ULS Group Annual Report 2015 Estate Agent Performance Index June 2015 1 Introduction Selling your home is one of the biggest decisions you can make in your life, both financially and personally. The entire process can be extremely stressful and your choice of estate agent is often a crucial factor in defining what kind of experience you will have. Until now, there has been a distinct lack of data or science to help house-sellers select the best estate agent. Most people will speak to friends about their experiences, go out to meet one or two estate agents, and finally invite two or three agents to visit the property to carry out a valuation. As a result, sellers often end up choosing an agent based on the suggested asking price or commission – and ultimately whether they like the person or not. None of these factors is real science, however, and therefore will not guarantee the best outcome for the seller. To address this issue, UHS, a subsidiary of ULS Technology plc, has launched estateagent4me, which will be the first performance-based estate agency comparison site. The site, which is totally impartial, uses data collected across all estate agents, regardless of whether it is a High Street brand or an online agent, national firm or independent. With so many options to choose from when selling a home, it’s important that property owners have a unique and fresh array of performance data that allows them to see, for the first time, who is the best estate agent to sell their property, based upon the criteria that are most important to them and their own personal circumstances. estateagent4me makes this possible. 2 Asking price performance It is interesting to note where and how often agents are able to achieve a sale at – or more than – the asking price. Outer London1 was identified as the region where sellers are likely to achieve closest to their asking price (97.6%), whilst sellers in Bristol receive an average of 97.4% of their asking price. As percentages, these figures may seem very close, but it is interesting to look at how this translates into financial gains. For example, in prime parts of London2, sellers will accept an offer that is £47,272 below the asking price on average, whilst in Sheffield, this figure is just £5,245. Overall, the average house seller could have received an additional £27,456 for their property had their estate agent performed as well as the best. Whilst the large (and growing) number of online estate agents may be able to offer the latest technology, traditional high street agents are managing to remain competitive by combining much of this same technology with a focus on service. We therefore wanted to take onlineonly agents out of the equation to see how many listings traditional agents are managing to attract from would-be sellers. Move Residential in Liverpool outstripped the competition by securing 768 separate properties to sell, followed by Valentines Estate Agents in Wallasey, Merseyside (501) and Keenan Estate Agents in Accrington, Lancashire (468). In terms of geography, Liverpool currently has the most residential listings, with 672 properties for sale, compared to 297 in Wales and 198 in prime parts of London. We decided to take a closer look at the average time it takes for a property to go from estate agent instruction to Sold Subject to Contract (STC), across different agencies and regions. Average time for a property to go from agent instruction to Sold STC across the following cities and regions In Bristol and Reading, it takes an average of just 26 days between an agent starting to market a property and actually selling it (STC) – which is more than three times faster than estate agents selling property in Wales (89 days) and Liverpool (85 days). Sales in Nottingham are also more sluggish, with an average period of 56 days from listing to sold STC, but still just one day behind the overall average (55 days). Lawson Rose in Southsea was able to progress its listings to ‘sold STC’ in just 8 days on average – which was the same timescale as Leaders in Waterlooville. We’ve chosen to show just the top estate agents here in order to highlight the positive outcomes that estate agents achieve, rather than exposing the weaker performers. Our data shows that a number of agents have managed to sell 100% of the properties they’ve listed during the past six months, whilst Richard Harding in Bristol managed to sell 96.4%, followed by Jon Rosi Management in Reading (94.7%). Hadlands Estate Agents in Buckinghamshire, Blue Estate Agents in Hounslow and Living Property in Norfolk had the highest success rates overall, having sold 100% of the properties listed in the past six months. Arch Estates Ltd, in Birmingham, managed to achieve the same, with another score of 100%.
