Vijay Raheja & Assoc. is a practicing firm of Architects
since 1973 and has designed significant projects including
Raheja Chambers, Nariman Point, J.W.Marriott – Mumbai,
J.W.Marriott – Bangalore, S.L. Raheja Hospital, Pebble Bay,
Bangalore etc. Mr. Vijay Raheja is a Licensed Architect with
a decade of experience in the real estate business having
a Bachelors degree from the University of Austin, Texas.
Mr. Raheja also takes keen interest in charitable causes and
is a trustee of several charitable organizations.
Hyderabad recently received two prestigious awards at the
MIPIM 2011 global property market: Best Hotel & Tourism
Resort and the Special Jury Award for Best Overall Development.

of the bustling Mumbai skyline on all
sides while simultaneously creating
a series of lush tranquil interior views
of the Sky Gardens. The Sky Gardens

A shading system which is calibrated to the path of the
sun provides shading protection on the areas where it
is most needed and greater openness where it is not.
The result is better interior day lighting, more comfort

SOUND PROOF GLASS
The ‘quiet’ wall system incorporates high-performance double
glazing with a laminated outer layer. This helps cut sound
transmission and ensures that the workplace is quiet, even
with the high volume of traffic along the expressway.
FLEXIBLE FLOOR LAYOUT
The structural design of 78 W. Expressway reduces the total number
of columns in each tenant space, providing flexibility for layouts of
rooms and furniture. Ceilings in most areas of the building are free of
protruding beams, which result in taller ceiling heights and easy reconfiguration of partitions and rooms.

The structure of the entire building and exterior wall spacing

the micro-climate. This will also help to maintain the highest
levels of indoor air quality thus increasing productivity.

SOLAR THERMAL PANELS
Solar thermal panels will serve as the domestic hot water system
for the restaurant areas and will provide 30% of the building’s hot
water needs. The remaining roof areas will be highly reflective in
order to minimize energy consumption for cooling and mitigate the
heat island effect.
ADVANCED BUILDING
METERING SYSTEM
An advanced building metering system will monitor and record
the multiple tenants’ energy usage thus providing a high level
control on the building’s consumption and system efficiencies.
CONSERVATION
MEASURES
In addition to energy conservation measures, water reduction goals
are imperative. Highly efficient water fixtures will be employed to
minimize potable water consumption. A condensate recovery system
will be implemented to collect and reuse condensed water from
cooling coils for use in non-potable demands including toilet flushing
and landscape irrigation.
