New York City's Real Estate - Golden Age For Capital
Recently, the marketplace for real estate capital has added
a number of new players — from crowdfunding platforms
to Asian insurance companies — and seen other sources
ramping up their financial outlays.
When brothers Benjamin and Dan Miller launched
Fundrise in 2010, they faced little competition from other
real estate-focused crowdfunding platforms. Then came
the JOBS Act in 2012, which eased federal restrictions on
fundraising for small companies. That was a major
windfall for crowdfunding firms, which raise smaller
amounts of money from a large number of people,
typically on the Internet.
“We’re in sort of a golden age of availability of capital for
New York City real estate,” said Scott Singer, president of
the Singer & Bassuk Organization, which arranges debt
and equity financing. “There are lots of new sources,
structuring is very creative and pricing is extraordinarily
aggressive. It’s a good time to be a borrower or an
owner.”
Now Fundrise has about 50 competitors nationally in an
increasingly, well, crowded space. In the past year, new
entrants have continued to flood the market. And along
with everyday investors, institutional players are getting
into the game.
The economics of why investing in New York City real
estate is so popular is straightforward: Low interest rates
and low U.S. Treasury yields mean investors are searching afield for profits. Throw in economic instability in
many parts of the world, and the strength of New York
real estate offers an increasingly compelling upside.
And players are pouring in from all over.
While data is hard to come by, crowdfunding platforms
have raised more than $65 million in debt and equity for
New York City real estate, according to a tally by The
Real Deal of publicly cited projects. That’s nearly half the
roughly $135 million raised through crowdfunding for
real estate nationally, according to an estimate by the Wall
Street Journal.
“Banks are still shying away from risky bets,” said Navish
Chawla, chief investment officer at the New York-based
real estate investment banking firm the Carlton Group.
“So you’re seeing capital come from private equity funds,
debt funds and other non-traditional lenders.”
Beyond the sheer number of platforms, the influx of
institutional money is enabling crowdfunders to do larger
deals, and gives institutional lenders access to smaller
projects that they might not have known about. “They still
see lots of deals everywhere, but the technology allows us
and them to efficiently access the smaller scale,” said
Fundrise’s Dan Miller.
Singer pointed out that certain lenders, such as insurance
companies and pension funds, have an “absolute need” to
generate yields in order to meet their own fiscal obligations. “There’s no yield in money market funds. There’s
an extremely low yield in government securities. The
stock market is at an all-time high. So the investment
options are limited; at the same time, real estate has
become a desired, and essentially necessary, component
of a diverse portfolio.”
Starwood Capital’s Barry Sternlicht echoed that sentiment
publicly in December, citing the growing number of
sovereign wealth funds looking to deploy capital here.
“Real estate guys are having to get used to the fact that
we’re seeing a lot of strange capital in our market that’s
here as a fixed-income investment,” he said.
His firm, Korman Communities, has financed some
projects through Prodigy’s platform, including extended-stay residences AKA Wall Street and AKA United
Nations.
“Frankly, some of the international capital that’s coming
in … is giving us, as an operator, a whole other group to
talk to,” he said. “That’s how we’ve used crowdfunding, as
a partner base for us and deals in New York.”

Dietary Guidelines Panel Suggests Tax On Sugary Foods
A tax on sugary drinks and
snacks is one way a government panel of nutrition
experts thinks Americans
can be coaxed into
eating better. Some
members of Congress
are already pushing back
on the idea, saying the
panel has overstepped its
bounds.
other venues at 16 ounces, but legal challenges spearheaded by the beverage industry brought down the effort in the
courts.
Other ideas put forth by the committee were placing
nutrition labels on the front of food packages and
requiring public buildings to serve healthier foods. The
committee also suggested incentives for eating fruits and
vegetables, though it didn't detail how that could work.
Panel members said incentives might be vouchers for
farmers markets or subsidies for growers or grocery
stores.
The panel's recommendations will help
determine what gets into the new
version of dietary guidelines being prepared
by the Agriculture
and Health and
Human Services
departments. The
advice includes eating
more fruits and
vegetables and whole
grains and limiting
added sugars and fat.
The panel endorsed adding a line on the nutrition facts
label for added sugars, which the Obama administration
has already proposed. It also backed the administration's
standards for healthier school lunches.
Senate Agriculture Committee Chairman Pat Roberts,
R-Kan., criticized the report shortly after it came out,
saying the committee strayed from its science-based
nutrition recommendations.
"This is economic, not nutrition, policy," he said.
Congress weighed in on a draft of the report last December, noting that the dietary guidelines panel was poised to
suggest a more environmentally friendly diet of
plant-based foods. In a massive spending bill, lawmakers
instructed Agriculture Secretary Tom Vilsack "to only
include nutrition and dietary information, not extraneous
factors" in the final guidelines.
However, the panel
goes beyond previous
versions of the dietary
guidelines by suggesting a broad list of
possible policy changes
— a tax is just one —
that could make it
easier for people to
follow that diet advice.
After the report was issued, Vilsack said the guidelines are
supposed to be informed by the "latest and best science
and medical knowledge."

"Taxation on higher

health promotion efforts,"
the committee wrote as part of the recommendations
released this week.
He wouldn't address the content of the report specifically,
but said he doesn't want the final report to have "anything
outside of the lines in the guidelines that would potentially
undercut the legitimacy, credibility and acceptance of the
guidelines. ... The law is fairly clear to me, it's about
nutrition and it's about diet."
Committee members say their panel was charged with
looking at implications of its findings, and the policy
changes were just suggestions.

I was working in Manhattan, flying a sightseeing small aircraft.
When the first group of tourists arrived I asked them,
“Have you ever flown on a small airplane before?”
“No!” They replied. So I took out a pack of gum
and told them all to take a piece to keep their ears
from popping. After we landed, I asked everyone
if they enjoyed, and one Blonde lady comes over
and asks, “That gum did wonders, but how do
I get it out of my ears?”
I used to think the brain was the most important

The owner of T.J. Maxx, Marshalls and Home Goods
stores said that it will boost pay for its U.S. workers to at
least $9 per hour.
The announcement by TJX Cos. comes a week after
Wal-Mart Stores Inc. said it would increase wages for its
employees and is a sign that more competitors may follow
suit. Low-paying retailers are having a harder time
retaining workers as the job market improves.
"This pay initiative is an important part of our strategies to
continue attracting and retaining the best talent," CEO
Carol Meyrowitz said in a statement.
Wal-Mart, the world's largest retailer, is raising entry level
wages to at least $9 an hour in April and to at least $10 an
hour by February of next year. Wal-Mart said the change
will affect about 500,000 workers. Also this year, Swedish
furniture seller Ikea gave workers at its U.S. division a 17
percent average raise to $10.76 an hour. And clothing
chain Gap Inc. raised its minimum hourly wage to $9 last
year and to $10 this year.
TJX, based in Framingham, Massachusetts, operates
3,395 stores, including six of its outdoor goods chain
Sierra Trading Post.
TJX spokeswoman Doreen Thompson declined to say
what workers currently earn. A recent Credit Suisse
report estimates TJX's current hourly pay at about $8.24.
The federal minimum wage is $7.25 per hour.
TJX said hourly workers will start to receive the pay
increase in June. In 2016, the company plans to pay all
associates who have worked at its stores for more than six
months at least $10 per hour.
The company's 191,000 associates around the world
restock shelves, greet customers and ring up purchases at
the cash register.

Facebook Adds New Gender Option For Users: Fill In The Blank
"Now, if you do not identify with the pre-populated list of
gender identities, you are able to add your own.”
Facebook software engineer Ari Chivukula, who identifies
as transgender and was part of the team that made the
free-form option, thinks the change will lead to more
widespread acceptance of people who don't identify
themselves as a man or woman.
Last year's changes created an online stir, with thousands
of comments — some grateful, others confused or hostile.
But staff at Facebook said there was full support to take it
even further this year, from CEO Mark Zuckerberg on
down.
As of February 26, the free-form option rolled out to U.S.
users, while the custom gender identity option with a list
of words was available in the United Kingdom, Canada,
Australia, France, Spain, Italy, Germany, Argentina and
Denmark.
One thing that has not
changed is an "interested in"
option for Facebook users
to define whom they might
want to date. That option
still only allows men or
women, but users can click
both options, one option or
neither option. They can
also hide it entirely.
"We're hoping this will open
up the dialogue," Chivukula
said.
Alison C.K. Fogarty, a
gender identity researcher at
Stanford University, said
giving users control over the
words describing their
gender is a significant step in
social recognition of a
growing trans community,
especially coming from the
world's largest social media
company.
Facebook, which has 1.23
billion active monthly users
around the world, would
not release how many users
have chosen gender identity
options beyond man or
woman, citing privacy
concerns and a general
practice of not sharing user
information.
"People are still fighting to
make room for gender
identity within the socially
constructed binary of male and
female," Fogarty said. "Labels and identities are powerful
in that they give a sense of community, a way of articulating one's experience."
The Williams Institute, a think tank based at the University of California, Los Angeles, estimates there are at least
700,000 people in the U.S. who identify as transgender,
an umbrella term that includes people who live as a
gender different from the one assigned to them at birth.
Last year, Facebook expanded gender identity from male
and female to a list of dozens of options, including
Androgyne, Gender Fluid, Intersex, Neither and Transgender. Those choices will all still be available.
People who choose a custom gender can also choose the
pronoun they would like to be referred to publicly: he/his,
she/her or they/their.

Eye-Opener: US Teens Getting Less & Less Sleep, Study Shows
U.S. teens are getting sleepier: Many lack even seven
hours of shut-eye each night and the problem has
worsened over two decades, a study found.
More than half of kids aged 15 and older would need to
sleep at least two hours more each night to meet recommendations for adequate rest, heightening concerns about
the impact on their health and academic performance.
That's according to researchers who analyzed the University of Michigan's annual "Monitoring the Future" national
surveys of youth behavior.
The study involved nearly 300,000 teens asked in
1991-2012 surveys if they regularly got at least seven hours
of sleep nightly and enough sleep. Results were published
in February’s Pediatrics.
Some highlights:
EYE-OPENERS
Experts generally recommend nine or 10 hours of sleep
for teens; over half of the 15- to 19-year-olds surveyed in
2012 said they didn't even get seven hours each night.
Declines in nightly sleep were seen in teens of all ages
during the two decades. The biggest drop was among
15-year-olds — just over half the kids this age reported at
least seven hours nightly in 1991, versus less than 43
percent in 2012.
LINDSEY TANNER
Also, about 30 percent of 15-year-olds reported getting
what they considered enough sleep in 1991, versus 24
percent in 2012. Reports were slightly better for younger
teens and worse for the oldest teens.
In most surveys, girls and non-whites were the least likely
to report seven hours of sleep.
WHAT GIVES?
Reasons for the trend are uncertain but lead author
Katherine Keyes,
a Columbia
University public
health researcher, said factors
that might have
contributed
include increasing use of social
media, smartphones and
other electronics,
and rising rates
of obesity, which
has been linked
with sleep
deprivation.
Other research has suggested that early school start times
play a role and advocates have been pushing for later
times for teens.
Kids who don't get enough sleep are at risk for mood
problems, depression, memory and learning difficulties
and poor grades, said psychologist Daniel Lewin, a sleep
specialist at Children's National Medical Center in
Washington, D.C. He said about 40 percent of U.S. high
schools start classes before 8 a.m. — early morning hours
that are teens' "optimal sleep period."
SOLUTIONS
The researchers say improving teens' understanding of
how much sleep they need, and the consequence of not
getting enough, could help. They also say reversing the
trend will require public health efforts to raise awareness
about the importance of sleep for teens.

Funding Tips For Small Business
Obtaining funding should start with a solid business plan.
If you write a convincing business plan, then your chances
of obtaining funding are greatly enhanced. Lenders and
investors want to see proof that customers want your
product or service and are willing to buy it for a price at
which you can make a profit. The more tangible evidence
you offer of this claim, the better chance you have.
Other factors that improve your chances to get funded
are:
• Your plan should show good profit potential in a short
period of time.
Also, that managers and employees have the skills and the
experience to make the company a success.
•Show that you have made a personal investment in this
business venture.
•If you don’t believe in your own venture enough to
invest at least some of your own money in it, how can you
expect others to? “Sweat equity”—unpaid personal time
and hard work—can be important, but lenders and
investors like to see an entrepreneur with an important
financial stake in the business. It’s a tremendous
source of motivation.
•The higher the rate of return you
can offer investors and the
faster you can produce it,
the better your chances.
Your plan should target
a clearly defined
market with enough
size and purchasing
power to produce
a profit.
•Lay out a clear, well-conceived, workable strategy
for getting this business
up and running. Show
realistic financial
projections
covering most
likely, pessimistic, and optimistic scenarios.
•Investors also
prefer large
markets with high
growth potential.
They avoid
businesses that
attempt to be “everything to everybody.”
Your plan should clearly
explain the “competitive
edge” your product or service
has over rivals.
•Potential
lenders and
investors want to
be sure that the
“dollars and cents”
of the deal make
sense, and that’s why
realistic projections are
important. Most entrepreneurs underestimate the amount
of money needed for start-up.
•You should show an ability to control both
the delivery and the quality of the product or service.
Don’t get caught short!
1. In tough times cash is king. Carefully examine every capital purchase that will require additional debt. Ask yourself if the
expenditure will generate the cash flow needed to pay for itself. If the new item can't create enough new cash to pay for itself over a
reasonable period of time, defer the purchase.
2. Let a budget be your financial road map. You are flying in the dark financially if you don't have a budget for all income and
expenses. A budget helps you maintain the direction of the business and must be updated frequently. What about a budget for
personal expenses as well? Many small business owners do not track personal expenses and as a result they can become an invisible
cash drain.
3. Objectively look at your businesses financial position and performance. Are you getting the maximum return from your
investment? If not, why not? Are your non-business assets generating a maximum return? Is it possible to sell any assets that are not
contributing to the financial health of your business? Remember: in tough times, survival is the goal.

Neil Patrick Harris: Between The Scenes
Harris was named as one of Time magazine's 100 most
influential people in 2010, and was awarded a star on the
Hollywood Walk of Fame in September 2011. He has
hosted the Tony Awards on Broadway in 2009, 2011,
2012 and 2013, for which he won several special class
Emmy Awards. He also hosted the Primetime Emmy
Awards in 2009 and 2013, and hosted the 87th Academy
Awards in 2015, thus making him the first openly gay man
to host the Academy Awards. In 2014, he starred in the
title role in Hedwig and the Angry Inch on Broadway, for
which he won the 2014 Tony Award for Best Leading
Actor in a Musical.
Neil Patrick Harris (born June 15, 1973) is an American
actor, writer, producer, director, magician, comedian, and
singer. He is known for playing Barney Stinson in the
television comedy series How I Met Your Mother
(2005–2014), for which he was nominated for four Emmy
Awards, and for his teenage role as the title character in
Doogie Howser, M.D. (1989–1993). He is also known for
his role as the title character in Joss Whedon's musical
Dr. Horrible's Sing-Along Blog (2008) and a fictional
version of himself in the Harold & Kumar film series
(2004–2011). He appeared in the films Starship Troopers
(1997), Beastly (2011), The Smurfs (2011), The Smurfs 2
(2013) and Gone Girl (2014).
Harris confirmed that he is gay in November 2006 by
saying, "I am happy to dispel any rumors or misconceptions and am quite proud to say that I am a very content
gay man living my life to the fullest and feel most
fortunate to be working with wonderful people in the
business I love." Harris attended the Emmy Awards in
September 2007 with his fiancé David Burtka, later
confirming the relationship. In an interview on The Ellen
DeGeneres Show,[40] Harris said his relationship with
Burtka began in 2004. On August 14, 2010, Harris
announced that he and Burtka were expecting twins via a
surrogate mother. Their son, Gideon Scott, and daughter,
Harper Grace, were born on October 12, 2010.
Following the passage of the Marriage Equality Act in
New York on June 24, 2011, Harris and Burtka
announced their engagement via Twitter, stating that they
had proposed to each other five years earlier but kept the
engagement secret until same-sex marriage became legal.
On September 8, 2014, Harris announced on his Twitter
page that David Burtka and he were married over the
weekend in Italy.Pam Fryman, the long-time director of
How I Met Your Mother, officiated the wedding, while
Elton John performed at the reception.
From 1989, Harris played the title role of a child prodigy
doctor in Doogie Howser, M.D., for which he was
nominated for a Golden Globe. After the show's four-season run ended in 1993, Harris played a number of guest
roles on television series, including Murder She Wrote.
From 1999 to 2000, he starred with Tony Shalhoub in the
NBC sitcom Stark Raving Mad, which lasted 22 episodes.
He has played lead roles in a number of made-for-television features including Snowbound: The Jim and Jennifer

Little Known Fact: In 2014, Harris turned down the
chance to replace David Letterman as host of the Late
Show on CBS, stating that he feared he would get bored
of the repetition hosting the show entails. He also rejected
the suggestion of replacing Craig Ferguson as host of The
Late Late Show on the same grounds.
Magic: Harris is a fan of magic, like his character on How
I Met Your Mother. He serves as the President of the
Board of Directors of Hollywood's Magic Castle. Harris
won the Tannen's Magic Louis Award in 2006 and hosted
the 2008 World Magic Awards on October 11, 2008.
Additionally, Harris and partner David Burtka were
guests of honor for a Top Chef Masters episode which
took place at the Magic Castle. Harris also performed
magic in his Emmy-winning performance on Glee.
At the beginning of the 2015 Academy Awards, Neil
Patrick Harris explained that he had placed his Oscars
predictions inside a briefcase, locked in a clear box in
view of the audience (specifically Octavia Spencer). At the
end of the night, Harris pulled out a list of oddly specific
predictions, ones that couldn’t possibly have been made
before the show began.
What did Harris have to say for himself?
NEIL PATRICK HARRIS: My initial thought was to
have something suspended up in the air, high above the
audience, containing my predictions. That was to be
shown and in full sight throughout the show, and lowered
down right before the reveal. But due to the amount of
different looks that the brilliant set designer Derek
McLane had throughout the night, that suspended item
would have looked a bit jarring. So it became a locked
box, clear on all sides, with a briefcase inside.
I’d be remiss to explain, but I’m proud of it. Every single
thing we said on the show is true: I brought my predictions to PricewaterhouseCoopers, they were held in a
locked box until Sunday, walked through the carpet, and
locked into that box on stage. It was in full view the entire
night. There was a camera with an online continuous live
feed the entire show. No one went near it or touched it.
We went to some pretty great lengths to ensure its
validity.

These Smartwatches Leave The Phone Behind... Freedom!
Strap on the Samsung Gear S or the Sony SmartWatch 3
if you want to take a jog on the beach or head out for a
bike ride without your phone clunking along.
The watch can also play music stored on the device or
streamed through Samsung's free Milk service. The unit I
tested came from AT&T, which charges $10 a month for
4G service on top of the $300 for the device ($200 with a
two-year service agreement). Sprint charges $10 for 3G
service, while it costs $5 a month for Verizon 3G and
T-Mobile 4G service. The device costs $350 to $400 with
those three.
One of my frustrations with early smartwatches has been
how little they can do on their own. Sure, your phone
might be with you most of the time, but sometimes you
want to leave it behind. The Gear S and SmartWatch 3
still need to be close to an Android phone for a lot of
things, but both do more solo than other smartwatches.
SONY SMARTWATCH 3 (starts at $250):
Sony's SmartWatch 3 joins the Gear S in having built-in
GPS, something many smartwatches still lack. At least
three running apps — iFit Outside, RunKeeper and My
Tracks — use the watch's GPS and work without a
companion phone. As with the Gear S, I found the Sony
watch quite accurate in normal settings, such as runs in
Los Angeles and Las Vegas. In New York, my
stand-alone GPS watch from Garmin does better at
factoring in tall buildings that block or distort GPS signals.
But the SmartWatch stlll does better than many watches
that rely solely on an accelerometer sensor. You can also
play music stored on the device, though the watch
lacks a speaker so you need a Bluetooth
headset. (That said,
offline music
playback
is
also
SAMSUNG GEAR S: ($300 to $400, plus $5 or $10
monthly service fee). The Gear S isn't the only smartwatch to notify you about new messages, Facebook
updates and weather. It isn't alone in having an alarm
clock, music playback and
apps for tracking steps
and exercise. So
what makes
this
watch
stand out?
Cellular connectivity. Other
smartwatches use a Bluetooth
wireless connection linked to your phone to
receive calls, send texts and perform other tasks.
The Gear S can do all that on its own.
The watch gets its own phone number. When your phone
is nearby, calls and texts from the watch will go through
your phone and carry your regular number. When you
want to step away, you can still have calls, texts and other
notifications forwarded to the watch. But calls you make
and texts you send from the watch might get your watch's
number.
I've used the Navigator app to get directions, though
advance features such as rerouting when lost or vibrations
at turns didn't work for me without the phone nearby.
Many smartwatches are inaccurate exercise trackers, but
with built-in GPS, the Gear S can more precisely track
how far you run. The watch has a touch keyboard with
tiny keys; it's clunky to use, but you can dictate messages
by voice, too.

Who's That In a Cape? New Musical Stars Brooklyn Superheroes
Move aside, Gotham. Brooklyn has
gotten so cool these days that it now has
its own group of superheroes.
The original musical "Brooklynite" stars
six brand-new crusaders with superpowers protecting the borough, a mysterious
substance in an asteroid and a look
influenced by the old "Batman" TV show
starring Adam West.
"It's silly and fun. We're having a blast,"
said Tony Award-winning director
Michael Mayer, who is helming and
co-writing what he calls "the love child of
'Batman' and 'Scooby-Doo.'"
"Brooklynite," which opened February 25 off-Broadway at
the Vineyard Theatre, has a 13-member cast, songs by the
much-buzzed about composer Peter Lerman and
choreography by Steven Hoggett, who has enlivened such
shows as "Once" and "The Last Ship." The plot will have
elements familiar to any avid comic book reader: An
asteroid hits Brooklyn and releases gamma rays of a
substance called Brooklynite, which gives superpowers to
anyone nearby the crash site.
Six people get various doses of the stuff, including a short
order cook who develops the power of fire, a bike
messenger who becomes the fastest man alive and a
marine biologist who then controls water.
The woman closest to the asteroid becomes the powerful
superhero Astrolass, while the one farthest from the crash
site — an unemployed gamer called Angelo — gets only a
little bit of a superpower: really good parking karma. Why
are there only a half-dozen crusaders in the show? "We
can only afford to have six superheroes. This is off-Broadway," said Mayer, whose other works include "Spring
Awakening" and "Hedwig and the Angry Inch."
common in
other watches).
Sorry, the SmartWatch 3
has no cellular service, so you can't make or receive calls
or texts, take notes or use the map function unless your
phone is in your pocket or purse.
WAIT FOR APPLE WATCH? People with iPhones will
need to wait until April to see what, if any, stand-alone
features will come with Apple's smartwatch. The ones out
so far typically work only with Android phones. But if you
have an Android phone, the Samsung and Sony watches
stand out among the many choices.
28
Say you saw it in
Astrolass, who helps make Brooklyn safe and hip, soon
grows tired of constantly being on call and hopes to hang
up her cape. A love story with her and a hardware store
clerk develops but there is also a villain who hopes to lay
waste to Brooklyn.
"Through all the color and comedy and silliness, the
message really is to be yourself," said Nick Cordero, the
Tony-nominated star of "Bullets Over Broadway" who
stars in the new show. "Let your freak flag fly." "Brooklynite" has as complicated an origin story as the plot itself.
MARK KENNEDY
Producer Amanda Lipitz was originally inspired by the
Brooklyn Superhero Supply Company, which, in reality,
is a tutoring center for kids in the Park Slope section of
the borough.
Lipitz and Mayer developed the idea with characters
created by author Michael Chabon ("The Amazing
Adventures of Kavalier & Clay") and his wife, Ayelet
Waldman. But what they came up with was, in Mayer's
words, "very after-school special." So Mayer connected
with Lerman, a Jonathan Larson Award winner and
composer for "Modern Family." They tried to hire a
playwright but none got their daffy, idiosyncratic point of
view so they went ahead and wrote their own script and
songs.
The show sounds like "indie rock, slightly retro with a
contemporary feeling," Mayer said. The music is very
influenced by TV classic superhero theme songs, including the animated shows "Superman," ''Speed Racer" and
"Mighty Mouse."
The show also gently goofs on the real Brooklyn, which
has lately become the hippest part of the city. There are
jokes about artisanal taco bars, smug artist collectives and,
of course, facial hair. Mayer lived in several Brooklyn
neighborhoods for many years and recalls the days before
it became so fun and cool. He was twice mugged — once
at gunpoint — in the 1980s and now lives in Manhattan.
If he could pick his own superpower, Mayer doesn't
hesitate. It's not invisibility or the power to fly or bend
steel. It's simply to commute faster. "Not a day goes by
that I don't wish I could teleport," he said. "I'm always late.
I feel like, for me, that would be the superpower I would
have. I really do think about it. For real. Long before this.
I was like, 'Couldn't I just get there now?'"

13 Planets: The Latest View
As you may know the universe is said to be constantly
expanding, with recent activity back in 2012 surrounding
the discovery of a fifth moon on Pluto we may start to
wonder just how much our universe and local Milky Way
galaxies have expanded.
As of 2011 author and space visual artist David A. Aguilar
and National Geographic got together and published a
new updated book on our Solar system called “13
Planets: The latest view of the Solar System” an upgrade
to his 2008 Hardcover book titled “11 Planets: A New

With a surface temperature that is estimated at an
approximate -360 degrees Fahrenheit, Pluto was given the
roman name for the god of the underworld in Greek
Mythology and takes about 248 years to complete one
orbit around the sun and passes inside the orbit of
Neptune as it has the most elliptical and tilted orbit of any
planet.
The new book published and distributed by the National
Geographic and David A. Aguilar profiles all 13 planets in
their newly created categories and is definitely a must have
for any astronomer whether just starting off or very deep
in. “Every kid in school knows what’s going on in the

back in August 2014 they signed an agreement with the

South Africa to host a South African Regional Office of
astronomy for development. According to a press release
statement from the International Astronomical Union this
is a second regional node which is to be established on
the African continent and forms part of the IAU’s decadal
strategic plan, which aims to realize the global societal
benefits of Astronomy. You can read all about it on the

Research Foundation, established in 1948 by Roger
Babson and could be considered the first space center
ever established only a tender 18 years after the discovery
of Pluto by Astronomer Clyde W. Tombaugh.
So why the long debate about whether Pluto can retain its
planetary status? Well in 2006 only 9 years ago at an
International Space Union (IAU) conference, officials laid
out the requirements for a celestial body to be considered
and designated as a planet. The body must 1.Orbit
around the sun, 2. Be spherical and 3. Be the biggest
thing in its orbit.
Pluto fulfilled the first two requirements but was not the
largest body in its orbit, since Eris, which was first spotted
in January 2005, is considered to be at least 27 percent
bigger than Pluto with a circumference that is estimated at
2,500 km across.
It takes Eris 557 Years to go around one time and is also
tilted and doesn’t move in the same plane that other
planets orbit in do. So thanks to David A. Aguilar who
also directs the Public Affairs and the educational
outreach Department at the Harvard-Smithsonian center
for Astrophysics, along with being an artist, the long
ongoing debate is finally over, publishing the new updated
version of our solar system in “13 Planets the latest view
of the solar system.” Stating Pluto is to remain a planet
and welcomes Eris along with 4 other Dwarf planets to
our Solar system which now reads: Mercury, Venus,
Earth, Mars, Ceres, Jupiter, Saturn, Uranus, Neptune,
Pluto, Haumea, MakeMake, and finally Eris.

Founder Robert Kalin
Seamless (formerly SeamlessWeb) is an online food
ordering service that allows users to order food for
delivery and takeout from restaurants through their web
site or suite of mobile apps. Seamless was launched in
1999 by Jason Finger and Paul Appelbaum as SeamlessWeb, providing companies with a Web-based system for
ordering food from restaurants and caterers. Starting in
2005, Seamless was made available to the individual users
and they currently partner with over 12,000 restaurants,
serve over 4,000 companies, and have over 2,000,000
members in the United States and in London. They were
acquired by Aramark in April 2006. On June 8, 2011,
Spectrum Equity Investors made a $50 million minority
investment in Seamless and the company has now been
spun out of Aramark into an independent entity.
Etsy is a peer-to-peer (P2P) e-commerce website focused
on handmade or vintage items and supplies, as well as
unique factory-manufactured items under Etsy's new
guidelines, released in October 2013. These items cover a
wide range, including art, photography, clothing, jewelry,
food, bath and beauty products, quilts, knick-knacks, and
toys. Many sellers also sell craft supplies such as beads,
wire and jewelry-making tools. All vintage items must be at
least 20 years old. The site follows in the tradition of open
craft fairs, giving sellers personal storefronts where they list
their goods for a fee of US$0.20 per item. As of August
2013, 30 million users are registered on the website and by
the end of 2013, projections of one million sellers and over
US$1 billion in total annual transactions have been
announced.

Foursquare

Foursquare is a local search and discovery service mobile
app which provides a personalised local search experience
for its users. By taking into account the places a user goes,
the things they have told the app that they like, and the
other users whose advice they trust, Foursquare aims to
provide highly personalised recommendations of the best
places to go around a user's current location. The service
was created in late 2008 and launched in 2009 by Dennis
Crowley and Naveen Selvadurai. Crowley had previously
founded the similar project Dodgeball as his graduate thesis
project at New York University. Foursquare was the second
iteration of that same idea, that people can use mobile
devices to interact with their environment. Foursquare was
Dodgeball reimagined to take advantage of the new
smartphones, like the iPhone, which had built in GPS.
Genius (formerly Rap Genius) is an online knowledge
base. The site allows users to provide annotations and
interpretation of song lyrics, news stories, primary source
documents, poetry, and other forms of text. Launching in
2009 with a specific focus on rap music, the site expanded
in 2014 to cover other forms of media and a platform for
embedding annotations into other websites, such as Pop,
Literature and R&B. To reflect these new goals, the site
re-launched as simply Genius in July 2014. Rap Genius
was created in October 2009 by founders Mahbod
Moghadam, Tom Lehman, and Ilan Zechory, who met
during their undergraduate years at Yale University.
Lehman and Moghadam came up with the idea for the site
in the summer of 2009 when Lehman asked Moghadam
about the meaning of a Cam'ron lyric.
Blast From The Past: Bill Gates Arrested For Speeding
Tumblr (stylized in its logo as tumblr.) is a microblogging
platform and social networking website founded by David
Karp and owned by Yahoo! Inc. The service allows users
to post multimedia and other content to a short-form blog.
Users can follow other users' blogs, as well as make their
blogs private. Much of the website's features are accessed
from the "dashboard" interface, where the option to post
content and posts of followed blogs appear. Karp had
been interested in tumblelogs (short-form blogs) for some
time and was waiting for one of the established blogging
platforms to introduce their own tumblelogging platform.
As no one had done so after a year of waiting, Karp and
developer Marco Arment began working on their own
tumblelogging platform. Tumblr was launched in February
2007 and within two weeks, the service had gained 75,000
users. Arment left the company in September 2010 to
focus on Instapaper.
Kickstarter is a global crowdfunding platform based in the
United States. The company’s stated mission is to help
bring creative projects to life. Kickstarter has reportedly
received more than $1.5 billion in pledges from 7.8
million backers to fund 200,000 creative projects, such as
films, music, stage shows, comics, journalism, video games,
and food-related projects. People who back Kickstarter
projects are offered tangible rewards and one of a kind
experiences in exchange for their pledges. This model
traces its roots to subscription model of arts patronage,
where artists would go directly to their audiences to fund
their work. Kickstarter launched on April 28, 2009, by
Perry Chen, Yancey Strickler, and Charles Adler. The
New York Times called Kickstarter "the people's NEA".
Time named it one of the "Best Inventions of 2010" and
"Best Websites of 2011". Kickstarter reportedly raised $10
million funding from backers.

"To bring it up as something for future consideration, I
think that's appropriate," she said. One former member of

The beverage industry argued the same point. "The

New York City's official booster Taylor Swift has donated
$50,000 to the city's public schools.
The city tourism bureau tapped Swift as "global welcome

recent transplant to New York. Some also complained
that her song "Welcome to New York" from the album
"1989" was bland and lifeless.
Lady Gaga Joining The Cast of
FX's 'American Horror Story'
TV is Lady Gaga's new platform: After an impressive
performance at the Oscars, the singer announced she will
join the cast of "American Horror Story." FX confirmed
that the pop star will join the fifth season of the hit series,
which returns in October. No details were provided. Gaga
tweeted a horror flick-inspired video of herself in a mask.
She said the name of the show's new season is "American
Horror Story Hotel." The 28-year-old Grammy-winning
singer starred in the 2013 film "Machete Kills." She
earned rave reviews for her performance honoring "The
Sound of Music" at The Academy Awards. Her tour with
Tony Bennett kicks off April 23 in Austin, Texas.
Swift responded by announcing last October that she
would donate proceeds from the single to the city's
schools.
A spokeswoman for the city Department of Education
said that Swift has now given $50,000. Spokeswoman
Devora Kaye says the department is "deeply appreciative
of this kind gesture."
It wasn't clear whether the $50,000 figure represented all
the proceeds from the song. A representative for Swift
didn't immediately return emails seeking comment.

MTV Taps Street Artists Dabs Myla Julianne Moore To Be Interviewed
To Design Movie Awards Set
At Second Annual Bookcon
Graffiti artists Dabs Myla aren't just creating the logo for
the upcoming MTV Movie Awards, they're also designing
and painting the sets.
Oscar winner Julianne Moore will be in the house this
May for the second annual BookCon gathering in
Manhattan.
The show's executive producer announced the creative
collaboration, saying this is the first time it has relied on
one team of artists for so many duties. And they're graffiti
artists.
Author of the "Freckleface Strawberry" picture book
series, Moore will be interviewed May 31 at the Jacob K.
Javits Convention Center by Brian Selznick, who also has
some history with the Academy Awards. His acclaimed
"The Invention of Hugo Cabret" was adapted by Martin
Scorsese into the Oscar-winning "Hugo."
Los Angeles-based Dabs Myla are a married couple who
create large-scale graffiti murals, gallery paintings and
three-dimensional installations. This is their first attempt
at set design.
Myla said they are approaching the set as they would an
installation, with the added consideration of camera
angles.
She said the theme is "a really surreal, weird city scene
with really large characters in there." "Like the modern
world," added Dabs.
The MTV Movie Awards are set for April 12.

Samsung Reveals Potential For Smart TVs to Eavesdrop and Share
Watch what you say in your living room. Samsung's smart
TV could be listening. And sharing.
Voice recognition technology in the South Korean
company's Internet connected TVs captures and transmits
nearby conversations.
PLACE YOUR AD TODAY!
The TV also transmits other information including its
unique identifier. Samsung said data collection is aimed at
improving TV performance but users can disable it.
In a statement, the company said it takes consumer
privacy "very seriously."
The potential for TVs to eavesdrop is revealed in
Samsung's smart TV privacy policy available on its
website.
"We employ industry-standard security safeguards and
practices, including data encryption, to secure consumers'
personal information and prevent unauthorized collection
or use."
"Please be aware that if your spoken words include
personal or other sensitive information, that information
will be among the data captured and transmitted to a third
party through your use of Voice Recognition," the policy
said.
It is not the first time that smart TVs sparked privacy
concerns. In 2013, the owner of a LG Electronics smart
TV revealed it was sending information about his viewing
habits back to the company without consent and without
encrypting data.
For the voice command feature to work, the TV listens
for speech which is translated by third-party software into
text and sent back to the TV as a command. Samsung
declined to name the software company.
LG has also experimented with displaying targeted ads on
its smart TVs, which requires collecting and utilizing user
data, such as their location, age and gender.
