Any Contractor performing work that generates construction/demolition debris due to a remodeling
project or replacement of items such as but not limited to, appliances, toilets, kitchen cabinets, etc.
within the Kings Point community is required to remove and properly dispose of this material at time
of job completion.
The garbage containers placed throughout the Kings Point are for use by our residents only for the
disposal of their solid waste.
A contractor reported and proven to have placed waste in a residential garbage container will no
longer be permitted access to the Kings Point community for any future work. The homeowner for
whom the work was done may also be assessed a special service fee to have the franchise garbage
contractor provide an additional unscheduled pickup.

The buses are not equipped to carry motorized scooters as they are too long, their weight
is not evenly distributed and they will tip over

CLUBS
There are numerous active clubs that meet on a regular basis in the Kings Point Clubhouses.
The Staff Office schedules rooms and facilities for club functions. The primary requirement for the formation of a club is that it will be offered to all residents of Kings Point.
To form a club the following must occur:
1. The club president must come to the Staff Office and complete a Club Officers Information Form which consists the following:
• Detailed description of club activities
• Number of members
• Membership fee if any will be described in this form.
2. Upon approval by the Staff Office, the club president will complete a Room Request Form for scheduling purposes.
Club Rules and Regulations:
1. Kings Point Clubs must be open to all Kings Point Residents and must be comprised of Kings Point Residents only; however, out
side community attendees may attend.
2. The $2 guest pass fee for an outside community attendee is required and must be paid.
3. Food is not permitted in any rooms except for the Monaco BR, Flanders BR and Grand Ballroom.
4. Clubs in the ballrooms wishing to serve light refreshments (example: coffee and bagels) are required to pay a $50.00 clean up fee.
5. Kings Point Clubs who have food (other than light refreshments), music and outside community attendees must rent one of the ballrooms and must provide the Staff Office with a list of outside community attendees.
6. When renting a ballroom the $2 guest pass fee for outside community does not apply; however, the Staff Office must be provided with a list of the outside community attendees 2 weeks prior to the meeting or event.
7. Any changes to meeting dates, cancellations or club status must be communicated to the Staff Office.
8. Meetings are subject to location and/or time change by Management.

Dear Kings Point Golfers:
The 10th annual Kings Point Benefit Golf Tournament will be held
on November 7, 2015. This year’s event will benefit the Cystic
Fibrosis Foundation.
The Par 3 greens and tees are in the final stages of the grow-in
process, the course should be ready to open by early October if not
sooner. The tees, were increased in size and realigned to provide
a better approach to the greens.
Par 3 Golf Course Closed for Renovations...
The greens are also being enlarged to restore their original size and
contours. The restoration process was done in the same manner as
the Executive greens last summer which will provide Par 3 golfers
an outstanding putting surface.
Things to Remember:
Tee Time phone ... operates seven days a week between the hours
of 6:30 am and 11:00 am, take advantage of this service for a more
preferred tee time, Kings Point residents may call starting at 6:15
am. For same day play call the course, Executive 499-7840, Par 3
499-0140.
Golf Etiquette...Please be considerate of fellow golfers by repairing
divots, raking traps and playing ready golf to help maintain a
reasonable pace of play.
Two Minutes Only...Fishing for Golf Balls ... please be mindful that
a two minute time limit applies for looking the ball you hit into
the water. Fishing for balls other than the ball you are playing is
prohibited.
16th Season of Free Golf Lessons Starting Soon...Lessons
designed for the non-golfer will resume in mid-October. Bob
Schneider, head professional provides a wonderful introduction to
the game of golf with 5 one-hour lessons, sign-up is at the Par 3
Golf Course.
Stay Hydrated... It is important to remember to drink plenty
of fluids while you are on the course, water and PowerAde are
available in vending machines and at the Snack Bar.

Identification Card. Lisa Manzione replied that the rules and regulations, which were established by the
Kings Point Board of Directors, are very specific regarding behavior of residents while on recreation area
property.
2. Letter sent to Louis Contente of Seville L regarding the suspension of his recreational privileges for 30 days
due to disruptive behavior while riding on the Kings Point Bus.
3. Letter sent to Joseph Guth of Tuscany B thanking him for complying with the requirements set forth by the
Board of Directors regarding use of personal pool equipment.
4. Letter received from Barbara Wyman of Burgundy H suggesting that the library entry doors be replaced or
altered to match the other doors in the Main Clubhouse, which have a large glass insert. Lisa Manzione
replied that her suggestion will be forwarded to the Building Committee for further review and discussion.
5. Letter received from Toby Akers of Flanders J requesting that the Board of Directors waive the current
identification policy regarding rentals and the issuance of identification cards. Lisa Manzione replied that
the rules and regulations that govern Kings Point regarding rental units and the issuance of identification
cards are very specific.

being installed at the Flanders Clubhouse. Lisa Manzione replied that the hedges are maintained by the
condominium associations and his suggestion for ceiling fans will be forwarded to the proper committee for

them appropriately. Lisa Manzione replied that there are no plans to disallow guests to swim in the Monaco
Pool, however, the Board of Directors is aware of the issue mentioned in the petition and as of June 1, 2015
an additional security guard will be stationed at the Monaco Pool to help enforce the rules and regulations
set forth by the Kings Point residents.

Manzione replied that Kent Services began serving the community on March 11,2015 and through the
efforts of their on-site manager and our PBSO deputy, we are making strides weekly in our ongoing
attempt to provide better security for Kings Point.

purchased for the Main Clubhouse Fitness Center. Lisa Manzione replied that his suggestions will be
forwarded to the proper committee for review and consideration.
15. Letter sent to Raul Gonzalez of Seville E regarding his concerns that the Men's Sauna is closed. Lisa
Manzione replied that due to the fact that residents are spraying the heat sensor with water, resulting in
the sauna overheating and causing the equipment to malfunction; the sauna will be closed until
precautions are in order to safe guard the system.

Q. Mr. Shydlo asked about transponders/barcodes. Also questioned why there are not paper towels in the
men's room.
A. Barcodes will be necessary for gate access to the community and eventually transponders will be phased
out. Paper towels were being disposed of in the toilets, which caused major plumbing costs.
Q. Alex Garfen asked why the Kent Security/Incident reports are not shared with the community.
A. Due to privacy issues these reports cannot be made public.
Q. Betsy Berger asked how many catch basins were in need of repair and or replacement.
A. This is unknown until a study has been made.
Q. Barry Levine asked that additional security be placed at the Normandy Gate until repaired.
Q. A resident asked why guards are not wearing the cameras.
A. The rovers do have cameras in place.
Q. Why are stickers/decals still being used.
A. The stickers remain in place mainly for condo parking issues. Each sticker is registered w/ that vehicles
information.

Hello Everyone!
As fall rolls around at Kings Point we are still focused on one
very important aspect of day to day life here…Gate Access,
Gate Access, Gate Access!
As many of you have heard, the community is moving towards
an enhanced Gate Access System, which requires ALL
residents that live in Kings Point to be registered as “official”
residents.
Once you have obtained a valid Kings Point identification
card, please log on to the Kings Point website (www.
KingsPointDelray.com) and create a user account. You will
then be prompted to various screens that will allow you to
enter visitor information for both permanent, temporary,
and vendor guests. If you do not have a computer, someone
in the Staff Office (located in the Main Clubhouse) will be
happy to help you complete all necessary information. For
your added convenience, all information has been sent
to all condominium management companies, included on
Channel 63, a community wide mailer has been sent out to all
residents, and information has been, and will continue to be
distributed at all gates over the next few months. If you have
any questions or concerns regarding the new system, please
call 561-499-3335, ext. 225.

Additionally, all of our summer projects are winding down for
the season. While out and about in the community, take a
look at the new tees and green at our Par 3 Golf Course. The
course is in great shape, so stop in for around or two once the
course officially opens this fall.
Heading to the Burgundy Pool? If so we hope you are pleased
with the completed renovation. As a reminder, a large
portion of the renovations at Burgundy Pool were covered by
insurance proceeds, which were paid due to the damage that
was incurred during the rain event, January, 2015.
Finally, please note this edition of the News & Revues contains
the 2016 Kings Point Budget as approved by the Kings
Point Board of Directors. We hope to see you on Tuesday,
November 17, 2015, as I will be reviewing the budget at the
monthly Vesta Meeting in the Flanders Clubhouse at 9:30.

KINGS POINT USER ACCOUNT REGISTRATION
SIGN IN or CREATE AN ACCOUNT at the kingspointdelray.com website
The enhanced access control system is ready to launch and will be linked to the Kings Point ID system so that you
can start developing your list of friends and family for your Permanent/ Temporary/ Vendor gate access.
1. Every resident that has a Community ID are already in the ID system. Those of you that have purchased
theater tickets using the internet have already activated their accounts.
2. For each resident, there will only be ONE account. It will allow you to maintain a Permanent/
Temporary/Vendor Guest list, purchase tickets to our theater and register for "T Times" at the golf course. It
will also link purchased theater tickets into the data base so that security will know who is on our property.
Remember – persons who do not have ID cards will not be able to activate an account.
3. Activate your account by going to the kingspointdelray.com website.
a. On the “Home Page” click on the “Gate Access/Visitor Management” link in order to sign in or create an
account.
b. Click on “Create Account” and a new screen will appear. The badge number and name you fill in must
match the name as it appears on your ID. When creating your account you select a user name and the
password. Note the password restrictions listed at the bottom of the page. Make sure that you keep your
user name and password in a safe place, as you will need it every time you access your account. When
completed, click on “Create User” at the bottom of the page. You have now completed your part of the
activation process.
c. You will be notified when your account has been activated (within 72 hours).
4. If two persons living in a unit have different last names, it is advisable for each to activate his/her own
account. The two accounts will be linked by unit address so that when purchasing tickets during the
restricted period, a unit can still only purchase two tickets.
5. Populate your account by going to the kingspointdelray.com website and click on the “Gate Access/Visitor
Management” link.
a. Click on “Sign In” and enter your user name and password.
b. Click on “Sign Me In” and fill in the data requested. Permanent Visitors do not need a visit date.
Temporary Visitors will need to fill in the dates for each visitor. Names on the “Temporary” list are
automatically deleted at the end of their authorized access time.
c. The “Permanent” list will be updated on an annual basis.
d. Vendors that issue their employees identification cards, i.e. the Post Office and FedEx do not need to be
added to your list.
6. Do not have a computer? Call the Staff Office at 561-499-3335/ 561-499-7751 Ext. 225 for an appointment.
The Staff will help you activate your account and enter the data.
7. Target date to activate the system at the Normandy Gate is on Monday, May 4th. Once the system is running
smoothly at the Normandy Gate, the other manned gates at Kings Point will be implemented.
Like any new major change, this will require your patience as it is a massive programming effort with links to
several existing systems. However, you can help in the implementation if you are a resident by obtaining your
Kings Point ID. All Residents and Lessees with a vehicle should purchase a barcode for easy access thru the
gates.

•Observe the Dress Code for all events in the Theatre.
•Arrive on time, enter and be seated prior to the start
of the performance
•Stay seated during the performance. Due to strict Fire
Codes, there is “‘No Standing Room” in the theatre.
•Adjust hearing aids, listening devices and turn off cell
phones so they cannot be heard by other theatregoers.
•Use restraint in the application of perfumes, colognes
and/or after-shave as many of our patrons suffer from
allergies.
•Keep your feet off chairs and theatre railings to prevent
unnecessary wear on them.
•Wait until the final act concludes before exiting the
theatre.
•Do not use cameras or recording devices as copyright
laws strictly forbid them.
•Do not talk during the performance.
•Do not sing or hum along with the performers.
•Absolutely no food, drinks or candy is allowed in the
theatre.
•Do not leave your seat and head for the exit until the
performance is complete, the performers have left the
stage, and the house lights have come up*

(*) NOTE: This is the major complaint made by our theatre-going
public. It indicates total disrespect for the performers and creates
an embarrassment for the rest of the Kings Point audience. Also,
because the house lights are not up, there is a greater risk to patrons
walking in the darkened theatre.

Comcast Update
The new contract with Comcast took effect on the 11th of
August. It includes two “Digital to Analog” (DTAs) boxes
plus one “High Definition” (HD) box at no additional cost.
I understand that approximately 50% of our residents have
additional services above what was formerly the basic Comcast package.Those that already have the HD box need to do
nothing. Their Comcast bill should automatically be adjusted
to account for the free HD box effective the 11th of August.
Watch for your next bill to be sure you get credit. Comcast
is scheduled to have a “Customer Assistance Representative
(CAR) at Kings Point to help resolve issues. For those that do
not have an HD box, you have two options. The first option is
to take the “3rd” DTA attached to the TV set that you want
to use the HD box with (along with the power cable and the
remote) to the Comcast store in Boca Raton and exchange it
for an HD box. You should be able to just plug it in place and
will then be able to receive the HD channels in high definition.
The alternative is to wait until the administration building sets
up an installation schedule with Comcast. Appointments will
be made using a call in system similar to the way tickets are
purchased. We plan on three installation periods, one each
in October, January and February. The installations will be by
appointment which will be set up by the administrative staff
in the main clubhouse. The installation program will be well
publicized so that those who need it will not miss it. We also
have a new phone number with Comcast to resolve problems.
This number, when activated, will connect you to “bulk contract” specialists in Ft. Myers, Florida.

I hope everyone has had a nice summer. Many of you
have registered for our new gate access system but
we still have many to go. All residents and lessee’s
must have a current valid ID to register, if you are an
owner and are leasing your unit as soon as the lease
is up and your ID has been reactivated you can go in
and register. Please go into our website, kingspointdelray.com to complete your registration.
If you do not have a computer you can make an appointment at our staff office in the main clubhouse
and they will assist you in making your list.
All residents and lessees must now enter through the
resident lane so if you have not purchased a bar code
come to the ID Office with your valid vehicle registration and Kings Point ID and purchase one. The cost is
Ten ($10.00) dollars.
We will reopen on the weekends starting November 1, 2015 from 10:00 a.m. until 3:00 p.m., Monday
through Friday’s hours will remain the same, 9:00 a.m.
until 4:00 p.m.

Dr. Sabates has been serving patients of the Delray community since 1992. He completed his Internship
and Residency at Griffin Hospital, an affiliate of Yale University. He is on staff at Delray Medical

EKG testing, I.V. therapy, pulmonary function testing, Bone density testing and more by a dedicated,
warm and caring staff. Among his specialties is Geriatric Care. He is also available for emergency
telephone calls after hours and on weekends.

During the summer months, participation in our classes decreases dramatically. In an effort to keep all our
classes running, I encourage you to invite your neighbors as well as friends in surrounding communities
to sign up and experience some of the great classes being offered and get to know our amazing Personal
Trainers, Nancy and Simone.
Signature Real Estate has been gracious again this year and is subsidizing classes during the summer
months. The fitness classes: Chair Fit, Good Moves, Stretch & Sculpt, 20/20/20, Water Aerobics and Zumba
Gold all continue to be offered. Please remember, class registration begins the last Monday of each month!
Don’t forget to purchase your tickets early for our New Year’s Eve Event as they are selling fast! This will
be an evening filled with great music by the Whitestone Band, fun, dancing and outstanding entertainment
by the Diamonds!
