A celebration of food,
wine, colour and dance
Perfect weather, a new stage,
more cars and bikes than ever
on display and entertainers
galore filled the day from start
to finish at The Waterfront’s
Italian Festa on March 13.
So big was the third annual
event that it spilled beyond The
Piazza. Always a hit, the classic
car display was more popular
than ever, with the addition of a
V8 Show Car.
New to the live stage
entertainment
were
local
duo “Muddy Sky” and the
spectacular “Las Castanuelas”,
a troupe of flamenco dancers,
including the daughter of
Waterfront
resident
Frank
Salerno. Another first-time
act was the “In Rhythm Dance
Company”, led by former
professional
dancer
Chris
Woods. The kids transfixed the
audience with amazing dance
routines and, considering their
youth, were highly professional
and a credit to Chris, his team
and the performers’ parents.
Notable repeat stars from
last year included singer Alex
Ford, supported by his father,
Craig on the sound system and
NEW!
local resident Talia Di Julio with
her new band “Mantlepiece”.
Raffle ticket sellers mingled
through the crowd all day, raising
money for the Christchurch
earthquake appeal. A fantastic
$1,000 was raised, with prizes
generously donated by The
Piazza’s traders, Concerto,
Baiboon Thai, Travis George
and Cucina Viscontini.
Festa exhibitors included
Hunter Valley wine importers,
whose wares were a perfect

Introducing
Sekisui House
The Waterfront’s developer, Sekisui House, is deeply
committed to creating living spaces that are in
harmony with their immediate natural environments.
Established in 1960, Sekisui
House had built more than
two million homes worldwide
by 2010. A multitude of
awards for innovation, quality
and
sustainability
reflect
our reputation as one of
Japan’s most respected home
builders and developers of
contemporary
communities.
In Australia, Sekisui House
has projects underway now in
Queensland, New South Wales
and Victoria.
From home building, to
house and land packages, to
apartment
developments,
Sekisui House offers a range of
dwelling types built specifically
for Australians and designed for
the Australian environment that
reflect a desire for positive and
comfortable living spaces and
communities.
Sekisui House approaches
community development with
an equal regard for the natural
and
man-made
elements.
From planning and design
to materials selection, our
@IAMTHENEWSYDNEY
projects, such as those coming
to The Waterfront, value and
respect their surroundings and
within them, create vibrant
and enriching places for future
generations to live.
Sekisui
House
has
a
unique approach to nurturing
microclimates and in doing so,
enhances sensory experiences
for
residents.
Maintaining
biodiversity
and
natural
ecosystems is addressed with
proprietary design processes,
such as the Gohon no ki or “five
trees” design principle. Gohon
no ki maintains the crucial link to
biodiversity that significant revegetation brings to residential
development. Since introduced
as a key design component in
2001, Sekisui House has planted
more than seven million trees
throughout its developments.
Leading examples of our
design philosophies will be
present in the upcoming release
at The Waterfront, ‘Alora’. For
example, its courtyard will be
the largest of The Waterfront
properties. Particular attention
has been given to the colour,
size and species of trees for their
role in providing visual contrast,
privacy and attraction of birdlife
to the space. Rather than just as
a central feature, a water theme
will be woven into the entire
landscape to achieve tranquil
appeal to enhance the journey
through the space.
Since January, Sekisui House
has given away four iPads and
150 subscriptions to Better
Homes & Gardens. For your
chance to win and for updates about our developments,
housing and investment opportunities, join us on Twitter

ONLINE
SAFETY TIPS
Family
ties
link The Piazza’s newest retailers
Web transactions save time, money and
effort, but convenient cyber banking and
online buying are not without risk. Here
are four quick tips from HomeLinx to help
prevent you from falling victim to fraud.
1. Check your session is secure
When undertaking any transaction involving
providing personal information online, check
that the session is secure. Two indicators can
confirm this. The first is the use of “https://” in the
URL box. The other is the presence of a digital
certificate represented by a padlock symbol.
2. Internet Banking
Always access internet banking by typing the
correct URL address directly into your browser.
Never click on a link to a ‘bank’ provided in an
email and never reply with personal details either
to the email or enter them into any website sent
to you. It’s common practice for online scammers
to replicate an entire web-page to look exactly
like your bank’s site.
page 2 – VILLAGE TALK winter 2011
3. Free or Public Hotspots
Only use trusted internet connections for online
transactions. It’s possible for your internet or
WiFi hotspot provider to record information
accessed, including your personal information
and passwords. Please note that The Piazza
hotspot for HomeLinx subscribers is secure for
this purpose.
4. PC security
Use up-to-date anti-virus software and a personal
firewall. If your computer uses the Microsoft
Windows operating system it’s important to keep
it current via the Windows Update feature. If you
use another PC operating system or Apple Mac,
you should also check regularly for updates. Be
vigilant about security if you use internet cafes or
a computer that is not your own and over which
you have no control.
Two stores new to The Piazza
since March keep business all in
the family and wouldn’t have it
any other way.
Isis Seif owns and manages
Bethany Gift House, a specialty
shop with a biblical theme. Her
daughters and niece work in the
shop too. Isis’ son, pharmacist,
Matthew Seif, owns The Piazza
Pharmacy across the road,
with his sister Marian helping
out while she studies for her
pharmacy qualifications.
The Seifs were attracted by
the serenity of the location and
good wishes from the locals
has proved they made the right
decision.
“We chose The Piazza
because of the close-knit
community feeling that is so
obvious here. Besides being
close to home for us, there
is a relaxing and welcoming
feel, which we fell in love with
immediately,” said Isis.
“The residents have been
very supportive. We were
quickly introduced to the local
business owners. It’s great
to see the friendly faces on a
Saturday morning at the coffee
shops. We hope to serve the
surrounding community well.”
Being in easy reach of family
members who share retail
interest and experience makes
life easy for the Seif family.
“Working
with
family
definitely makes our days
more enjoyable. There’s always
someone to lend a hand or
keep you company. It lessens
the stress of everyday life to be
near family,” said Isis.
“The Waterfront setting
makes us look forward to
coming to work every day. It’s
free from the hustle and bustle
of city life.”

“This gives us hope that the
eagles may build a new nest
nearby.”
The anticipation of watching
the Sea Eagles’ fresh start unfold
elsewhere in the habitat comes
at a time when Birds Australia
is seeking funding for more
powerful viewing equipment
so the eagles’ many admirers
can watch the birds’ daily
lives with even closer scrutiny,
such as zoom controls and live

With the nest gone, the

faces
another
challenge
–
locating
the
replacement site, so it can remount the camera nearby.
The serenity, convenience and central
location of The Waterfront makes it the
perfect address for a home-run business.
For Sorrento residents, photographers
Tracy and Paul Mock, the abundance of
scenic backdrops available at their doorstep
is a bonus.
Tracy Mock and her husband Paul
started Eclektic Photography + Design ten
years ago. In 2009 when they moved to
The Waterfront, part of the attraction was
the ability to run their business from their
spacious apartment.
“We meet clients in our apartment, where
we have dedicated a room for our office and
studio,” said Tracy.
“A great advantage of running Eclektic
from The Waterfront is that we can take
visitors to The Piazza for coffee and do
photo shoots in the many local parks without
having to drive anywhere.”
Any business, no matter what size, can
benefit enormously from using the services
of a professional photographer. Tracy hopes
to eventually be considered for future work
by local residents who also work from home
and from The Waterfront’s retailers.
Meanwhile, in a perfect match of supply
and demand, Eclektic has collaborated with
The Piazza’s Travis George Hair Salon on a
special offer that includes a discounted hair
treatment ahead of a portrait shoot booked
with Eclektic (see box for details).

In February, the tree holding
the huge nest of Wentworth
Point’s famous Sea Eagles
family crashed to the ground
on a still, hot day, destroying
the birds’ metre-wide home.
The nest had been meticulously
built by generations of the birds
at Olympic Park over the past
15 years.
The devastating event was
captured live on the Birds
Australia EagleCam. No birds
were hurt in the incident, but
it appears the chicks have
deserted Olympic Park because
they have not been seen since
the tree fell.
The job now for Birds Australia, producers of EagleCam, as
well as local volunteers, is to keep
an even more vigilant watch on
the birds’ activities in the hope of
finding their new nest.

hooked on books
Lipari residents, author,
Lynne Burke and husband
Des McEvoy, celebrated their
first year at The Waterfront
in April. They downsized
from a large family home
and joined their daughter
and her partner who already
lived at the estate.
Members of Probus and Pulse Fitness Club, the
McEvoys frequent The Piazza’s shops and restaurants,
but it’s the Book Club that ranks highest on Lynne’s list
of attractions of living at The Waterfront.
A published author and bibliophile since childhood,
she was “hooked” from her first book club meeting.
“Our discussions are lively, as we all seem to be
ladies with definite opinions. But it’s all in good humour
and a lot of fun. Members are all ages and from all

Word has started to spread among residents
about their creative neighbours. Tracy and Paul

Car share service expands
at The Waterfront
With privately-owned cars being
used on average for five per cent
of the time*, it’s no wonder more
than a million drivers worldwide
enjoy the benefits of car sharing
over the expense of full-time
car ownership. The Waterfront
has been part of the share-car
phenomenon since 2007.
In December 2010, MyCarShare
merged with GreenShareCar, in
preparation for the company’s
goal of expanding the popular
service into residential developments and commercial buildings.
Car share relies on local councils
to provide public spaces as their
‘base’ for members’ pick up and
return of cars. One exception has
been the allocated space in The
Piazza at The Waterfront. GreenShareCar (formerly MyCarShare)
plans to add further to the popular service in partnership with
Sekisui House. Parking bays may
soon be made available in the
basements of the new apartment
buildings for share car members.

“GreenShareCar operates in
Sydney and Melbourne and we
plan to launch in Brisbane by
mid-year,” said Paul Reichman,
National Business Development
Manager.

“We will still operate from onstreet parking bays provided
by councils, but we expect the
fleets based in residential and
commercial buildings to soon
dwarf the public car share fleets.”

The Waterfront will be one of
the first off-street locations to
expand, with a second vehicle
already added to The Piazza
‘fleet’. GreenShareCar has a
target of four or five cars at
The Waterfront, once the new
buildings have been completed.
In the quest for meeting demand
for an ever-greener company, the
type of cars has changed too.
“We’ve replaced the Mercedes
that was at The Piazza with a new
Toyota Prius and a new Yaris,”
said Paul.
All GreenShareCars are fivestar rated by the Green Vehicle
Guide. The Prius is the most fuelefficient and lowest CO2 emitting
car in Australia. All include the
standard features of CD, MP3
plug-in, electric windows, plus a
minimum four-star safety rating.
The rapid success of car share as
an industry is its appeal across all
types of drivers and households.
“Car share gives families access
to two or more cars, without
the need for ownership or
taking on more debt, paying
for registration, insurance and
maintenance,” said Paul.
“For individuals, it can replace
owning a car altogether. Our
typical members are those that
use public transport, walk or
cycle to get to work and only
need a car occasionally. This also
applies to small business owners.
“Also, car share can give access
to a wider range of vehicles –
large, small, people-mover, ute
– which means that membership
is flexible and more valuable than
car ownership, which limits you
to one type of car.”

Corsica
construction news
As Corsica approaches its
winter completion schedule,
work on its finishing touches
is underway, indoors and out.
The quieter activity, now that
the buildings have ‘topped out’,
or reached their full heights,
includes painting, rendering,
tiling and fitting out the internals
of the apartments.
During April, around 50
workers were on duty at the
Corsica site every day. Around
80 per cent of kitchens are
complete and 90 per cent of
bathrooms.
Public area beautification
works, such as tiling the entries
and hallways will be the final
activity to take place, once all
the foot-traffic and deliveries to
the upper levels have finished.
Footpath construction, fence
building and street works are
being carried out now, to frame
the new buildings and mark
them out in style as the newest
address at Wentworth Point.
Passers-by will notice the
landscaping appearing around
the buildings, which means
Corsica will soon match the rest
of The Waterfront’s renowned
leafy setting. The mature trees,
shrubs and lawns will have
Corsica blending in easily with
the neighbourhood as soon as
all the fences come down.
Within the development, the
level one podium is also taking
shape as a picturesque garden
retreat for future residents
to enjoy.
High standards continue to push
,
The Waterfront s
rental returns
With the scaffolding down
from Corsica, another example
of quality rental investment is
ready to add to The Waterfront’s impressive investment
stock, according to Jeremy
Rees, sales director of CB Richard Ellis.
“This building is a stand-out,
with a different look compared
to the other established
properties,” said Jeremy.
“The Sekisui House influence
is apparent in Corsica’s sophisticated style and design.”
Jeremy believes its early offthe-plan buyers have had already experienced an increase
in their investment of up to
15 per cent.
“We have had two original
purchasers re-sell their twobedroom apartments reflecting
this price increase,” he told
Village Talk.
Rents returns in general are
healthy and remain steady at
The Waterfront, reflecting Sydney’s high demand averages,
but it’s the building quality
and amenity here that attracts
consistent interest, across the
range of properties, from the
originals to the newest arrivals.
“One-bedroom apartments
are now consistently renting
for upwards of $400 per week
and two-bedroom apartments
with one car space are typically
renting around the mid $500
per week mark.
There is a close to
zero vacancy rate at The
Waterfront,
with
multiple
tenancy applications received
for each unit as soon as, and
sometimes even before, they
become available.”
Jeremy predicts that if current rental trends continue
for existing stock, for Corsica
it could mean a return of well
over 5 per cent per annum
before depreciation and negative gearing is factored in, with
some apartments experiencing a positive cash flow.
Alora
coming soon
New release ‘Alora’ will be the first development
at The Waterfront to present the distinctive
Sekisui House design philosophy. In its first stage,
160 apartments will be released. Alora has been
designed in conjunction with architects Turner and
Associates. Prices are expected to start from the
low-to-mid $400,000 for one-bedroom; twobedroom apartments will sell from around
$550,000 and three-bedroom from
low-to-mid $700,000.

Temptation

much
for our newest resident
About 10 years ago, as The Waterfront’s
properties emerged around the bay, Kathy*
used to visit a friend who lived in one of
the earliest buildings. She never imagined
one day she would buy here, nor the
transformation of the estate to the thriving
community it is today.
Relocating from the NSW south coast,
Kathy bought a two-bedroom, ground floor
garden apartment in Corfu in May. As a
former Sydneysider, she looked forward to
rejoining the buzz of city life, from the tranquil
vantage point of The Waterfront.
“The Waterfront is close to the city but
quiet and peaceful, with walking paths by
the water and a relaxed lifestyle,” said Kathy,
whose purchase was slightly off-course from
her original intentions.
“I was about to buy a one-bedroom, upper
level apartment with a water view, but it was
taken off the market. Graeme Lawson was
all set to help me find a similar unit. In the
meantime, I went to a Warwick Williams Real
Estate auction run by his colleague Daniel
MAKE THE MOVE
Patterson, just to watch. I bought the place
that day,” said Kathy.
Being familiar with The Waterfront’s
beginnings, Kathy has a unique insight
into its changes over time and had
established connections in time for
her arrival. A cousin also lives at The
Waterfront and Kathy met residents on
auction day who have become friends.
“I’ve watched the place go from just
having sparse buildings, to lots of facilities.
When I lived in Sydney before, I used to come
here to the restaurants and the deli. Now I
have a pool and gym across the road from
my place,” said Kathy.

Many people are prompted to buy
property at The Waterfront after
visiting and friends or family. There
are quite a few cases of multigenerations of the same family living
at the village, enjoying the proximity
and convenience of being in reach
of loved ones, while keeping their
independence. If you know someone
who’s looking for an apartment,
we’d love to talk to them about
the opportunities to buy at The
Waterfront. We’ve got something here
for downsizers, first-buyers, upsizers,
retirees, couples and families alike.
