Your Cousins Management & Leasing Team Central e-Speaking Property News A New Senior Property Manager For Post Oak Central Lizabeth "Liz" Green comes to Post Oak Central as a seasoned professional who has managed some of Houston's most prestigious high-rise office towers including: Fulbright Tower, Briarlake Plaza, and several buildings within the Greenway Plaza complex. She was transferred from our sister property, Greenway Plaza, in June of this year and is responsible for the management and operations of the entire Post Oak complex. Lizabeth Green Liz started her 30 year career in commercial property management in Dallas, Texas where she spent four years managing and leasing 10 office buildings. She moved to Houston in 1989 and has since become an established leader within Houston's commercial property manage ment circle. "I am excited about what Liz brings to the management team at Post Oak Central," said Matt Kent, Director of Property Management for Cousins Properties in Houston, Texas. "She sets high standards for herself and those around her and I am confident that everyone at Post Oak Central will appreciate the level of engagement that she enjoys with her customers." Born in Vernon, Texas and raised in Wichita Falls, Liz attended the University of Oklahoma graduating with a Bachelor of Science Degree. She is a licensed Real Estate Salesperson in the State of Texas, an active member of the Houston Building Owners and Managers Association, the Houston Board of Realtors, and the Institute of Real Estate Management. She is a member of the Houston Junior League and the Museum of Fine Arts and volunteers her time at the American Heart Association and with the Harris County Children's Protective Services. Cousins Properties Plays Important Role in Holiday Lighting Ceremony's 30th Anniversary As an event sponsor, Cousins Properties played an important role in the success of the Annual Uptown Lighting Ceremony, working closely with the Harris County Improvement District in planning the Thanksgiving eve celebration once again this year. Post Oak is not only the back drop for center stage but is also one of the designated parking locations for the event. Thousands of Houstonians and out of town guests poured into the Post Oak Boulevard area around 4:00 p.m. when the concession stands opened for business and the holiday music began. Funnel cakes, cotton candy, kettle corn and holiday beverages were sold at the stands with a percentage of the sales benefitting "Be an Angel" and the Houston Area Urban League. The Merry Holiday Stage Show began at 5:00 p.m. when local groups including Theater Under the Stars, the A.D. Players, and the Salvation Army's Harbor Light Choir to name a few, took the stage. At the same time, local celebrities began judging the annual balcony decorating contest at the Hilton Houston Post Oak sponsored by Capital One. Santa and his reindeer, with the help of the audience, magically lit up the boulevard at 7:00 p.m. when 80 Christmas trees and multiple building roof tops with more than a half-million twinkling lights welcomed in the holiday season. The affair, which celebrated the events 30th Anniversary, culminated with a spectacular fireworks extravaganza. Central e-Speaking Property News Commercial Cafe For Work Orders Paperless Security Reports On October 1 of this year Post Oak Central's Security team under the direction of Joe Trevino, Security Director for ABM Security, instituted new policies and procedures related to reporting. Security officers will now be using electronic tablets to instigate reports including: the Daily and Nightly Activity Reports, Elevator Intercom and Phone Inspection Reports, Floor Check Report, and the Exterior Intercom Inspection Report. The electronic reports will be kept in a computer database for ease of access. A new work order system was implemented at Post Oak Central to provide our valuable customers with a more efficient way to send and monitor maintenance requests such as hot and cold calls and lights out notifications. The new systems allows maintenance requests to be made via the internet. Commercial Cafe also allows for more than one representative from a company to have access to the system in order to enter and monitor work orders. Electronic Cigarette Policy In order to use the system your company must register each person they wish to have access to the program. Access is available at www.cuzcustomers.com. Due to the growing popularity of e-cigarettes, property management would like to remind all building occupants that Post Oak Central is a tobacco free campus. If your company has yet to register please contact the property management office for instructions at 713871-0500. E-cigarettes are not regulated by the Federal Trade Commission and until further research supports the safety of this product, they are not permitted to be smoked in the buildings. E- Cigarette smokers must use the designated outside smoking areas. E-Cigarette promotions claiming the water vapor only includes pure nicotine and is harmless are misleading, According to a comprehensive study by UC San Francisco's Center for Tobacco Control Research and Education, the aerosol emitted from electronic cigarettes is not purely water vapor but contains nicotine, ultrafine particles and low levels of toxins such as formaldehyde, propylene glycol and acetaldehyde to name a few. This second hand vapor could be a potentially toxic inhalant and source of indoor air pollution.; therefore, the use of e-cigarettes is prohibited within the buildings. Don't forget to use our on-site food vendors for your holiday office catering needs. A list of vendors along with contact information is located on the last page of the newsletter. Post Oak Central Customers Now Have Easy Access to Overtime Air As part of a strong commitment to customer service Post Oak Central customers now have access to overtime air on their floor through the internet via an "Overtime Air" link on the building's website. This powerful tool gives customers control over issuing and tracking overtime air requests made by their staff. New Overtime To receive access to this program please contact the Air Feature !!! management office where a unique user name and password will be assigned to you company. You may then provide this information to designated personnel within their office. To access the feature the representatives will log on to www.postoakcentral.com and select "Need After Hours Air." If you have any questions or need further information regarding this new feature, please do not hesitate to contact the property management office at 713-8710500. Central e-Speaking Rock Royalty Visits Post Oak Central On August 28th Post Oak Central had a surprise guest on property when Steven Tyler, front man for Aerosmith, was visiting Cox Media, located in Three Post Oak Central. Steven was in town to meet with 93Q KKBQ program director, Johnny Chiang and music Lizabeth Green (left) director Christi Brooks and sat Steven Tyler, and Lori down with the Q Morning Zoo Cortez (right). to talk about his move into country music. And promote his already released debut country single, "Love is Your Name." Steven hopes to release a solo country album some time in 2016. While on property Tyler graciously stopped for the above photo with senior property manager, Lizabeth Green and assistant property manager, Lori Cortez. Property News Holiday Season Safety Tips 'Tis the Season for Giving …… and sadly, for taking too! Statistics prove that burglaries and muggings increase during the Christmas season. The best advice is for you to stay alert of your surroundings at all times. The Houston Police Department has provided some great safety tips to keep in mind: While Shopping Shop with a friend - there's safety in numbers Avoid carrying large amounts of cash Don't overburden yourself with too many packages Have car keys ready in hand before leaving the store Place all purchases and valuables in the trunk In Parking Lots Avoid shopping at night but if you do, park in well- lit areas Leave shopping areas with other people Walk briskly and confidently to your car Make sure you are not being followed At Home Keep the outside of your home well-lit Don't display gifts that are visible to the outside If traveling, put lights on a timer, have mail and paper deliveries stopped or picked up by a neighbor At Work Keep valuables in a drawer, out of sight If you work late, call security for an escort to your vehicle. The state-of-the-art facilities which are centrally located on the first floor of Three Post Oak Central, are dedicated to the use of Post Oak Central customers only. The Commons area with its contemporary ambience has convenient seating, a free coffee bar and water cooler. The state of the art conference center, with its audio and video conferencing, is perfect for business seminar's, team meetings, and training classes. Catering is permissible and there is a kitchen located in the center making this a convenient area to host a luncheon or party. The Conference Room Auditorium accommodates meetings with attendance of up to 160 while the Boardroom is conducive to smaller, more intimate gatherings with up to 60 attendees. The "Boulevard Project" will expand utility capabilities, add dedicated bus lanes, enhance pedestrian access and beautify the area with expanded green space, landscaping and arches. Work commenced on the three-year long project in June of this year when utility work began. The project will continue into the second quarter of 2018. In an effort to mitigate traffic congestion and the inconvenience to residents, shoppers and commuters, construction will be managed in segRendering of the Completed Boulevard ments: West Loop to San Felipe; San Felipe to Westheimer; and Westheimer to Richmond Avenue. The controversial dedicated bus lane plan which is part of the "Boulevard Project" will use Houston's busway system to bring effective commuter transit service to the 80,000 employees who commute to and from Uptown on a daily basis. The dedicated bus lanes will remove City buses from the general traffic lanes and allow traffic to move freely while enhancing pedestrian access. The plan preserves the current auto traffic lanes, signals and signaled left turn lanes, as well as, the beautiful oak trees along the Boulevard. The project taps into the existing US 290 and IH-10 Katy Freeway HOV lanes and provides for the construction of a Bellaire/Uptown Transit Center which will tap into the existing Westpark Tollway and Southwest Freeway HOV lanes allowing commuters the ability to use Park and Ride lots along these corridors. The primary objectives during construction are to ensure safe and efficient traffic operations and to provide access to buildings and businesses by: maintaining ac- Area News cess to property driveways at all times; keeping all traffic lanes open in non-active construction segments; maintain two traffic lanes in each direction in active construction segments; maintaining left turn signals during peak periods; and by terminating construction in high traffic areas during the holiday season and special events. For updated construction information on "The Boulevard Project" visit: www.theboulevardproject.com. ~ Post Oak Boulevard Sanitary Sewer Improvements Uptown Houston began work on sanitary sewer improvements as part of the Post Oak Boulevard Project in June of 2015. The improvements are being carried out in phases. Phase I included the section from Ambassador Way to San Felipe which was completed in August. Phases II and III included Hollyhurst to San Felipe and Westheimer to south of Ambassador Way. These area were scheduled for completion in November when construction on the leg from Uptown Park to San Felipe began. The project is being done via trenchless construction, a subsurface construction method that requires few or no continuous trenches. This new method of construction is a rapidly growing sector of the construction and civil engineering industry defined as "a family of methods, materials and equipment capable of being used for installing new of rehabilitating existing underground infrastructure with minimal disruption to surfaces traffic, business and other activities." The project construction will take place within the curb lane and the construction zones will be approximately 1,000 feet long. Two lanes of traffic will be open in the construction areas at all times and access to properties will not be blocked. The sanitary sewer improvements are scheduled for completion in February of 2016. Central e-Speaking Events Tasty Tuesday's Come Join Us for the Annual Customer Holiday Breakfast December 1 7:00 AM - 9:30 AM The second Tuesday of each month is Tasty Tuesday at Post Oak Central when some of Houston's best and most well known food truck vendors bring their tasty treats to our customers. These events have been a huge success and have become a favorite of employees at Post Oak Central. With approximately 17 trucks the choices are many including: chicken and waffles, lobster rolls, Chinese, burgers and hot dogs, pastries and dessert to name a few. If you have not attended one of these Tasty Tuesday events you are missing out on a real treat. Mark Your calendar for the second Tuesday of each month and enjoy the mouth watering fare. Twice Annual E-Cycle Day Post Oak Central holds e-cycling events twice annually when customers and area residents bring unwanted computers and electronic equipment to be collected for recycling. The most recent event held on November 10th included both e-cycle items and textiles such as used clothing and shoes which are cleaned and donated to needy families in the area. 1.73 tons of equipment was collected as a result of this event diverting it from area landfills. Since the inception of the e-cycle program in 2011, Post Oak Central has collected 13.9 tons of equipment. Start saving old equipment now for our next E-Cycle event which will be held in April to coincide with Earth Day. Detailed information will be provided as the event approaches. We will have Rodeo tickets to raffle off and music by DJ Eddie Dolan. Bob Boykin, Cousins' Senior Vice President of Leasing and City Leader, who has been a judge since the inception of this event will be one of the judges again this year. Notices will be posted in advance of each event. Annual Flu Shots Cousins management provides an annual flu clinic for our customers in September. If you missed this year's clinic you may want to get a flu shot at your doctor's office, a Don't let this be you! health clinic or one of your local pharmacies before the Flu Season is in full swing. The CDC recommends that everyone get vaccinated against the flu soon after the vaccine becomes available and if possible by October. It takes about two weeks after vaccination for antibodies to develop in the body and provide protection against the flu. It is possible to get sick with the flu even if you get the flu shot but you will more than likely get a milder case. If you do get sick, don't spread the virus to your co-workers, stay home and recuperate. We all have good intentions as a new year begins. We want to make improvements to ourselves and how we live. We vow to kick bad habits or adopt healthier ones. What will you change for 2016? Most importantly, will it stick? Central e-Speaking Post Oak's Green Team Visits Recycling Center On October 27th Post Oak Central's "Green Team" took a field trip to Technocycle, an electronic recycling facility, where they were given a presentation and tour of the facility to learn about the electronic equipment recycling process. Last year the team toured an equally interesting venue when they visited a textile recycling facility. The "Green Team" consists of customer liaisons who attend semi-annual meetings to learn about the on-site recycling program and how to educate their employees on the importance of recycling. If you are interested in becoming a member of the "Green Team" please contact the property management office. 2016's Quarterly Blood Drive Schedule Post Oak Central hosts annual quarterly blood drives in partnership with the Gulf Coast Blood Center. January 13 July 13 April 13 October 12 Time & Location will be posted prior to each event. Post Oak Central customers donated 150 units in 2015 and 219 units since starting the blood drives in 2014; saving up to 657 lives. "Commit for Life," donate once every quarter onsite. The blood donation takes approximately 10 minutes and the entire process including registration and refreshment lasts under an hour. We are here to serve you! Management Office ~ 713-871-0500 Security ~ 713-961-0250 Community Involvement Mobile Mammograms Coming in April Post Oak Central's next Mobile Mammography event is scheduled to take place on April 26th when MD Anderson Cancer Center’s mobile unit will be on-site. Appointments are required. Notices will be sent to customer representatives well in advance of the scheduled date so that those who wish to participate can make an appointment for their individual screening. BEAResource BEARring Gifts Program Once again this year, we will be displaying "Wish Cards" from children who find themselves in the care of Child Protective Services during the holidays. Please sponsor one or more of these unfortunate children by ppicking a card or several cards when displayed. The Cards will be displayed in the lobbies of 2 and 3 Post Oak Central beginning November 16th. Gifts should be dropped off in the donation barrels located in the building lobbies or at the management office by December 9th. The Cousins management team will collect, separate, organize, label and deliver all items to BEAR Warehouse on December 11th. In the past there has been 100% participation by our customers. Our hope is that the tradition continues. Please fulfill a child's wishes this holiday and experience the joy of the season. Central e-Speaking Community Involvement Cousins United Way Campaign Knocks It Out Of The Park A Christmas Carol - November 20 - December 28 The Alley Theatre Pot Luck and Flower Pots Luncheon Thanks to the donations made by Cousins employees, this year's company goal of $100,000 was easily surpassed. Cousins' annual United Way Campaign is held over a four week period in October when employees have the opportunity to make straight forward donations to the charity, as well as, participate in various "fun" fund raising activities, some of which are held on a company-wide basis while others are held locally. Company-wide events included auctions, raffles, a Halloween Costume Contest and a "Wear Jeans on Friday" incentive which gave employees a chance to make an additional special donation of $50 to be able to wear jeans every Friday for the remainder of the year, as well as, for the entire week of Thanksgiving, Christmas and New Years. Participants are required to wear a United Way badge while wearing jeans so that Greenway customers and guests are aware that Cousins has not relaxed their dress code but instead are supporting a great cause. The Houston properties, Post Oak Central and Greenway Plaza, held a Pot Luck & Flower Pots luncheon POC employees: have some fun at the at Greenway on Pot Luck event. October 27th to bring in extra revenue. Employees brought food to share and everyone made a donation to partake in the scrumptious and plentiful buffet. A flower pot sale was also held during the luncheon enabling employees to purchase used but like-new pots at reasonable prices. Both events were very successful.
