Photo by Francie Ivy WHAT IS REALLY HAPPENING IN THE LOCAL REAL ESTATE MARKET? By Erich Ferchau T he stars are aligning…it’s a “seller’s market” in Denver…Gunnison County “always” lags in the recovery…the momentum is building…buildings are going up and some are coming down! So, what is really up? The bottom line is, comparing the first six months of the year to the same period last year (MLS data through June 14, 2013), we have seen a market-wide increase in real estate sales (units sold) of 4% and the dollar sales are up 12%. That is all markets, all types of real estate…land, condos, single family, multi-family, etc. Depending on the day you look at the data, these numbers fluctuate a bit. The best general summary is: Sales are up, the dollar volume is up and, it appears that more of that growth is occurring outside the central population centers (Gunnison, Crested Butte and Mt Crested Butte). In Gunnison and Rural Gunnison…it appears as though sales above $300,000 were stronger last year with 7 units sold last year (Jan 1 thru Jun 14) vs. 2 units sold this year. Last year, total units sold of single family homes outpaced this year 31 to 24. On the other hand, condominium/townhouse sales are up in 2013 compared to the same period a year ago, 5 vs. 3 If there was one message I would stress to Buyers, the market is picking up and prices will begin to rebound because of that demand. Interest rates are low and will likely see some modest increase over the next year. If you see a property you like, strongly consider making a purchase. Remember, there are very few properties in our market (excluding Mt. Crested Butte condos) that are similar to something else. If you are looking to sell and “move up” to a different property that better meets your needs, I encourage you to come talk with us about possible trades or purchases that are contingent on the sale of your home. With the market increasing, Sellers are once again willing to go under contract subject to your property selling. Those elusive “river properties” never seem to be available when the time is “right”. Right now RE/MAX has several exceptional properties that are “ on the river” and are actively listed for sale. Listed at $995,000 TROUT HOMES OF THE GUNNISON RIVER By Joey Micucci T he Gunnison River holds an astonishing number of Trout. Rainbow and Brown trout are the more predominant species, along with a good number of Cutbow, and here and there you will come across Brook, and Cutthroat trout as well. The Gunnison’s abundant food sources, cool water, and ideal structure create prime trout habitat, making it a highly regarded western river. Depending on the season/weather, trout can be found in various areas of the river. Water temperature is perhaps the most important factor that influences where trout choose to live in the river, as it correlates with the aquatic insect activity and the metabolic rate of fish. Some of the highest insect activity occurs when water temps are in the 45 F – 65 F range, and this is also when trout will usually be most active. So where exactly might trout of the Gunnison River prefer to live and why? Shelves, Drop Offs, and Buckets: The Gunnison River is well known for these river structures and they are best characterized by apparent color changes in the water. When the riverbed drops, making the water depth suddenly increase, the water will appear a darker green color, making the riverbed less or no longer visible. Shelves, drop offs, buckets, and a minor decrease in the grade of a river usually make sections of water that appear to have a light chop, or “riffles”. Good oxygen and insect flow, and sometimes cooler water make a comfortable place for trout to hang out and feed. Trout will most often be found here during times of increased bug activity, or hot weather from late spring through autumn. Structure: Like many fish, Trout can often be found in and around structure. Structure commonly found on the Gunnison River includes: Fallen or hanging trees, willows, boulders, cut banks and bridges. All structures provide the trout shelter from predators and fishermen. Fallen trees, hanging trees, and willows also attract certain insects that trout eat. Boulders, whether on the bank or in the middle of the river, help create “pockets” and “seams” which are water structures. A pocket is a small piece of still or very slow moving water, which provide a place for trout to escape faster currents and save energy. A “seam” is where the faster current meets slower moving water. Often times, trout that are holding in a pocket will quickly move to the seam to feed, and then return to the pocket to rest again. A cut bank occurs when the river has carved under the bank, and flows underneath it, providing perhaps the best cover for trout. Though not visible, you could be standing on a cut bank and have a few fish right below your feet.
