I enjoy writing my
monthly President
message and really
appreciate hearing
your
feedback.
Interestingly
it
seems I receive
far more feedback
when my message
is personal and not strictly business. Well,
file this under the “you asked for it” category.
This month’s message is about my colon. In
reality, it is about the procedure, my health
and how this may affect you and your health.
I read somethings like this from the Colon
Cancer Awareness web site:
Colon cancer is the third most commonly
diagnosed cancer and the second leading
cause of cancer death in men and women
combined in the United States.
Screening is the number one way you can
reduce your risk of colon cancer. Despite its
high incidence, colon cancer is unique in that
it is one of the most preventable and, if found
early, most treatable forms of cancer.
So in I went! Now, I can break the procedure
up into three major components:
Fasting, Drinking and Smile, here comes the
camera!
The instructions I received after I scheduled
the appointment were pretty clear. No solid
foods after midnight 2 days before. I was
allowed to drink clear fluids and they listed
a few but I figured, I’m going to take my best
shot at this and I opted for only water for the
duration. That put me at about 36 hours with
no food. Degree of difficulty – 5
The next step was the “Gavalyte”. This is the
mixture that will empty you out in preparation
for the procedure. There was a gallon jug, a
powder and a lemon flavor packet. The night
before I had to drink it, I mixed it together
with water and put it in the fridge. Starting at
7:00 PM the night before the procedure, I was
to drink ¾ of it that night and the other ¼ the
morning of. I was told that the quicker you
consume the quantity the better it will work.
So I drank ¾ of it in 90 minutes. Well that
stuff works pretty good. That technology has
been perfected! WOW. I woke up around 2:00
AM to consume the rest. Degree of difficulty
– 8.5
The last step was show up at the clinic for
the procedure. That morning I was feeling
pretty good and we arrived early. My wife
accompanied me, you are not allowed to
drive for the rest of the day. It was fairly
straight forward, they take your vitals, lay
on the bed and they hook you up to EKG and
BP machines, wheel you in and ask you to lay
on your side, put the IV drip in and it’s over.
You are not totally out but out enough to not
feel anything. For a while I was watching the
monitor but it was like sleeping, just not a
deep sleep. Degree of difficulty - 1
They found one small polyp and it was
benign. I have to go back for another one in
5 years. Good news all around. I’m glad I did
it and I’m glad it is over but now that I know
what to expect for the next time and I won’t
be so worried about it. This is the reason I am
sharing my experience with you, in the hope
that maybe it will take some of the mystery
and fear out of the whole “colonoscopy”
experience. Go and get it done. It very well
may save your life.
Aloha,
Bob Barrett

Paving the Way for
Seniors and Caregivers
St. Francis Healthcare System provides quality
care wherever it is needed. This 130-plus year
legacy of caring began with Saint Marianne Cope
and the Sisters of St. Francis, who willingly came
to Hawaii to serve those afflicted with Hansen’s
disease, ready to break through barriers and
with a hunger to serve others.
Although St. Francis Healthcare System no
longer operates hospitals today, that same
legacy of caring continues. St. Francis offers inhome Bathing Services, Adult Day Care in Ewa
and in Manoa and Home Hospice Care, serving
Hawaii families islandwide, from Waianae to
Mililani to Hawaii Kai.
St. Francis is also transforming its Liliha
campus into the St. Francis Kupuna Village,
an innovative, one-stop health and wellness
community for seniors and caregivers. The
campus features the Clarence T. C. Ching Villas,
a 119-bed skilled nursing facility, and in the
future will offer a senior community center, an
assisted living center, and senior independent
living.

Where Seniors
Are Special!
The company’s mission is to serve Hawaii
seniors as though they are our grandparents,
parents, brothers or sisters and only do what is
in their best interest.
True to the company mission, we assist our

option. It is our goal to provide our borrowers
the most stress-free loan experience possible.
From the initial stages of the reverse mortgage
consultation, through the entire loan process
and even after the loan is granted we continue
to support our senior borrowers for the life of
the loan.
Our company’s motto, “Where Seniors are
Special,” keeps us ever mindful that the welfare
of our senior borrowers is of utmost importance.
At each step of the reverse mortgage loan
process, we strive to treat our senior borrowers

MTA Budget 2016-2017
The following is a budget for the upcoming fiscal year (April 1, 2016, through March 31, 2017)
based on the Board of Directors’ best estimate of the costs and expenses that will be incurred by the
Association in the upcoming year in light of prior years’ experience. The Association has historically
minimized increases in membership assessments by using the Association’s net income from
other sources (e.g., cell phone tower rental income, event sponsorships, newsletter advertising) to
defray part of the Association’s expenses each year. As part of its financial practices and in order to
protect against large unanticipated special assessments, the Association has also established and
maintains capital reserves for repairs, replacements, improvements, etc. The Association’s reserves
are an essential part of maintaining home values in the Mililani Town and an important component
of the Association’s long-range planning. Before the beginning of each fiscal year, the members
of the Association have resolved to treat as special assessments and capital contributions to the
Association’s capital reserves the amount of any excess revenues from membership assessments in
the ensuing year, and these amounts have been added to the Association’s capital reserves.

Escrow Demand Fees
and Transfer of Ownership Fees
When selling your home within Mililani Town
Association (MTA), your escrow company
will request from MTA what is referred to as
an escrow demand statement. This report
will provide the escrow company with payoff
information, in order to ensure all funds due to
MTA are collected for the property at closing.
These funds include amounts owed for both the
seller and buyer and can include assessments,
late fees, legal charges, and transfer fees
associated with the transfer of ownership of
the property. To recover some of the cost to
process such requests and ensure resources
are allocated to provide a quick turnaround of
information for the escrow company, effective
April 1, 2016, MTA will implement a fee of $25
per demand request to be paid prior to the
release of information.
MTA membership includes nearly 16,000
properties. Each resale of property requires
the update and maintenance of membership
information and billing records. A transfer
fee is charged to the buyer of the property to
ensure that MTA’s records are updated timely
and accurately. This fee is typically paid
through escrow during the sale and purchase
of the property. This fee is necessary for MTA
to recover a portion of the expense relating to
the administration of its membership records.
A $100 transfer fee was set in 2005 and has not
been increased in over ten years. Effective April
1, 2016, the transfer fee will increase to $300 for
each resale of property.

Unless your vehicle
requires
premium
gasoline, filling up your
car with high-octane
gas is a waste of money. The premium gas doesn’t
boost your gas mileage or performance. If you’re
not sure what grade works best for your vehicle,
your owner’s manual will tell you. You can also ask
your mechanic what grade to use. Using regular
gasoline over high-octane gasoline could save you
hundreds of dollars a year.
Don’t top off when filling your car’s gas tank.
Any additional gas is just going to slop around or
seep out. Stop pumping at the first indication that
your tank is full when the automatic nozzle clicks
off. Topping off can cause the gas to go into the
evaporative emission system and cause it to clog.
Does tire pressure increase gas mileage?
Don’t get caught driving on under inflated tires.
Under inflated tires wear down more quickly,
and they also lower your car’s gas mileage. Your
car’s gas mileage may plummet by as much as 15
percent. Driving on under inflated tires may also
reduce the life of your tires by 15 percent or more.
Don’t skimp on maintenance service.
Your car’s performance depends on it being
properly maintained. The owner’s manual of
your vehicle will tell you what maintenance is
needed and when. If you have any questions,
your auto repair shop will be able to show you the
recommended maintenance for your car. Follow
the car care guidelines outlined in your owner’s
manual. Not only will they improve efficiency,
they will also save you money on costly repairs in
the long run.
We take the worry out of keeping your vehicle
moving on the road. we welcome your business!
