Q: How long will my ad be posted?
A: Properties stay posted as long as it takes to sell!

Q: What is FSBO?
A: FSBO, or "For Sale by Owner", is a commonly referred to term for
owners who sell without the assistance of a broker. There are many
advantages to both buying and selling via FSBO.
What advantage does a Web site for the FSBO client offer? Plenty!
Internet usage has exploded as more and more consumers are
turning to the Web to find what they want. A Web site offers far
more space than conventional advertising to show and explain
your property, and at a very economical price.
Q: What is my timeshare worth?
A: In reality, a timeshare week is only worth as much as the buyer is
willing to pay. Trying to come up with an actual value is simply an
exercise in estimation. There are however two popular methods of
arriving at a value.
The first method of estimation is an appraisal. An appraisal is an
estimate of the value of a timeshare at a given point in time by a
certified appraiser. When evaluating a property, appraisers consider square footage, construction quality, design, floor plan,
location, as well as the availability of transportation and shopping.
Resort size, topography, view and
landscaping are also taken into
account. Most appraisals cost about $300.

The second method is a comparative market analysis. This method
is an informal estimate of a timeshare's market value, based on
sales of comparable timeshares in a resort. You can do your own
cost comparison by looking up recent sales of comparable properties in public records. These records are available at local
recorder or assessor offices.
Q: How do I price my timeshare?
A: When pricing your timeshare week for sale consider the
following to establish a fair market price.
Why are you selling your timeshare week? What is your motivation
for selling your timeshare week? Hopefully no one has told you
that your timeshare is an investment and you could sell your
timeshare for a profit. Remember the Original cost of your week
included a 40-50 percent marketing cost. Take this into consideration when pricing your timeshare for resale. Other factors that
influence the sale price:
Does the timeshare unit have more than two bedrooms? Is it a
high season week versus a low season week? Is it a five star resort,
or a gold crown resort? Is the location special and/or unique?
General guideline for pricing is to subtract estimated marketing
costs from the original purchase price and increase the price by
those factors that make your timeshare week special. (See, Other

Stay flexible when negotiating the sale with a potential purchaser,
based on your motivation to sell the timeshare week.
Q: What is the difference between fair market value and asking price?
A: The owner's asking price, the advertised price of a timeshare
when it goes on the market, is set slightly higher than the fair
market value. You can assume that some negotiation will be
necessary to reach an agreement with a buyer.
Q: How flexible should I be about the asking price?
A: Most buyers leave room for negotiation
when they make an offer. This means that a
certain degree of flexibility is usually called
for on the part of the seller as well.

Q: When is the best time to advertise my timeshare for sale?
A: As soon as you decide you want to sell it.
If you want to get the best price for your timeshare, give yourself as
much time as possible to sell it. The longer your advertisement is
running, the larger the number of potential buyers that will see it.
This should result in more offers. Allowing yourself time also gives
you the flexibility to consider more options if the market is slow or
initial interest is low.
Q: How long should my timeshare take to sell?
A: Average advertising times vary from one to six months, according to market conditions in a particular region or resort. Price,
terms, condition, location, and exposure also play a large role. It is
important to remember that selling in any market is easier if you
keep time on your side. Try to allow yourself at least six months; this
will put you in a position to get a better return from your marketing
efforts.
Q: How can I be safe when paying the timeshare owner?
A: An owner must submit a valid credit card when listing their
timeshare for sale or rent. This provides prospective buyers and
renters peace of mind and security when renting or buying a
timeshare from the owner. It allows them to know that the owner is
who they say they are and that we have valid information on file
for the owner if something was to ever happen.
For added security, we also recommend prospective timeshare
buyers and renters do the following:
1. Make payment using a credit card that offers fraud protection,
such as Visa. Alternatively, use a payment service such as escrow,
PayPal, or Western Union to send money online safely and secure.
2. Obtain the full name of the owner and their timeshare unit
number (if applicable). With this information, you can contact the
resort and verify that the timeshare owner is truly the owner of the
timeshare unit.
3. Speak to the owner in person. This helps
both the owner and the buyer/renter in
getting to know each other and develop
a trusting relationship.
