Updated Scheme Proposal Our designs for the development in Cookridge These indicative proposals demonstrate how the pockets of development can accommodate a mixture of traditional family homes in predominantly detached or semi-detached form. Whilst indicative, the layout contains active frontages to streets, and integrates the sites existing landscape into the development. New family homes have been positioned to respect existing homes being positioned lower down the hillside and with a separation distance that exceeds the guidance contained within “Neighbourhoods for Living”. Since the previous consultation we have carried out further survey work to ensure all the trees surrounding the site had been identified. The layout, although only indicative, was amended to demonstrate that housing can be located away from the existing trees meeting guidance set out in ‘Guideline Distance from Development to Trees’ used to by the Council. The other change since the previous consultation is the proposed second access onto Cookridge Drive. The second access creates better permeability to the site which provides more options for the road user. Further details are shown on our separate ‘Access’ board. Community Benefits The project can provide a host of benefits to the local community, such as: • An investment of approximately £1.77m will be received by Leeds City Council from the New Homes Bonus Scheme, which has been set up by the Government to benefit local communities when accommodating new development. • Significant developer contributions towards local infrastructure or services related to the development. • The construction cost of the housing scheme is estimated to be £24 million. The development could generate 156 Full Time Equivalent (FTE) construction jobs per annum. • The development will deliver a range of housing to meet the needs and aspirations of the whole community. It will provide a housing offer fit for the 21st century in the right place and will contribute to the Governments desire for economic competitiveness, which subsequently facilitates a mobile workforce and dynamic economy. • Affordable Housing will be provided based on the identified need. • Improved linkages to the existing footpath network and a commitment to improve natural habitats located within and beyond the site boundaries. • We welcome people’s views on these proposals and are keen to discuss alternative proposals and suggestions, with the aim to deliver benefits that are most needed and beneficial to the community.
