As always, I hope you have all enjoyed this past month along with the many activites and events that The VillageWalk Community offers. I also hope all of our students had a great first week back to school! Thank you to everyone who joined us to celebrate National Night Out this year, we had an amazing turn out and an absolutely great time. Thank you Dex Dexter and his wonderful wife, Nadine, for all they put into this event each year! In early August, we held a Working Board Session to allow the members of the board to meet and work together to discuss the timeline and organization of the VillageWalk turnover. We have a very proactive plan in place and anticipate this to happen around May of 2016. Make sure to keep your eyes open for educational seminars about what to expect for this transition, as well as opportunities to volunteer for various transitional committees and how to run for The VillageWalk Board of Directors. Valerie and I will be working with homeowner, Valda Coryat, on communcations to the community. We understand this may be a first experience for many and want to make it as transparent and simple to understand as possible. Our Board Members, Tom Rose and Allen Eschette, are also working with homeowner, Russ Gates, to hold quite a few educational seminars leading up to the transtion. Our first seminar, will be “What is an Association”? This will be held by our very own Association Attorney, Karen Wonsetler. It will be held in the Town Center Ballroom on September 17th at 7 pm. Next, we will be holding a Board Member Certification on September 19th from 9 am - 12 pm. If you are interested in running for the Board of Directors, I highly encourage you to attend this workshop. We have partnered up with the City of Orlando and Ruggeri Law Firm to hold this class right inside of VillageWalk. If you may have missed the prior emails, please contact me as soon as possible to get registered. I am so excited of what is upon us. We have an amazing group of residents contributing their time and talents for the VillageWalk Community. I hope you will too. We need as much participation as possible. Maybe it’s just me getting older, but I can’t remember ever being so worn out due to the weather. I would like to thank all of you for your patience with us, as well as the many who have offered water and compassion to us throughout the day. Rainfall totals for August were above normal. This has helped keep the lake levels up, which enhances the beauty of the community. While rain is always a welcome sight, it does bring us many challenges; weeds, staying on schedule, excessive turf growth, just to name a few. Once again, I want to thank everyone for their patience as we work through this very difficult time of year. Palm replacements were completed last month for the HOA. If you have been in your home for less than one year, palm and tree replacements are the responsibility of the original installer. They warranty this material for one year. If you have a problem, contact us or the HOA, and we will contact the original installer for you. Sometime, around the middle of this month, we will be changing out the communities flowers. We change the flowers on a rotation of approx. every three months. Our goal is for the beds to remain colorful right up to the time they are removed. Currently, the beds are planted with a mixture of Coleus. These plants are very good performers in the extreme conditions we face in the summer. The entire community has the mulch replenished once yearly. This is normally done in the fall/winter months. Due to the size of the community, this project takes approx. two months to complete. Please be proactive if you are going to have work done at your home. Any additions, such as patios, pools or fences will require the irrigation to be inspected. Capping and rerouting, if needed, can be a relatively easy project, or it could become more involved. Removal of plant material falls into the same situation. This work takes us time to schedule and complete. Most of the time we are scheduled two to three weeks ahead. The sooner we are aware, the better we will be able to serve you once your project has been approved by the ARC. Please do not schedule any work prior to speaking with us first, this includes fence installations. The six-mound complex is one of the longest continuously occupied sites in Florida. For 1,600 years the site served as an imposing ceremonial center for Native Americans. People traveled to the complex from great distances to bury their dead and conduct trade. It is estimated that as many as 7,500 Native Americans may have visited the complex every year. Although primarily an archaeological site, the park sits on the edge of an expansive coastal marsh. Anglers may catch saltwater and freshwater fish. As part of the Great Florida Birding Trail, the park offers bird-watchers the chance to observe a variety of birds. The park has a boat tour of the river every Friday, weather permitting. At the beginning of summer, Dressed in Hope provided 50 dresses to El Hogar de Amor y Esperanza (The Home of Love and Hope) in Tegucigalpa, Honduras where El Hogar cares for abandoned, orphaned and hopelessly poor children. We were happy to provide clothing to brighten the lives of these little girls. In July, long-distance sewer, Lynnette Krieger, visited Orlando and delivered 3 finished dresses to our group. A well-planned island layout can allow a smooth workflow and provide a comfortable space for preparing and cooking food. Islands also provide space for dining, entertaining, working and storage. If you have a small kitchen, don’t assume that an island won’t be possible, or that you can’t include the options you want. There are many possibilities for making an island work, even where space is limited. Kitchen designers can find a cabinet maker that offers cabinets with a reduced depth to work in tight spaces. Follow these tips to help you decide whether you have enough space to make an island work for you. And if you don’t, discover what else you can try. When planning a kitchen, designers must consider factors such as how many people live in the house and how they use the space. But most important is the size of the room. Base cabinets along the wall will protrude into the room 25 inches. For comfort, and safety you need to have a minimum of 3 feet and a maximum of 4 feet from the base wall cabinets and the island. This allows for traffic flow, efficiency of use and the ability to open dishwashers, ovens, etc. Also consider the ease to pass between the stove, sink and refrigerator. An island should not impede the traffic efficiency to be able to move freely between the triangle. The size of the island is largely dependent on the space available in the kitchen. Navigating around an island can be a chore if it’s too big. If you are set on a kitchen island but your space is just too small, there are various options. The most dramatic is to rearrange your layout and open up the room to create more space. This might mean altering some of the internal structure, such as taking a wall down to open the space, stealing a bit of real estate from another room, or building an addition. Often, trade-offs have to be made in order to accommodate an island, like giving up wall cabinets and forfeiting some storage. Decisions have to be made to determine if the island is worth the exchange. Structural changes are not always feasible for every kitchen. So smaller-scale options might include the use of butcher blocks, moving islands and trolleys — all great options when there’s no space for an island. Eye-catching in their own right, these small islands can be extremely functional, offering extra storage space and work surface. They are also much less costly than a fixed kitchen island. A kitchen peninsula is another good option rather than a full island. The word peninsula comes from the Latin for “almost an island,” and a kitchen peninsula shares most of the same appealing qualities as a kitchen island, but is fixed at one end. Peninsulas are a practical and functional choice for small kitchens because, with one end fixed to a wall, they take up less floor space. Because one end is attached to the wall, they require 3 feet less space on that end and offer additional storage in the corner where attached. Before a Hurricane To prepare for a hurricane, you should take the following measures: •To begin preparing, you should build an emergency kit and make a family communications plan. •Know your surroundings. •Learn the elevation level of your property and whether the land is flood-prone. This will help you know how your property will be affected when storm surge or tidal flooding are forecasted. •Identify levees and dams in your area and determine whether they pose a hazard to you. •Learn community hurricane evacuation routes and how to find higher ground. Determine where you would go and how you would get there if you needed to evacuate. •Make plans to secure your property: •Cover all of your home’s windows. Permanent storm shutters offer the best protection for windows. A second option is to board up windows with 5/8” exterior grade or marine plywood, cut to fit and ready to install. Another year-round option would be installation of laminated glass with impact-resistant glazing. Tape does not prevent windows from breaking. •Install straps or additional clips to securely fasten your roof to the frame structure. This will reduce roof damage. •Be sure trees and shrubs around your home are well trimmed so they are more wind resistant. •Clear loose and clogged rain gutters and downspouts. •Reinforce your garage doors; if wind enters a garage it can cause dangerous and expensive structural damage. •Plan to bring in all outdoor furniture, decorations, garbage cans and anything else that is not tied down. •Determine how and where to secure your boat. •Install a generator for emergencies. •If in a high-rise building, when high winds are present, be prepared to take shelter on a lower floor because wind conditions increase with height, and in a small interior room without windows. When flooding may be occuring, be prepared to take shelter on a floor safely above the flooding and wave effects. •Consider building a safe room. Hurricanes cause heavy rains that can cause extensive flood damage in coastal and inland areas. Everyone is at risk and should consider flood insurance protection. Flood insurance is the only way to financially protect your property or business from flood damage.
