Property . What makes this card so special is that
it is awarded only to customers of Sime Darby Property.
With this card, you gain the privileged recognition as
a valued Sime Darby Property customer. You will get
to enjoy discounts on selected property purchases,
customer incentives, various promotions and discounts
by any of the selected merchants, outlets and retailers.

1. What is PRIME Loyalty Programme?
PRIME Loyalty Programme is a Customer Loyalty-Card
Membership Rewards Programme to reward
customers who have purchased selected properties
from Sime Darby Property (SDP).
2. Who is eligible to become a PRIME member?
Individuals, joint-buyers and corporations who have
directly purchased properties from SDP.
For joint-buyers, each individual will be eligible for a
membership.
For corporations, the company will have to nominate
two directors, who are also the signatories of the Sale
and Purchase Agreement, to become members. (SDP
reserves the right to request for the latest Forms 24 &
49, and any other supporting documents for
verification purposes).
3. Would a purchaser be entitled to a membership if the
property is bought through a sub-sale transaction?
Purchasers in this situation will not be eligible for
PRIME membership.

4. Is a membership application required?
No application is required. The PRIME membership
is automatic and the membership card will be
issued to the purchaser upon the payment of
the first 10% of the purchase price and upon the
signing of the Sale and Purchase Agreement.
5. How many types of PRIME cards are there?
There are four – Privilege, Silver, Gold and Platinum

The cards are categorised by the accumulated value of
the properties purchased. The following details the
card categories:

7. If I have purchased properties under my own name
and also under my company’s name, how is the card
category determined?
As long as your name appears in the Sale and Purchase
Agreement in both situations, and you are the
nominated director to receive the membership, then
the total accumulated value of all properties bought
will apply.
8. Is my membership upgradable?
Yes. Your subsequent property purchases will be
added on to the total accumulated value. Once the
total exceeds the current category, your membership
status will be upgraded to the next category. SDP
will then issue you a new PRIME Membership Card
accordingly.
9. What are the benefits of PRIME membership card?
• Enjoy discounts of between 1.5% and 3% on
subsequent property purchases. (Please see the
following table).

10.How do I get my discount for my next property
purchase?
Just present your PRIME Membership Card at the
time of purchase and you must be a signatory of
the Sale and Purchase Agreement. The discount will
be given in the form of a Credit Note to offset the
first 10% downpayment of the purchase price.

How do I enjoy the Introducer Incentive?
For the Introducer Incentive, you must personally
introduce a purchaser to any SDP sales consultants.
This purchaser must not be an existing purchaser of
SDP properties, or a current PRIME card member,
or has not approached SDP directly before with the
intention of purchasing a property.
The 0.5% Cash Reward will be given in the form of a
cheque, when the purchaser whom you have
introduced, has executed the Sale and Purchase
Agreement, and has paid not less than 20% of the
purchase price.
13. Is the PRIME membership transferable?
All PRIME memberships are not transferable.

Can my PRIME Membership Card be replaced if it is
stolen, lost or damaged?
Yes. You will need to request for a replacement card.
However, a fee of RM20 will be charged for a new
card.
The issuance and the use of PRIME Membership Card
of the PRIME Loyalty Programme (PLP) are at all times
subject to the following terms and conditions:

participating retailers / shop outlets.
“SDP” means Sime Darby Property Berhad (Company
No:15631-P), a company incorporated in Malaysia and
having its office at Level 10, Block G, No. 2, Jalan PJU
1A/7A, Ara Damansara, PJU 1A, 47301 Petaling Jaya,
Selangor Darul Ehsan.

Definition:
“SDP Property” or ‘SDP Property(ies’)’ means any house
unit(s) developed by SDP and/or any of its subsidiaries
which is/are being purchased directly from SDP and/
or any of its subsidiaries and excludes any house unit(s)
which is purchased through a sub-sale and/or secondary
sale transaction.
“PRIME Membership Card” means the card issued by
SDP under the PRIME Loyalty Programme.
“PRIME Loyalty Programme” means the programme
drawn up with benefits and privileges promoted by SDP
and at participating outlets for Member(s)’ enjoyment
from time to time and at any time.
“Member(s)” means persons

“Buyer Discount” means the discount given by SDP to
the Members who purchase selected SDP property. The
discount shall be applied on the next purchase of selected
SDP property.
“Introducer’s Reward” is a reward given to the member
who has introduced non-Member(s) to purchase selected
SDP Property provided always that such non-Member(s)
has executed the SPA and has paid to SDP a sum not less
than twenty percent (20%) of the total purchase price for
the SDP Property.
“Merchants” means the merchants, suppliers, vendors
or establishments participating in the PRIME Loyalty
Programme from time to time and at any time.
“SPA” means the duly executed and stamped Sale and
Purchase Agreement between SDP and/or any of its
subsidiaries and the purchasers of SDP Property.

1. PRIME Membership
• The PRIME Membership Card is given free of charge to
a purchaser who has executed the SPA and has paid no
less than 10% of the purchase price for the purchase of
selected SDP property of RM150,000 and above.
• The benefits and privileges of the PRIME Membership
Card shall remain with the first owner of the SDP
property even after the SDP property has been sold,
assigned, transferred or disposed to another party.
For the avoidance
of any doubt, the
subsequent purchaser, assignor, transferee or
owner of the SDP property shall not be entitled to
the benefits and privileges under the PRIME Loyalty
Programme unless such subsequent purchaser,
assignor, transferee or owner purchases the SDP
property directly from SDP.
• The four (4) categories of the PRIME Membership Card
are namely, Privilege, Silver, Gold and Platinum. The
category of the PRIME Membership Card is determined
by the accumulated value of the SDP property(ies)
purchased by the members as follows:

• The PRIME Membership Card is NOT a point
accumulation card. It is a privilege card which allows
the members to enjoy members’ privileges at the
participating merchants, the Buyer Discount and the
Introducer’s Reward as provided herein.
• It does not allow the members to accumulate points for
gift exchange or similar purposes.
• The PRIME Membership Card is NOT a credit card or
debit card or charge card or others similar to these.
It cannot be used to obtain cash or to exchange for cash
or other products or services other than the Introducer’s
Reward.
• All PRIME Membership Cards are non-transferable
and non-assignable and for the exclusive use of the
members only.
• SDP will from time to time upgrade a member’s PRIME
Membership Card based on the accumulated value of
the property purchased by the member.
• For avoidance of doubt, in the case of joint purchasers,
all joint purchasers are entitled to the PRIME
Membership Card. In the case of corporate purchaser,
the purchaser is entitled to nominate two (2) persons
to receive the PRIME Membership Card who are also
the signatories of the Sale and Purchase Agreement.
For the purpose of determining the type of PRIME
Card to be awarded in the case of joint purchasers
and/ or corporate purchaser, each of the joint
purchasers and/or nominees shall be entitled to
the full value of the purchase price in calculating
the accumulated value of the SDP Property(ies)
purchased.

2. Property Related Privileges – by SDP
• The Buyer Discount on selected SDP properties is only
applicable to the 2nd and each and every subsequent
property purchased by the member directly from
SDP provided always that the member is named as a
purchaser in the Sale and Purchase Agreement for such
2nd or each and every subsequent property. Depending
on the type and value of the property purchased, SDP
may from time to time and at any time review or vary
the Buyer Discount without prior notice. SDP may
at its sole and absolute discretion withdraw the Buyer
Discount from a Member if the Member elects to remove
his/her name from the Sale and Purchase Agreement or
nominate a third party in his/her stead prior to payment
of full purchase price for such 2nd or each and every
subsequent property.
• The Introducer’s Reward is only given to Members
during such promotion period determined by SDP on
project to project basis and subject to such terms and
conditions as may be determined by SDP during such
promotion period. In order to enjoy the Introducer’s
Reward, the Member introducing the buyer must and
shall at the point when the Member introduces the
buyer to SDP specifically inform SDP of such

introduction and identify the buyer to SDP or its officer
and such introduction shall be made before the buyer
books or purchases the property. SDP shall not be liable
to pay the Introducer’s Reward to any Member who
had failed to strictly comply with this requirement and
procedure.
• The Introducer’s Reward will be paid out to the
members by way of cheque upon the non-member
purchaser signing the Sale and Purchase Agreement
and paying the 10% deposit in full or upon first
release of the loan sum by the non-member’s financier,
whichever is later. Depending on the type and value of
the property purchased, SDP may from time to time and
at any time review, vary and or withdraw the
Introducer’s Reward without prior notice.
• SDP reserves the right to cancel, suspend, terminate
or otherwise change the Buyer Discount and/or the
Introducer’s Reward without assigning any reasons
thereof and without any prior notification. Upon such
cancellation, suspension, termination or changes, SDP
shall be under no obligation to extend the benefits to
the members.
• The Introducer’s Reward is only applicable for the
introduction of purchasers who are not PRIME
Membership Card holders at the point of introduction.
In the case where members are joint purchasers with
the non-member, members are only entitled to either
the Buyer Discount or the Introducer’s Reward and not
both at any one transaction.

3. Discount Benefits – by Participating Merchants
• In order to enjoy the discount benefits from the
participating Merchants, Members must present a valid
PRIME Membership Card to the participating outlets
before every transaction. The discount benefits are only
applicable to current transactions and not to any previous
or back-dated transactions.
• Special discounts given by the participating Merchants
may be subject to such restrictions, exclusions, terms
and conditions as may be prescribed by the participating
Merchants and/or SDP from time to time and at any
time at their sole and absolute discretion.
• The participating Merchants may at their sole and
absolute discretion cancel, suspend, terminate, reduce
or otherwise change the discount benefits under the
PRIME Membership Card and may at their sole and
absolute discretion refuse the use of PRIME
Membership Card by the Members on sales or
promotional items or when the PRIME Membership
Card is presented together with any other on-going
privilege or discount related vouchers and/or cards.
• SDP shall not be liable to the Members for any losses,
damages, claims and liabilities in any manner whatsoever

and howsoever for any goods and/or services purchased
by the Members from any of the participating Merchants,
whether or not such goods and/or services are purchased
by the Members with or without obtaining discount
through use of the PRIME Membership Card.
In this respect, SDP gives no warranty in respect of
the quality of goods purchased and/or services rendered
by the participating Merchants or their suitability for any
purpose. Any dispute concerning goods purchased and/
or services rendered by the participating Merchants
shall be resolved directly between the Member and
the participating Merchants involved. SDP shall bear no
responsibility for resolving such disputes or for the
dispute itself.
• The PRIME Membership Card signage displayed on the
participating outlets shall not be taken as a representation
and warranty by SDP that all goods and services available
at the participating Merchants’ outlets shall be subject to
discount benefits.
• Unless otherwise specified, discounts are generally not
applicable to government tax, service charges and other
miscellaneous charges that are not included in the price
of the goods or services purchased.
4. General
• Members must present the PRIME Membership Card
before every transaction in order to enjoy the benefits
under the PRIME Loyalty Programme.
• SDP gives no representation or warranties or
endorsements for the goods or services shown in the
PRIME publications or SDP website.
• Unless otherwise specified, benefits under the
PRIME Loyalty Programme are not valid for use with
other ongoing promotions and discounts of selected
SDP properties and the respective participating
Merchants.
• SDP reserves the right to withdraw, substitute, revise,
suspend and/or terminate the PRIME Loyalty
Programme or any of the benefits under the PRIME
Loyalty Programme at any time without prior notice
and without assigning any reasons. In such a case, SDP
shall not be liable to compensate the Member for any
claims, losses, damages and liabilities whatsoever and
howsoever.
• If a PRIME Membership Card is stolen, lost or damaged,
a nominal fee of RM20.00 or such other rate as may be
determined by SDP is chargeable for each replacement
card.
• Member(s) acceptance of the PRIME Membership Card
shall be taken, read and construed as the Member(s)’
agreeing to SDP or any of its affiliates including its /
their agents collecting, disclosing, using and processing
all information gathered from or under the PRIME
Loyalty Programme namely, the Member(s)’ name,
address, date of birth, gender and contact details
for purposes of receiving marketing and promotional
brochures, letters and other documents from time to
time and at any time.
•Members must notify SDP or any of its affiliates
including its / their agents of any updates to their
data namely, change of addresses or any other contact
information to enable SDP or any of its affiliates
including its / their agents to update their records
accordingly.

General
• In case of any dispute relating to the property related
privileges under the PRIME Loyalty Programme,
the decision of SDP shall be final and conclusive and
binding on all parties concerned.
• SDP is not liable for any claims, losses or damages
suffered by the Member(s) due to any of the following
reasons:
-any unauthorized use of the PRIME Membership
Card;
-any failure of a Member to notify the participating
Merchants that a transaction is under a PRIME
Loyalty Programme;
- any benefits not being available for any reason; and
-any changes to or as the case may be, any failure
on SDP’s part to give prior notification of any
changes namely, the withdrawal, substitution,
revision, suspension and/or termination of these
Terms and Conditions, the PRIME Loyalty Programme,
the participating Merchants and PRIME publication.

-For the avoidance of any doubt, SDP reserves the
absolute right to add, delete, revise or amend these
Terms and Conditions at any time and from time to
time without prior notice. SDP’s right shall be final
and conclusive and binding on all parties concerned.
