Executive Summary
The Residences at Sage Creek is part of a beautiful 174 unit townhome community located at the SEC of 128th Ave. and Holly St. in Thornton,
CO. 134 of the 174 have been sold to individual homeowners. The remaining 40 units, built between 2008 and 2011, have been retained by
us as rental homes. Sage Creek is within the 160 acre Ash Grove master planned community. It is in a nice, safe, new area of Thornton with
good schools, trails, parks, employment, shopping and dining. The ten units sold in 2010 were at an average price of $164,500.00. and one
of the model homes is currently under contract of sale for $173,500.00.
The three different floorplans appeal to various lifestyles such as singles, families and single parents. Some of the homes have basic finishes,
while others are premium units with interior amenities such as tile flooring, granite countertops and fireplaces. They are all about 1,400 SF,
with relatively large, fenced rear yards with concrete patios. 70% of the units have 3 bedrooms and 2.5 baths while the remaining 30% are
2 bedroom, 2.5 baths units. Each home has 9’ ceilings on the main floor and vaulted ceilings in the master bedrooms. The 2 bedroom homes
have large, dual master suites, which people love. All master suites include double door entries, walk-in closets, and all of the baths have oversized soaking tubs complete with tile surrounds.
Common elements such as the community pool, tot lot, street lighting, street snow removal, and common area irrigation and landscaping are
maintained by the HOA. Each home is individually metered for water, gas and electric, and tenants pay their own utility bills.
The 128th Ave. & Holly St. area is evolving into an epicenter for employment and recreation. The community is directly across the street from the
recently approved Health One North Suburban Medical Center and assisted living facility. Just ¼ mile west of Sage Creek on 128th Avenue is
the new Walmart Supercenter at 128th Ave. and Quebec St. Shopping and dining opportunities are directly north of Sage Creek, and can be
safely accessed on foot or bike by a trail system with an underpass beneath 128th. Additionally, the City of Thornton has recently built a new
210 acre park and open space area which Sage Creek residents can access within a few minutes by using the same trail system.
The homes at Sage Creek rent quickly and easily at an average rent of $1,300 per month. Some of the homes have been held back from the
rental pool awaiting upgrade finishes to individual buyers. We intend to finish them with our normal standard interior finish package which is
well above the level offered by other builders in our price range.
All homes will delivered complete and ready for occupancy.
