The Big Island of Hawaii
The Big Island is Hawaii's largest Island at 4,038 square miles and its total size is twice the size of all other Hawaiian Islands combined. The Island of
Hawaii is built from five separate shield volcanoes that erupted somewhat sequentially, one overlapping the other. Because Mauna Loa and Kīlauea
are active volcanoes, the island of Hawaii is still growing. Between January 1983 and September 2002, lava flows added 543 acres to the island. The
volcano's are all in different phases of their lifecycle:
• Kohala - extinct
• Mauna Kea - dormant
• Hualalai - active but not currently erupting
• Mauna Loa - active
• Kilauea - active and erupting
About 22 mi southeast of Hawaii lies the undersea volcano known as Loihi. Loihi is an erupting seamount that now reaches about 3,200 feet below
the surface of the ocean. Continued activity from Loihi will likely cause it to break the surface of the ocean sometime from 10,000 to 100,000 years
from now. At 800,000 years old the Big Island is the youngest of the island chain. However, it was the first island discovered by voyaging
Polynesians. The Big Island is the only Island still growing. Hawaii's volcanoes rise an average of 15,000 feet (4,572 meters) to reach sea level from
their base. The largest and most famous, Mauna Loa built itself up to a height of almost 14,000 feet above sea level (4,169 meters). As a "shield
volcano" they are built by accumulated lava flows, growing no more than about 10 feet at a time to form a broad and gently sloping shape. Hawaiian
islands undergo a systematic pattern of submarine and sub-aerial growth that is followed by a specific pattern of eruption, building, and erosion. An
island's stage of development reflects its distance from the hotspot. Kilauea volcano is the world's most active.
Due to the landscape the Big Island is the home to Parker Ranch, which is the largest contiguous ranch in the United States. The Parker Ranch, near
the town of Kamuela, has approximately 480,000 acres of land. The ranch is the home of the world famous Paniolo, which is Hawaiian for Cowboy.
The ranch features great rodeos, ranches, the arts, culture, fine restaurants and the Islands newest hospital. Parker Ranch even offers private
education as Parker School became an independent day school to serve the area's high school students. Parker School is fully accredited in grades
K-12 by the Western Association of Schools and Colleges (WASC) and the Hawai'i Association of Independent Schools (HAIS).

The Towns Of the Big Island
Kailua is the town in the district of North Kona on the Big Island of Hawaii. The post office designated it as KailuaKona to differentiate it from the larger Kailua located on windward Oahu. Mostly we call it just "Kona." The
population was 11,975 at the 2010 census. It is the center of commerce and of the tourist industry on West Hawaii.
The community was established by King Kamehameha the first to be his seat of government. The town is located
along the shoreline of Kailua Bay and up the southern slope of Hualapai volcano. Kona has a tropical climate with
warm temperatures year-round. The coldest month in Kona is January with an average high of 81.9°F. August is
the warmest month with an average high of 88.0°F. Humidity is generally between 50% and 70%. Kona is generally
dry, with a mean annual precipitation of less than 12 inches. Kailua is the start and finish of the annual Ironman
World Championship triathlon, the annual Kona Coffee Festival, and the Hawaiian International Billfish Tournament.
Hilo is the county seat of the County of Hawaii and positioned on the windward (east) side of the island. A scenic
drive around Hilo along the rugged Hamakua coastline is considered to be one of the most interesting routes to
explore. East of the downtown core, the port of Hilo is safeguarded by a seawall stretching about three miles and
providing a picturesque view of the surrounding area. The town overlooks Hilo Bay, situated upon two shield
volcanoes; Mauna Loa, an active volcano, and Mauna Kea, a dormant volcano upon which are sited some of the
world's most important ground-based astronomical observatories. Hilo is home to the University of Hawaii, which
offers an exquisite oceanic program.
Circa 1100 AD, the first Hilo inhabitants arrived, bringing with them Polynesian knowledge and traditions. Although
archaeological evidence is scant, oral history has many references to people living along the Wailuku and Wailoa
Rivers. Hilo features a tropical rainforest climate, with substantial rainfall throughout the course of the year and this
makes it the third wettest designated city in the United States behind the southeast Alaskan cities of Ketchikan and
Yakutat and one of the wettest in the world.

Hawaii Tax Act 326
• Tax and real estate laws related to vacation rental continue to evolve nationwide, and in Hawaii. It can be a
challenge to stay in compliance. Recent changes in the Hawaii code has added a significant number of
requirements for any property owner, not living in Hawaii, to rent out their property:

Tax Act 326 requires any operator of a transient accommodation to furnish “relevant information” concerning the operator
-- Effective 7/1/2112 (HB457 HD1), Must comply by 1/1/2014.
Anyone who does rent their property out on a short term basis is required to:
• Obtain an Hawaii business license
• Obtain General Excise Tax (GET) and Transient Accommodations Tax (TAT) licenses, and collect and pay tax
• File a Hawaii state income tax return if you are doing business in Hawaii

“Doing business” includes all activities engaged in or caused to be engaged in with the object of gain or economic benefit, direct or indirect, except
personal services performed as an employee under the direction and control of an employer
As a non-permanent resident you must provide contact information of a person (or company) that resides on the same
island as your property to the state, home owner associations, and renters
You must show your GET and TAT numbers in any and all advertising and publications
You must file a year end 1099-Misc if you pay any vender (contractor, attorney, landscaper, pool maintenance…) for any
services of $600 or more annually

Services Descriptions
Service Descriptions for Property Management and Representation

Property Management Services: This service is for properties not rented out by the owner. It includes services such as a bi-weekly property walk through to inspect the property for issues. We issue a
report to the owner after the inspection. You know there is always someone local to look out for your property, a professional service you can always call upon.
•
Property Representation Services: This service is for properties that are rented out by the owner, and the renters are acquired by the owner. Hawaii has certain rules for owner rented properties not
managed by a professional management company. We provide the services that cover those rules i.e. on island emergency contact; online owner tracking account; contact for the state of HI. We also
offer a “Boundless Hawaii Seal of Approval.” This is a curation service to give your customers confidence about booking your property. Additionally, we can include your property on our website and
highlight it in our social media postings.

On Site Renter Services: For each renter of your property we can provide arrival, departure, and on-island services. This includes pre-arrival property preparation, departure inspection, meet guests at
the property (subject to hour of day) to explain how things work and provide access and keys, and answer phone calls from renters to resolve on-island issues and/or questions. This service is billed for
on a renter by renter basis. All other services are billed for on a monthly subscription.

Bi Weekly Walkthrough: We provide a bi-weekly inspection of your property. We will perform and thorough walk through, flush toilets, check faucets and toilets for leaks, inspect landscaping and check
your pool, etc. We will coordinate the resolution of issues found with you and provide further assistance depending on the services you have contracted with us.
•
Managed Housekeeping: We can manage all the housekeeping and cleaning services for you with local service providers. Through the account portal you will let us know when your guests arrive and
depart, and when cleaning services are needed. We will coordinate cleaning services, manage the cleaning crews, crew scheduling, and quality inspections.
•
Landscaping & Pool Management: If you have a house it might be easier for you to let us manage the landscaping services and/or pool cleaning services for your property. We will coordinate regular
visits of the service provider and coordinate any special issues that come up. In addition you can initiate requests for additional and special services through your account portal.
•
Repair and Maintenance: Repairs are often complicated to get done when you are 5,000 miles away. With this service we will coordinate and schedule maintenance tasks for your property. We have a
wide network of quality and dependable contractors that can perform a wide range of services. We ensure contractors are qualified and licensed for the work they perform.
•
Emergency & One Time Event Services: We offer emergency and event by event scheduling and coordination services in case we need to take care of something for you property, like a plumbing issue,
or a window is broken, etc. This service is billed for by occurrence. There is no scheduling charge if you subscribe to our Repair & Maintenance services and the issues can be resolved without us having
to physically visit your property. We will charge a scheduling and coordination fee if you don’t subscribe to R&M srvcs. In all cases there are additional fees for issues that require us to physically go out
to the property. If the time required is over 90 minutes we will charge an hourly management rate.
•
Lockbox and Key Management: Managing lock box codes and keys is a complex endeavor when you are not on the island. With this service we will manage the lock box codes, regular code changes,
and key issues for you. This ensures your renters will have access to your property when needed. Managing keys and property access is what makes vacation rental more logistically challenging than
hotel’s, and it’s one of the things guests are always concerned about.
