The financial condition of
Linville Land Harbor continued to
be very good again during 2011. Your Board of Directors and Staff
work very hard to keep it that way. Our property owners are responsive
and have a good record of keeping
their accounts current and it would
be greatly appreciated if those who
are behind in their payments would
do their part to pay their back fees.
Home sales during 2011 were
at 30, as budgeted. We again
budgeted 30 sales in 2012 but are
working actively to exceed this
level of sales. Listing of properties
for Sale and Rent by owners are
now available through our Land
Harbor website.
The first rounds of property
inspections have been completed
and notices issued for clean up. Your assistance in keeping your
property looking good would be
appreciated. Weather during last
Fall stayed warm enough through
Mid- November to permit our road
repair project to continue longer.

Hank Rullman, who succeeded
Russ Anderson on the Board of
Directors, attended his first meeting
on Friday, May 4th. Rullman was
appointed to the Board on March
17th after Anderson resigned
for personal reasons. Rullman
received the fourth highest number
of votes last September in the
Board election.

Prepare for storms now

Violent and deadly storm
activity so far this year is more
than double what it was last
year. As recent as mid April and
again in late April, during deadly
storms in the Midwest, weather
experts were advising we could
be facing a long summer of very severe storms, flooding and violent
weather activity because of the

Hank Rullman has taken a
seat on our Board of Directors
replacing Russ Anderson who
resigned in March. What happens
now to our Board of Directors
election in September? Must
Rullman run in September?
Hank Rullman became a
Director because he was the next in
line after placing fourth in the total
number of votes in last September’s
election. Our bylaws provide for
this. Hank was gracious enough to
accept the responsibility. However,
he will have to stand for re-election
in this year’s Board election in
September.
That means four seats will be
open and the first four candidates
in the vote total will serve on the
Board beginning October, 2012.
The three candidates receiving the
highest votes will serve three years
and the fourth highest will serve two years.

because of serving two terms
are: Chuck Abrams and Warren
Kempf.

parade for Jim Thorpe and the

You could buy a dozen of
fresh eggs for around 11 cents, a

$21,800 today). The next year, due
to the assembly line and increased
sales - the price dropped to $550
and then dropped again the next
year to $450. Buick had a luxury
auto that sold for $1770.

Show Group Is
Moving Show
to Crossnore
The Show Group voted last season to move its
show production to the Hayes Performing Arts Center
at Crossnore Academy. Show Group President French
Harvey said: “For many years our patrons have
complained about the seating and visual sightlines of
the recreation center. We have spent money to upgrade
our sound system to enhance the sound quality of our
shows and the past several years have rented theatrical
lighting equipment to enhance the visual quality of our
productions but there is absolutely nothing we can do to
improve the physical layout of the recreation center.” The performing arts center at Crossnore Academy
was built in 2010 at a cost of over 1 million dollars. The fully air conditioned, 263 seat auditorium has
unobstructed views, a full proscenium stage house with
a professional sound system and a complete theatrical
lighting system. ___________________________________________

The theater is only 4 miles from Land Harbor and

who do not like to drive at night, the group scheduled
a 2 PM matinee performance for Sunday in addition
to two evening performances on Friday and Saturday

Saturday Night Dance News
and 2012 Schedule

We have a great line up for the Summer Season. Billy
Drysdale will be here four times this summer and Denny
Slawn will be here twice. This year we had a new fourpiece Band with three members who can really, really sing!
We also have a new talent for us - a Land Harbor Resident
- Jerry Clark. Wait until you hear his Western. So, plan to
join us each and every dance. Plan your fun around Land
Harbor’s “fun event.”
JUNE 2 - Billy Drysdale will kick off our Summer Season
as only Billy can do. The Welcome Back Dance is always a
great evening reconnecting with old friends that have been
away for the winter. Billy’s great musical style will keep
you dancing.
JUNE 16 - Denny Slawn will be home for the Summer
after a busy winter traveling and entertaining. After his last
appearance last year, many of you came to me and said “this
was the best dance of the year”. Look forward to Denny’s
appearance here in Land Harbor. Don’t miss this one!!
JULY 7 - We have a new Band this year for our Red,
White and Blue Dance. They are called “Nightlife” and
they hail from Johnson City, Tn. There are four members
of the Band and three of them sing. Wear your colors.
JULY 21- Billy Drysdale will return for our “Roaring
20’s” Theme Dance. Billy promises us a fun evening

going back in time for some great music. Costumes are not
required but if you have some appropriate attire of that era,
wear it and have fun .
AUGUST - 4 You asked for it and here it is... a great
Country Western dance for your pleasure. A new entertainer,
Jerry Clark, will be on board to make your evening
unforgettable. He is absolutely fantastic!! He lives in South
Carolina but he also has a place in Land Harbor. AUGUST - l8 Billy Drysdale will return for another great
evening of song and dance. He always leaves us wanting
more.
SEPTEMBER - 1 Denny Slawn will be with us for his
final appearance of the Season. A great show and lots of
fun.
SEPTEMBER - 15 Final dance of the Season is our NEW
YEAR’S EVE EXTRAVAGANZA. Billy Drysdale will
provide the music for this evening. This is customarily a
DRESSY AFFAIR, BUT NOT REQUIRED TO ATTEND. Father Time and Baby New Year will welcome in the New
Year. Reservations are required for all dances. Please
call Jan Lund for reservations at 733-9012. If for some
reason you cannot make the dance, please call and cancel
your reservation.
Admission to each dance will be $7.00 per person. For your convenience you may pay by check, payable to
Saturday Night Dance. Each dance starts at 7:30 PM and

The much needed swimming
pool upgrade is proceeding well
and will be ready for opening
on schedule on May 26th. The
renovations will really make this
swimming pool another show place
for Land Harbor.
There is a new observation
deck at Overlook Park with chairs
and a grill for cookouts. This is a
really great addition similar to the
Pergola and should be enjoyed by
all.

First of all….be sure to check out our Board Presidents article in this issue of Harbor Lights.
This has been another busy winter at Land Harbor, and I don’t expect the pace to slow down as we enter
the spring and summer. Many projects were planned this winter and the staff is working long and hard to
complete the tasks. As always, our projects at hand cover a broad spectrum. The most noticeable are the
landscape improvements. Here are but a few improvements under way:

Important notice to Property Owners
Control of storm water runoff
Storm water runoff from sloping lots such as ours
in Land Harbor is a significant problem and aggravated
by the build up of sticks and leaves. As a result, all
property owners are urged to heed the following
guidelines:
(1)Keeping leaves, sticks and debris from the
ditches around the perimeter of your property is the
responsibility of the property owner.
(2)Keeping culverts under driveways free of debris
such as gravel, leaves and sticks is the responsibility of
the property owner.
(3)Keeping leaves, sticks and debris out of the pipes
and culverts under roadways is the responsibility of the
Land Harbor Operations Department.
(4)Do not blow leaves or place sticks or branches in
drainage ditches when cleaning up your property.

Greetings Land Harbor:
Most everyone is coming in now and noticing all the great changes around Land Harbor. We invite everyone to come and
jump in our newly repaired pool or take in some sun on our new deck. Just a couple reminders:
THUNDER AND LIGHTNING
The safety of our swimmers is always our first priority. When lightning is first seen or thunder is first heard (meaning lightning is somewhere in the area), swimmers, sunbathers and picnickers will be asked to leave the pool, the pool deck and
picnic area and seek shelter on the upper ramp. The National Lightning Safety Institute (NLSI) Standard for staying out of
the pool during bad weather is 30 minutes, and Land Harbor lifeguards will be instructed to use this guideline. Every time
lightning is seen or thunder is heard, another 30-minute countdown is started again until the pool can be safely re-entered.
Remember, this is for your safety. Pool 733-8315.
Special Events
This year the Craft Fair will be held on June 30th. We encourage all crafters to come participate. Craft Fair sign up is June
7th at 8:00am. Please come by the office to pick up a request form and have it ready by June 7th. Requests will not be accepted before June 7th at 8:00am.
4th of July – Start planning to decorate your cart, the golf cart parade will be here before we know it. The parade will end
at Overlook Park for fun and games. Whether you are playing in the Shuffleboard games or enjoying lunch on the new deck,
we invite everyone to come. With games for children of all ages, there is something for everyone. There will also be various
activities that week, look for more information throughout the summer.
The Flea Market will be on September 3rd, Labor Day Monday. Signups will be on August 18 at 8:00am. Forms are available in the office for pick up at your convenience, but will not be accepted until August 18 at 8:00am.

A note from the Chief:

We have moved the dumpsters from the Police
parking lot over to RV Storage. There is a new gate arm
for which you will need the code. Just come by or call
and we will give it to you but PLEASE do not give it to
anyone who does not live here or is not renting here.
After you go through the automatic arm, look to the
right and you will see a ramp to drive up. At the top,
you can drop your trash into a large dumpster which sits
on the ground at the end of the ramp. Please do not put
garbage bags on the ground near or around the dumpster
if it gets full. Animals scatter it and our folks have to pick
it all up. Call us or operations and let us know that it is
full.
Something VERY important and a SAFETY
HAZARD is that some folks are stopping their vehicles
on the Parkway to converse with pedestrians. This is
especially dangerous in blind curves where traffic can
be on top of you very quickly. If you want to talk,
please pull onto a side street and don’t block the golf
cart lanes.

First Seminar of the season by
Police Chief Gary Willis
Welcome back to Land Harbor! I will be having
our first “HANDS - ON” seminar on Wednesday, June
13 at 9:00 AM at the Recreation Complex. This will
be a “WEATHER PERMITTING” event because
I am doing a parallel parking class near the Police
Department. Bring your car and don’t worry, we will
be using plastic cones, not cars, to park between. It’s
not as hard as you think, really! Then after we practice,
I am going to time you with points added each time
you hit or knock down a cone. The fastest time and
least amount of points (like golf) will win the coveted
(and only) Linville Land Harbor Parking Champ
Trophy. See you at the Rec Center to have a short class room
session, go over the rules and then we’ll get started! Please RSVP by May 28th, I need to know how much
space to reserve in the lot and order the trophy!

Important guidelines from the BOD
Fire Prevention
Our property in Land Harbor is very susceptible
to being fire hazards when conditions are dry. It is
important to realize that our homes are close together
in an area with high vegetation. As a result we need all
Property Owners to heed the following guidelines to
prevent the starting or spreading of fire:
(1)Do not throw cigarettes or matches from car
windows.
(2) NO burning of leaves, brush, construction debris
or garbage is permitted.
(3)Keep dry leaves cleaned up and removed from
your lot and house gutters.
(4)Do not use pine needles as landscaping close
to structures.
(5)Keep decks and porches clear of leaves, firewood
or other flammable objects.
(6)Keep a garden hose available for emergency use.

25th. He is survived by his wife, Doris, one son, one daughter,
three grandchildren and three great-grandchildren.
Jim Brunick, 184 Trillium Rd, February 26th. He is survived
by his wife, Beth, three sons and three grandchildren. He was
a tennis player. He was a marine in WWII.
Jane Glasgow Burns, 7 Knoll Circle, February 18th. She was
preceded in death by her husband, Bob. She is survived by

longest serving member on the Board of Directors having been
a board member for 9 years. She was also a long time
employee with Land Harbor, retiring in 1994. Ruth worked in
many positions at Land Harbor, with the last being the
Recreation Manager.

survived by his wife Loyse, one son, one daughter, three
grandchildren and 3 great-granchildren. Mr. Smith was a
golfer. He also drove a shuttlebus for Grandfather Mountain.

Dog Park News

Welcome to Land Harbor dog owners and their
furry frolickers. Use of the Park is in full swing and
being thoroughly enjoyed. Just a couple of reminders: Applications for 2012 can be found at the POA Office
or from Linda Chandler (828-733-1571). You get your
key to the lock at that time. The good news is that you
don’t have to remember the combination, but you do
have to keep up with the key. Keys can be replaced for
$1.50 from Linda Chandler.
Hours set aside for use by our dogs are as follows. Big dogs continue to have 8:00 AM - 11:00 AM reserved
for them. Little dogs only will have 1:00 PM – 2:00
PM reserved for them. Little and gentle dogs who are
compatible will have 2:00 PM – 4:00 PM reserved for
them. And Yappy Hour (group play) will continue to
be scheduled from 4:00 PM to 6:00 PM. There is now a second dog run in Land Harbor.
Located in Laurel Hills, it is fenced, but not locked,
and open to any dog owner in Land Harbor. To get
there, turn into Laurel Hills at the mailboxes on the
way out of Land Harbor going toward Montezuma, go
past the first stop sign (it is a 3-way stop), and look for
the Laurel Hills Dog Park sign on the right. There is
parking at the end of the narrow road
Don’t forget our Dinner/General Meeting to
be held June 22, beginning at 5:00 PM at the Golf
House. The theme is: “We’ll have a Hot Dog in
the Old Town tonight.” It is BYOB and drinks, also
bring a side dish or dessert to share. The rest will be
provided. We’ll have some fun with a variety of kinds
of hot dogs.
I am sorry to have to say this – and in polite society,
too – but please, please, please pick up after your dogs. Whether inside the park or out, it is the courteous thing
to do. After all, it may be you or your dog stepping in
the muck someday. Bags and a waste disposal box are
available in the Park for your convenience. To borrow
a phrase from our feathered friends, you don’t want to
foul your own nest!



to Land Harbor; a Visitor Information Box. All of us
have experienced the many people pulling into Land
Harbor, admiring the beautiful view of our lake and
then leaving. We also know that know no one will
consider our community until they have experienced our
wonderful amenities. The materials in the Information
Box are intended to promote those people to tour our
wonderful community.

Pottery Class
June 19th
Land Harbor’s first shag dance of 2012, will be
held Saturday night, May 26th at the Recreation Center
from 7:30-10:30. The dance will feature shag, line and
slow dancing and the deejay will be Steve Coley from
Newton, NC.
Using the techniques of hand building, come and
create an original piece of pottery. Marie Lowe, an
experienced art teacher, will individually guide each
student through the process of shaping raw clay into
a vessel or plaque. The clay will be fired in her kiln,
returned to you for glazing, and then taken for the final
firing in the kiln.
First Shag Dance May 26th
An added feature to the dance will be a performance
by the Brushy Mountain Shag Dance Team from North
Wilkesboro, led and choreographed by Land Harbor
residents Becky and Gary Doran.
The price of admission is $6 per person and is limited
to the first 160 dancers who make reservations. Dancers
are encouraged to bring their own refreshments and
snacks, and coolers are welcome. Ice will be provided.

Two other shag dances will be held at Land Harbor,
on July 28th and September 29th.
The class will be taught in two sessions and each

on July 10th and the second session on July 24th.
The cost per student is $50 which includes all
supplies and two firings in the kiln. Marie requests the
students are within the age range of ten through adult
and the maximum class size will be eight.

Regular BOD Meeting

Call to Order
Chuck Abrams called the meeting to order at 9:00 a.m. in
the Recreation Complex.

David Mills moved to approve the agenda. Joe Coleman
seconded and the motion carried unanimously.
III.
Election of POA Board Secretary-Abrams
Warren Kempf moved to appoint Dick Collins as the new
Board Secretary. Hank Rullman seconded and the motion
carried unanimously.
IV.
Approval of Minutes
A. Regular Meeting-October 7, 2011-Collins
Joe Coleman moved to approve the minutes. David Mills
seconded and the motion carried unanimously.
V.
Property Owner’s Request-Abrams
A. Initiation Fee Waiver-Proudfoot to Aronson (HH-39)
David Mills moved to waive the initiation fee and study
Policy R&R-11 at the next workshop. Warren Kempf
seconded and the motion carried unanimously.
B.
Status from Developed Lot to Undeveloped LotCunningham (KR-17)
Chuck Abrams made the following comment: if a bunch of
people start pulling trailers off their lots and go from a
developed lot to an undeveloped lot it would make
everyone else’s fees increase to make the budget.
Warren Kempf stated that a developed lot is one with the
utilities hooked up, whether anything is on the lot, a trailer,
deck, etc. An undeveloped lot is one that no utilities are
hooked up such as water, sewer, cable, telephone and
electric. Once you hook up the utilities it becomes a
developed lot.
John Weber commented that in these tough times we
need to think outside the box and be willing to do things
that incentivize people who are willing to buy and clean up
properties that detract from everyone's property values,
and although in the short run a change in lot status does
impact the revenue model, in the long run we will all
benefit, especially when those homeowners later put a
house on the property and switch back to a developed lot.
Dick Collins moved to table this matter until the next Board
meeting and discuss the matter at the next workshop.
Bruce Clement seconded and the motion carried by a
majority. Voting for the motion were: Dick Collins, Bruce
Clement, Joe Coleman, Elaine Johnson, Warren Kempf
and Hank Rullman. Voting against the motion were: David
Mills and John Weber, John Weber stated, I am voting
against the motion to table because I believe we could act
on the Cunningham request today and still put together
something from a policy point of view for the next board
meeting.
C.
Replat-Portion of D-259 by Brown to Trout D-257
The two owners share a common property line and wish to
have it relocated in a minor exchange of property to satisfy
an encroachment. Approval of the POA is required for the
transfer to take place. The replat will have no effect on
neighbors and the owners will absorb all costs for the
replat.
Bruce Clement moved to approve the replat of D-259.
Hank Rullman seconded and the motion carried
unanimously.

A. Budget and Finance
1-Financial Report-Clement
At the end of April 2012 our financial condition is GOOD.
Annual Dues and Assessments received as of April 30th
are $2,380,800 out of the projection of $2,489,000 or
$108,200 below our projected dues and assessments
budget. We have collected 83.2% of the 2012 dues and
assessments.
Total General Fund Revenues are at $2,435,700, out of
the projection for March 2012 of $2,573,400 or 77.9% of
our total projected General Fund revenue.
We are $201,400 below our Total General Fund Revenue
plus Golf Revenue budget of $2,789,800 as of 4/30/2012.
The $201,400 revenue shortfall breaks down: Dues $108,200; initiation fees -$13,500; misc. income
Joe Coleman made the comment that we all want to do
something to help the Cunningham’s through this.

below our April 2012 revenue projections. The weak
economy and 2012 dam payments are continuing to cause
total revenue to be slow again this year.

Fishing-Appointment of Rullman as Board LiaisonAbrams
Warren Kempf moved to appoint Hank Rullman as the
Board Liaison to the Fishing Committee. David Mills
seconded and the motion carried unanimously.
C.
Golf-Coleman
Home sales at the end of April were 6 ($27,000) out of the
30 the board forecasted for 2012. There is 1 sale pending.
The 30 initiation fees may be spent during 2012 on capital
improvements such as road & pool improvements or on
new capital items.
The committee was unable to meet during April because
they didn’t have a quorum.
The committee is going to:
Actual total expenditures including golf as of 4/30/2012
were $935,600 compared to our projected cumulative year
to date expense budget of $1,218,400. We are $282,800
below our expense budget including golf as of 4/30/2012.

We are investing our reserves in CD’s, a money market
account & a very conservative US Government
guaranteed investment at 3.5% and taking as little risk as
possible to get a moderate return on our investments.
We had $837,232 in total reserves at the end of 2011,
$242,289 in our restricted Capital Reserve Fund and
$594,943 in the unrestricted reserve fund balance.
*Study winter golf
*Do a survey from members that were a part of the golf in
2008 but as of 2011 are no longer members. The study
will find out what happened and why they left golf.
David Mills made a suggestion to do a survey to current
golf members and find out what their thoughts are and how
it can be made better.
The committee meets every 3rd Monday and welcomes
everyone to attend.
D. Marketing-Weber
$1,057,600 Dam loan balance (4.5%, 4 more years) as of
4/30/2012 . We are holding $180,568 in the dam checking
account for all 2012 interest payments, recent principal
payments collected and a small reserve. 97.5% of our
Land Harbor members have either paid in full or paid their
2011 & 2012 $500 dam payment. 27 members owe $500
for just 2012, 3 have made partial 2012 payments, and 7
have not paid either the 2011 or 2012 payment. Notices
were sent to all on February 14th & March 28th.
Dick Collins moved to accept the Treasurer’s Report.
Warren Kempf seconded and the motion carried
unanimously.
VII.
Committees
A. Fishing-Amend Rules for Handout-Abrams
Hank Rullman moved the 2012 Fishing Rules and
Regulations for an addition to paragraph #5, as follows:
“Catch and Release” for largemouth bass and 16”
minimum for brown trout. This will allow these recent
stockings to grow. David Mills seconded and the motion
carried unanimously.
Chuck Abrams made the following comment: Several
people have approached me that came to the October
2011 information meeting and heard John Weber’s
presentation on marketing and every comment I got was
outstanding. We are finally looking at marketing as a
business item. The previous Marketing Committee did a
good job with what they had to work with. John and his
committee have put together what I consider to be a good
program for going forward.
Comment made my John Weber: Our objectives for the
2012 year are to focus on increasing homeowner
awareness of what it takes to sell a home in today’s
market, insuring we remain visible in the various
publications that tourists in the high country pickup,
maintain our visitor’s information box at the entrance, and
work on ways to insure visitors and new buyers receive a
warm welcome. Our Marketing Committee’s first project
will be, with input from John Weber based on his study, to
plan a homeowner’s workshop, to be held during season
with repeat sessions to maximize exposure, that will bring
in experts to present on the realities of home preparation
for sale, presentation, pricing, and what to expect from
your realtor.

Our objective is to raise the homeowner’s awareness and
encourage them to take the necessary actions that will
help them move their properties that are on the market or
that they wish to place on the market. We encourage
EVERY homeowner to watch your Weekly Briefs and
Harbor Lights for these upcoming events and plan on
attending. We believe that if we first accomplish these
tasks, our plans for 2013 can expand to invest in making
even more people aware of all that we have to offer.
Warren Kempf moved to put a blurb in the Harbor Lights
about a vote going out to the membership to give the
Board permission to sell the 30.48 tract of property. This
vote will be sent out with the general election. Bruce
Clement seconded and the motion carried unanimously.

appearance of homes. I want to thank Dick Collins who

property does not meet community quality standards.

home in the tough economy
*We will be updating signage at the entrance to say
“Homes, Golf, Tennis, Recreation” and a new directional
sign will be erected that welcomes visitors and calls better
attention to the visitors information box.
*Please be good neighbors when out and about in the
greater high-country community, everyone is a prospective
buyer or may influence a buyer’s opinion of our
community.

Mick Driscoll-55 Yew Loop- Congratulated Elaine Johnson
and Hank Rullman for making it to the Board. He
commended John Weber for the good job he is doing with
the Marketing Committee. He also expressed concerns
about the Real Estate in Land Harbor.
Diane Shallis-90 Lakeview Rd- commented that she
purchased a home here in Land Harbor 45 days ago and
she had been looking for over three years and in those
three years home prices weren’t reduced any. She also
commented that the Realtors were not corporative in many
ways, they backed the property owners and when there
was a problem with the home they would not acknowledge
it.
Chuck Abrams stated that he appreciated their comments
and that not all but some prices had been reduced.

submitted a request to have a dance floor installed in front
of the fireplace in the Golf House. He reviewed the details
at the meeting.
THE MINUTES ARE UNAPPROVED AND WILL BE
APPROVED AT THE JUNE BOD MEETING.
No action was taken, further surveys of Four Seasons
Club and other room users is required.
B. 30.48 Tract of Property-Kempf
The Board of Directors is recommending that they have
permission to sell a 30.48 tract of property located well
beyond Route 221 if an attractive offer is received.

(A) They must register with Jo at the Police Department
and get a sticker for all their vehicles.
B) They are responsible for removing ALL debris,
leaves, etc. from your property and not leave it
anywhere in Land Harbor.
(C) They cannot leave ANY equipment in Land Harbor
overnight, it must be removed daily.
(D) They must call Jo at 733-8310 EACH DAY to let
her know where they will be working.
(E) The may not use the Land Harbor dumpster to
dump their debris. All the above are rules set by Land Harbor and
we are having a tough time enforcing them due to the
sheer number of violators. Here in The Golf Shop, we are waiting for you to
drop by and see us. The Golf Shop staff remains the
same, friendly, helpful group as last year. Jeanette,

Violent and deadly storm activity so far this
year is double what it was last year. As recent
as early April (1st) and again in mid-April
(April 14th and 15th), weather experts were
advising we could be facing a long summer
of very severe storms, flooding and violent
weather activity because of the warming
this year. During the mid April storms in
the Midwest, the National Weather Service
issued several rare, very rare, catastrophic
warnings based on data acquired in new
equipment. ABC News reported 9600 record
high temperatures recorded nationwide in
March and April. According to the National
Weather Service, THIS IS A WARNING NOT
TO BE IGNORED.
In the event of a storm or emergency in
Land Harbor, Chief of Police, Gary Willis, is
our Emergency Coordinator and will be the
person responsible for staying in contact with
Avery County Emergency Management. Gary will also be responsible to make the decision
to open the dam gates in the event of flooding
dangers.

Prepare to take medications and toiletries for
your personal hygiene. You are advised to take
some canned and boxed foods especially if you
are on a special diet.
Prepare for your pet - take leashes, pet shelter, extra food, pet’s medications. At the Recreation
Building, pets will be housed in the general shelter
area but will not be permitted inside rooms. Turn your radio dial to WECR, 102.3 FM or
1130 AM. WECR is Avery County’s
Emergency Alerting System.

IMPORTANT GOLF CART
RULES CHANGE
After conferring with General Manager Mike.
Simpson and the Board of Directors, we have
decided that due to safety issues, all golf carts need to
be operated ON THE PARKWAY between "C"
Section and the Linville River Bridge when using
this area as a through-way. Do not cut into the
Recreation Complex just to go through. It is very
dangerous driving through the Recreation Complex as
vehicles are backing out from the upper lot. It is even
more dangerous attempting to enter or exit the golf
cart path near the upper lot entrance/exit to the
Parkway near the POA as automobile operators
cannot see a cart until it is too late to avoid a
collision.
If you are going to the Rec Complex, library or the
POA, just use caution and watch carefully for
traffic. You may park as you always have in an open
slot.
PLEASE be patient if you find yourself driving
behind a golf cart in this area. Thank you and be safe.

2011 News Highlights
from the Weekly Briefs and Harbor

MAY ISSUE
In a brief report prior to his State Of Land Harbor
Report in the June issue of the Harbor Lights, President
Chuck Abrams said “we were able to operate under budget
and build the reserves to the goal of $750,00.”
The Board has made significant plans to assist in
improving Land Harbor home sales.
A very high percentage of Property Owners have paid
their dam assessment in full and the balance of the loan is
approximately $1.3 million. Please remember that when hiring a contractor, you
should 1) make sure they are registered for work in Land
Harbor, and 2) they remove all debris they generate. This
includes bagged leaves and brush, limbs etc.
JUNE ISSUE
According to President Chuck Abram’s report on the
State of Land Harbor, our community is “in excellent financial
shape and continues to out perform other communities of a
similar nature.”
Police Chief warns again of increase in scams and holds
a seminar to alert property owners. Marketing has installed
a new “Visitors Information Box” containing a self guided
tour of Land Harbor on audio CD that can be played on a
automobile CD player.
The lake registered 78 degrees this June - unseasonably
warm. Fish stocking has be canceled until further notice
because of the warm water.
Board of Directors has approved a new rule no longer
permitting burning of leaves, brush or construction debris.
JULY ISSUE
60 Golf Carts participated in the Ninth Annual Golf
Cart Parade - the largest turnout yet. The Pepper Family
won first for Most Patriotic. The Flahrty Family placed
first for Most Original.
Board of Directors members whose terms expire in
September are: Russ Anderson, Bruce Clement and Charlie
Sims. Only Sims cannot run again as he will have served
two terms.
President Abrams issues a caution about road safety and
urges all residents to “control your speed, slow down and
do “ not stop your vehicle on the road to talk with walkers
on the side of the road.”
AUGUST ISSUE

Trivett named Recreation Manager,
11th Annual Charity Golf Tournament August 19th. Over
500 enjoy the 21st Annual Trout Fry held at Recreation
Center. Another “very good” financial report presented to
property owners.
General Manager, Mike Simpson reports improvements
and progress continues at Camp Adventure, road repairs,
19th Hole, lake beach and Point area.
SEPTEMBER ISSUE
Bruce Clement, Russell Anderson and Elaine
Johnson elected to three year terms on LH Board of
Directors. The Board of Directors re-elected all officers to serve
another term. Board of Directors seeks owners input in study of
recreational space requirements. Avery Viking band
treats owners to another free concert at the Point. Fishing
committee issues another plea not to feed fish. especially
with dog or cat food that will cause death to the fish.
Show Group had another major hit with Country
Jamboree produced by Joyce Roberts. The show had
three sold out performances.
Year-to-date Land Harbor’s expense budget is
$1,991,000. This is $99,400 BELOW expense budget. Our
financial continues to be very sound.
OCTOBER ISSUE
Board approved a budget of $3,662,385. Annual/regular
membership for a POA member increased from $915 to $940
and family membership increased from $1,440 to $1,515. Board voted to completely redo the swimming pool
starting in 2012.
A new and interesting speaker series was introduced this summer by Charlie Sims. The series featured real
life experiences by Land Harbor members and became an
extraordinary hit.
This year’s Charity Golf Tournament raised $6,158 for
Volunteer Avery County.
NOVEMBER ISSUE
General Manager Mike Simpson promised Christmas
decorations in Land Harbor will make us THE Christmas
destination this year. The Show Group voted to have next year’s production
at the Hayes Performing Arts Center in Crossnore.
BOD announced more aggressive efforts will be made
to help members with the sale of their homes.
Land Harbor trail system is now complete. Trail maps
available at POA office.

Ballroom Dance news for June
Our next ballroom dance will be on June10, 2012
from 7PM to 9:45 PM . Admission is $5 per person,
BYOB and snacks. We will furnish ice. Music will
be by Deejay George Brown. No reservations are
necessary.
As usual, there will be free dance lessons at 7PM.
This month Teresa Shadoin will teach Rumba. There
will be a showcase dance at the midpoint.
Dance lessons start on Monday, June 4, 2012.
Teresa will teach beginning east coast swing at 3:30
and intermediate waltz and foxtrot at 4:30. The lessons
will be held at the main hall at Land Harbor. Cost is $6
per person or $20 per person for the month, payable at
the beginning of the month.
You can practice those dance steps each Friday at
room D-1 from 3PM-5PM. You do not have to take
lessons to participate in the practice sessions. They are
free.

What a Fishing Warden
least expects!

I am the Fishing warden today (May 1, 2012), filling in
for another fishing committee member. I did my first round
at 7am, got the newspaper and stopped at the Land Harbor Police Office to get the two-way radio. I was returning
home, and as I drove past the 19th Hole, there were two
beautiful “ponies” on the Land Harbor practice green. I
stopped and called the LH Police, who told me they would
be right there, and also they would call the owner, Land
Harbor property owner, Randy Kiser.
Before the police got there, the “ponies” decided to
wander off. They crossed the street and went down the 10th
tee and then all the way to the 11th hole. When the police
arrived we followed the ponies up Goose Hollow Rd.
waiting for Randy Kiser to arrive. Then, the ponies scooted
into the woods and up into Laurel Hills. I told the police
I would drive up and look for them while they waited for
Kiser. I drove all around, was basically lost, and there they
were on Quail Lane. I called the police and within minutes
they were on the way with the owner. In a few minutes they
arrived, so I left to do another Warden tour.
I was wishing I had brought my camera, as I would
have had some exciting pictures! As I finished the tour and
was again driving past the 19th hole, there was the owner
with the two “ponies”, taking a break from guiding them
home with the car. I immediately stopped and asked Randy
if he could wait a few minutes so I could go home and get
my camera and he agreed. He was very thankful that I
had found them. I got back with the camera and took these
pictures.
Randy explained that these were actually miniature
horses, and that they had escaped from their temporary
enclosure. Their final enclosure (located just past the
Land Harbor line going towards Lovens Lumber) will
be completed in a couple of days. What an adventure ....
especially for a Fishing Warden! Below are pictures of the
ponies, Randy Kiser and yours truly.

for this year’s NEWBIE CLINICS but this fella is going to require some special committee consideration.

1st. Perhaps he was just eye-balling the challenge as
