Included with your notice was 4-page News for Broward Taxpayers explaining almost everything. There are 11 separate line items in your tax bill. Most are self explanatory except for that “Florida Inland Navigation” is what we all pay to maintain the Intra-Coastal they are flat fees per unit not linked to the value of your property. These are listed on the back page of your bill. The Proposed Notice only listed one, however, that for Ft Lauderdale Fire Rescue Assessment. This year it is being increased from $135 to $225 - a rise of $90. Not listed yet is the new WAVE streetcar assessment of $99 - this will be added to the final tax bill you get in November. Broward properties have been re-valued again this year and so we face about 4.5% increase in taxable values. My tax notice showed a total tax bill from $6, 404 last year to $6,666 this year. If I add the new $99 WAVE streetcar assessment my total will be $6,765 - an increase of 5.6% over last year’s tax bill. This tax bill is for more. Owners claiming the complex Homestead Exemption, such as me, get a break on their taxes, those without it will pay more - you might see a more than 10% total tax increase. We get no better county or city services for these tax increases we will pay. After the 2008 Recession we saw our tax bills go down as property values fell going back up again and the spending party is on once more. Taxpayers are invited to “speak up about proposed property tax rates and fee3s” at a City meeting September 12th - it is possible that loud complaints about the tax increases might lead to a small compromise on th e fire rescue tax, I was told. If my tax bill is a rough average for the WaterGarden, our 315-unit building will pay an extra $112, 000 tax this year. That's a lot of money! It is high time we owners joined together to petition the City of Ft. Lauderdale that these tax increases are not acceptable to us. Spending $150 million on a 1.4 mile streetcar, for example, that goes from the bus station to the courthouse, is absurd for this city. If we remain silent, as we have for too many years, they will continue to assume we just love tax increases and wild spending. Too late for this year but next year we should be prepared to lobby against tax increases and for better services. By the way, neither our management company nor Board can do this for us. The award is granted to an individual which possess an ability to maintain a positive attitude with his or her residents and colleagues, works well under pressure as well as with others, strives to learn about his or her community surroundings and residents, and finally, remains active in the SFCA meetings and events. Jorge’s dedication, charisma, and sincere desire to help those around him has set him apart among his peers and has helped make the WaterGarden a warmer and happier place to live and work. Let us all congratulate Jorge for a job well done! Board of Directors Meeting The Board of Directors Meeting will take place on Wednesday, October 9, 2013. The Budget Meeting will take place on November 12, 2013. Homeowners will be mailed a packet pertaining to the Budget meeting sometime prior to October 29, 2013. The Annual Meeting will take place on December 17, 2013. Homeowners will be mailed a packet pertaining to the Annual Meeting sometime prior to October 21, 2013. Homeowners please contact the office if you need to update your mailing address or simply want to make sure the correct address is on file. Management would like to ensure that each homeowner receives the important information which will be enclosed in the mailings that will be sent out in the near future. Please Tip Your Valet Please be cognizant that WaterGarden valet earnings are highly dependent on the tips they receive. A suggested tip of $2-$4 exists for parking valets. The contract with the parking valet service does not adequately compensate the valets at a completive rate. Unfortunately, it was reported that a number of residents and their guests were using the valet service but were not giving ANY tip. This can create a turnover dilemma as the valets may choose to go elsewhere or result in a change in the contract in which a mandatory set charge could be implemented. We do NOT want to charge a set fee! We want to keep the valet service at the WaterGarden complimentary to all residents and guest. So please if you and your guests receive excellent service please show your appreciation by compensating your valet attendant. Strength training improves and maintains our strength to allow us to keep living life in the way we choose. If we include strength training into our fitness plans and focus on strengthening the stabilizing and movement muscles of the legs, back, core, and shoulders, we will reduce our risk for falling, slowed movement, injuries, loss of function, and loss of freedom to live how we choose. 2. Improved muscle mass promotes bone mass and joint health by placing healthy stress on bones that prevents joints and bones from breaking down. By adding muscle tissue through resistance training and then teaching those muscles to work properly together and balance all the muscles around the joints, we reduce the chances of osteoporosis, arthritis, joint injury, loss of balance and falling. 3. Muscle tissue maintains a healthy metabolism and prevents weight gain. Muscle burns TWICE the amount of calories as fat tissue. By maintaining our muscle tissue through proper nutrition and exercise, we assure that our metabolism maintains healthy levels of activity, we reduce the risk of several preventable disease re- lated to slowed metabolism such as heart disease, diabetes, and cancer, and we prevent the extra weight gain that we see in most older adults. Bottom Line: Loss of muscle mass and strength also dramatically increases your risk of falls as you age and decrease your ability to recover from illness or injury. Performing regular bouts of resistance training exercise 2-3 times a week will help you maintain your muscles mass as well as improve bone mass and protect you against the wasting of muscle and bone that often occurs with age. Perform 2-3 sessions a week focusing on all the major body parts each time you lift. If you’re new to lifting start with light weights in the 12-15 repetition. You don’t have to lift barbells or dumbbells or use clumsy machines to strength train. Resistance exercise— anything that uses your body weight (ie: push-ups)—counts too. Some forms of yoga and Group fitness classes even build strength and muscle mass. Bonus: Muscle mass is the primary fat-burning furnace in the body, so the more muscle mass you have, the more fat you burn.
