So big was the third annual event that it spilled beyond The Piazza. Always a hit, the classic car display was more popular than ever, with the addition of a V8 Show Car. New to the live stage entertainment were local duo “Muddy Sky” and the spectacular “Las Castanuelas”, a troupe of flamenco dancers, including the daughter of Waterfront resident Frank Salerno. Another first-time act was the “In Rhythm Dance Company”, led by former professional dancer Chris Woods. The kids transfixed the audience with amazing dance routines and, considering their youth, were highly professional and a credit to Chris, his team and the performers’ parents. Notable repeat stars from last year included singer Alex Ford, supported by his father, Craig on the sound system and NEW! local resident Talia Di Julio with her new band “Mantlepiece”. Raffle ticket sellers mingled through the crowd all day, raising money for the Christchurch earthquake appeal. A fantastic $1,000 was raised, with prizes generously donated by The Piazza’s traders, Concerto, Baiboon Thai, Travis George and Cucina Viscontini. Festa exhibitors included Hunter Valley wine importers, whose wares were a perfect match to the Italian cuisine p2 p2 p2 p3 p3 p3 p4 p5 p5 p6 p7 p8 p8 theme and the party atmosphere. Among the gastronomic highlights was the Limoncello stand, with its Limoncello ice-cream starting a new love affair with all who discovered this Mediterranean flavour sensation. On behalf of sponsor Sekisui House, sales manager Paul Wainwright closed the proceedings on a day that will be hard to top in the summer of 2012. But the organisers promise that they will try. Here are four quick tips from HomeLinx to help prevent you from falling victim to fraud. 1. Check your session is secure When undertaking any transaction involving providing personal information online, check that the session is secure. Two indicators can confirm this. The first is the use of “https://” in the URL box. The other is the presence of a digital certificate represented by a padlock symbol. 2. Internet Banking Always access internet banking by typing the correct URL address directly into your browser. Never click on a link to a ‘bank’ provided in an email and never reply with personal details either to the email or enter them into any website sent to you. It’s common practice for online scammers to replicate an entire web-page to look exactly like your bank’s site. page 2 – VILLAGE TALK winter 2011 3. Free or Public Hotspots Only use trusted internet connections for online transactions. It’s possible for your internet or WiFi hotspot provider to record information accessed, including your personal information and passwords. Please note that The Piazza hotspot for HomeLinx subscribers is secure for this purpose. 4. PC security Use up-to-date anti-virus software and a personal firewall. If your computer uses the Microsoft Windows operating system it’s important to keep it current via the Windows Update feature. If you use another PC operating system or Apple Mac, you should also check regularly for updates. Be vigilant about security if you use internet cafes or a computer that is not your own and over which you have no control. Two stores new to The Piazza since March keep business all in the family and wouldn’t have it any other way. Isis Seif owns and manages Bethany Gift House, a specialty shop with a biblical theme. Her daughters and niece work in the shop too. Isis’ son, pharmacist, Matthew Seif, owns The Piazza Pharmacy across the road, with his sister Marian helping out while she studies for her pharmacy qualifications. The Seifs were attracted by the serenity of the location and good wishes from the locals has proved they made the right decision. “We chose The Piazza because of the close-knit community feeling that is so obvious here. Besides being close to home for us, there is a relaxing and welcoming feel, which we fell in love with immediately,” said Isis. “The residents have been very supportive. We were quickly introduced to the local business owners. It’s great to see the friendly faces on a Saturday morning at the coffee shops. With the nest gone, the organisation faces another challenge – locating the replacement site, so it can remount the camera nearby. The nest had been meticulously built by generations of the birds at Olympic Park over the past 15 years. The devastating event was captured live on the Birds Australia EagleCam. No birds were hurt in the incident, but it appears the chicks have deserted Olympic Park because they have not been seen since the tree fell. A published author and bibliophile since childhood, she was “hooked” from her first book club meeting. “Our discussions are lively, as we all seem to be ladies with definite opinions. Johnno’s column FRIDAY NIGHT BBQ RELOCATED The weekly social sizzle is now held on the lawn of the Function Centre. For a few years now, these Friday barbecues, hosted by the Kayak Club, have been the perfect way for new arrivals and sociable locals to connect with neighbours from all corners of The Waterfront. Being at a less ‘open’ location than at The Piazza might give the appearance of a private function, but please be assured this is not the case. The barbecue is open to all residents. QUEENSLAND FLOODS After the January floods, some residents of The Waterfront donated raffle prizes, with $1130 raised from tickets sold at the Friday night barbecue. Thanks to all who contributed. SPORT STARS The year had barely started before two of our residents made their mark in sport. Congratulations to 15-year-old tennis champion, Martina Hudaly, who, with her team mates from Meriden College Girls’ School, won the National School Tennis Title. This qualifies them to represent Australia at the World Championship in Calais, France. To help raise money for Martina’s trip, fellow resident Michael Curtin donated his sponsorship money from the Ultra Marathon he ran in Canberra in April. Michael completed the 50km course in atrocious weather conditions. The $2000 he raised from the run was gratefully received by Martina’s family. ANZAC DAY TRIBUTE A ceremony was held to honour ANZAC Day, at the April Music in the Piazza event. Attendees were moved by resident, ex-Serviceman Ken Marchant, reciting of the Ode of Remembrance. Ken joined the Royal Navy in 1945 and transferred to the Royal Australian Navy in 1948. He saw active service aboard HMAS Sydney in the Korean Conflict in 1952. Ken remained in the RAN until 1954. The Waterfront has been part of the share-car phenomenon since 2007. In December 2010, MyCarShare merged with GreenShareCar, in preparation for the company’s goal of expanding the popular service into residential developments and commercial buildings. Car share relies on local councils to provide public spaces as their ‘base’ for members’ pick up and return of cars. One exception has been the allocated space in The Piazza at The Waterfront. GreenShareCar (formerly MyCarShare) plans to add further to the popular service in partnership with Sekisui House. Parking bays may soon be made available in the basements of the new apartment buildings for share car members. All GreenShareCars are fivestar rated by the Green Vehicle Guide. The Prius is the most fuelefficient and lowest CO2 emitting car in Australia. All include the standard features of CD, MP3 plug-in, electric windows, plus a minimum four-star safety rating. The rapid success of car share as an industry is its appeal across all types of drivers and households. “Car share gives families access to two or more cars, without the need for ownership or taking on more debt, paying for registration, insurance and maintenance,” said Paul. “For individuals, it can replace owning a car altogether. Our typical members are those that use public transport, walk or cycle to get to work and only need a car occasionally. This also applies to small business owners. “Also, car share can give access to a wider range of vehicles – large, small, people-mover, ute – which means that membership is flexible and more valuable than car ownership, which limits you to one type of car.” Members can book with GreenShareCar online or by smart phone. The quieter activity, now that the buildings have ‘topped out’, or reached their full heights, includes painting, rendering, tiling and fitting out the internals of the apartments. During April, around 50 workers were on duty at the Corsica site every day. Around 80 per cent of kitchens are complete and 90 per cent of bathrooms. Public area beautification works, such as tiling the entries and hallways will be the final activity to take place, once all the foot-traffic and deliveries to the upper levels have finished. Footpath construction, fence building and street works are being carried out now, to frame the new buildings and mark them out in style as the newest address at Wentworth Point. Passers-by will notice the landscaping appearing around the buildings, which means Corsica will soon match the rest of The Waterfront’s renowned leafy setting. The mature trees, shrubs and lawns will have Corsica blending in easily with the neighbourhood as soon as all the fences come down. Within the development, the level one podium is also taking shape as a picturesque garden retreat for future residents to enjoy. High standards continue to push , The Waterfront s rental returns With the scaffolding down from Corsica, another example of quality rental investment is ready to add to The Waterfront’s impressive investment stock, according to Jeremy Rees, sales director of CB Richard Ellis. “This building is a stand-out, with a different look compared to the other established properties,” said Jeremy. “The Sekisui House influence is apparent in Corsica’s sophisticated style and design.” Jeremy believes its early offthe-plan buyers have had already experienced an increase in their investment of up to 15 per cent. “We have had two original purchasers re-sell their twobedroom apartments reflecting this price increase,” he told Village Talk. Rents returns in general are healthy and remain steady at The Waterfront, reflecting Sydney’s high demand averages, but it’s the building quality and amenity here that attracts consistent interest, across the range of properties, from the originals to the newest arrivals. “One-bedroom apartments are now consistently renting for upwards of $400 per week and two-bedroom apartments with one car space are typically renting around the mid $500 per week mark. There is a close to zero vacancy rate at The Waterfront, with multiple tenancy applications received for each unit as soon as, and sometimes even before, they become available.” Jeremy predicts that if current rental trends continue for existing stock, for Corsica it could mean a return of well over 5 per cent per annum before depreciation and negative gearing is factored in, with some apartments experiencing a positive cash flow. Alora coming soon New release ‘Alora’ will be the first development at The Waterfront to present the distinctive Sekisui House design philosophy. In its first stage, 160 apartments will be released. Alora has been designed in conjunction with architects Turner and Associates. Prices are expected to start from the low-to-mid $400,000 for one-bedroom; twobedroom apartments will sell from around $550,000 and three-bedroom from low-to-mid $700,000.
