Michael, a former basketball coach, stresses the importance of building quality relationships with his clients through his availability and open communication. It’s the force that can make everything beautiful or worthwhile. Love can turn a profession into a calling. Colleen Terbet-Sain, a real estate agent for the Ida Terbet Group and the daughter of Ida Terbet, absolutely loves what she does. And because of that, she does it extremely well. “It’s not a job,” says Colleen. “It is part of who I am.” Most of all, Colleen loves real estate because she loves people. “I like talking to people. I like helping people. I want to make sure they understand what they are doing.” “Everyone has a different story,” she continues. “You meet with someone, and no two stories are the same. And that’s cool. That’s the thing I love about this. People move for various reasons. They are getting married, having children. People get divorced or they decide to downsize. There’s all these reasons why people have to sell their house. Whatever the market is like, life happens. But during that, when you meet people, you get to hear their story.” “Like tomorrow, for instance. I am going to go help somebody who is a referral from a very close friend. He lost his wife unexpectedly and I am going to help him sell his house and go through all his stuff and 34 WAKELIVINGMAGAZINE.COM get rid of things. Because for him, it’s very emotional being in that house.” With all that surrounds people when they buy or sell a house, part of what Colleen offers her clients is how well she communicates, and how well she makes them feel comfortable, through that process. “I have had people say that I communicate in a way that has people relax a little and know everything is going to be okay.” This is a trait she probably inherited from her mother, Ida Terbet, the founder of the Ida Terbet Group. “My mom is just very good at what she does. She is very good at knowing what to do and how to make something happen. And she can communicate in a way that would make anyone comfortable. Not everybody can do that.” Colleen found that she had similar strengths as early as college, as she took on leadership positions in organizations that were important to her. “I remember thinking 'if everyone could understand the "why" and what we should be doing, and it made sense to everybody, we could probably all head in the same direction a little bit easier.'” It took a while before she realized she wanted to use this ability in the same industry, and even the same business, as her Mom. “When I was little, I never wanted to to do real estate. Sometimes, you have to go out and figure out who you are before you determine what you want to do.” But once she discovered who she was, and what she loved, she knew exactly where she wanted to do it. “Part of the reason I love what I do is because it is with my family.” And she takes great pride, both in her family, and in their business. “It is a greased and well-oiled machine. It works really, really well.” But more important than anything to her is the response she gets from others. “The biggest accomplishment I could ever achieve is to have somebody refer me to somebody else, because that means they trust me. And that happens all the time.” The most important thing she wants people to know about the Ida Terbet Group? “I want people to know that they are in good hands when they are with us. Ida Terbet has been the top producer in real estate in the Triangle for over twenty-eight years, the top seller in North and South Carolina for thirteen years, the first real estate agent to be named to the “top twentyfive women in business” in Raleigh, and an all-around dynamo who maintains both her open heartedness and caring nature while achieving these accomplishments. Of a lifetime’s observation of a master of the craft, Michael says of his mother’s approach to her work: “It’s hard work, but she makes it look easy.” Now, Michael has spent the last almost ten years perfecting his own, personal approach to the craft of buying and selling homes to individuals and families – an approach steeped in the discipline of coaching. Coaching: The Discipline of Trust and Relationships Michael began his own career coaching college basketball. “I was the manager of UNC Charlotte’s Basketball team from 1999 to 2002 with Coach Lutz. They helped me to get my foot in the door with a Division Two School in Arkansas – Ouachita Baptist University.” He was the graduate assistant coach for two years, while he pursued his master’s degree, and then the head assistant coach for two years. During that time, 36 WAKELIVINGMAGAZINE.COM Michael learned that coaching is all about trust and relationships. “Building trust isn’t something that happens overnight,” says Michael. “Players are coming from a different way of doing things. But basketball at the college level is a different game. And it just takes a while for them to trust you that you are going to put them in the right position to succeed.” When he left full time coaching to move back to Raleigh in May of 2006, he had no idea that he would have only a few months before facing one of the toughest opponents of his career: the sub-prime mortgage collapse. But that was when his training as a coach proved to be the best background he could have hoped for as a foundation for real estate. Especially then, both for Michael specifically and the Ida Terbet Group collectively, it was all about trust and relationships. Trust and Relationships in Real Estate “Trust is extremely important in real estate. Whether an individual or a family is buying or selling, they are relying on you and your expertise with the largest investment of their life. They are relying on you that you are going to guide them through. The important thing in building trust in the relationship in real estate is similar to coaching: it's them knowing you are there for them. In the context of real estate, it’s you doing your homework so that you know their home, the price, the market, and their personal concerns. It’s also about having the integrity to tell people the truth up front. “I had someone call recently. She bought a house in the Triangle a year ago that she is trying to sell, and it has been on the market for a long time. She had an agent working for her and she was frustrated. Her listing was about to expire and she wanted to make a change. I researched all the information and comparables before I called her back. I told her how I would aggressively market and price her home. The other agent started your list price way too high. Sell it for this price, and you will get it sold.” Those are conversations experienced agents have. Sometimes there is a difference between the truth and what someone wants to hear. But they are going to know that they can trust you when you can have that conversation straightforwardly. Now, Michael is well beyond seasoned. He knows himself, his role, the market, and he has seen almost every kind of buying situation one could think of. His colleague, Angela Hawley, notes that, when you are dealing with real estate, you are not just dealing with people’s finances. You are dealing with their family situations. “Sometimes, people have had a spouse die, a child die, or they are going through a divorce. When you are dealing with people and their homes, whether ones they are selling or ones they are buying, you really see it all.” But in the midst of all the circumstances in which individuals and families purchase new homes, Michael brings the stability of a coach to the process. “Every buyer I meet with, I have a buyer consultation with them. I try to set up a game plan of what we are going to accomplish together and walk them through the process from A-Z.” Like a good coach, Michael creates a connected environment in which he can communicate to those he is working with about what they can expect, what the process is like, what they will need to know, and what they will need to do. Then, once the context is set and everyone is comfortable, he is there to walk with them every step of the way. Now, everyone has their smart phones and iPads. They can pull up information on the internet, and by the time we have a house showing, it is really a second viewing for the buyer since they have already seen so many photos. At that point, they just want to see inside the house.” But Michael is quick to point out that, despite the abundance of information that is available on the internet, potential home buyers should still protect themselves by working with a coach. “People are drowning in information but starving for knowledge. You need to work with me to protect you from the market and to give you my input to make sure you are purchasing the right home for the right price.” But it’s important to recognize that the protection is not just geared towards the outside world. It’s also important for an extra level of security in the decision making process that occurs within the buyers themselves. “I know that what I do is a role very similar to a psychologist.” Similar to sports, where sports’ psychology is gaining ground in the recognition of its importance for success, in the process of buying a home, people are dealing with emotions, stress, money, pressure. It’s at just such a time that you want someone by your side – someone that has a real relationship with you that you trust – that will help you make the best decision based on what it is you really want. A woman who has won almost too many awards to count, who has been recognized nationally as a top leader in the industry so often that national recognition now wears as comfortably as a long-loved sweater, and a woman who has been recognized locally as one of the area’s foundational models for women in business, Ida Terbet is a woman who has more to share with the people of Wake County than simply her acute expertise on real estate. The appeal of her story is not one that is limited to women in business, nor even to individuals who aspire to a particular kind of financial success, though she is an obvious model for both of those categories of people. What’s so refreshing — and even more inspiring than the external awards and recognition her career has yielded — is that she has done it all by just being herself. “My entire life I have been selling — from the time I was six years old. When I was a child, I enjoyed selling things and making things and selling it again. When I was six years old, I had a little red wagon, 38 WAKELIVING.COM and I would go through the house, and if there were things I knew my mother did not want, I would take them, and I would go around door-to-door and sell them.” While her techniques were creative to refurbish her found goods, and though her mother always made her return her profits to the neighbors, by the end of six, a young Ida had really mastered much of that most critical aspect of business – selling. With that foundation, she was able to develop into more complex business practices, capitalizing herself to buy small items at the store and sell them for 2.5 times more so that she could make a profit. “I used to think that was fun. Other kids were playing with toys. I enjoyed doing that.” By the time Ida was eight, she was comfortable with many of the functions of being a sole proprietor working independently, and she was ready to move onto bigger and better undertakings: creative enterprise working with others. “As a child, we had a carport. I loved to sew, and I would make curtains out of my mother’s sheets. I would make the draw curtain and get all the kids in the neighborhood and we would be in a show, and we would dance and sing and we all just enjoyed entertaining the neighborhood. We’d put the lawn chairs out on the driveway, and we would charge 15 cents to 25 cents and they would come and watch the show.” Ida reports a “we,” like a good leader, but I suspect that underneath, there was an “I” that was driving the operation: Director. Producer. Stage Manager. Script Writer. Theater Builder. Box Office Host. Business Manager. Company Accountant. And Chief of Marketing. All while throwing in her contribution with the song and dance. That’s quite a foundation for business before the dawn of the double digits. This is a story of growth that has simply kept going. In her early days in real estate, she reports about how she was given an opportunity to do things “her way.” With that opportunity to be herself, Ida Terbet was able to build a practice of real estate that grew out of her own very natural way of being, the way I choreographer might be presented with an empty stage and naturally produce dance. Her career developed alongside the development of Raleigh. Through all of the ups and downs of the housing markets, through new developments, and new technology, Ida has simply continued to apply her own spirit to the industry in which she has worked.
