“When my daughter began wonder
ing who I was, I came to the dark
side,” jokes Michelle Noble, a former
REALTOR® who is now Branch
Manager of Gold Financial Services
in San Antonio. That move to the
“dark side,” as some REALTORS®
refer to mortgages, proved to be
an ideal career move. “I was a sin
gle mom and needed the flexibility,”

says Michelle. “I grew up in a real
estate family and already understood
the business.”
Michelle’s first boss in the mort
gage business naturally wanted her
to call on REALTORS®. “I told
him I wouldn’t do that,” she says.

for herself, originating loans for
people buying manufactured homes.

that if I could do that, I could do
anything.” Despite being in mort

I’ve done business with Michelle for about
five years She was the lender on our
home here in Floresville and the lender I
refer my clients to since then. Michelle’s
knowledge and expertise sets the bar
high for other lenders. She makes each
customer feel like they’re her only client
by giving each of them
a personable
experience.

Michelle has avoided subprime loans
and other negative trends in the
industry.
“Most of my clients might say I act as
if I’m working on my own loan when
I’m helping them,” says Michelle.
“People in my business tell me over
and over again that I take my loans
too personally, that I need to de
tach a little. But my response has al
ways been, ‘that’s what my custom
ers love most about me! They aren’t
loans, they’re people and this is their
home.’” She prefers face-to-face ap
pointments with borrowers, at least
80 percent of which are first time
homebuyers. While she still clos
es a fair amount of FHA and USDA
loans, recently Michelle has incor
porated more conventional loans for

people relocating to Texas with ma
jor corporations. Each client appre
ciates her time and attention; she’s
the kind of person who’s never met a
stranger, they say. Sitting down with
her for the first time is like visiting
with a good friend. “My whole life,
I’ve loved talking with people,” she
says. “It’s even better that I get to
help such diverse borrowers.”
Business, according to Michelle,
comes where it’s invited and stays
where it’s nurtured. “If you take
good care of people they’ll stay with
you,” she says. Among the ways
she nurtures is to keep clients in
formed of how to build equity. “I’ve

Michelle is an excellent

watched the real estate and financial
markets long enough to know that
people should never bet on prop
erty values increasing. Everyone
needs to be prepared for unstable
markets, she explains. She also feels
a responsibility to senior citizens
who get bombarded with question
able offers for cash-out loans and
reverse mortgages. “Reverse mort
gages can be a great idea for some
people,” she says. But she prefers to
counsels seniors through the idea so
they can understand and plan prop
erly for when, or if, a reverse mort
gage makes sense.

I started working with Michelle
just a short time ago but my experiences have been fantastic.
She saved a deal that another
lender could not do, my clients
love working with her, she is
always available when I need her and she
gets the job done every time.
Michelle admits that among all her
loans, her favorites are VA loans.

more. “I stay connected, which starts
people down the road of being
loyal.” She’s grateful, too, to be part
of Gold Financial, which can sup
port clients with a variety of more
in-depth financial services needs.
It’s clear Michelle is a perfect fit for
mortgages. “I really like where I am
in my career and want to do this as
long as I possibly can,” she says.
“When they tell you that if you find
a job you love you’ll never spend a
day at work, it’s true.”

on the other side of the transactions.
4. can solve other problems in the
transaction

This is my checklist for success with a
