LEADERSHIP MESSAGE
The need for a safe place for homeless women to heal and rehabilitate has never been greater in our
lifetime as a shelter program than during the past 12 months. The resources to operate such as
program have also never been stretched as thin. However, as always in times of stress and distress,
there are wonderful glimmers of hope and understanding that enable WISEPlace to continue to make
a difference in the lives of women by saving one woman at a time.
We offer a very heartfelt thank you to Michele and Tim Ryan for their chairmanship of our 2009
annual gala, A Home for the Holidays, as we once again earned in excess of $100,000.00. With the
Ryan’s support, we were honored to have The Honda Center and the Anaheim Ducks as our gala
presenting sponsors, raising the event status to a new level. Other funding partners, to include the
Orange County United Way, the Weingart Foundation, and the Orange County Community
Foundation continue to support and provide much needed alternative operating support,
supplementing our programs that provide basic and crucial services in our community. This
recognition of the need to close the gap in traditional funding on the part of prominent funders in
our community was unprecedented, invaluable and particularly encouraging.
A significant goal for WISEPlace in 2010 is the opening of our social enterprise, an Adult Day Care
Program, the WISE Silver Center. We were recognized in a competition sponsored by the Social
Enterprise Academy as a co-winner, earning start-up grant funds. We appreciate the support and
encouragement of the Academy. The WISE Silver Center will more fully utilize our building, provide
a training ground for some of our residents, and earn income to help fund our mission. The WISE
Silver Center is scheduled to open during the 4th quarter of 2010 and will put WISEPlace firmly on
the path of self-sufficiency.
We are sad to say good bye to Martha Ryan, who will be terming off of our Board of Directors after
serving for seven years in several capacities including, President of the Board for 2 terms and
Immediate Past President. We thank Martha for her faithful support and advocacy for WISEPlace.
We are excited about our new venture and look forward to continuing to provide leadership in our
community by delivering premier serves to women and families in need.

THE WISE SILVER CENTER
Last year we presented the concept of a WISEPlace Social Enterprise,
that is a for-profit venture that will provide funding to support the
mission of our program. We are very excited that WISEPlace was one of
the co-winners in the Social Enterprise Academy competition in 2009.
The competition victory provided start-up funding for the program.
Since that time our WISE Silver Center has taken shape and is poised to
open its doors in the next couple of months.
This social model adult day care center will
capitalize on the growing need for supportive
services for families with seniors who would
benefit from a stimulating, safe environment while
their caregivers (typically adult children leading
active lives) go about their daily responsibilities.
Since the day center will operate on the same
premises as our Hotel for Women, the Center will
have a very favorable cost of doing business.
Additionally, it will provide a training ground for
some of our shelter participants in food service
and in working with the elderly. Both of these professions will continue to have high demand in the
future. This training will be especially important for WISEPlace residents who have significant barriers to
employment, and have struggled, particularly in the current economic climate, to find employment.
Presently there are no other social model adult day care centers in Santa Ana to serve
the more than 40,000 local residents who are the target market for such a program. Additionally, the Center is located close to the various civic center offices where thousands of workers commute into the area daily while being forced to leave their loved
ones miles away. Since this program is a private pay model, rather than a
government pay model, we will not be negatively impacted by expected budget cuts by the
State of California for the health model centers. The possible closure of some of these
centers could well increase the demand for a private pay model in the area.
By all indications the Silver Center is a very viable business opportunity to help fund
the mission of our agency. Now that we have cleared the planning and licensing hurdles for the center, we will begin marketing the program to both the direct future clients and their caregivers who will play a major role in the decision process. We will
employ traditional means of marketing through doctors’ offices, hospitals, rehab facilities, religious centers and senior centers along with social media and other internet-based marketing to promote the WISE Silver Center.

PROGRAM
Steps to Independence
WISEPlace’s “Steps to Independence” program offers transitional housing and a
comprehensive array of services to homeless women ages 18 to senior adults.
WISEPlace serves women who are homeless for three primary reasons:
 Victims of domestic violence, recovering substance abusers and those recovering from a financial catastrophe;
 Young women, age 18, who have recently emancipated or “graduated” from the foster care system;
 Women 55 and over.
The “Steps” program provides safe, affordable housing,
employment assistance, Case Management, Financial Literacy training, healthy meals, clothing, individual and group
psychological counseling, and referrals to other community
based programs on an as needed basis. The goal for all of
our residents is to become financially self-sufficient and a
positive contributor to society. Since its inception in 1987,
the “Steps” program has assisted more than 6,500 women to
get back on track to becoming independent, productive
members of society.
Case Management:
*Our Case Managers are very important in helping each
woman assess her personal and health needs and begin
accessing the resources needed to address those needs.
*For many of our residents, their meetings with their case
managers are the first time that they are able to really focus on themselves and their well-being.
*During this time, each resident develops an individual
program plan and works towards reaching their goals.
Positive Step was added to out “Steps” program in 2008. This program provides continue Second
Stage housing for 5 graduates for up to two years. These women have been chronically homeless
with a contributing condition such as mental illness or drug abuse. Residents pay rent at a maximum
of 30% of their annual salary, while they maintain their full-time employment. All services received while at
WISEPlace are available to residents of Positive Step. This program is partially supported by a HUD grant.
Positive Step
Rapid Re-Housing
Rapid Re-Housing is our newest program. With funding from the City of Santa
Ana, and as part of the 2009 American Recovery and Re-Investment Act, the
Homeless Prevention and Rapid Re-Housing (HPRP) program allows us to move women more rapidly out
of homelessness and into permanent housing. Case management is provided to complete the transition to
independence. This program is one more strategy we have to help women return to a productive place in
the community.
Kimberly’s Story
Nothing is more rewarding than a happy ending, so
we introduce you to Kimberly.
In her early thirties, and fleeing a lifetime of domestic violence and substance
abuse, Kimberly came to WISEPlace looking for a safe environment in which to heal.
Encouraged by counseling sessions with her case manager, she quickly gained strength
and self-confidence – and to her own surprise, she found employment within a
month of her arrival.
Learning to budget with the help of her financial empowerment coach, she
saved enough money to buy a car and insurance. By the time she completed her Steps to Independence program, she
had also begun to heal shattered family relationships, especially with her son.
Best of all, with the help of our Rapid Re-Housing Program (HPRP) she was able to move directly to permanent housing where she is continuing her transition to independence.

Helping Women Help Themselves
The goal for each of our residents is to leave our program on the way to self-sufficiency. This means that
women that complete our program will have full-time employment, with benefits, safe, affordable housing,
a healthy life-style, financial stability and an increase in confidence
and self-esteem.
Financial
Our Financial Empowerment Program helps
each resident understand basic financial
management. The program has two primary components: A specialized
curriculum that is offered twice a year and individual Financial
Empowerment sessions. Our specialized curriculum is offered twice a
year during required house meetings on Wednesday nights. Local
community experts facilitate these meetings. Topics include budgeting,
credit management and the emotional issues of overspending. In addition, the Financial Empowerment Manager (FEM) works one-on-one
with each woman to develop her individual budget and uncover any barriers to obtaining housing.

Participants in the Financial Empowerment Program consistently report an increase in their knowledge of
basic financial concepts and an increased confidence about their ability to take responsibility for their
financial future.
Housing
Women that graduate our program move into safe, affordable, and appropriate
housing. The Financial Empowerment Manager (FEM) works individually with
each woman to determine their most sensible next step considering their income, rental history and background with homelessness. In some cases, the next step is to a 2nd stage program, such as our Positive Step
Program, to continue the progress that has been made towards becoming truly independent. Since opening,
our Positive Step House has helped 12 chronically homeless women with 2nd stage housing with 78%
moving on to permanent housing.
For other program graduates, permanent housing is the right step. Through our new Homeless Prevention
and Rapid Re-Housing Program, more women are able to make the move into permanent housing, and
with greater success.
Health
In order to help women maintain self-sufficiency over time, our program has a strong
emphasis on mental and physical health. Our program offers weekly group counseling
and required individual counseling sessions. Almost half of our program participants choose to continue
with individual counseling for the duration of their program. At program completion, 79% of women
report that their health has improved as a result of the Steps to Independence Program. In addition, we
partner with Bristol Park Medical Center, St. Joseph Healthcare, local community clinics and non-profit
health providers to address health issues that impede self-sufficiency and a healthy lifestyle.

WISEPLACE GUILD ACTIVITIES
Working Wonders for WISEPlace
WWW’s
signature
event is a summer luncheon and salon and is named, “For the Love
of WISEPlace.” In 2010 it was held at the beautiful North Tustin
home of Claire Heath of Divine Choices, another Orange County
non-profit. WWW is headed by Linda Crowder (Ete’ Elements to
Enhance,) and she continues to bring a distinct elegance to the
event. Well known jazz artist Yve Evans provided entertainment,
and Renee Beard (Newport Harbor Catering) catered the event.
The other WWW annual event is the holiday party and volunteer
recognition event in December, which provides a holiday treat for our current and former residents, current and former staff and all of our invaluable volunteers.
The WISE Thing to Do, a section of the Ebell Society Santa Ana Valley
This guild provides year round support in volunteer hours at the shelter
and by presenting special seasonal events for the residents Their sumptuous annual Thanksgiving dinner with special gifts and a homemade dinner
has become a resident favorite. In 2010 they also hosted the residents at a
Valentine’s Day party and a summer party. Ebell also provides financial
support. New Ebell President, Karen Reese, spearheaded the local DAR
chapter in presenting WISEPlace with an exquisite Christmas tree in 2009
decorated with all handmade ornaments. For everything that the Ebell does
for WISEPlace, they were our Spirit of Volunteerism honoree at the 2010
annual area-wide luncheon.
WISEGUYS
This guild made up of men who support our mission is headed by Pete Mangosing,
who is also a member of our board of directors. The WISEGUYS take on projects
that enable us to keep our building functioning properly and looking nice. WISEGUYS upgraded our common area restrooms to help us prepare for the opening of
the WISE Silver Center, and refurbished our residence sleeping rooms. With the assistance of local high school groups, WISEGUYS also performed painting projects
and cleared debris from around the property. Computer hardware support is another
WISEGUYS service to our program.
Friends of WISEPlace
When the Financial Women International
organization ceased to operate in 2009, we lost a long-time friend of WISEPlace.
Thelma Edwards incoming President of FWI at the time and dedicated volunteer
decided to ensure that WISEPlace stay in the hearts and minds of former FWI
members. She with a few other former FWI members continue to facilitate our
house meetings on financial matters, and importantly she instituted the first annual
Candy Cane Breakfast in December. This breakfast sought to replace the benefit
that we had received for years in financial gifts and wish list items from the FWI Holiday breakfasts in
the past. Thelma and other FWI members continue to give financially to the program.

A HOME FOR THE HOLIDAYS 2009
10 Years in the Making WISEPlace’s 10th annual “A Home for
the Holidays” gala raised over $100,000
for our “Steps to Independence” program and kicked off a beautiful season
hope and joy. Chaired by Tim and Michele Ryan and presented by The
Anaheim Ducks and The Honda Center, the gala was held on Saturday, November 7, 2009 at the lovely Mesa Verde country Club in Costa Mesa. Tim
and Michele brought elegance and enthusiasm to our 10th annual signature
event.

The event featured an exciting silent auction with hors ’doeuvres, champagne
and live music by award winning jazz musician Yve Evans. Guests also had the
opportunity to win fabulous prizes and participate in chance drawings. An
exquisite gourmet dinner preceded the live auction. Wildflower Linens
dazzled guests with their donation of spectacular linen. Kathy Lyon of Artist
Florists helped the volunteer committee create lovely centerpieces for each table. Dr. Marlene Siersema, author and host of Amazing Women…Brains,
Beauty & Style was the Mistress of Ceremonies and encouraged attendees to
generously support the event.
Dickye Mares, WISEPlace graduate put a “face” on the “Steps to Independence” program by sharing
her story of how WISEPlace literally saved her life.
DawnMarie Kotsonis of the Gavel Group engaged the crowd as she conducted the live auction and
our unique “Pledge from the Heart.” The live auction featured fabulous gifts including: a private, 5course dinner with champagne and wine pairings for 8 people at the Anaheim White House with Chef
of the Year, Eddie Meza and a week in beautiful Manzanillo, Mexico.
