Residential complex
This seafront land is at the beginning of
the peninsula El Morro next to Punta
Palma Hotel and a series of our residential
complexes. Our project of 108 units
consists of three continuous buildings that
follow the form of the internal bay. The
buildings start in a straight line to continue
in a grand curve embracing the gardens
and pool area. The buildings consist of six
levels with grand double-height halls for
access and recreation areas in the centre
of each one. The seafront facade of simple
lines is enhanced with terraces, balconies
and the large open spaces. The open-air
corridors on the street façade are crossed
with planted vertical elements and three
grand “porticos” which embrace the
vertical circulation volumes. The two, three
and four- bedroom apartments all have a
direct sea view and a second cliff-side view
giving way to double exposition and cross
ventilation.

The 164.00 m² land is located in an urban
zone with a traditional urban tissue, on a
commercial avenue in a residential area.
The new urban code for land occupation
(POS) offers the possibility for the renewal
of the edifications. The outline and the
restrictions for the building, in accordance
to the regulations were the guidelines
for the project. Maintaining the existing
court-side building, the street side building
would be demolished to create a five-level
building (R+3+combles) with a façade
continuous with the existing ones.
The street-side building’s façade comprises:
A lower volume at ground level that
ensures the commercial continuity of the
avenue. At this level the walls are covered
with light stone framing the entrance and
the store window.
A second volume that consists of a
constructed front aligned with the street
facades and comprises three levels of
commercial, activity and residential uses. A
regular pattern of tall windows alternated
by sliding wood shutters composes this
façade.
The whole is crowned by an attic (comble)
reserved for the last level of housing. It is
constituted by a zinc roof with openings
and dormer windows in accordance with
regulations.
On the inner facades towards the
courtyard, different level terraces are
created for the benefit of the apartments.
The building has a commercial area on the
ground floor and basement, united by a
grand staircase on the front side that lets in
light and view from the shop window. On
the court-side of the ground floor and first
floor are areas for professional activity. The
second and third floors have apartments
including a triplex with its living and dining
area on the attic level.

El Morro Tourist Complex is a
residential-tourist-recreational
community located between the
cities of Puerto La Cruz and
Barcelona. The master plan of this
complex covers 888 hectares,
divided in two areas: the Salinas
canal sector with 762 ha and the
Morro peninsula sector with
126 ha. The projects we designed
for developer Bernard Cave,
Inversiones Cavdeca, are located
on different plots in the two areas
of the complex.

To give all the 278 apartments of this
complex a canal-front view we cut two
internal canals into the land creating a
kilometre long perimeter. The four-floor
buildings placed accordingly are two long
buildings at the extremes, two ‘U’ shaped
buildings around the internal canals and
14 townhouses. Along the canals are long
walkways, three pools, and mooring docks
for the apartment owners. The buildings
have two, three and four-bedroom
apartments and the three level townhouses have four-bedrooms with a large
roof terrace.

The last seafront land of the east side
of this peninsula of the Morro Tourist
complex has almost one kilometre
seafront. A long strip of flat land between
the sea and the tall cliff provide the perfect
location for the five buildings that house
300 apartments. The first four buildings
arranged in pairs create large double
height pergola areas between them,
which serve as a transition between the
access and parking side and the garden,
pool, promenade and marina side. The
building’s terraced skylines step from eight
to ten, to twelve stories with duplex pent
houses and large terraces. The fifth and last
building of this coastline is an eighteenfloor tower with large apartments of three
to six bedrooms. This residential complex
has extensive recreation areas with
landscape design all along the seafront,
with long walkways, a large variety of
tropical plants, three pools, tennis courts,
playgrounds, three marinas, ending with
an Amazon palms construction for a club
house.

A residential complex of two ten-story
buildings implanted on a sea front land
with a back side vertical cliff that defines
the height of the construction. The two
almost identical ‘v’ shaped buildings
create with the angles between them
a large recreation, garden and pool
area. The overflowing sea-front pool
shape follows the line created by the
marina designed according to wind and
currents. On the ground level there are
four-bedroom duplex apartments with
large terraces overlooking the gardens.
The upper two levels are also duplex
apartments. The intermediate floors
have one level with two, three and four
bedrooms, all with balconies towards the
sea view. The cliff side façade designed
with the structure of the building creates
a large 6 x 6 meter grid.

The ‘T’ shaped form of the land and
its canal fronts led to the implantation
of the buildings for this residential and
commercial complex. Two low buildings
with small shops are placed along the
avenue with the access to the residential
area between them. In the centre of the
land a large area spreads out the four
six-floor buildings in a way that their
circulation areas face this internal space
and the main apartment facades face
the canals, leaving perspectives between
the buildings through the garden areas
to the canal view. The two, three and
four-bedroom apartments are of one or
two levels. This creates single and double
height corridors flanked with large
circular columns.

This residential complex of 120
apartments consists of three six-floor
buildings on an irregular shaped terrain.
The almost identical buildings are placed in
such a way that each one has a canal front
view and is turned to face the longest
perspective. The open air corridors stretch
out towards the vertical circulation areas
with triangular peaks that create tension
and articulation between the buildings. The
apartments of one and two levels are of
one, two and three bedrooms.

The 26 town houses implanted along
the canal front are a combination of
duplex and triplex houses that create
a dynamic skyline. The three and four
-bedroom units have loggia terraces on
the first level and roof terraces on the
top level. This perimeter implantation
of the complex forms a “U” shaped
internal space, with shady trees, parking,
and recreation and pool areas.

First level floor
Located between cliff and sea front, this
55-unit residential step building recedes
from the ground floor up, in harmony with
the natural landscape. The receding levels
create terraces for each apartment, all of
which overlook the gardens, pool, marina
and the sea beyond. The street level access,
on the cliff side façade as a result of the
inverted volume of the terraced seaside
façade, has tall open spaces with circular
columns, curved bridge corridors that lead
to each apartment and vegetation that
rises from the ground level. Each floor plan
also recedes horizontally to create a longer
perimeter of façade towards the view. The
typical apartments have three bedrooms
and the central part of each building is
composed by duplex apartments with four
bedrooms.

The long stretch of land on the
seafront provides an ideal setting for
this 181- bedroom hotel. The project
is composed by two six-floor buildings
set back from each other and united
by a transparent vertical module with
the access and the elevator halls. The
entrance and reception area are at
street level and upon entering there is
long glass façade facing the view, and a
grand curved staircase that leads down
to the double-height lobby area. This
lower lobby level gives straight access
to the garden and pool area. At this
level are the main dinning area, bar,
seaside restaurant and bar, boutiques
and the ballroom, conference and
business centre. Most bedrooms are
facing the sea, and some are on the
entrance side facing the mountain. A
beach and marina were created to
complete this seafront hotel.

A long strip of land (15 by 88 metres)
in the vacation-home beachside town,
is the site for this five bedroom and five
bathroom house. The local regulations
require a 4 metre separation from the
boundaries between each house leaving
a 7metre wide construction space. The
house consists of two 2-level volumes
united by a smaller volume that contains
the access, staircase and service areas, so
as to leave the seaside facade for living and
dining areas on the ground floor and for
the master bedroom on the upper floor.
The volume facing the street is separated
from it by 38 metres. This area has a pergola car park and the garden. The windows
for the remaining four bedrooms are on
this façade. A basement level has the maid
quarters, storage and wine cellar. The cool
light blue facades are accentuated with
white ledges, window- sills, terrace columns
and banisters and the darker blue window
shutters and doors. On the sea front a rectangular pool surrounded by a teak deck
opens towards the beach below.

Three separate existing spaces with
different functions were reunited to create
an exhibition space. Structural stone walls
separated each space, so we created tall
slim passages to connect the different
areas and absorb the level differences,
giving way to a fluid in and out circulation.
