The holiday house "VILLA ROMANTICA XL" in Spain on the Costa-Brava (with marvelous sea view) is located in the
well-kept and quiet urbanization - Vizcondado de Cabanyes - nestled in a wooded hills. There is a spacious,
detached house, built in the Spanish style. The house is fully furnished and has been newly renovated. It has in the
upper main apartment z.T. air conditioning.
The overall property is fenced on all sides. It is located in a quiet side street (dead end). It has two closed, covered
car outdoor parking.
The house is spread over 2 floors (above main house / Down Studio). Upstairs (Ground floor), the MAIN FLAT is with
z.T. air conditioning.
You enter the entrance hall with cloakroom. To the right of the 3 bedrooms (one as a suite with private bath),
together with the renovated bathrooms. Links are the spacious dining living area (fireplace) with lateral, half open
fitted kitchen. vorgebaut The living room is the winter garden room. From almost all rooms and of course especially
from the conservatory you have a great sea view.
The house is oriented towards the south.
About the outside staircase leads, going to the beautifully planted garden hang over the pool level with the 3m x
6m large, sheltered Swimmigpool. In addition, you will find the sun terrace and the covered patio. On the same
floor, next to the covered outdoor seating / barbecue area, access to the separate studio (1 bedroom / kitchenette /
shower room).
The studio is not rented alone.

Traffic-technically the house is its proximity to the city of Gerona (40 km) and Barcelona (100 km) well served
(airport / train / highway). The beaches of Palamos / Calonge / Sant Antoni is about 5 km, the beach of Playa d'Aro is
about 7 km away. Shopping and Restaurantes located 3.5km Enfernung. Diverse sports and leisure activities such
as Golf, tennis, paddle, bike, hiking, football, water sports are nearby. See for yourself on the spot. We are looking

Payment terms:
You let us know that you want to rent the house. So it would be pre-reserved for you. Then we'll send you by mail
the lease agreement, which you sign and send back by mail in 7 days. Once we have received the lease agreement
signed by you and the first payment (25 % of the total price), we'll send it you back signed by us.
The 2nd payment (25% of the total price) should be payed 3 months and the rest (50%) 1 month before arrival.
The service/end cleaning (130 €) and the deposit (400 €) will be payed in cash at the arrival. At the depart the
deposit will be given back, also in cash, in case, there haven't been any damages in the house.
