WELTINVEST Real Estate Development Consultancy Ltd (Weltinvest Ingatlanfejlesztési
Tanácsadó Kft.) was created in 1999 with the purpose of supporting its clients in reaching
their long-term business objectives by providing complex real estate development and
investment project management consultancy services as well as performing construction and
client-side quality management tasks, building on a network of solid and reliable partners.
During the past decade, our company participated in the implementation of several
commercial, industrial, hotel, residential and office building projects, primarily assigned by
foreign investors.
We help our clients detail their project concepts, lay the foundation of their development plans
and prepare their technical and financial decisions, and we support them in the planning,
implementation, construction and sales processes.
In addition to turning the development ideas of clients contacting us into specific projects
through our broad real estate development, investment and banking relationships, we are
also involved in preparing the required financial background and the necessary
documentation.

Project preparation:
Well-prepared projects are required for predictable, cost-efficient and on-schedule
implementation.
When required by our clients, we perform:

the creation of the concept of the development project and the preliminary
development plan;
environmental impact assessments;
the creation and comparison of professional programmes, conceptual plans and
technical solution variants;
technical surveys used to back the permission plans;
preparing cost estimates, networks and schedules;
creating economy and return calculations, variants and their optimisation;
closing construction and public utility contracts;
Plan revisions; handling permission procedures
Through our extensive, reliable and professional designer background we are ready
to create concept plans, permission plans, tender plans and implementation plan
documents required for the execution of the construction projects of our clients.
In case of relevant assignments, we undertake the supervision and the professional
review of plan documents created by third-party designers.
Technical descriptions and cost budgets applicable to the plans are also prepared.
The construction industry pricing consultants’ jobs and pricing tasks are performed
based on the created plans.
We also undertake the completion of regulatory permission procedures.
Project implementation and technical inspection
Our activities include the professional representation of our Clients during their

Organising the sales process

contracts as assigned.
We organise and implement negotiations with clients and as necessary we gather
intelligence about and check the clients.
Following the fulfilment of payment obligations we hand over the site to the
leaseholder or the freeholder.
For leasing transactions, we create the operating organisations, provide professional
support to the conclusion of service contracts, handle guarantee and warranty issues,
and have the necessary repairs done.
Tender monitoring and creating bids
We provide complex services in cooperation with our partner company for the
complete utilisation of tender opportunities and the successful implementation of our
clients' projects and development concepts.
Preparing, compiling and submitting the tender by the required deadline based on the
project plan prepared either by us or by the Tenderer.
Monitoring tender announcements, generating related projects, implementing project
plans, business and feasibility plans, return calculations, compiling tenders,
implementing projects.
