Probably the most exciting event to happen here at TGO
is the recent overwhelming vote by the owners to purchase
the golf course and restaurant/lounge. The course is an
18-hole par-71 championship course, designed by Ron
Garl, and was planned around the natural contour of the
land and offers plenty of water hazards and sand bunkers –
a challenge to all levels of golfers. USGA gives the course a
71.9 rating, with a USGA slope of 121 on Bermuda grass.

Throughout the resort you just might notice the “Love It
Here” stickers on golf carts and cars. It’s no secret that our
owners are our best public relations asset as they love to
share with other RV’ers what a great place TGO is! Some
of our residents have shared their stories below:
For John and Vicky Ferrari, it started in 2009 with a visit from Virginia
to look at a pad for their motorhome. They wanted to have a place to be
nearer John’s aging mother, and before that first visit was over, they had
contracted to build their first home in Hidden Lakes. Five years later,
John and Vicky have sold their house in Virginia,
are in their second custom-built home, and call
TGO home. As FMCA National Secretary from
2011 until 2015 and an attorney for Dell, TGO
provides Vicky with a great location to start both
motorhome and work trips, with good proximity
to Orlando International Airport. John, retired
after 42 years working for Ross Perot in the IT
industry, loves the maintenance-free lifestyle. And, their 6 children and
6 grandchildren have gotten over the loss of the Virginia lake house
because John and Vicky are always ready for a trip to Disney World and
a stay at Fort Wilderness, less than an hour away.
Liz and Butch Jones decided to leave the cold Virginia winters behind
and began searching throughout Florida for
the perfect spot. Upon their arrival at TGO,
they were very impressed with the resort and
began to explore the resort’s properties for
sale. In less than a week they settled on a port
with an Executive Suite and enjoyed the next
three years of warmer winters! It became
evident to both Liz and Butch that TGO was
where they wanted to settle down, and the
decision was made to look for a home and
turned to TGO Realty for help. One of their
specific needs was a big garage for Butch and
his “toys”, and with the help of TGO Realty,
we found just what we were looking for! No more cold winters for us – we
love it here, especially the winters!
Full time RV’rs since 2006, Tom and Pat Walker recently relocated
their home base from Sandbridge, VA. to TGO.
They really liked what the Community had
to offer: the home style choices; golf course;
restaurants; church, and all the active lifestyle
programs available year round. “We had come
to enjoy all of these amenities over the last 10
years, and found we stayed longer each time we
visited. We have made lasting friendships in
this gated community. It is different from any
place we have discovered in our travels. We also know when we decide
to settle down, we will have so many lifestyle choices to make and still
stay in TGO!” We Love it Here!
For Hidden Lakes homeowners Jim and Gayle Ann Noltner, TGO
has become a family affair. The Noltners first bought an RV site in 2004
after Gayle Ann’s dad purchased a site in the early days of 1998 and her
brothers bought an RV site in 2002. It wasn’t long before older brother
Robert discovered TGO, having taken advantage of the Hartung Brothers/
Noltner family compound of adjoining RV sites on Oak Cove Road. As
Jim is an integral part of the family business, Hartung Brothers, Inc. based

out of Madison, WI, and knowing the family’s motto
passed down from his father-in-law, “Hard work will
always pay off ”, they valued their time away from
work and appreciated all TGO had to offer. Hartung
Brothers, Inc. is involved in just about every aspect of
the agriculture business from farming to processing
in Texas, Wisconsin, Ohio, Florida, Michigan, Illinois and Canada. And Jim commented Gayle Ann
comes from a large family with 8 siblings total, and there is ample room
here at TGO for them all! “I love the fact that I can bring all my toys here
to play, especially during bike week when I can get together with family
and friends and ride up to Daytona” Just another reason we “Love It
Here”!
Our motto has been, “Not all who wander are lost” and has proven us
well for over 40 years.” For John Hendricks and Gregg Querry, selling
their business in Indiana provided them the resources and time to live
this motto by testing the waters in California, Pacific Northwest, Michigan
and South Florida. While in Michigan we met some TGO residents who
encouraged us to look at TGO. We visited last July, purchased a port with
an Executive Suite, and 7 months later we decided
to call TGO home! We just recently traded port
living for RV resort home living to accommodate
our most trusted ally in this, our bus!
Community is what drew us here, and will be what
keeps us here. Smiles, waves and hello’s along with
laughter are always seen and heard. Your neighbors
become your friends, while your other neighbors, the wild life, become
your enjoyment.
Thanks to TGO Realty for their dedication to preserving our way of life
with constant attention and donations to our community. We salute
them! We can now add another motto to ours, “We Love It Here”!
Melvyn and Ruth Drexler happened upon TGO while traveling back
from visiting their granddaughter, a student at Florida Tech in Melbourne.
Although their winter RV’ing had been in St. Augustine, they wanted to
be a little further south, both for the warmer climate and proximity
to F.I.T. “We decided to stop and take a look at this place called The Great
Outdoors and couldn’t believe what we were seeing!” said Melvyn. After
an informational tour of the resort, they inquired about renting a site for
the next winter and couldn’t wait to tell their RV’ing
friends back in St. Augustine about TGO. Today,
both the Drexlers and their good friends call TGO
their winter home after TGO Realty found both
couples “just the right place” to purchase. Melvyn
states, “The people who have been here all say the
same thing – WE LOVE IT HERE! – and we agree”!
In fact, Melvyn and Ruth extend an invitation to
all to stop by and see them. They will be happy to tell you why they also

RV Sites (Rental & Sales)

Products
All sites have level concrete pads with underground
utilities. Rental site hookups include water, 30/50
amp service, cable TV* (see side bar) and sewer.
Standard sites are generally 40’x80’ and can be for
private use or added to the rental pool. Owners
have the option of adding a screen room, storage
shed, or an air-conditioned Executive Suite (see our
article on page 8) that boasts a combined living/
dining area, full kitchen, bathroom, plus laundry & storage. Sites were designed to back up
to nature, golf course, or lake views. (Note: Executive Suites are not included in site rental.)
RV Ports (Rental & Sales)
RV port sites include a custom-built shelter for your
RV on a concrete pad with underground utilities
and include electricity, cable TV* (see note above),
telephone and sewer. Most ports also have screened
rooms or Executive Suite and offer your RV protection from the elements. This allows you to use your
site during inclement or harsh weather conditions.
As with RV Sites, the RV Port can be placed into the
rental pool when owners are not using them.
*Due to nationwide conversion of
all cable providers from analog to
digital, reception may be limited to
local channels. If you do not have
a digital converter, cable card or
adapter, our local Bright House
cable provider may have equipment
available for you.

Park homes are another lifestyle available at The Great
Outdoors. Besides the park home itself, many have
site-built additions which may provide expanded living
space, large porches, or extended RV parking complete
with full hookups. Most park homes come completely
furnished in a “ready to move into” condition. Similar
in style to a “mobile” or “modular” home, park homes
are an affordable answer to resort living.
Resort Homes
Site-built custom resort homes include
an attached RV port or garage with full
hookups. Many also include covered
or enclosed car and golf cart parking.
A wide variety of floor plans offer 2 or
more bedrooms, many with cathedral
ceilings and lofts. These homes offer
you the lifestyle of resort home living
with the added bonus of having your RV parked under cover right outside your door.

Addison Preserve by Vintage Homes was recently unveiled with completion
of construction on the model home expected in the Fall of 2015. These 30
new 3 Bedroom/2 bath 3 car garage resort homes will feature concrete block
construction starting just under $300,000, which includes a standard size lot!
FHA, VA and Conventional financing will be available in this section of the
resort only! The Homeowners Association rules and regulations will allow
for motorcycles, but no RV garages! Addison Preserve fills that need for many
RV’ers who have opted out of the RV lifestyle, or for close friends or relatives of

xecutive suite
Many of our RV site and RV port owners found themselves enjoying The
Great Outdoors so much, they were spending more and more time here.
Because it is difficult to entertain any number of friends – or if the weather
had them going stir crazy inside their RV – the need for additional “living
space” outside the RV became a great solution to an age-old problem.
What started out as a simple screened room or gazebo has now become
state-of-the-art efficiency apartments. Owners can now have full kitchens,
full bathrooms, living/dining areas, plus laundry facilities – and may even
add on a large screened room. If
company drops in, many of these suites
can accommodate them with sofa beds,
futons, or airbeds. Plus the guests have
their own private suite while you sleep
comfortably in your RV!

Because of the resort’s rules and regulations, you must have an RV on site if you
utilize your Executive Suite. This was
meant to prevent the use of these buildings as an efficiency apartment, as RV
sites were not designed for full-time occupancy without an RV on site.

The Great Outdoors is proud of its state-of-the art automated
visitor management system. Residents now install a barcode on
their vehicles which allows them to bypass the visitor’s lane and have
instant access

by the CSA
(Community

Association)
and permits
them to activate/deactivate barcodes as needed and allows them to verify who
enters the resident’s gate. CSA offers a voice and email automated
system for residents to call in infrequent visitors who have not been
put on their permanent guest (usually family members) list.
CSA also provides Courtesy Patrol officers who assist in making
sure all vehicular traffic is confined to the designated area – nonowners are not allowed to ride through the resort without being

accompanied by an owner or is being escorted by a member of The
Welcome Center staff. Courtesy Patrol officers are capable of enforcing speed limits throughout the park through radar and electronic
signage, but also to aid and assist registered guests and renters
with information regarding the resort’s amenities and rules and
regulations.

Along with the front gate system, CSA offers a Mass Notification
System which can alert residents, employees and businesses of critical
events and useful information. It can distribute voice and text
messages by phone, SMS, email and fax. This system facilitates
immediate notice of such events as hurricane updates, fire threats,
criminal activity, water main breaks, and can also convey information
regarding association meetings, closures of amenities, policy changes
and community events.

Our rental program has been operating successfully for
over 20 years. Many owners of RV sites do not continuously occupy their site year round. During such periods
of owner vacancy, the RV and Port sites can be put in the
rental pool. Our rental pool is unique because all owners
who have their sites in the pool share in the daily proceeds. Whether their site is rented or not, everybody gets
a piece of the action!
*If renting your RV site outside of the rental pool, you
must first register your rental unit for collecting sales tax
(Form DR-1), and then remit the 11 percent (6% state,
5% county) tax EACH MONTH. Penalty is 10% per
month for late payments. Failure to register is a misdemeanor in the first degree, plus 100% penalty fee for
the taxes due and late charges.

refurnish and redecorate your home. Then comes

or maybe ‘I’m not crazy about those vases.’ So those go
back on the truck,” Donnetta explained. “If they don’t

not obligated to keep anything as long as it’s the same day.
Despite the strict same-day return policy, few
customers have a hard time making a decision about
what to keep. Normally, they love it all. “I have a 95%
success rate,’ the decorator said.

ULES & REGULATIONS
1.The Great Outdoors is private property. We reserve the right to select our clientele
and visitors.
2.All resort guests must register at The Welcome Center upon arrival. All visitors of
guests must be registered with Security before their arrival.
3.Maximum occupancy per site: 6 persons.
4.No motorcycle riding allowed in resort, except in commercial areas where designated in Hidden Lakes and Addison Preserve.
5.No tents allowed in resort.
6.Swimming is not permitted in the lakes.
7.No walking or riding bicycles on golf course. Carts allowed only when playing golf.
8.Children under 16 years of age must be accompanied by an adult at all times.
9.15 mile per hour speed limit will be enforced within the resort area.
10.Only two pets are allowed per site. All pets must be on leashes at all times and
messes must be cleaned up by their owners. Animals are the exclusive responsibility of their owners. Noisy pets will not be allowed. All immunization records must
be kept up to date. This is a Florida State law. Pets are not allowed in the following
areas: all buildings, bathhouses, pool area, shuffleboard, horseshoes, tennis courts,
golf course, or nature trails.
11.Please advise your families and friends of our office hours. Public pay phones are
available for your use located at each pool.
12.Laundry facilities are available 24 hours daily.
13.Quiet hours are from 11pm-7am. No use of generators. Please think of your neighbors.

No truck campers, pop-ups or tents.
14.Check-in time is 3:00 PM. Check-out time is 12 noon. Please re-register by 10:00
AM if you would like to extend your stay.
15.A two-car maximum is allowed per site. No car repairs will be allowed in the park.
Only holders of a valid driver’s license are permitted to operate a vehicle of any kind,
including golf carts. No signage allowed on vehicles.
16.Valuable objects should be stored away. We are not responsible for personal property.
17.No open campfires will be allowed. Charcoal fires in grills will be allowed.
18.Do not throw garbage in bathhouse containers. Do not throw anything except tissue provided into the toilets. Turn off lights and fans when leaving the bathhouses.
Please keep the doors closed.
19.Garbage for pickup for your unit must be placed at the curbside in a secured plastic
bag. Pickup will begin at 10 AM every day. Do not leave trash outside overnight.
20.Pool rules are posted at pool entrance. No lifeguard on duty.
21.No discharge of firearms or fireworks will be allowed.
22.The owner/management of The Great Outdoors absolve themselves from all liability
and responsibility pertaining to loss by fire, theft, property damage, accident or any
other cause whatsoever,.
23.
The use of formaldehyde-based waste tank treatment chemicals is prohibited.
24.Rules and regulations may be changed at any time without prior notice.
25. NO REFUNDS ON EARLY DEPARTURES!
26.All RV sites are privately owned. At the owner’s request, we ask that you use jack
pads or blocks before lowering your jacks.

away the time utilizing some of the exercise machines. Our air conditioned Fitness

weight lifting machine, free weights, stationary bikes, and lots of miscellaneous
exercise equipment.

Trey began a career in health and fitness as a teenager, having won national honors and
titles in the fitness field. Today, Trey works with many TGO residents to
improve their appearance, tone their bodies and lose weight. Trey has
had remarkable success working with many of our residents who have
suffered debilitating strokes and various health ailments. He received
a Bachelor of Science Degree in Organizational Communications,
Business Management, and a minor in Health and Sports Science
with an emphasis in kinesiology and nutrition from the University of
Oklahoma.
How did Trey happen upon TGO? Like many of our residents, Trey
wanted to be closer to his parents, Hardin & Meredith Boyer, residents
of TGO. It certainly seems Trey has found his niche here at The Great Outdoors, and we are so
lucky to have someone of his education and experience available to our community. For more

TGO’s Many Lakes
What do 4,000 bluegill and catfish, and
14 resident volunteers have in common?
They all took part in the recent stocking
of the lakes here at TGO. While we are
strictly a “catch & release” program, we
make sure our lakes are stocked and ready
for some fishing fun! To protect our lakes
and inhabitants, we have implemented the
following rules:
TGO Fishing rules
Only plastic worms with imbedded
hooks allowed. Double or treble
hooks prohibited in Lake Judy or
Bass Lake.
1.
All children must be accompanied by an adult.
2.
Fishing hours are from dawn until 10:00 PM.
8.Fishing is allowed only on the CSA side of the
ponds. No fishing on golf course.
3.Live bait (with the exception of worms) is prohibited. Use only imbedded hooks in plastic worms
– no double or treble hooks allowed in Lake Judy
or Bass Lake.
9.Feeding the alligators is subject to fines up to
$1,000 or 1 yr. in jail as per state laws S.775.082
and S.775.083.

11.Help keep our lakes clean. Do not leave cans,
bottles, plastic bags, discarded fishing line, or
other trash in or around the lakes. Please pick up
any litter that others may have left!
All fish are “catch and release”.
5.All fish should be retrieved and released quickly.
6.Please consider using barb free hooks to prevent
internal injury to the fish. Only plastic worms
with imbedded hooks allowed. Double or treble
hooks prohibited in Lake Judy or Bass Lake.
7.The fish in our lakes are extraordinary and
should be handled gently – LESS IS BEST.
10. No seine or throw nets allowed.
12. State fishing license not required.
13.For further information and helpful fishing tips,

Titusville – A City of Change
Titusville was recently ranked the #13 Best
Town In Florida To Live by Niche, having scored
highest in “Things To Do, Easiest Commute,
Education, Health & Fitness and Weather”
grades. The City of Titusville has been enjoying a renaissance lately with the old Miracle
City Mall being transformed into a major new
Town Center open air mall, the opening of a
new Publix grocery store on S.R. 50 just a very
short distance from our resort, Food Truck
Fairs once a month in downtown Titusville,
and addition of a Farmers Market also in downtown Titusville. The space industry continues
to expand in our community even with the
governments shuttle program closure. Area
restaurants, housing and community events are
realizing a great increase in traffic.
Another major award is USA Today’s naming Playlinda Beach at the Canaveral National
Seashore as #4 on its list of Best Beaches in
Florida. The Canaveral Seashore offers miles of
natural, pristine beaches where the parking and
beach access contributes to its high ranking – a
beach where you will not find any tourist shops,
restaurants or surf shops, just sand and sea!

Continental Flyway, a major bird migration corridor
where more than 330 species have been viewed,
including the beautiful and rare colored bunting.

TGO also offers miles of nature trails, some of
which can be accessed by golf carts or bicycles.
Unfortunately, we do not allow pets on our nature
trails because of the wildlife. The Nature Center offers

here for your enjoyment. So be sure to make plans to

Nature was such a big part of The Great Outdoors
we had to make it part of our official resort title! The
TGO Nature Center is a Florida not for profit corporation, whose main purpose is to educate residents
and guests about the resort’s flora and fauna. The
TGO Nature Center houses a wonderful exhibition of
the nature that surrounds TGO, as well as a library
dedicated to articles about the plants, birds, reptiles,
mammal and fish that also call TGO home, and is complete with meeting rooms and a kitchen. Residents
and guests can relax, read a book, or bring a picnic
lunch to eat in the large screened porch alongside
the Addison Canal.
