Some of these companies coach individuals, others operate gym and exercise facilities, and some sell health-related equipment and supplies. This sampling includes tenants from our corporate parks in Maryland and Virginia, as well as Colorado, Louisiana and Wisconsin. We’re proud to provide the business environments where these firms can succeed! Since 1987, Macy’s diverse résumé has included stints as a group fitness instructor, personal trainer, fitness director for the YMCA and supervisor of a hospital’s fitness center. It wasn’t until 2010, however, that Macy decided to open her own business, launching BAM Fitness Coaching from the basement of her family’s home. For Macy and her husband, Jeff, fitness is a family affair. “I couldn’t have done this without my husband,” Macy acknowledged. “He’s a strength coach, and we both have a business and fitness educational background, so we work really well together. This is something that we’ve always wanted to do, and now was just the right time to do it.” BAM Fitness Training exclusively provides small-group strength training for women. Unlike many fitness coaches, Macy trains two or three women at a time, focusing primarily on weightlifting during their one-hour sessions. “The TENANT DIGEST 1712 Baltimore Annapolis Blvd. Annapolis, MD 21409 small-group training offers support, camaraderie and a little competition,” Macy said. “Everybody works a little bit harder. I’ve seen some really nice friendships blossom.” Macy also takes a nontraditional stance on the balance between cardiovascular exercise and strength training. While many trainers focus on cardio to help their clients lose weight, Macy encourages her clients to lift weights and gain muscle strength instead. “There’s not a treadmill in the whole place,” Macy enthused. “We do some conditioning at the end of the session for 15 to 20 minutes, but it’s nontraditional. Women need to lift heavy weights and get strong, and that’s my goal: to help ladies get strong, increase their metabolism and lose body fat. An hour on the treadmill isn’t going to do it for you.” Macy relocated BAM Fitness Coaching to Mequon II Business Center on December 1, 2010. “When I started training clients a year ago, I didn’t think that I would have my own space in six months,” Macy chuckled. “But I quickly ran out of space downstairs, and you can’t really expand unless you have the space.” Her new studio encompasses 1,500 square feet. “It’s perfect for what I need,” she said. Though BAM Fitness Coaching may grow even larger in the future, Macy said right now her business is the ideal size to accommodate her other job: mother. “I don’t work early in the morning or late at night because I’m a mom, and I have to be home when my kids come home from school,” she explained. “I like that I can dictate my own hours and work around my schedule and the kids’ schedule.” COMMERCIAL DRYWALL CONTRACTOR WAGNERS DRYWALL, INC. 7802 Chevalier Court Severn, MD 21144 Office 410-551-2287 Cell 443-250-7150 Fax: 410-551-2833 FRAMING ACOUSTICAL CEILINGS HANGING FINISHING DOORS 15 GET FIT! Centurion Fitness Location: Barringer Crossing I Baton Rouge, LA Phone: 225.751.4113 Website: www.centurionfitness.com People who don’t exercise have many excuses for why they don’t work out or visit the gym. Some say they don’t have enough time to get to a gym before it closes, while others say they feel uncomfortable working out in front of other people. Centurion Fitness of Baton Rouge, Louisiana, has removed both excuses by offering its members 24-hour access. For people who work a second-shift job, Centurion offers the opportunity to use the gym facility after midnight if necessary. If someone feels uncomfortable exercising in a crowd, he or she may visit the gym outside of peak hours — perhaps at 4:30 a.m. “Baton Rouge has no shortage of fitness facilities, so we knew we had to offer something different,” explained Dean Brignac of Centurion Fitness. It was important for Centurion to invest in safety for its members who prefer later workouts. “It seemed this St. John property was made with us in mind,” Brignac said. “This property is directly next door to the Kleinpeter Sheriff’s Station. This offers our members a safe environment any time of the day or night. Also, the parking lot is very spacious and well lit. I know other clubs that have problems with theft in the parking lots, but due to our location, that hasn’t been a problem for us.” In addition to safety, Centurion offers members cardio equipment with personal televisions behind four-foot-high walls for privacy, experienced personal trainers who work as independent contractors, private showers and free tanning service. Bringing convenience and safety to members has been made possible by Brignac’s communication with the property managers at St. John. “Todd Pevey and Cristy Arvel have been great to work with,” he said. “The few times there have been problems, they have done their best to get right on it. I like being able to e-mail or call and speak to one of them in a timely manner.” 16 TENANT DIGEST CrossFit BWI Location: International Trade Center Glen Burnie, MD Phone: 410.863.7320 Website: www.crossfitbwi.com As a personal trainer and a bodybuilder, Ryan Thompson thought he was in great physical shape. Then he experienced a workout under the CrossFit system — a strength and conditioning program used by police academies, special-operations military squads and professional athletes. That’s when he discovered he still had a lot to learn. In 2006, Thompson was employed as a personal trainer for a fitness chain when he met a gym owner in Ann Arbor, Michigan, who offered CrossFit training for his clients. One year later, Thompson became certified to teach the CrossFit system. He soon struck out on his own and began scouting locations where he could open up his own gym, and St. John Properties helped make that happen. “They gave me great lease terms to get started,” he said. St. John Properties also helped the growing gym and its 10 staff members set up in their new headquarters in Glen Burnie’s International Trade Center. CrossFit BWI focuses on a guided approach to help its members achieve their fitness goals. “In some gyms, they sign you up, show you where the equipment is and turn you loose,” Thompson said. “We do a fitness evaluation and determine what you want to accomplish. Then we start you out in beginner classes to get you comfortable with the system, rather than getting you into advanced classes where you’re in over your head.” With new programs coming out for clients from every walk of life, including CrossFit Level 2, CrossFit Kids and a strength-specific program, Thompson emphasized that CrossFit BWI really is for everybody. “My dad, who’s in his 60s, works out here,” he said. “The program is universally scalable. We’re not going to throw you to the sharks here — we want to get you where you need to be with your fitness in a safe, efficient way.” Lipman Frizzell & Mitchell LLC is a Real Estate Counseling and Appraisal firm that serves a wide array of clients in the public and private sectors, including corporations, institutions, governments, attorneys, investors and individuals. There’s no money involved there — it’s just good service. We tell our staff members that we earn the name Maximum Medical every day. It’s not just a name — it’s our philosophy.” Patients who have been treated for breast cancer, peripheral artery disease (PAD) and other serious medical conditions have many concerns to deal with as part of their treatment regimens. These patients often require specialized equipment designed to help them maintain their quality of life. Fortunately, Maximum Medical provides this equipment to patients throughout the Baltimore/ Washington, D.C., area. Maximum Medical, founded in 1995, deals primarily in equipment and services related to home compression therapy. Compression therapy focuses on safely moving excess blood or lymphatic fluid out of the limbs, where it tends to collect in patients with damaged vascular or lymphatic systems. “In breast cancer patients post-mastectomy, their lymph nodes are often compromised, which leads to fluid buildup in the hands and arms,” explained Richard Garry, owner of Maximum Medical. “In PAD 18 TENANT DIGEST Next Level Sports Performance Location: MIE Corporate Center Golden, CO Phone: 303.279.6000 Website: www.nextlevelsppt.com Jim Keller has long been accustomed to the sweet taste of success. As the Denver Broncos’ assistant athletic trainer, Keller worked with Super Bowl-winning teams for a decade before leaving to found Next Level Sports Performance. “The hard part with pro football is working seven days a week, 10 months out of the year,” he explained. “I wanted to be able to spend a little bit more time with my family.” A former high school soccer and lacrosse player, Keller sustained two knee injuries that required surgery during his athletic career. “The high school injuries put me into this field,” he explained. “I was born into a family that does construction, and I’m the only son that didn’t go to work for my dad. I always dreamed of trying to start a business and follow in his footsteps.” That dream came to fruition in May 2004, when Next Level Sports Performance opened its doors. That’s also when they became a St. John Properties tenant. Next Level Sports Performance provides physical therapy and sports performance training to a wide range of clients, but the company’s typical client is a healthy, active person who has sustained a serious injury and wants to return to a high level of activity. “We are not overzealous about returning people quickly,” Keller stressed. “We want a complete return.” To provide clients with the level of care that makes such a return possible, Keller emphasizes quality over quantity. “Most PT [physical therapy] TENANT DIGEST Michael Campitelli Mid-Atlantic Masonry, Inc. clinics see two or three people an hour; we see one client per person per hour. We keep our volume down so we can individualize and customize for our clients’ needs.” Keller’s commitment to quality care has reaped dividends in the form of business growth. “When we opened in May 2004, we saw 11 people a week, and seven of them had my last name,” he laughed. “Now we see between 75 and 100 people each week.” As the clientele has expanded, so has the staff. Initially a two-person operation, Next Level Sports Performance will soon employ 13 people. “The original business model was to advance the company at 10 years; we did it in seven. We’ve been very fortunate,” Keller acknowledged. Keller recently purchased a condo in MIE Corporate Center and plans to relocate the business within the next few months. “We’re expanding from 5,000 square feet to 7,200 square feet,” Keller explained. Though he hopes to grow the facility again in the future, he is cautious about expansion at the cost of his business’s trademark quality: “Our true business model is to become the premier sports medicine facility in the state. I’d rather have one facility that is very well-run than a bunch of satellites.” P.O. Phenom Strength & Conditioning, LLC Location: Ashburn Technology Park Ashburn, VA Phone: 571.291.3225 Website: www.phenomathlete.com A handful of friends go to the gym together to motivate each other to work out and get in shape — all doing the same routine of cardio and weight training. It’s a good idea in theory, but in practice, it ignores the individual body composition of each person and what those bodies need to have better functioning strength. Walker explained that the major difference between typical gyms and Phenom is that no member at his facility starts training before having a physical assessment to determine their best workout. “Most gyms don’t dedicate their personnel to training individuals,” he stated. Phenom offers members a variety of cutting-edge techniques and services, including biosignature modulation, which determines how body fat is stored in the individual; scar tissue treatment, which breaks down scar tissue for better muscle function and reduced risk of injury; and a hyperbaric chamber, which can increase the rate of injury repair. “The staff members at Phenom are really motivated and interested in learning new methods for training,” Walker stated. In addition to a fresh approach to fitness and healthy lifestyles, Phenom offer its members state-of-the-art facilities. “We specialize in sprint training, and we have one of the best types of indoor tracks in the world — it was left there by the previous tenant.” The location was a natural fit, including an indoor turf field, locker rooms and showers, and an abundance of natural lighting. Phenom truly has the facilities to match its lofty goals. Walker said, “We are always looking for new cutting-edge ideas, and there are several resources and concepts that we will continue to pursue into the future.” Phenom Strength & Conditioning makes it possible for each individual client’s needs to be met. “We focus on assessing the structure and anatomy of the person and making decisions about the workout to suit the individual,” said James Walker, co-owner and director of sports programming. “Phenom is a facility designed for optimized performance of not only training but also for daily physical tasks.” Walker pointed out that people often lose some of their body’s natural muscle functions by leading sedentary lifestyles and doing minimal physical labor at their professions. “Everyone has some athletic ability, whether they know it or not,” he said. “That’s the way our bodies are designed, and we lose those abilities by not doing them.” 20 TENANT DIGEST Retro Fitness Location: Timonium Business Center Timonium, MD Phone: 410.252.0777 Website: timoniummd.retrofitness.net Retro is in again. Retro Fitness, a chain of gyms based out of New Jersey, has a new facility in St. John Properties’ Timonium Business Center. Their 13,500-squarefoot facility, which opened its doors in June, brings together the bright, colorful design schemes of the 1980s and today’s modern fitness equipment to make going to the gym a fun experience for members. Matt Mauriello, Retro Fitness franchise owner for the region, said a major draw for customers is the gym’s “retro” price — just $19.99 per month for a base membership, plus an initial enrollment fee. “People are always skeptical when they first hear the cost, because they’re worried about what they’re going to get for that price,” Mauriello acknowledged. “But our product is really over the top, with the Retro Theater always playing great movies to watch while you’re working out, all of our different equipment for each area of the body, our Fitness On Demand virtual classes, the juice bar and more.” Mauriello brought the Retro Fitness concept here from his home state of New Jersey, where the chain was founded in 2005. “I was really attracted to the business model,” he said. “And I was excited for the challenge of taking a brand that was really accomplished in a short time in New Jersey and establishing it here in Maryland, which is a great market that’s very fitness-oriented.” With Retro Fitness serving as an anchor in the Timonium Business Center, Mauriello expects tremendous results from his newest location. “St. John Properties has really been great to us in helping get the place ready for business,” he offered. “We’re in a busy area of Timonium with good visibility, and we offer a good product to people looking for a fun way to stay fit. People can cancel anytime with a 30-day notice, so it’s really simple and non-intimidating.” Tayman said St. John Properties has been extremely helpful to him since taking over the gym. “The people at St. John have done whatever they could do to assist me,” he stated. “Whenever I need anything, I make one phone call, and they take care of it. That sort of service is great.” That sort of service is what World Gym offers its Glen Burnie customers as well. “We provide a great atmosphere that people can recommend to their friends and family members,” Tayman emphasized. “We want to make the gym a place for the everyday person, not just the person who’s been working out for 15 or 20 years. That’s what sets us apart.” In the mid-1970s, California was the place to be for fitness buffs. Professional bodybuilders and movie stars alike congregated at Muscle Beach in Venice, California, where the world-famous World Gym was founded by bodybuilder Joe Gold in 1976. Today, World Gym is a multinational success story, with more than 200 locations throughout the world providing full-service physical fitness in top-notch facilities — including the chain’s Glen Burnie location in the Quarterfield Center. Franchise owner Greg Tayman took over the Glen Burnie World Gym in April, where it has been located for the past seven years. Tayman estimated that there are approximately 1,700 members at this location. “Everybody knows the World Gym name,” Tayman said. “It’s a name people recognize and trust.” Another factor that customers appreciate is the cost.
