Villagio Club Room with dinner and all the trimmings. Residents are encouraged to register for any or all of these events. On December 13 the Villagio Cookie Exchange takes place in the Club Room. Later in the week the Children’s Holiday Party is scheduled for the Cafe Verona with dinner, crafts, treats and a movie. The adults have their Holiday Party the next evening in the On New Year’s Eve residents will ring in the New Year with live music by the NonRefunables in the Club Room. Here at Villagio it means that a large number of our “snowbirds” have returned, the fall weather has been fantastic. In fact I think this has been one of the nicest fall seasons in my memory. The community is all dressed up for the holiday season with thousands of lights illuminating the Villagio entrance, entrance driveway and Town Center. Many thanks to those who worked so hard to provide us with a very beautiful wonderland. The 2011 budget is now in place. There will be no increase in the monthly assessments for the fourth straight year. Your board of directors has worked very hard to maintain a strong budget, control costs and look for ways to improve operations and save money that does not diminish the quality of life at Villagio. Many condominium communities around Southwest Florida are struggling to make ends meet. They have large overhead costs, large amounts of unpaid assessments from unit owners and other financial issues. At Villagio we have been able to work closely with our vendors, keep costs in check and at the same time provide improved and expanded services to our residents. As this year draws to a close I would like to personally thank our staff for an outstanding job in supporting our mission and working closely with the board of directors. Our property manager, Kathy Boss, has done an excellent job in keeping the ship moving forward. Her constant attention to detail has been appreciated. Jessica, Kathy’s administrative assistant, has proven that she is part of the administrative team by earning her Certified Association Manager (CAM) designation. Our maintenance man, John, has worked diligently, keeping everything running and at the same time making suggestions to improve the way we do things. His work ethic is very much appreciated. At the same time, Sue, our custodian, Cafe Verona and Boston Bob’s Tuesday night assistant has done an outstanding job in keeping the community looking fresh and inviting. Thank you also to Sotero for his hard work assisting John as they maintain the community. Villagio Vitality Raises $398 for AHA Villagio Vitality will participate in the Lee County Health Walk on Saturday, December 11 at Centennial Park. The walk gets underway at 9 a.m. Villagio residents are invited to come out to the event to support the Villagio Vitality Team as they walk for the American Heart Association. The final drawing for the fund raising efforts by Villagio Vitality took place on Tuesday, December 1 during Boston Bob’s Dinner. The actual count of Red and Candy Cane Foil Chocolate Kisses was 73. Residents were asked to guess how many were in the jar. First Prize, four Hollywood Movie Tickets went to Donna Kullman (72); second prize, Jet’s Pizza was won by Alberta Grabowski (70). A separate raffle was also held with the Jan Deneweth the winner of a $15 7Eleven at Alico Gift Card. Total money raised by Villagio Vitality as of December 1 was $398.00. Dave Horton contributed a $100 on line crediting Team Villagio. This way he qualifies for an AHA tee-shirt (given to contributors of a $100 or more). Congratulations to Team Villagio for a great effort in helping the AHA and raising awareness at Villagio. Six leases were approved. • Now that the hurricane season is over the mulch has been applied and the property looks good. A total of 6800 bags of mulch were used to cover the planting beds. New plants have been added by Buildings 37 and 38. In January we hope to do two more buildings. • Foot path lighting has been reinstalled east of the mailboxes between the Town Center and the large pool. These lights have not been working properly for a very long time. The new lights are a pleasant addition to the community. The lights in the park between the two pools will be repaired so that all the lights are working. • I have sent out nine violation letters this month and all have been complied with. • The parking permits are working well. There are a number of people that are not happy with the system as it is. Several cars have been towed. We have given ample warning to all residents and unit owners in regards to the parking permit issue. Those that have ignored or not complied with the system are finding that they really do need the passes or stickers. Our board president and I have been meeting with the security officers and their supervisor to make sure all orders are being followed. The net effect of the new parking stickers is the reduction in cars that are not authorized to be here. • Our Christmas decorations are about complete. I would like to thank all those who took part in helping make Villagio look beautiful this holiday season. Many thanks to Bob Dietz and his landscaping crew for their work in putting up all the exterior lights. • There are quite a few holiday activities taking place this month. The movies for the month are holiday themed. Check the listings for the weekly movies. Please check Channel 95 and your calendars. The Christmas Dinner on December 18 is short people attending. At the present time we have 40 people registered. We need at least 50 for the caterer to prepare the meal. • Cafe Verona is now open until 2:30 p.m. each day. There are quite a few residents who are coming in for breakfast and lunch. The Cafe Verona is open daily from 7:30 a.m. to 2:30 p.m. • Happy Holidays from the Villagio Staff!!!! Kathy Boss, CAM Property Manager 3 2011 Villagio Board Nomination Forms Due December 23 It’s hard to believe that December 23rd is now just a few short weeks away. For those of you who want to make a difference and be a part of the team that is responsible for making the decisions relating to Villagio, there is less than three weeks left in which to include yourself as a candidate for the 2011 Board of Directors. Up to seven board positions are open. Each and every owner has a vested interest in the success of the association and we want to pro actively encourage everyone to become a part of the solution. Regardless if you are a full time or part time resident, we encourage your interest in participating on the Villagio Board of Directors and welcome your notice to run for election. You should know that section 718.1124 of the Florida statutes that governs condominiums states that if an association fails to fill vacancies on the board of administration sufficient to constitute a quorum in accordance with the bylaws, the courts could appoint a receiver to manage the affairs of the association. Under such a scenario, the association would be responsible for the salary of the receiver, court costs, and attorney’s fees. The receiver would have all powers and duties of a duly constituted board of administration and would serve until the association fills vacancies on the board sufficient to constitute a quorum and the court relieves the receiver of the appointment. The Board of Directors has set Thursday, February 3, 2011 as the official date for the annual meeting of the Association. “At each annual meeting of the Members, the Association shall hold the regularly scheduled election for the Board of Directors.” In accordance with the Bylaws of Villagio at Estero, “Any member …who desires to be a candidate for election to the Board of Directors shall provide written notice to the Association no fewer than 40 days before the date of such scheduled election.” The Florida Division of Condominium Associations, Timeshares and Mobile Homes, has instituted a new educational requirement as a method of qualifying to serve on an association board. Newly elected board members may take a division approved educational curriculum or state in writing that he/she has read certain documents once elected in order to qualify for board service. A director who fails to file the written certification or educational certificate is suspended from service on the board until he or she complies. “Within 90 days after being elected or appointed to the board, each newly elected or appointed director shall certify in writing to the secretary of the association that he or she has read the association’s declaration of condominium, articles of incorporation, bylaws, and current written policies; that he or she will work to uphold such documents and policies to the best of his or her ability; and that he or she will faithfully discharge his or her fiduciary responsibility to the association’s members. In lieu of this written certification, the newly elected or appointed director may submit a certificate of satisfactory completion of the education curriculum administered by a division-approved condominium education provider. A director who fails to timely file the written certification or educational certificate is suspended from service on the board until he or she complies with this sub-subparagraph. The board may temporarily fill the vacancy during the period of suspension. The secretary shall cause the association to retain a director’s written certification or educational certificate for inspection by the members for 5 years after a director’s election. Failure to have such written certification or educational certificate on files does not affect the validity of any action.” Any submission from a candidate must be in the hands of the Association by no later than close of business on December 23rd. This written notice can be provided either by mail, electronically via e-mail or fax, or in person. Any submission must be in the hands of the Association by no later than close of business on December 29, 2010. As previously mentioned, up to seven board positions are open for election. To avoid becoming a victim, The Lee County Sheriff’s Office encourages you to familiarize yourself with these ten most popular holiday scams: 1. Craigslist and eBay – Does the deal sound to good to be true? If it does, it probably is. Buy only from reputable sellers. 2. Charity Phishing – Before donating to charities check them out on www.give. org; www.charitynavigator.org; or www. bbb.org. You can also contact the Sheriff’s Office Fraud Line at 477-1242. 3. Fake Invoices – Cybercriminals often send fake invoices and delivery notifications that appear to be from FedEx, UPS or the United States Postal Service. To confirm authenticity contact the phone number listed on the official web site of the delivery agency. 4. Holiday e-cards – Beware of clicking on a holiday e-card from someone you don’t know; it could deliver malware, spyware or pop-ups. 5. E-mail Banking Scam – Cybercriminals trick consumers into divulging their bank details by sending official looking e-mails. They may allude to purchases being made using your accounts. Don’t respond to these e-mails, instead contact your bank directly. 6. Employment Scams – Be careful when responding to or accepting a job offer via the internet. Do not give personal information or accept a check that requires you to wire funds as part of your job “assignment”. 7. Credit Card – The use of credit and debit cards increases during the holiday season; keep track of your cards and your purchases. Check your statements carefully. 8. Out of Sight Out of Mind – Use common sense when shopping. Put your purchases in the trunk of your car and limit the amount of cash you carry. 9. Pickpocketing – Purse snatchings and pocket pickings still happen. Crowded malls and distractions of the holiday season give thieves the perfect opportunity to work their trade. Men should carry their wallet in the front pocket and ladies should keep their purse closed and in sight. 10. Fake Travel Sites – These sites offer amazing holiday deals on vacation rentals or hotels to lure you into providing personal information that can be used to steal your identity or access your bank account. Beware of sites that require you to pay up front or do not provide a phone number. Don’t let the warmth of the season cloud your judgment. Be careful and Be safe. Villagio Holiday Party Set for December 18, New Years Eve Party on December 31 The holiday season is in full swing at Villagio. Updated Villagio Parking Rules Effective October 1, 2010 enforcement of Villagio’s parking policy went into effect. There have been some questions about the parking permit, who needs to have one and what happens if you don’t have one affixed to your vehicle. Below is a brief description of some of the frequently asked questions regarding the Parking Permit and access procedures for Villagio. Who needs a Parking Permit? All residents of Villagio should have a Parking Permit affixed to their rear bumper or rear window. Where on the back does not matter as long as it visible to the security guard and wrecker driver. If you are living at Villagio and have a lease or are a unit owner you can receive a Parking Permit. Non-residents need to get apply for a day pass from either the security guard or from the Villagio Property Management Office. The day pass is good for up to three days. For longer stays a different pass needs to be affixed to the vehicle. Is there a fee? There is no fee for the Parking Permit. It is availPARKING PASS able at the Villagio Property Management Office. You need to be a unit owner or tenant to receive a VISITOR’S NAME pass. LICENSE TAG # Why a Parking Permit? RESIDENT’S NAME Over the past several years there have been a large BUILDING NUMBER UNIT NUMBER number of vehicles in the community that cannot be identified as belonging to a resident. With the ARRIVAL DATE ARRIVAL TIME issuance of a Parking Permit those vehicles that DEPARTURE DATE DEPARTURE TIME do not one can be easily identified and removed OFFICER’S NAME from the property. It will cost as much as $250 to retrieve a vehicle from the towing company once it have been removed from the property. The towing company makes regular rounds of the community looking for parking violations. What about gate access? Because this is a gated community, access is restricted to residents, guests and service companies. The Villagio Property Management Office will not allow access to someone coming to your home. If you are not home, those visitors will need to come back at a later time. If you will not be home and need to make special arrangements for someone to gain access you can contact the office and make arrangements for access. The security guards are instructed to call you every time you have a guest to make certain that you are aware they are arriving. If you are not home, the guards will turn your visitors away. A drivers license or photo ID are re-quired to enter the property. ID is required for all visitors entering the community. If you like you can pre-call the front gate and leave the name of your guest. This will speed up access. Your guest will still need to provide a photo ID to gain access. Then there is trespassing There has been a great deal of tailgating to gain access to the community. If your guests insist on tailgating to gain access to the community you should let them know that the property management considers those persons to be trespassing on private property. Through an agreement with the Lee County Sheriff’s Department the guards and staff have been authorized to call the Sheriff’s Department to have your guest removed for trespassing. The first call results in a verbal warning from the officer, the second occurrence results in the person being taken to jail. Are passes always required? Yes, there should be no reason for some- one not to have a pass for being on the property. Failure to do so will result in the vehicle being towed. Parking in neighbors driveways This practice is also being reviewed. As the “snowbirds” return many of the driveways that have been unused over the last five or six months will not be used. If you or your guest is parked in your neighbors driveway it will be towed. There will not be a first warning. Many times residents open their garage doors only to find a strange vehicle parked in the driveway. A call to the Villagio Property Management Office will get the towing company to come and remove the vehicle. Questions? The adoption of the budget brings with it a fourth year without a raise in the monthly assessments. On this page and next you will find the budget, reserve budget and monthly assessment schedule. A few highlights of this year’s budget includes the implementation of full time security at the front gate. Through a significant change in pricing a full time guard program has been put in place. This means that tailgating, unauthorized access and unwanted vehicles will be monitored on a 24 hour basis. Additional funds have been placed in the operation of the Cafe Verona and Bar Amici. This allows the Cafe to be open from 7 a.m. to 2:30 p.m. daily. Dollars have been better allocated to provide more landscaping upgrades over the course of the year. One of the issues that is being faced is the aging of the sprinkler system, controllers and pumps. These items will soon need to be replaced. The budget takes these likelihoods under consideration. Due to the success of summer activities, additional money has been allocated to provide for more events during the summer months. The improvement of the Association’s collection procedures has also allowed for the expansion of spending in certain areas. With the new assignment of rents, collection on foreclosed properties and the aggressive approach taken to insure collections has also helped enhance not only the cash flow for the Association but has reduced the amount of accounts receivable due to the Association. The new budget keeps the $347 monthly assessment in place for 2011.
