DIRECTIONS
From the roundabout on the A1 follow the B1042 into the
village of Sandy, and head east on the B1042. After 2 miles
turn right to Sutton and follow the road for approximately
half a mile. The wood adjoins the road on the right. There
is an entrance into the wood at point E on the sale plan but
the best access is over the route shown with a broken brown
line. This is through Portobello Farm from the Biggleswade
Road. Please note the woodland rides are soft so cars
should be parked at the woodland entrance. OS 1:50,000

VIEWING
Viewing is possible without appointment at any time during
daylight hours so long as prospective purchasers are in
possession of a set of these sale particulars. Please be aware
of hazards within the woodland when viewing.
DESCRIPTION
Sutton Wood sits close to the village of Sandy. This historic
town, dating circa 250 BC, derives its name from the old
English meaning Sand Island. This is a character that has
remained essentially unchanged.
The gentle west facing topography of the wood provides an
easy to traverse landscape either by foot or machine. There
are several open tracks that divide the wood and aid access
throughout.
The species mix comprises mixed conifers and broadleaf
crops including Scots pine, Japanese larch, birch, oak with
small areas of sweet chestnut and beech.
On the western side of the property is an area which was
felled about 3 years ago. This was replanted with mixed
broadleaves.

The amenity uses of this wood are well served by its relatively
secluded location and private feel. In the south-eastern corner
of compartment 4b is a small but rather picturesque pond.

MANAGEMENT
The wood is currently managed by UPM Tilhill, The Old
School House, High Street, Needham Market, Suffolk IP6 8AP,
telephone 01449 720594. Their Mr Oliver Hands will be
pleased to discuss future management with prospective
purchasers.
TAXATION
After two years ownership, commercially managed woods
qualify for 100% relief from Inheritance Tax. Timber sales are
free of all Income Tax and do not attract Capital Gains Tax. In
certain circumstances it is possible to roll-over Capital Gains
into the proportion of the purchase price attributable to the
value of the land.
SPORTING RIGHTS
The sporting rights are owned and included in the sale. They
are let until 1st February 2016. The rent has been paid in
advance and will not be apportioned on completion.
The Scots pine is mature and has been well thinned. Should
the purchaser choose, some felling may be completed
subject to an application to the Forestry Commission for a
felling licence.
MINERAL RIGHTS
These are owned and included except where excluded by
statute.
The southernmost part of compartment 2 is subject to a
Tree Preservation Order (TPO) imposed by Biggleswade
District Council. A TPO protects the woodland from being
cleared but normal forest operations are regulated by the
Forestry Commission.
