Düsseldorf-Rath – a top location then and now
Covering an area of more than 210 acres, the industrial sites on both sides of
Theodorstraße in the Düsseldorf district of Rath have long been one of the
city’s largest and most important land reserves for commercial redevelopment.
Proud heritage …
Industrialisation came early to Düsseldorf-Rath,
attracted by two railroad links to the east and west,
together with the district’s own railroad station, which
was built in the 1880’s. 1891 saw the establishment of
the Sack und Kiesselbach engineering plant, followed
in 1896 by rubber producers Pahl’sche Gummi- und
Asbestgesellschaft, now PAGUAG. Three years later,
Mannesmannröhren-Werke built a major production
facility in Rath, which made Düsseldorf the international centre of steel pipe production at the turn
of the century. With its acquisition of Thyssen’s
pipe production and pipe laying activities in 1970,
Mannesmann AG went on to become the biggest
manufacturer of steel pipe in the Western world. To
this date, VALLOUREC & MANNESMANN TUBES –
the world’s leading producer of seamless hot-rolled
tubes – operates two rolling mills on the premises –
on a 894,000 m² site in the immediate vicinity of its
German headquarters. Around 2,200 people work here.
The development area on both sides of Theodorstraße
were originally purchased by Mannesmann with a view
to expanding its tube manufacturing facility. Following
reorganization of the group, the land was no longer
needed and eventually went up for sale in 2000, making
one of the city’s major industrial zones available for
redevelopment. It was – and remains – by far the
biggest and most important piece of reserve building
land in Düsseldorf.

… and great potential
Two major project developers were quick to seize the
opportunity: Grundstücksentwicklungsgesellschaft
Düsseldorf mbH (GED) – a joint venture of Stadtsparkasse Düsseldorf and the city’s real-estate subsidiary,
Industrieterrains Düsseldorf-Reisholz (IDR) – and
DIBAG Industriebau AG, a Munich-based construction
company. They both recognized the site’s unbeatable
infrastructure, which offers close proximity to the
airport (2 km), the airport’s mainline rail link as well
as the city’s exhibition grounds. It is also close to the
Ruhr Basin industrial area and, thanks to the adjacent
A44/A52 highway intersection, offers swift access to
economic centres to the North, South, East and West.
So far, the redevelopment has created 1,600 new jobs
at Theodorstraße, with another 10,000 to 12,000 expected once development of the sites still designated as
reserve building land has been completed.
The ISS DOME

As one of the first projects completed at Theodorstraße, the new ISS DOME arena set the ball rolling
for subsequent developments. The project developer
was the city’s real estate subsidiary, IDR. Construction
work on the IDR site began in 2003. In addition to the
DOME, which opened its gates in September 2006,
the project also included some 45,000 m² of workshop
and office space.

Metro Stars a new home venue, the ISS DOME hosts
concerts and various other events. Ranked as one of
Germany’s most versatile, state-of-the-art arenas, it
‘switches’ from concert hall to sports arena in a mere
8 hours. With a capacity of 13,400 spectators, the ISS
DOME fills the gap between the smaller Philipshalle
(capacity 7,500) and Esprit-Arena (66,000 spectators),
ideally complementing Düsseldorf ’s family of event
venues. Some 72 million euros of city funding has
been invested in the site. The ISS DOME is operated by
Düsseldorf-Congress Veranstaltungsgesellschaft mbH
and takes its name from leading facility services provider International Service System (ISS), which has
its German headquarters in Düsseldorf and employs
more than 12,000 people nationwide.

New centre for business in the north
Following completion of the ISS DOME, development
of this area has progressed swiftly. Almost simultaneously two new office facilities, Airport City and
Quartier (n), have been created nearby. Here, too, the
pace has been breathtaking, underlining the enormous
capital that can be freed up in Düsseldorf when investors gain access to top locations with key user benefits.
Proximity to a major airport has steadily become a
mission-critical benefit for many industries and
individual companies – as indicated by the recent trend
of car distributors relocating to such sites. As a consequence, international airports with their large numbers of business travellers are becoming ever greater
focal points for urban development.

Business in the area is clearly focused on wholesale,
import/export, logistics, sales, services and car retailing.
All of these industries – traditional mainstays of the
Düsseldorf business landscape – were quick to recognise Theodorstraße as an opportunity to upgrade
their operations and facilities and as a way to prepare
for future business challenges and opportunities.
Four Japanese companies, including three logistics providers, have discovered the benefits of Theodorstraße. Tenants also include tool
specialist Hilti with a major service centre and the ThyssenKrupp Xervon headquarters. Public transport will soon be further enhanced
with the completion of a new tram link.

Redevelopment in the Theodorstraße area was initiated by DIBAG in 2002,
with the purchase of some 220,000 m² to the north of Theodorstraße.

TheodorPark
TheodorPark is a DIBAG project involving several
developments to the north of Theodorstraße, directly
opposite the ISS DOME.
The first development phase, Theodorstraße 180,
comprises a prestigious office building designed by
HPP Hentrich-Petschnigg & Partner. It is already fully
leased to ThyssenKrupp Xervon. The second phase,
directly adjacent and with some 10,000 m² of gross
floor area, has also been completed.
In the rear part of the TheodorPark site are two interconnected, mixed usage buildings. One of these is
used by the Japanese shipping company Hankyu, the
other by Logwin Solutions Media GmbH, another
logistics provider.
Two other logistics facilities with a floor area of
12,000 m² were completed in 2006–2007. They too
are parallel to the A44 motorway. A green area in the
middle features a site of archaeological interest, the
Gut Heiligendonk historical landmark. While one of

the two new buildings is used exclusively by a leading
Düsseldorf logistics company ComPass Logistik GmbH,
the other is shared by ComPass and Swissport.
Also recently completed is a new Fiat dealership
(Alfa Romeo, Fiat, Lancia), the design of which is being
traded as prototype for other Fiat dealerships in
Germany. On the neighbouring plot, planning and
construction of a sales office for heating systems
company Viessmann are currently underway. Apart
from showrooms, the building will also house the
company’s own training facilities.

Near the corner of the roads Zum Gut Heiligendonk
and Am Hülserhof is the Dehner Garten-Center
(garden center). It has 6,400 m² of retail space and
was opened in 2006.
As with most major development projects in Düsseldorf, the comprehensive office and business facilities
will be complemented by a hotel, which is due to open
in autumn 2009. Operated by the Dutch Van der Valk
Group, it was designed by the architect team Ortner
& Ortner. With its 16 floors, this four star hotel and
convention centre will be a new landmark in the area.

The IDR site
The city’s real estate subsidiary, Industrieterrains Düsseldorf-Reisholz AG (IDR),
is the second major developer at Theodorstraße.
Gewerbeareal Nord – state-of-the art business park
Here, at Theodorstraße 293 to 297, IDR is currently
realising the city’s most advanced business park project. Known as ‘Gewerbeareal Nord’, it will offer some
60,000 m² of storage and office space.

Three of the four buildings completed to date are
occupied by big-name Japanese wholesale and logistics
companies – Kikkoman Trading Europe, who were
previously located in the city’s Hansapark development,
Nippon Express Deutschland, formerly based in nearby
Wahlerstraße, and Yusen Air & Sea Service, previously
on Mündelheimer Weg. These three have leased depot
and office space ranging from 5,200 to 15,400 m².
A leader in security systems, the Bosch technology
group moved to Theodorstraße as early as 2007.

A wide range of industries in a central location: Gewerbeareal Nord by IDR
Some 250 employees work at the 4,500 m² facility,
which also houses a customer presentation centre
showcasing state-of-the-art security systems. Offering
the full spectrum of modern security from access control and video monitoring through to fire and other
alarm systems, Bosch tailors security solutions precisely
to customer needs.
The fourth building of the IDR project has been let
to the construction tool company Hilti, for use as a
sales facility.
In addition, a range of other top-quality office and
storage facilities are still available to let.
Bosch Security Systems also values the location’s synergies and
proximity to the airport.
BMW
Another highlight of IDR’s development project is
the new Düsseldorf branch of BMW, which opened
recently. Located on a 35,000 m² site adjacent to the
ISS DOME, the building was designed by renowned
Hamburg architects BRT.
The facility is open from 07.30 am till 08.00 pm on
weekdays and from 09.00 am till 04.00 pm on Saturdays. As part of the BMW Airport Service, appointments are also available from 04.00 am to 12.00 midnight, amounting to a truly special service for all BMW
drivers, and especially business travellers.
Some 94 new jobs and 15 traineeships have been created to date
at the BMW branch in Rath.

Goodman Business Park
The office campus of the future
Work on the office development adjacent to the A52 autobahn will soon begin.
The 35-acre site stretches to the north of Theodorstraße and east of the A52 motorway. In 2007 it was
acquired by the international real estate developer
Goodman, who owns, develops and manages quality
office and logistics facilities. With its excellent infrastructure, the area is already home to such well-known
companies as VALLOUREC & MANNESMANN
TUBES and Technip, both of whose German headquarters are located here.

As currently projected, the Goodman Business Park
could provide 100,000 m² of office space, to be realised
in several development stages. The development plan
is based on a master plan that was jointly created by
Goodman and a renowned planning office.
Apart from supreme urban design, other key features
of the concept include sustainability, ecological soundness and energy efficiency. Another striking feature: its
low building density and fully landscaped green areas.

Right next door to the projected Goodman Gate House,
car dealer Autohaus Brüggemann has opened a stateof-the-art showroom. Headquartered in Rheine, Westphalia, the Brüggemann Group has car sales facilities
nationwide.
The Gate House, which will mark the entrance of the main access
road, has just been given the preliminary building permit. The plans
for the 5,400 m² building are from HPP Hentrich-Petschnigg &
Partner, Düsseldorf.

Hoberg & Driesch has established its new headquarters
on the south side of Theodorstraße, right next to the
A52 highway. Previously located in the inner-city district of Lierenfeld, the steel pipe trading group moved
here in Fall 2008. Apart from buying tubes from
nearby VALLOUREC & MANNESMANN TUBES, the
company also shares key infrastructure features such
as the railroad sidings. A top European wholesaler of
seamless steel pipe, Hoberg & Driesch was founded
in Düsseldorf in 1948. Some 160 employees work at
the new headquarters and distribution warehouse.
Key high-tech features of the 4,000 m² administration
section include gas-driven heat pumps, ice tanks and
solar energy systems. The section connects directly to a
warehouse of 30,000 m² where some 16,000 tons of
steel pipe await forwarding. For the company, the new
headquarters represent a clear commitment to Düsseldorf as the region’s capital. With three through-roads
for easy truck access (delivery/pick-up), swift access to
major highways and dedicated rail sidings, Hoberg &
Driesch are ideally equipped for the future. The new
company building was designed by renowned Düsseldorf architects JSK. Its ultra-modern architecture is a
perfect eye catcher for this focal point just next to
the A52.
