It is an adaptive reuse project consisting of converting a 40-year-old warehouse and light manufacturing facility into an office loft development. The project received an Award of Excellence for adaptive Use from the Atlanta Urban Design Commission and a Georgia AIA Award of Merit for Adaptive Reuse. The Lumber Yard was designed to meet the needs of companies that want a creative alternative to traditional office buildings. Architects, engineers, ad agencies, graphic designers, public relations firms, marketing organizations, and technology companies are some of the types of companies that may prefer this type of space. Brock Green Architects and Planners designed the conversion project. BGAP is a leading designer of loft projects such as Seed Factory, Telephone Factory, Studioplex and Giant Lofts in Atlanta, as well as loft projects in other southeastern cities. RACO General Contractors, one of Atlanta’s premier contractors, provided construction services. The building was originally an 80,000 SF, 200’ X 400’ brick industrial property on a six acre site. Two sections of the roof have been removed to create a T-shaped interior courtyard, and the units may be accessed either by the courtyard or from the outside of the building. Interior spaces feature concrete floors, exposed brick walls, 20 foot ceilings, exposed sprinkler and structural steel systems, spacious window areas, and skylights. A totally new insulated roof has been installed, and the courtyard is abundantly landscaped with brick paved planters. Removing the roof sections creates three separate buildings, which have a new corrugated metal and glass facade facing the courtyard. Interior finishes include exposed air conditioning ductwork and industrial style light fixtures. Tenant signage is coordinated to create a uniform, clean look.
