The Builders Choice
A Word From Jack Bowen
True Character
“You can accomplish anything in life, provided that you do not mind who gets the credit”
– Harry S Truman
They tell me that Tony Abbott is a good bloke. He has just been
demoted from a job that probably doesn’t allow one to be who
they really are. Governments in Australia do not get much time to
govern for the people for the long term. Politicians generally start
worrying about the next election as soon as they come to power.
Parliamentarians’ nit-pick all the time – they spend too much of
their time picking on the perceived personal and policy weaknesses
of their opposition. They lower their own dignity in the process.
been preoccupied with “… life questions beyond the transient
spectacles that flit across our screens” (Simon Caterson – Writer
and Critic). Brooks believes people with true character are quiet
achievers. “They radiate a sort of moral joy. They answer softly
when challenged harshly. They are silent when criticised or unfairly
abused. They are dignified when others try to humiliate them,
restrained when others try to provoke them. But THEY GET
THINGS DONE!”
So whether Tony Abbot is a good bloke or not, he was dumped as
leader of this country because his party colleagues felt he could not
lead them to victory in the next election. Let’s see what happens
now.
According to Eureka Street magazine’s Paul Jensen - “Malcolm
Turnbull’s main justification for challenging Tony Abbott was
that the former P.M. was not capable of providing the economic
leadership which this nation needs. Abbott’s leadership style
emphasised strength rather than consultation, which is what he
thought people wanted. What they actually wanted was revealed in
a recent survey conducted by Swinburne University.
We need good blokes and good women as our leaders but we
also need leaders who, while true to themselves, have to ‘read’
the moment and act for the common good even if this doesn’t sit
comfortably with their own personal beliefs. Maybe Tony Abbott
missed out on both accounts.
Already Malcolm Turnbull is getting advice from all sections of the
media and beyond. An open letter to our new Prime Minister from
Don Argus was published in the weekend Australian (September
19th). An excellent piece which concentrated on the subject of
the “black hole of debt adversely affecting our ongoing standard
of living”. Don Argus is one man I would listen to. He is the former
chairman of BHP Billiton (1999-2010), former chief executive of
National Australia Bank (1992-99) and current chairman of the
Bank of America Merrill Lynch Australia Advisory Council. He is also
a member of the Sorrento Golf Club and I have played golf with him
on two or three occasions. And he is a ‘good bloke’!
In his article Don quoted Jim Wolfensohn, an Australian and former
president of the World Bank. Jim “had a view that all nations need
good government systems, justice systems, financial systems
and social systems. The efficiency of those systems is critical to
the competitiveness of nations. Complacency in the application of
these systems can be detrimental in achieving one’s objectives”.
Don then went on “as we progress into the 21st century it is
becoming very clear that people, politics, culture and business are
inseparable. If we are to achieve economic prosperity we should
all be demanding political legitimacy. Reinventing government lies
at the heart of future economic growth… Let’s hope we come to
our senses and we pass the necessary reforms without the rigidity
of political ideology designed for power and avarice, not economic
growth…”
Therefore we get down to the leadership required to achieve
‘good systems’ and ‘political legitimacy’. We get down to the true
character required by our P.M. and his leadership team.
So, is Malcolm Turnbull a good man (in all respects)? Is he smart,
does he have the qualities of humility, forbearance, respect
and self-discipline? David Brooks is a writer who has long
The survey’s major findings included the reality that leadership
perceptions of political, religious, union, community and
business leaders could be graphed across two models – namely
‘trustworthiness and competence’ – and ‘short term/long term
interests and self/public interests.”
The survey showed that Australians expressed the desire that
they want leaders who are living out of clear values. The values
the study identified included: making decisions in the interests of
all Australians, not just their own supporters; caring for the long
term future of the country, not just short term responses; and
maintaining the infrastructure, environmental and social systems –
the ‘commons’ – upon which all economic and social development
depends”.
The true character of a true leader is explained to some degree in
Jim Collins book Good to Great. In examining every ‘good-to-great’
company - “…the leadership therein was consistently of the Level
5 executive category: an individual who blends extreme personal
humility with intense professional will. These are self-effacing
individuals who displayed the fierce resolve to do whatever was
needed to be done to make their company great. Level 5 leaders
channel their ego needs away from themselves and into the larger
goal of building a great company. It’s not that Level 5 leaders
have no ego or self-interest. Indeed, they are incredibly ambitious
– but their ambition is first and foremost for the institution, not
themselves”.
In summary, the goal of leadership is to find a just balance between
competing values and competing goals. Within politics this is a
huge ask and for Malcolm Turnbull the test is yet to come. Yes, we
want ‘trustworthiness and competence’ from our new P.M. and
both sides of politics, but at the same time we want some strength
and resolve to just get things done!

Product Of The Month
Bradford SoundScreen
TM
There’s no better way to screen
sound in your home!
SoundScreenTM dramatically reduces
unwanted noise transfer through walls and
between floors to create peace and quiet.
Bradford SoundScreen is a high density, premium acoustic insulation
product popular with Australian builders because it really does
screen out unwanted noise. SoundScreen has been developed as
an industrial strength residential acoustic solution to help reduce
noise transfer through adjoining rooms and floors. If you’ve ever
lived in a home where you constantly hear unwanted noise from
other bedrooms or the TV from the lounge you’ll appreciate what a
difference SoundScreen can make in creating a more comfortable
home. SoundScreen is ideally suited for internal walls around those
rooms that are renowned for noise, for example home theatres,
ensuites, kids bedrooms or the rooms where you want peace and
quiet such as bedrooms or studies.
It’s now or never
The best time to consider SoundScreen is at the time of construction
or during a renovation, therefore it takes planning as to how the family
will function in the home and where you will need to install acoustic
insulation. Once the walls are in place it is a difficult job to add
acoustic insulation to your home so planning is key. SoundScreen can
be used in mid floors to control noise in two storey homes. Airborne
noise can easily travel from the rumpus room downstairs to the
bedrooms above. Having a high density acoustic insulation such as
SoundScreen in the midfloor will absorb up to 75% of the soundpower
moving to the other floor.
So how does SoundScreen work?
Installed in the cavity created by the timber stud in a partition wall,
SoundScreen provides a dense layer of insulation inside the wall
which absorbs and re-directs the noise as it travels from one room to
another. It won’t soundproof a room, but it will significantly reduce the
impact of loud noises. In a standard partition wall it can reduce noise
levels by around 10dB over what a non-insulated wall would achieve.
SoundScreen also has thermal properties as well, helping to keep the
warm air inside during winter and keeping the home cooler in summer.

Innovation
Replacing a deteriorating timber deck with new
HardieDeck
TM
Homeowners Bryan and Kerry Cummins have a flair for design
and entertaining. Their Brighton home features a stunning modern
portico and lovely architectural details and landscaping. Off the
lounge room, on the side of the house, is the entertaining deck.
The deck has seen a lot of parties over the years, judging by the
column where guests have signed and dated various events.
Following on from last months HardieDeck™ innovation article,
Andrew Healey, Key Accounts & Special Projects Manager at
James Hardie explains why HardieDeck™ was chosen to replace
the merbau timber deck.
The homeowners were dissatisfied with their timber deck. Within
two years they were seeing splitting, cupping, bowing, popping
nails and general movement.
Andrew explains that, “with moisture and condensation being
trapped on the underside of the deck, the boards had started to
warp, buckle and twist.” Greg Brown, Sales Manager at Bowens Port Melbourne, says; “to
make this project work, we had to think of a new and innovative
approach. We thought that HardieDeck™ would be a great
product because, being cement based, it isn’t reactive to the
moisture levels that build up on a low set deck.”
Bryan and Kerry were looking for a contemporary deck that could
match their home’s modern architectural features. The boardwalk
style, extra wide decking boards (196mm x 3000mm), and
strong, clean black lines of the Fast-Track fixing system, was a
contemporary look they were after.
In addition, they could choose virtually any colour by tinting the
concrete paving paint. This also allows them to easily alter the
colour at anytime to keep up with changing trends.
Coming into summer, Bryan and Kerry were having a lot of trouble
finding a decking contractor who had the time to fit a timber deck
build into their busy schedule. Luckily, Andrew introduced Ben Dwyer from Access Building who
is an experienced HardieDeck™ installer. Ben was confident he
6
BUILDERS BULLETIN
could install the new 50 square meter HardieDeck™ in two days
instead of the usual four days for an equivalent timber deck.
Ben says; “Installing the new deck with the HardieDeck™ system
is twice as fast. Being a wide board with a concealed fix it is much
neater. The way the system goes together is just so easy - there is
nothing hard about it.” Ben adds that; “less time on your knees is
much better on the body too!”.
The main reason that HardieDeck™ is fast to install is the FastTrack fixing system. It only requires one screw per joist, screwed
into the jointer between the boards. With a timber deck on the
other hand, each board needs two face screws in each joist, plus
pre-drilling and counter sinking. With fewer screws and a faster
install time, the HardieDeck™ system represents a significant cost
saving over timber decks.
HardieDeck™ is a compressed cement sheet product that cuts
with a James Hardie 7 1/4 inch tungsten carbide blade. As Ben
explains; “you just need to put the blade in your drop saw, hook
the vacuum cleaner up and it cuts just like the other James Hardie
cement sheet products.”
Lastly, Bryan and Kerry found that the ongoing maintenance
required for the merbau deck was time consuming. With
HardieDeck™ being a low maintenance product that doesn’t
require regular staining, it was better suited to their lifestyle. As a builder it is important to have confidence in new products. At
Bowens, Greg explains that they can “organise an account manger
to provide a dual call with a James Hardie account manager. This
ensures that you will have complete confidence that you will know
exactly how to install HardieDeck™ correctly.”
Getting your HardieDeck™ on site is easy. Having the product
readily available throughout Bowens’ thirteen locations enables, in
most cases, same day or next day delivery via a crane truck.
As Greg says, “come on down and look at our Port Melbourne
display and talk to our trained staff at Bowens. When you are
thinking of your next deck, think innovation, think HardieDeck™.”
The Fast-track fixing system needed just one 25mm screw per joist.
Cracks in the old deck.
HardieDeck boards are straight
and true with no gaps.
As a builder it is important to have
confidence in new products. At Bowens,
Greg explains that they can “organise an
account manger to provide a dual call
with a James Hardie account manager.
This ensures that you will have complete

The owners wanted a modern deck like their stunning Scyon Stria portico.
The main reason that HardieDeck™ is fast to install is the Fast-Track fixing system.

Expert Advice
Is your timber
“Fit For Purpose”
The choice of a suitable timber can save thousands of dollars in
repair or rebuilding costs. Building with inappropriate timbers, that
are low durability, can lead to failure in an unacceptable time frame.
Many will recall I have written about treatment levels in the past,
which are basically
• H2 for immunising against Termite attack.
Obviously I am in the main referring to external applications, but
it can even apply internally as well, particularly where there is
moisture commonly used in a building’s wet areas. An example of
this is MDF skirtings/architraves rotting because of essential
(water based) cleaning.
• H3 for above ground external use, such as claddings,
fascia and deckings.
DURABILITY
• H5 for immersion in fresh water and critical structural
purposes such as; construction poles and structural
wall sleepers and house stumps.
Regular readers will recognise durability is a word I often use in
my articles. However I thought I should state exactly what we in
the timber industry mean; durability means resistance to rotting,
termite or other insect attack.
DURABILITY RATINGS
There is an Australian Standard AS 5604---2003 that rates all
commercial timbers on the market with the ratings based on
Heartwood only. The standard rates each specie based on the
criteria below on categories of 1 to 4;
• In-ground contact.
• Outside above ground.
• Termite resistance also of Heartwood, (inside above ground
--- applicable to H2 in AS 1604 series). It will say R for
resistant or NR for non-resist
• Lyctid (borer) susceptibility of Sapwood. NS for not
susceptible or S for susceptible.
EXPECTED LIFE SPANS
The standard also predicts the probable life span for timbers based
on the table below.
Natural Durability - Probable Life Expectancy*

Probable in-ground life

* The ratings in this Table are based on expert opinions and the performance of the
following test specimens:
(a) In-ground: 50 x 50 mm test specimens at five sites around Australia
(b) Above-ground: 35 x 35 mm test speciments at eleven sites around Australia
I regularly refer to the standard for a source of reference. Of course
there is a range of treated products on the market as well that
enhance the service life of timber products, particularly treated pine.

BUILDERS BULLETIN
• H4 for in-ground non critical structural use, such as
pergolas and garden grade sleepers.
• H6 for situations involving salt water.
Until recently treatment penetration has only been applicable to
the treatable sapwood in hardwoods and softwoods. The cell
structure of the heartwood has not usually allowed any treatment
penetration. Spotted Gum is a case in point where the heartwood
is very durable, but the sapwood is not. Accordingly, all producers
of this specie are compelled to treat the sapwood to give it some
durability that is near comparable to the untreatable heartwood.
In the case of Victorian Ash and Tasmanian Oak the heartwood
is not durable so producers try to exclude the lesser durable
sapwood altogether. However, there are new treatment processes
available that have given the heartwood enhanced durability which
has opened up new markets for these species. To my knowledge
the level of treatment under this process is only up to level H3.
SITE CONDITIONS & GOOD BUILDING PRACTISE
All the above ratings are based on testings that are expected on
typical site conditions. Sometimes there can be extraordinary
conditions such as excessive moisture in the soil that can influence
the above ratings for the timber to endure a long service life. I
have also come across some mountain soils (in the Dandenongs)
that have been highly corrosive on Cypress Pine stumps. In
circumstances like these, my advice would be to apply manually
an agent such as bitumen paint to give the timber some insulation
against moisture in particular.
If proper building practises are not followed it can have a
deleterious effect on the performance of a product that is a
renowned product performer as an example; I have seen Merbau
Decking show signs of serious decay inside 10 years because the
deck was poorly designed and had no ventilation. Merbau is rated
by the standard to have an above ground rating of class 2. The
Standard rates this category with an anticipated life expectancy of
15 years to 40 years “probable above-ground life expectancy”
CONCLUSION
We at Bowens are keen to advise our customers in the appropriate
use of timber products. To that end we have a procedure where a
number of questions are asked in the quoting process so we arrive
at a cost effective product to fit the situation required.
