossing my pack onto the tundra-like
turf, I was awestruck with the captivating view from so high.
“You made it,” smirked Justin Jarrett, my longtime buddy and
hunting partner on this trip who’d already recovered from
his climb. He’d been glassing for several minutes prior to my

arrival. “This is it,”
Justin smiled. “This is bighorn country.” From atop the mountain
I glanced into the bowl along whose edge we sat. A band of ewes
fed parallel and across the flat from us. Above them another band
of more than 30 sheep grazed and above them, rams could be seen
soaking up the morning sun in their rocky beds. I felt honored
to be in this land, a place where the famed Jack O’Connor once
took a ram. But this hunt wasn’t about sheep. On this hunt I held
a general season Wyoming elk tag and our quest to fill it on public
land, at extreme elevations, was wherein the challenge lied. Getting
There
I’d hunted with Justin in the past, our last adventure taking
us after late-season bulls in Wyoming’s coveted Unit 58. We made
good on that horseback hunt and vowed to hunt together again.
Little did I know our next hunt would take us in to such rugged
country.
Justin is the owner of Wapiti Ridge Outfitters, based out of
Cody, Wyoming. While JJ, as he’s affectionately known, guides a
fair number of elk hunters each year, his real specialty and passion
lies in hunting bighorn sheep.
Justin has guided several sheep hunters over the years,
including multiple governor’s tag holders. Though the chances of
my drawing a sheep tag are slim, a burning desire left me wanting
to at least experience what this high-elevation hunting was like. So,
when JJ asked if I’d be interested in doing and exploratory elk hunt
with him, I jumped at the opportunity. After securing a general
season tag in the lottery, plans were made to embark upon the
hunt. “This isn’t your ordinary elk hunt,” JJ warned. “We’ll
be going into areas where I’ve seen big bulls during September
sheep hunts, so you’ll want to be in top shape and prepare to
rough it.”
Pumping iron, running, biking, hiking and eating a
healthy diet is a normal part of my lifestyle, but training at 500feet above sea level, in my hometown of Oregon, is far different
than hauling my 200-pound body, loaded pack and rifle around
at 10,000-feet. I couldn’t imagine tackling this country without
the intense training I dedicate myself to.
Fortunately the horses did most of the work, getting
us first to base camp, then to spike camp. I’ve been on many
horseback hunts over the years; I love and hate these type
of hunts. Without the horses we’d not be able to reach such
rugged land, but the danger that constantly looms with hauling
a pack-string into the wilderness is always present. I’ve seen ugly
wrecks, and continually prayed that we’d not encounter one on
this trip. The ride into the Washakie Wilderness area was the most
rugged I’d been on. The towering peaks resembled so many
places I’d seen in Alaska and New Zealand, with the trails more
challenging than anywhere I’d ridden in British Columbia. But
the five horses and one mule didn’t skip a beat.
Though the ride in was only 16 miles, the extreme nature
of the country took us two days to reach spike camp. From
there, another three miles found us in the heart of sheep country,
or in this case, elk country.
Unexpected Visitors
After a good night’s sleep under the star-filled sky we
awoke to unseasonably warm temperatures. “Last year on
opening weekend of elk season we had freezing temperatures
and several inches of snow,” JJ smiled. We weren’t complaining
about the warm weather on this day, October 2nd.
Saddling up the horses we rode two more miles into the
head of the drainage. We’d planned on tying the horses in a
flat, then hiking the last mile into where JJ had seen big bulls on
sheep hunts in previous years. But plans soon changed.
As we neared our designated check point, a string of
horses could be seen making their way our direction. Through
the thick timber I could see a large ram skull tied atop the pack
horses. The good part is the party was hunting sheep. The bad
news was they had been camped smack in the middle of where
we wanted to hunt elk.
“There were a lot of bulls around,” noted the sheep
hunters as they rode past, “but they likely moved to the head
of the canyon or over the top into some other drainages.” After
taking two days to reach this spot, our hearts sank upon learning
the sheep hunters had spent the past five days right where the
elk had been living.
Moving on we tried remaining optimistic, but it wasn’t
easy. Pausing to gather our thoughts, grab a snack and glass,
another setback hit us. High upon the opposite ridge, another
string of horses, six in all, worked down the spine of the
mountain. Soon they led their horses straight through several
timbered patches we intended on hunting.

Come to find out, this was a
father-son outing. They were simply on
a scouting mission for sheep, as they’d
likely draw a tag in the near future. “I
can’t believe this,” JJ exclaimed. “Do you
know how many sheep hunts I’ve
been on in here over the years and
never seen another human?”
I felt his frustration, but we
had to remind ourselves this was
public land hunting and these are
some of the realities often faced
in such situations. Encountering
fellow hunters was no one’s fault
and meant all we had to do was work
harder.
Second Wind
Rather than hunt the vast,
broken-timbered hillside JJ had
originally planned to, we worked
the horses up that side so we could
glass across to the side we hadn’t
intended on hunting. “I know
that hillside is more open, but
with all the traffic coming off
this side of the mountain,
that’s the only place elk
will be if they’re even
still in this valley,” JJ
reasoned.
I agreed,
but I also
knew that if
the elk weren’t
there,
we’d have to
load
up spike camp and
head
into
another drainage. This
would mean another two
days of travel, and while I
wasn’t opposed to that, I wasn’t
eager to hop back in the saddle
and slither along six-inch wide
trails on near vertical ground.
Taking the horses as high as we
could, we covered the last part of the
climb on foot. Glassing across the
valley below, to the opposite hillside,
JJ shared story after story of rams

they’d taken in this drainage. “We once
showed a governor’s tag holder over 30
rams before he found the one he wanted,
and that was right over there,” JJ pointed.
“Based on what I’ve read and
heard, I figure O’Conner took his
ram somewhere right over there,” JJ
nodded. I felt like I was on top of the
world, and the fresh, crisp air that
coursed through my lungs revived
my spirits surprisingly fast.
Sitting in silence my mind drifted
back to my stomping grounds of
Alaska’s Brooks Range, where I used
to live a subsistence lifestyle. Here
I’d taken many Dall sheep over the
years in areas that looked identical
to where we sat. I reflected on the
similarities of the tahr and chamois
hunts in New Zealand I’d taken over
the years, and wondered how many
people really knew how rugged the
Rocky Mountains could be in the Lower
48.
There’s a bull,” piped JJ, snapping me out
of a
daze. “There’s another one.”
Quickly the Swarovski spotting
scope was in position and we
started studying
the bulls across the ravine, well over a
mile away. “Have a look,” JJ encouraged.
A small 6x6 and some rag-horns were all I
could see, but at least things were looking
up; we now knew there were still elk in
the drainage. Over the course of the next
two hours we found a few more bulls, but
only two cows.
Two weeks prior some of JJ’s crew
had been in the area and seen a 360-inch
class bull with nearly 20 cows. A halfdozen satellite bulls in the 300 to 320-inch
range were also in there but with all the
traffic between then and now, we weren’t
finding them. This time of year the big
bulls should have been with the cows,
but no matter how hard we searched, the
cows were nowhere to be seen.
Having caught a second wind, we
moved to higher ground. From there we
spotted a few more bulls, but not what we
were looking for. Then, emerging from
behind a small clump of pine trees, two
bulls trotted into view and began sparring.
Instantly, even through binoculars
at an extreme distance, the brow tine of
one bull stood out. But a closer look
revealed he was missing the entire left side
of his rack above that impressive tine. We
watched as the two bulls sparred, rested
and fed.
“That tine’s got to be 30-inches
long,” JJ exclaimed. I agreed. The right
side of his rack was solid and heavy, and
had he carried a match to it on the other
side he would have been one impressive
bull.
“What do you think, do you want
him?” JJ quizzed. I hadn’t thought about
taking that bull, hoping to instead find the
360 bull rumored to be in the area. With
all the activity that had been going on in
that valley, however, and the fact we’d
not seen any good numbers of cows, the
chances of big bulls being there seemed
slim.
Furthermore, it was early October
and the rut should have still been in fullswing. The fact these bulls were hanging
out, alone, confirmed their natural cycle
for this time of year had been disrupted,
likely by the presence of man.
Looking closer at the Dagger Bull,
as JJ dubbed him, I reevaluated things.
What caught my eye first was how battered
his body was. Even at that distance fresh,
bloodied, battle scars stood out along his
neck, body and rump. No question a
bigger bull had whipped the Dagger Bull
not too long ago.
I let out a few more cow calls and
bugles, hoping to at least elicit a distant
bugle. Silence.
Running through the logistics of
moving to another drainage, and how that
would leave us short on time, I reached a
conclusion. “Let’s go after him,” I relayed
to JJ. “I’m glad you said that, because
if you didn’t want him, I’d take him,”
JJ confirmed. JJ also had a tag, one he
purchased over-the-counter as a resident.
Never Over
Quickly losing elevation, we
gathered the horses, led them down the
steep hillside, rode a mile up the valley
and tied them up. From there we hiked
up to the timbered edge of where we’d
last seen the Dagger Bull, but there was
no sign of him.
Moving farther up the ridge, JJ
spotted a spike, then another. Then the
6x6 the Dagger Bull had sparred with
stepped out, feeding along the edge of
a rocky bluff. “He’s got to be there,” JJ
pleaded to himself.
As I glassed the six-point, the
Dagger Bull stepped right into my field of
view. His massive body and heavy right
side of his rack took my breath away. He
was even bigger than I’d thought, and for
the first time there was no question in my
mind that this was a bull I wanted.
Picking our way through sparse
pine trees and along the bottom edge of
rocky outcroppings, we eventually cut the
distance. “That’s as close as we’re going
to get,” JJ confirmed. A quick reading
on the range-finder gave us 225 yards, but
the steep, 45º uphill angle made getting a
secure rest a challenge.
Bunching my pack into a wad, feet
oddly planted in the rocks, I rested my
Nosler custom .325 WSM into position.
Placing the green dot of my Trijicon
Accupoint low on the bull’s shoulder,
I compensated for the extreme rise in
elevation.
Though I lost sight of the bull in
the recoil, the resounding thud of the 200
grain AccuBond bullet finding its mark
confirmed a hit. A quick follow-up shot
put the bull down for good.
Climbing up to the downed bull, it
became obvious the hardest part of the
hunt was yet to come. The bull had slid
into a rocky ravine and teetered on edge,
his entire body balanced atop his one full
antler that was wedged in the rocks.
Trying to keep the bull where he’d
come to rest, the instant JJ and I budged
him he broke free and started sliding
down the rocky chute. Tumbling endover-end, side-over-side, the bull finally
lodged against a rock, some 125 yards
from where he’d originally fallen.
We only hoped he hadn’t broken
off his one good side. Twisting the bull’s
buried head from beneath his massive
body one more time, we were pleased to
find his rack in-tact, though in reality it
didn’t really matter.
The effort we put in to getting this
bull was the real trophy of the hunt, that
and some fine-eating venison. Where the
bull lay we had no choice but to bone it
out and pack it down to the horses.
The ride out of the wilderness was
not without tense moments. Rough trails
and steep ground took their toll on our
bodies, and the horses. Still, these were
the best horses I’d ever ridden, period,
and JJ the best horse-handler I’ve ever
had the honor of hunting with: That’s
why I agreed to this unique hunt in the
first place.
Would I go back? You bet. When
asked if he’d start taking clients elk
hunting into this area, JJ smiled, then
thought. “This was just an exploratory
trip, but if the right person was physically
and mentally up to it, I’d take ‘em. The
thing they’d have to realize is that it’s more
of a sheep hunt than any elk hunt they’ve
likely been on.”
For me the rewards came in many
forms, not the least of which were
overcoming daunting mental and physical
adversities. To hunt elk in a land designed
for sheep is a remarkable experience, one
that must be lived in order to be fully
appreciated. The fact my bull was one side
short of a full rack didn’t matter either, as
some hunts are simply about much more
than the score.

Our vision is to see the land regenerated and stewarded in a
fashion, dating back hundreds of years, that mimics the movement
of bison, elk, and early cattle herds. Florida was the first cattle
ranching state due to the Spanish conquests in the early 1500s, and,
for centuries, the herds were driven across the land in search of
forage and to be delivered along trade routes. As they made their
way across the Florida prairies, pinelands, and swamps they would
trample, graze, and move on. This process is the foundational
principle of our grazing management goals - grazing tall, mature
grasses in quick succession. Why is this so significant? The visible
portion of the plant is only half of the story; the most critical
components are actually below ground. However tall the grass plant
is above ground, the root system below ground is a mirror image. By
grazing tall, mature grass and forb plants they are allowed, via their
root system, to build a soil forest below ground. This then becomes
an inviting and burgeoning home for the beneficial microbes that
are essential to productive land. As the cattle graze the top third of
the mature plants and trample the remainder, the roots also dieback
a third below ground. The dieback process, along with the organic
compounds the cattle leave behind, produces fodder for our soil
friends and enables them to build more soil. It’s a living, thriving
subterranean community!
An essential way to achieve the above process is through “Mob
Grazing” management, a term for capitalizing on the natural
instinct of cattle, and other ruminants in general, to move as a
herd. There are many ways to implement this strategy, the goal
being to place cattle in a highly dense configuration, moving them
quickly and thereby accomplishing a massive trampling of grass
and manure followed by rest until full recovery.
The prevailing cattle management methodology of continuous
over-grazing is a formula for disaster and continued loss of soil
health. Thus the cyclical crutch of chemical fertilizer begins, giving
a superficially quick fix, which sets the much more complex and
bio available nutrients of the microbes at bay. The Short mono-crop
pasture is the current norm of the conventional bucolic vista, but if
the soil is not being fed through natural and biologically sustainable
means the whole ecosystem is affected and rapidly deteriorates.
Land management must be viewed in wholes. The willing and
educated eye begins to see that pasture diversity and maturity
translates into health and vigor for gainful production. The land
was created to be regenerative and “Mob Grazing” management
provides a productive labyrinth of possibilities. Wise stewards of
the land realize that the ability of living, breathing ruminants that
have been given as our landscaping tools cannot be improved upon.
Converting land into a carbon sequestering, microbe amassing,
productive enterprise is a worthy and well-rewarding endeavor
creatinsustainable and solvent solutions for all landowners. “Mob
Grazing” management restores and intensifies the intrinsic value of
the land – preserving history, harnessing the present, and preparing
for the future!

A story about a hunter looking for land to
harvest big mule deer bucks out west, and the
story on his success in finding that dream
property and bagging the buck of a lifetime.

n the evening Sept.
3rd my email buzzed.
As a hunting ranch
broker with Hayden
Outdoors. Living in
Durango, CO, and working New Mexico
and Southern Colorado, it is always music
to my ears. I was buried in my hunting
room, getting gear sorted to accompany
my 80 year old dad, who was coming out
to hunt muzzleloader deer in a couple
weeks with me. I’m so fortunate...we
haven't missed at least one hunt together
in years.
Jeff S. sent the email inquiry and gave
me his number and asked if the ranch was
still available? He was asking for specific
info on a brand new ranch listing in
Southeast Colorado. He was looking for

a property that had a good chance of a
trophy mule deer, AND received land
owner tags, as his dad also hunted with
him. Both these stipulations were a big
requirement. Jeff ’s Dad was his hunting
companion, and I could certainly relate.
Jeff said he found the ad in one of the
hunting magazines I advertise in. He lived
in Boulder, Colorado. He was looking for
a property with land owner tags that he
could harvest at least a 170”+ class deer?
“Was that a reasonable expectation,” he
asked.
As I know my listings quite well, I
felt very comfortable representing that
this was a very obtainable goal with this
specific property. I sent some maps,
and he verified that the price was within
purchase provisions. He had a less than
favorable experience in both Wyoming
and Idaho with properties purchased with
the same goal in mind. Unfortunately,
wolf issues had thrown a wrench in his
plans, so he was understandably skeptical
of my optimism. He asked me if the deer
photos on the listing really came from
the ranch? Of course I verified that they
did, as well as confirming that the ranch
received 3 land owner deer tags annually
from the state of Colorado.
After sending maps, additional pictures,
and information on hunting units, we
confirmed a date to see the ranch. The
appointment was set.
I met him in La Junta, and he had only
about 2 hours to view the property. He
had a hall pass from his wife for the day,
but needed to be back that evening for a
family event. We hopped in my
4 door pick up and in about 45
minutes we were on the ranch.
We saw deer all through the
showing, some neat canyons,
and checked the trail cams at the
water holes. The ranch carried
both mule deer and whitetails,
and when a group of nice
whitetails crossed the road in
front of us, we jumped out of
my truck with binoculars to get
a better look at them. A moment
later we heard a definite “click”,
and looked at each other? Did
we hear what we thought we
heard?
My OnStar just locked us out
of my truck...on its own! Both
of our cell phones were on the
dash, and best I could recall
we were at least 8 miles to the
nearest house... Not good! Of
course I did not have a spare key
hidden on the truck, so I said
“No worries” and grabbed a tee
post pounder in the back of my
truck. SMASH went the left rear
window, and away we went!
We concluded the ranch
showing, and I took him back
to La Junta to his Jeep. Jeff said
send him a contract. I headed to
the glass shop.
In 45 days it was closed, and
Jeff was anxious to hunt the
ranch. On opening day, he
arrived in his Jeep Rubicon, 2
door, pulling his camper trailer
hoping to get camp set up before
dark. I had been on the ranch
recently and had some trail cams
out. I specifically told him to
check the water hole camera
at the front gate, as there were
some monster buck tracks there.
Jeff pulled in the gate, got out
to close it, and upon looking
over his Jeep, he could not
believe what he was seeing.
There not far from the truck
stood a massive beast of a
mulie. The buck just kept getting
bigger. After finally realizing he
was looking at the biggest buck
of his life, he remembered his
rifle was under all his camping
gear in the back of the Jeep.
Upon digging it out, he could
not remember which bag his
shells were in! Finally, after
finding one shell in his jeep
console, he loaded and dropped
the buck in his tracks before he
could escape. Amazing...biggest
buck of his life, in the first 3
minutes of being on his new
ranch! Happy hunter, happy
broker!

DOES GROW ON TREES
All too often we find both sellers and buyers that are perplexed over
the concept that trees really do have value. Their value is born out
in different ways, depending on the objectives of the current property
owner versus those of a potential buyer/investor. By: Brian Bullard
M
ost people that are looking to acquire recreational
property have a vision for that property. It can be
completely wooded, partially wooded, have a lovely
trout stream as part of the vision; it can have a matrix of open/
transition/brush/woods; it might be (or need to have) excellent
deer, turkey, grouse or squirrel hunting attributes; all of these
things have one thing in common…they need trees. Trees provide
food, cover, shelter; they provide buffers to wind and snow; they
provide beautiful colors in the Fall; they provide the cooling effect
of shade for homes, camps, cabins, wildlife; they buffer noise; they
enhance a breath-taking view; they also can provide an income
stream if managed properly. While this is an abbreviated list,
suffice it to say trees have value. This concept is as important to
understand as a seller of real property as it is to be a buyer/investor
in real property. More importantly, your real estate agent should
understand this concept in order to provide the right market price
and the right market strategy.
Timber is probably the easiest concept to understand regarding
value. Once trees of desirable species achieve a given age
(which differs among deciduous (hardwoods) versus evergreens
(softwoods) and specified diameter, they contain volume that

can be harvested and converted into lumber, veneer, pallet stock,
pulpwood, biomass, and more. In order to understand the value,
State Foresters and Consulting Foresters are usually called upon to
derive an opinion of value that can be used as part of the valuation
process in selling the property. An expert opinion pays dividends
to both seller and buyer as both parties have confidence in the
information moving forward with the purchase and sale.
A common question is: “do I need to cut my timber before
I sell?” The answer is “no”. Have the timber evaluated by a
credible forester, preferably one that is a member of the Society of
American Foresters or the Association of Consulting Foresters as
they subscribe to a code of ethics. This information only becomes
useful if your real estate agent understands how it contributes to
value. Is it as simple as saying “land here sells for $1,000/acre and
my timber is worth $500/acre so my property is worth $1,500/
acre?” Absolutely not. That would be akin to paying $50,000 for
a property, building a $150,000 home and saying that this property
is now worth $200,000. Again, not true. As the value of timber
increases, the value of the “bareland” generally will decrease in
some proportion. What many real estate agents do not see in
comparable sales is the effect timber (or trees, for that matter) did
or did not have on that sale.
At the end of the day, your property’s
value depends on its Highest and Best
Use, and the contribution that your timber
resource has certainly has an effect on what
that Highest and Best Use is. The quality,
volume, species composition, ease of access,
and proximity to timber products markets
will determine whether the property would
fall in the “timberland investment” market
realm, or the “recreational property” market
realm.
Timberland Investment property
would typically see the marketplace putting
high values on the timber component, and
lower values on the bare land component;
recreational properties would see the reverse of
that. With the help of a professional forester
and rural real estate expert, a landowner can be
sure to choose the correct “marketplace” and
maximize his return when selling.

The year was 2002 my son was 4 years old.
He was snug in his bed this Saturday evening
when dad went out with the boys. It was
April and the Annual Meeting of the Central
Oregon Rocky Mountain Elk Foundation
was upon us. The Elk Foundation dinner
and auction was something my friends and I
look forward to every year. A night out with
your good friends and fun stuff to win and
buy; who could ask for more? Shortly after I
arrived I saw this little boy that would change
my life forever. He was a fat little boy, clumsy
with every step. But walked around like he
owned the world. This little Boy was a 7 week
old male Yellow Labrador puppy that was
white as snow and as round as Saint Nick on
his best day.
I had dogs for

My son Trystan has grown into a fantastic
young man that loves all who come into his
life. His 17th birthday is this month and as
when he was four, Dad is still looking for ways
to show him how much I love him. So this
week we put down a deposit on another Lab
from Sunnyview Kennels. We decided to stick
with Black because for us there was only one
Yellow Lab that stole our hearts. I do believe
Bear helped to raise my son. Trystan is a better
man today because of his time spent with his
Best Friend. We miss you Bear.
