Dear Resident:
Montville Township is consistently ranked in the Top 25 of America’s
“Best Small Towns” by Money Magazine. The community is a sought
after and highly desirable place to live and work. Your Township Committee,
Economic Development Committee, Planning Board, and Zoning Board of
Adjustment strive to balance that strong interest with uses which complement and
enhance our community’s quality of life. Development and re-development interest
in properties in the Township has never been higher. Here are the highlights of
recent accomplishments and development activity.

“We Mean Business!”
The Economic Development Committee has been busy.
u The EDC created a new, full color marketing brochure highlighting the attractiveness
of the Township. The brochure is now available in print and online for businesses and
residents that are considering relocating to Montville Township.
u The Land Use Advisory Committee was created by the Township Committee to
address land use issues and issued a final report, the recommendations of which are
being implemented.
u The EDC conducted a survey and listened to the business community, subsequently
completing a comprehensive review of the development application process and
forms. Several forms were eliminated, and others were consolidated to streamline and
simplify the overall process.
New to Montville
New developments are approved & underway!
In Towaco…
u Towaco Crossing at Whitehall Road near the train station - construction is progressing
quickly with Rails restaurant scheduled to open summer 2014. A pedestrian walkway
to the train station was recently installed.
u Towaco Village Center, the retail center at the corner of Route 202 and Waughaw Road,
has undergone an upgrade to the façade and a new outdoor patio is proposed.
u Shops on Main was approved for three retail stores and three residential apartments
u Towaco
Crossing and
Rails Steakhouse
across from the train station.
u Santander Bank was approved for façade modifications and a new sign.

Developments In Montville and Pine Brook…
Along Changebridge Road
u Lincoln Park Savings Bank completed a building renovation with site improvements.
u The new RAR Automotive business located at Changebridge Road and Route 80 (formerly
Carlson Tool), was the winner of the 2013 Chamber of Commerce beautification award
following major renovations to the building.
u Tuscany Village (former Sunoco gas station) was approved for retail, office and a restaurant
with an outdoor patio and is now under construction.
u Jupiter Environmental is completely remodeling 323 Changebridge Road (formerly Unicorn
Manufacturing).
u Alliance Telecommunications (321 Changebridge Road) was approved for a building renovation
and expansion.
u Kids R Kids Learning Academy (farm opposite Gathering Road) was approved for a childcare center.
Coming to Montville
Along Route 46
u Woodstack Restaurant was approved to renovate the
former Sevilla Spain Restaurant.
Elsewhere
The Pinto Industrial Park was approved for light industrial
and office buildings on River Road in the vicinity of the
existing Department of Public Works.
u A new light industrial building was approved on Barnett
Road off of Stiles Lane.
u The former Montville Florist building was approved for a
façade renovation, signage and expansion of parking area.

the intersection of Route 202 and Changebridge Road.
u The former Suppa’s Restaurant building at Old Bloomfield
Avenue and Changebridge Road.
u Pine Brook motel on Old Bloomfield Avenue.
u The former All Brands Tire on Route 46 East.
u GI Auto salvage at the end of Old Bloomfield Avenue.
u The school bus depot (formerly Kevah Konner) located on
Route 46 East.

Montville Township
You Talked About Traffic And We Listened!
u The traffic pattern at Route 46 and Chapin Road has been an ongoing source
of complaints. In 2013, the EDC met with the DOT and received agreement for
restriping both northbound Chapin Road lanes so that left turns are possible
from both lanes. Crosswalks will also be striped in the area of the bus shelter.
u Morris County has agreed to create an additional northbound lane as a “right
turn only” lane to reduce congestion at the intersection of Changebridge
Road and Route 202.

committees that provide input.
