DESCRIPTION OF THE BUILDING
San Floriano del Collio, Gorizia: Via Oslavia n. 22 - the tourist area of excellence for food and wine.
Two farmhouses dating back to 600 already part of the medieval village of Castello Formentini.

Dominioni, the current hotel "Golf Hotel", from 1987 renowned and appreciated by the Austrian and German
best customers, was one of the first Italian hotels honorably entered in the Romantik Hotels & Restaurants
International, in which has been for more than 10 years. Today it boasts over 24 years of activity with many
awards, accolades and various important personalities hosted over the years.
The careful renovation has made possible the recovery of valuable materials such as the already existing stone
for load-bearing walls, the wood for all the attics in sight, the original bearing beams and the original flooring
when possible recovered and masterfully integrated with the "cotto" floor.
The external facade is made of stone with the original '600 fountain enclosed in a niche, also in stone.
Strategic location par excellence, one of the highest points around the Collio on the border with Slovenia, is one
of the most famous areas for viticulture and oenogastronomy in Italy. Close to the most important cities of
cultural-tourism and thermal-water tourism of the Region and of the neighboring Slovenia: Trieste and Udine, 35
km; Grado-Aquileia, 40 km; Lignano, 60 km; Arta Terme, 50 km; Venezia and Lubiana, 110 km; all easily
accessible by car within a short time.
The Golf Hotel is primarily a small charming hotel nestled in an oasis of privacy and tranquillity.
Divided into 2 sections by a central part that is the reception of guests.
On the one hand there are 6 double rooms, all with bathroom, divided two by two for each floor (ground floor,
first and second). External access through the garden with a wonderful staircase in natural stone and vault from
the original facade of the ancient farmhouse.
On the other hand there are 2 double rooms and 2 single rooms, also with bathroom, on the first floor. The access
is inside, from the central body, with terracotta stairs and equipment in original wood artefact.
The entire structure, with the exception of course of technical areas such as kitchen and laundry, are fully
equipped with furniture, prints , objects and so on, originals '700/800.
The reception (main), is large and very effective. The ceiling is with exposed beams. Bright because is turned
directly with a large window to the patio, the internal garden.
The patio is made of stone with a wooden attic brick “cotto” floor. It has a capacity of about 30 people to sit.
The view of the hills that slope on Gorizia and Slovenia comes up to the Adriatic sea, leaving the viewer
breathless.
There are two common internal services available to guests.
Adjacent to the reception is the kitchen, effectively equipped for breakfast and small buffet or events such as
vernissage, literary presentations, special occasions such as graduations or birthdays.
Down the hallway next to the kitchen, is the area intended for the laundry room, very well equipped, and a
double room with facilities for use by the staff on duty.
The total area of the hotel is about 750 square meters.
An integral part of the structure in question, approached in the kitchen-laundry, the shed of 400 sqm. Building lot
to any use (enlargement, wellness, parking ...) and for which the City has previously issued clearance to build.
