A Note From Carl Dranoff
After five years of planning, the redevelopment of the Cricket Lot is officially
moving forward. The new mixed-use project, set to be developed by Dranoff
Properties, will transform Ardmore by creating a new hub of local living and
activity. Aimed at bringing new residents, new retail and new businesses to
Lower Merion Township, this revitalization project is a shining example of
Dranoff ’s ongoing commitment to building and enhancing local communities.
In further support of this new vision for Ardmore, Dranoff Properties helped
to secure $12 million in state funding while itself investing an additional
$44 million in this exciting project.
Now in the design phase, the project will include 121 premier rental
apartments, about 9,500 square feet of new storefront retail space on Cricket
Avenue and a public parking garage. In the tradition of Dranoff Properties,
the facade of the building will mirror the elegance and historic beauty of the
Main Line. There are three versions of the public parking garage, which township officials are considering. Each plan provides a different number of spaces.
Dranoff Properties’ construction of Cricket Lot will add an estimated 900 jobs
and $37 million in earnings to the region over the multi-year construction period.
Upon completion of this exceptional new space, Ardmore is projected to see an
estimated 80 new retail jobs and $2 million in annual earnings. There will also be
substantial property taxes generated annually.
This transit-oriented development project will transform a vacant parking
lot into a vibrant, walkable community centered on convenient access to the
Ardmore train station. By maximizing access to public transport and improving walkability, the project will greatly reduce the need for driving. Dranoff
Properties’ vision is the catalyst for putting more feet on the street, creating new
jobs and helping to revitalize an important part of Lower Merion Township.

West Lancaster Avenue
(South Side)
6 W. Lancaster Ave. was the former Ardmore
National Bank, which opened in 1925. Originally,
it had a symmetrical, neo-classical façade.
The lower level has been altered over the years
for commercial use. It’s currently the home
of Swain Tours.
8-10 W. Lancaster Ave. is an early 20th-century
Art Deco theater constructed between 1913
and1919. The movie-house portion—known as
the Palace Theatre—was added later, lasting
only until Woolworth’s arrived in 1922.
It currently houses PartyLand.
14-28 W. Lancaster Ave. is known as “Colonial

Ardmore Avenue
Built in 1917, Ardmore’s Masonic Lodge is at

The Ardmore House, subsidized apartments
for seniors, now stands on the site of the old
Ardmore Avenue School.
St. Mary’s Episcopal Church—located at 36
Ardmore Ave., across from the post office—was
built by Furness & Evans in 1887. It contains
three Tiffany Studio windows.

West Lancaster Avenue

30-38 W. Lancaster Ave., built between 1925

The building has been a historical and social
landmark since its erection.
21-27 W. Lancaster Ave., a row of four brick
structures with peaked windows and steep
gables, was built as a single block in a Tudor
Revival Style in 1908. It became known as
the Henry Harrison block. The Harrisons
were among the oldest and most prominent
merchant families in Ardmore. The property
is now the Junior League of Philadelphia’s
headquarters and thrift store.
Built about 1860 as a residence, 9-13 W.
Lancaster Ave. is one of the oldest structures in
Ardmore. A first-floor storefront was added to
the front of the house, perhaps in the 1920s.
Circa-1920 1-3 W. Lancaster Ave. is a tasteful
example of commercial architecture.
East Lancaster Avenue
Located in the heart of the downtown business
district, 7 E. Lancaster Ave. is a fine example
of a Classical Revival bank. Built between
1923 and 1925, the Merion Title and Trust
Company was once Ardmore’s principal
financial institution. Note the four pilasters in
the front and the unique sundial on the right
side. Home to Primavera Pizza Kitchen since
the early 1990s, the bank was dedicated to those
who fought in World War I. The downstairs
vault is available for private functions.
Just inside the entrance of 16 E. Lancaster Ave.
(Plaza 16) is an interesting inner courtyard with
a retractable roof. The atrium building is now
architectural and design offices.
Now Hunan Restaurant, 47 E. Lancaster Ave.
was once the Lower Merion Federal Savings and
Loan. A plaque still bears the inscription.
Cricket and Station avenues
Cricket Avenue contains a nice mix of 1920s
commercial buildings. 47-55 Cricket are some
of the earlier residences, built circa 1881-1895.
13 E. Lancaster Ave./9-11 Station Ave. was once a

The Ardmore commercial district has played a pivotal role in the economy of Lower Merion
Township since its development in the early 19th century. In 1811, Dr. James Anderson called the area
“Athensville.” The name was changed in 1873 to Ardmore, a Gaelic term signifying “high grounds or
hills.” The various architectural styles in the downtown area represent Ardmore’s organic growth and
development through the decades, a trend that continues today. Many business owners have been in
town for years and love to share the history of their buildings with visitors. Most would be glad to have
you stop in and ask questions. Churches may be open for viewing (and resting). But please respect
the privacy of our residents.

Shack, it features recessed window areas
and tripartite windows dating to 1913-1919.
Located at St. Paul’s Road and Athens Avenue,
First Baptist Church was built in 1924.
Rittenhouse Place
One of three African-American churches
in Ardmore, Zion Baptist Church was
established in 1894 and has a unique history.
The congregation moved an existing building
from Lancaster Avenue to the current site at
Greenfield and Spring avenues. It was later
destroyed by fire, and the current church
was built in 1899.
Rittenhouse Place was laid out by Harry J.
Rittenhouse in 1926, when a building permit was
issued for construction of a “business building
and two family dwellings.”
52-56 E. Lancaster Ave. originally had a twin
building to the west (demolished in the 1960s
to make room for what is now a bank). The pair
undoubtedly created an elegant entryway to the
generous new boulevard. Both this building and
10-18 Rittenhouse Place—which feature French
doors and iron balustrades—are admired for
their 20th-century Spanish eclecticism.
15 Rittenhouse Place was constructed in 1940
and is a fine example of mid-20th-century
commercial design.
49-51 Rittenhouse Place were the first buildings
built on the plot in 1927-1928. 51 Rittenhouse
Place originally housed the Main Line Chronicle.
Residential highlights
Built in 1890, 101 Linwood Ave. is a Princess
Anne Victorian. Nearby 105 Linwood Ave.
is a Horace Trumbauer design from about 1900.
44 Linwood Ave. (adjacent to the new Linwood
Park) was constructed in 1910 for Joseph S.
Pearce. Known at the time as Woodlynne, the
large Tudor Revival home and its carriage house
were recently restored by the new owners.
Other highlights
North America’s oldest skating club, the
Philadelphia Skating Club and Humane Society,
is located in Ardmore on Holland Avenue,
two blocks west of Ardmore Avenue.
A four-unit dwelling designed by the famed
Frank Lloyd Wright in 1939, Suntop Homes is
located west of Church Road at the corner of
Sutton Road and East Spring Avenue. The the
time, Wright envisioned multiple units of
low-cost, standardized housing for families. The
project was dubbed the “Ardmore Experiment.”
In the end, only a single set of four was finished,
each unit renting for $55 a month. The modern
style—featuring, wood, brick and glass—was
extremely unique to Ardmore at the time.
St. Colman’s Roman Catholic Church was
founded in 1907. The design of the church at
Lancaster Avenue and Argyle Road was inspired
by French and English Gothic architecture.
It was completed in 1926.
Across from St. Colman’s is the Lower Merion
Township Administration Building at 75 E.
Lancaster Ave., built in 1926.
Founded 1765 by the German Lutheran Church,
St. Paul’s Cemetery includes the tombstones
of war veterans who fought as far back the
American Revolution. The stone structure
within the cemetery is a German schoolhouse
built in 1789.
One of America’s first shopping centers,
Suburban Square was begun in 1926. The Times
Medical Building, at the center of the square,
is a shining example of Art Deco architecture.
