REAL ESTATE
Finding Your Perfect Home
Isn't Just About Doing Your HOMEwork,
It's About TEAMwork!
BY RACHEL VACHON
ome.
It’s a word possessing several
meanings; a structure to buy
and sell, a place to gather with
family and friends, and it is also a sense of
belonging and a place to feel welcomed and
at ease. The fact is, no one ever thinks of
feeling at home while buying or selling a
home. But this is exactly what sets the Ida
Terbet Group apart from other real estate
agencies.
For Ida Terbet and her Team, it’s all
about the personal touches. It’s all about
how they can create a safe, home-like
environment for their clients throughout
the process. From first consultation to final
closing, clients are given the highest level
of care and service. Each client is shown
they are important and are provided with
the utmost attention throughout the entire
process.
“When you work with the Ida Terbet
Group, you get 100 percent attention in
every area,” says owner Ida Terbet. “We are
here to help the sellers, to help the buyers,
and we don’t just give service—we have
raving fans.”
Ida brings 28 years of history and
expertise to the work she does. She has gone
86
WAKELIVINGMAGAZINE.COM
through a variety of markets and economies,
and has continued to incorporate elements
from each of those experiences into the
personalized services she offers.
“She is strong in the market, in her job,
in her career,” says Closing Manager Angela
Hawley.
“She has the ability to read a
person’s personality and match it,” adds
Listing Manager Tiffany Davis. “Ida
is gifted at dealing with all different
types of personalities. She has a way of
communicating to people where they feel
cared about, important, and understood and
still gets the job done. It’s a tricky balance
but she’s very gifted at that.”
In addition to Ida’s own background,
her son and daughter Michael Terbet and
Colleen Terbet Sain have both followed
in their mother’s footsteps as her business
partners. With over nine years of proven
service each, both of them bring their
own personalized aspects to their clients,
which are shaped by their previous work
experience.
Michael, a former basketball coach,
stresses the importance of building quality
relationships with his clients through his
availability and open communication.
His coaching background also lends itself
to making his clients aware of what to
expect, guiding them through each step of
the process, and the best way to navigate
whatever might come up.
“This is the biggest investment of
their life and they want to feel secure, and
that’s what I’m here for,” says Michael, who
wants each of his clients to feel like they are
number one.
With prior experience in banking,
Colleen brings her financial expertise to
the table. She helps her clients get a firm
grasp on understanding the financial aspect
of buying a house and helping people feel
comfortable with it. More than that, she
makes sure her clients get what they need on
both a business and personal level.
“I think it’s just a matter of what
someone needs,” Colleen says, “I think that
part of being personal is learning about that
client, and figuring out what they need.”
Colleen adds that referrals are the highest
compliment that the team can get.
“If they feel like I’ve done a good job,
and they trust me to refer to somebody they
know—a family member or friend—then
it’s just a huge compliment that I’ve done
my job and I’ve done it well,” Colleen says.
“I want them to feel like they understand
and that they can trust me and I want to
be able to help them. It’s one of those
relationships that I hope it doesn’t end at the
closing table. Hopefully they’ll think of me
when somebody else is going through this
experience.”
When clients work with the Ida Terbet
Group, they aren’t just a number in a book.
They are a face, a name, and a person with
cares, concerns and dreams.
“Ida is a natural and she puts her
heart into everything,” Tiffany says. “I see
things genuinely touch her, whether it’s
good or bad, and most people think ‘oh,
she’s successful’ but her heart is in every
transaction.”
“She has a very giving heart,” Angela
says. “She always wants her clients to be
happy and makes sure she does the best for
them.”
This heart and passion is what makes
a difference in every aspect of the work and
service the Ida Terbet Group provides. Just
like a house isn’t a home without the people
who live in it, the Ida Terbet Group isn’t
who it is without the team’s dedication to go
above and beyond and build relationships
with their buyers and sellers.
“Ida really cares about her customers,”
says Listing Specialist Lauren Setzer.
Even when buyers and sellers are
experiencing emotional times throughout
the process, Ida’s team never stops
supporting their clients. Whether it’s
flowers, a thoughtful text, or a prayer, Ida,
Michael, Colleen and their team continue
to build relationships and trust with their
clients through unwavering support, open
communication and a willingness to take
the stress off the buyer or seller to give them
peace of mind.
“When you choose the team to
represent you, you’re getting more than
just Ida, you’re getting 30 plus years of
administrative experience, you’re getting a
team of talented and professional Agents
who all follow Ida’s tune and she’s about
getting it done,” says Tiffany . “It doesn’t
matter if it’s Saturday at midnight, it
doesn’t matter if it’s 7 a.m. Ida’s very much
a go-getter and that energy has spread
throughout our team. So you’re not getting
someone that you’re just going to be another
number in their book, you’re getting a team
of people who are motivated, who care, and
that have the skill and ability to get the job
done every time.
Providing customers with what they
need with excellence even extends beyond
Ida’s team. It extends to the Vendors they
choose to partner with as well.
“I can’t stress to you enough, the
people that are our vendors, they are so
professional and their ethics on customer
service is as equally important to them as it
is for me,” Ida states.
As 2015 draws to a close and Ida and
her Team reflect on the past year, they do so
with satisfaction. The Team is happy to see
the housing market continue its climb back
to where it was before the 2007 housing
crash, and start to reestablish itself. The Ida
Terbet Group has also witnessed a greater
level of comfort with the economy on the
part of the consumer during the past year.
Ida’s Team is a dedicated group of
14 Buyer Agents who are available at all
times. This Team of professionals is readily
available to their customers and eager to
meet them where they are…literally. No
matter the place or time, Ida’s Team will
work around the Buyer’s schedule and other
obligations to be available and offer the most
professional guidance in your home buying
experience that is available. The Team is
ready to accommodate every customer
with whatever need may arise. You can feel
confident you are in the best hands with the
most heart when Ida’s Team is hard at work
for you. As market stability increases, Ida
and her Team are anticipating another great
year of business ahead. They also expect
2016 to be another year of being able to
provide excellent service to their clients who
make them what they are.
“I’m very optimistic toward the future
and the enthusiasm that I’m feeling in the
marketplace makes me excited,” Ida says.
The Ida Terbet Group also credits the
success of the business and Team to their
clients and is thankful for each one.
“We’re only successful from them
making us successful, but also trusting our
team with the biggest investment that they
have,” says Ida, who is also enthusiastic
about the upcoming year.

and Real Estate

L
ove: It is what makes a house a
home, a group of any set of people
a family. It’s the force that can make
everything beautiful or worthwhile.
Love can turn a profession into a calling.
Colleen Terbet-Sain, a real estate
agent for the Ida Terbet Group and the
daughter of Ida Terbet, absolutely loves
what she does. And because of that, she
does it extremely well. “It’s not a job,” says
Colleen. “It is part of who I am.”
Most of all, Colleen loves real estate
because she loves people. “I like talking
to people. I like helping people. I want to
make sure they understand what they are
doing.”
“Everyone has a different story,” she
continues. “You meet with someone, and
no two stories are the same. And that’s
cool. That’s the thing I love about this.
People move for various reasons. They are
getting married, having children. People
get divorced or they decide to downsize.
There’s all these reasons why people have
to sell their house. Whatever the market is
like, life happens. But during that, when you
meet people, you get to hear their story.”
“Like tomorrow, for instance. I am
going to go help somebody who is a referral
from a very close friend. He lost his wife
unexpectedly and I am going to help him
sell his house and go through all his stuff and
34
WAKELIVINGMAGAZINE.COM
get rid of things. Because for him, it’s very
emotional being in that house.”
With all that surrounds people when
they buy or sell a house, part of what
Colleen offers her clients is how well she
communicates, and how well she makes
them feel comfortable, through that process.
“I have had people say that I
communicate in a way that has people relax a
little and know everything is going to be okay.”
This is a trait she probably inherited from her
mother, Ida Terbet, the founder of the Ida
Terbet Group. “My mom is just very good at
what she does. She is very good at knowing
what to do and how to make something
happen. And she can communicate in a way
that would make anyone comfortable. Not
everybody can do that.”
Colleen found that she had similar
strengths as early as college, as she took
on leadership positions in organizations
that were important to her. “I remember
thinking 'if everyone could understand the
"why" and what we should be doing, and it
made sense to everybody, we could probably
all head in the same direction a little bit
easier.'”
It took a while before she realized
she wanted to use this ability in the same
industry, and even the same business, as her
Mom. “When I was little, I never wanted to
to do real estate. Sometimes, you have to go
out and figure out who you are before you
determine what you want to do.” But once
she discovered who she was, and what she
loved, she knew exactly where she wanted
to do it. “Part of the reason I love what I
do is because it is with my family.” And she
takes great pride, both in her family, and in
their business. “It is a greased and well-oiled
machine. It works really, really well.” But
more important than anything to her is the
response she gets from others. “The biggest
accomplishment I could ever achieve is to
have somebody refer me to somebody else,
because that means they trust me. And that
happens all the time.”
The most important thing she wants
people to know about the Ida Terbet Group?
“I want people to know that they are in good
hands when they are with us. They will be
taken care of and they are in good hands.”
The Ida Terbet Group, founded by Ida Terbet,
is a fabulous team working under the auspices
of Coldwell Banker, HPW, which accomplishes
extraordinary results for their clients, judged by any
standard of success. For more information about the

REAL ESTATE
Caring and Coaching
Leads to Success in
Real Estate
BY JOANNA CHILDERS
Michael Terbet
COURTESY OF THE IDA TERBET GROUP
M
ichael grew up with an
eye into the workings of
the real-estate world, par
excellence, through watching
his mother, Ida Terbet, at her work. Ida
Terbet has been the top producer in real
estate in the Triangle for over twenty-eight
years, the top seller in North and South
Carolina for thirteen years, the first real
estate agent to be named to the “top twentyfive women in business” in Raleigh, and an
all-around dynamo who maintains both her
open heartedness and caring nature while
achieving these accomplishments. Of a
lifetime’s observation of a master of the
craft, Michael says of his mother’s approach
to her work: “It’s hard work, but she makes
it look easy.” Now, Michael has spent the
last almost ten years perfecting his own,
personal approach to the craft of buying
and selling homes to individuals and families
– an approach steeped in the discipline of
coaching.
Coaching: The Discipline of
Trust and Relationships
Michael began his own career coaching
college basketball. “I was the manager of
UNC Charlotte’s Basketball team from 1999
to 2002 with Coach Lutz. They helped me
to get my foot in the door with a Division
Two School in Arkansas – Ouachita Baptist
University.” He was the graduate assistant
coach for two years, while he pursued his
master’s degree, and then the head assistant
coach for two years. During that time,
36
WAKELIVINGMAGAZINE.COM
Michael learned that coaching is all about
trust and relationships.
“Building trust isn’t something that
happens overnight,” says Michael. “Players
are coming from a different way of doing
things. But basketball at the college level is a
different game. And it just takes a while for
them to trust you that you are going to put
them in the right position to succeed.”
When he left full time coaching to move
back to Raleigh in May of 2006, he had no
idea that he would have only a few months
before facing one of the toughest opponents
of his career: the sub-prime mortgage
collapse. But that was when his training as
a coach proved to be the best background
he could have hoped for as a foundation
for real estate. Especially then, both for
Michael specifically and the Ida Terbet
Group collectively, it was all about trust and
relationships.
Trust and Relationships in
Real Estate
“Trust is extremely important in real
estate. Whether an individual or a family
is buying or selling, they are relying on
you and your expertise with the largest
investment of their life. They are relying
on you that you are going to guide them
through. The important thing in building
trust in the relationship in real estate is
similar to coaching: it's them knowing you
are there for them. In the context of real
estate, it’s you doing your homework so that
you know their home, the price, the market,
and their personal concerns. It’s also about
having the integrity to tell people the truth
up front. “I had someone call recently. She
bought a house in the Triangle a year ago
that she is trying to sell, and it has been on
the market for a long time. She had an agent
working for her and she was frustrated. Her
listing was about to expire and she wanted
to make a change. I researched all the
information and comparables before I called
her back. I told her how I would aggressively
market and price her home. The other agent
started your list price way too high. Sell it for
this price, and you will get it sold.” Those
are conversations experienced agents have.
Sometimes there is a difference between the
truth and what someone wants to hear. But
they are going to know that they can trust
you when you can have that conversation
straightforwardly.
Now, Michael is well beyond seasoned.
He knows himself, his role, the market, and
he has seen almost every kind of buying
situation one could think of. His colleague,
Angela Hawley, notes that, when you
are dealing with real estate, you are not
just dealing with people’s finances. You
are dealing with their family situations.
“Sometimes, people have had a spouse
die, a child die, or they are going through
a divorce. When you are dealing with
people and their homes, whether ones
they are selling or ones they are buying,
you really see it all.” But in the midst of
all the circumstances in which individuals
and families purchase new homes, Michael
brings the stability of a coach to the
process. “Every buyer I meet with, I have
a buyer consultation with them. I try to set
up a game plan of what we are going to
accomplish together and walk them through
the process from A-Z.” Like a good coach,
Michael creates a connected environment
in which he can communicate to those he is
working with about what they can expect,
what the process is like, what they will need
to know, and what they will need to do.
Then, once the context is set and everyone
is comfortable, he is there to walk with them
every step of the way.
The Role of the Coach in
the Digital Era
Even though the housing market is
improving, change is always afoot in real
estate. “It was different, before 2007, not
just with the economy, but with how people
made appointments. Now, everyone has
their smart phones and iPads. They can pull
up information on the internet, and by the
time we have a house showing, it is really a
second viewing for the buyer since they have
already seen so many photos. At that point,
they just want to see inside the house.”
But Michael is quick to point out that,
despite the abundance of information that
is available on the internet, potential home
buyers should still protect themselves by
working with a coach. “People are drowning
in information but starving for knowledge.
You need to work with me to protect you
from the market and to give you my input
to make sure you are purchasing the right
home for the right price.” But it’s important
to recognize that the protection is not just
geared towards the outside world. It’s also
important for an extra level of security in the
decision making process that occurs within
the buyers themselves. “I know that what I
do is a role very similar to a psychologist.”
Similar to sports, where sports’ psychology
is gaining ground in the recognition of its
importance for success, in the process of
buying a home, people are dealing with
emotions, stress, money, pressure. It’s at just
such a time that you want someone by your
side – someone that has a real relationship
with you that you trust – that will help you
make the best decision based on what it is
you really want.
And what is the cost of being able to
work with a personal coach through the
process of buying a home? Nothing – which
is often one of the first things Michael
Terbet has to educate his buyers about in
guiding them through the home buying
process.
is the caring about the individual person.
A Unique Team
step for Michael Terbet in finding his own
Coaching: it’s a real world apprenticeship
at developing relationships strong enough
to allow individuals to function at their best
when the stakes are high. And the stakes are
high when you are buying a home. Not so
much because of the finances, though that is
certainly an important factor. The stakes are
high because it is a decision that affects the
day-in and day-out reality of the people you
care about most.
And that’s the real force that has driven
Ida Terbet and the Ida Terbet Group
to its stature in the world of real estate:
Caring. “The most important thing is that
everyone wants to be cared about,” says
Ida. According to Gail Welch, who has
been working with Ida for twenty-eight
years, “the thing that’s been the longevity
for Ida and for all of us as part of this team
role in the world. As a result of that good
They care about what people are doing
and they care that they are happy and that
they feel that they’re being well taken care
of. And people recognize that and come
back.” It is that family background of
caring that made coaching a perfect first
first move, he became a coach; now, he is a
coach wherever he goes. As a coach, he has
established his own unique approach in what
has become a unique family business, with a
unique way of approaching real estate, and
a unique story of extraordinary success.

by your side – someone that has a real
relationship with you that you trust – that
will help you make the best decision based
on what it is you really want.
And what is the cost of being able
to work with a personal coach through
the process of buying a home? Nothing
– which is often one of the first things
Michael Terbet has to educate his buyers
about in guiding them through the home
buying process.
A Unique Team
Coaching: it’s a real world
apprenticeship at developing relationships
strong enough to allow individuals to
function at their best when the stakes are
high. And the stakes are high when you
are buying a home. Not so much because
of the finances, though that is certainly
an important factor. The stakes are high
because it is a decision that affects the dayin and day-out reality of the people you
care about most.
And that’s the real force that has driven
Ida Terbet and the Ida Terbet Group
to its stature in the world of real estate:
Caring. “The most important thing is that
everyone wants to be cared about,” says
Ida. According to Gail Welch, who has
been working with Ida for twenty-eight
years, “the thing that’s been the longevity
for Ida and for all of us as part of this team
is the caring about the individual person.
They care about what people are doing
and they care that they are happy and
that they feel that they’re being well taken
care of. And people recognize that and
come back.” It is that family background of
caring that made coaching a perfect first
step for Michael Terbet in finding his own
role in the world. As a result of that good
first move, he became a coach; now, he is a
coach wherever he goes. As a coach, he has
established his own unique approach in
what has become a unique family business,
with a unique way of approaching real
estate, and a unique story of extraordinary
success.
The Ida Terbet Group is a fabulous team
working under the auspices of Coldwell
Banker, HPW, which accomplishes
extraordinary results for their clients,
judged by any standard of success. In Wake
Living’s Fall Issue, please stay tuned for the
equally interesting story of Colleen Terbet
and her own unexpected passage into the
Terbet family’s work. For more information

REAL ESTATE
The Unsuspected Process
of Becoming an Expert
BY JOANNA CHILDERS
I
da Terbet is Raleigh’s local real estate
agent extraordinaire. A woman who
has won almost too many awards
to count, who has been recognized
nationally as a top leader in the industry
so often that national recognition now
wears as comfortably as a long-loved
sweater, and a woman who has been
recognized locally as one of the area’s
foundational models for women in
business, Ida Terbet is a woman who has
more to share with the people of Wake
County than simply her acute expertise
on real estate. The appeal of her story
is not one that is limited to women in
business, nor even to individuals who
aspire to a particular kind of financial
success, though she is an obvious model
for both of those categories of people.
What’s so refreshing — and even more
inspiring than the external awards and
recognition her career has yielded — is
that she has done it all by just being herself.
“My entire life I have been selling —
from the time I was six years old. When
I was a child, I enjoyed selling things and
making things and selling it again. When I
was six years old, I had a little red wagon,
38

and I would go through the house, and if
there were things I knew my mother did
not want, I would take them, and I would
go around door-to-door and sell them.”
While her techniques were creative to
refurbish her found goods, and though
her mother always made her return her
profits to the neighbors, by the end of six,
a young Ida had really mastered much
of that most critical aspect of business
– selling. With that foundation, she
was able to develop into more complex
business practices, capitalizing herself
to buy small items at the store and sell
them for 2.5 times more so that she
could make a profit. “I used to think that
was fun. Other kids were playing with
toys. I enjoyed doing that.” By the time
Ida was eight, she was comfortable with
many of the functions of being a sole
proprietor working independently, and
she was ready to move onto bigger and
better undertakings: creative enterprise
working with others. “As a child, we had
a carport. I loved to sew, and I would
make curtains out of my mother’s sheets.
I would make the draw curtain and get
all the kids in the neighborhood and
we would be in a show, and we would
dance and sing and we all just enjoyed
entertaining the neighborhood. We’d put
the lawn chairs out on the driveway, and
we would charge 15 cents to 25 cents and
they would come and watch the show.”
Ida reports a “we,” like a good leader,
but I suspect that underneath, there was
an “I” that was driving the operation:
Director. Producer. Stage Manager. Script
Writer. Theater Builder. Box Office
Host. Business Manager. Company
Accountant. And Chief of Marketing.
All while throwing in her contribution
with the song and dance. That’s quite a
foundation for business before the dawn
of the double digits.
This is a story of growth that has
simply kept going. In her early days in
real estate, she reports about how she
was given an opportunity to do things
“her way.” With that opportunity to be
herself, Ida Terbet was able to build a
practice of real estate that grew out of her
own very natural way of being, the way
I choreographer might be presented with
an empty stage and naturally produce
dance. Her career developed alongside
the development of Raleigh. Through
all of the ups and downs of the housing
markets, through new developments, and
new technology, Ida has simply continued
to apply her own spirit to the industry
in which she has worked. It is without
question that her career has “taken
her to the top.” As a result, it’s easy to
think that the only field in which she has
become an expert is real estate. But
behind and beneath that, there is another
field that Ida Terbet has managed to
become an expert in: and that is the field
of being herself. This is not an expertise
that is easy to build, by any imagination.
The will, the confidence, the strength,
the willingness to experiment, and the
willingness to take your own road are all
not only rare, but difficult to accomplish
in professional life. But as a result, Ida’s
career has simply been an expression of
who she is. And the thing that is not only
interesting and compelling, but applies
as broadly to people as can be imagined,
is that in the process of becoming an
expert at being oneself, the results for
her expertise in her field of industry have
been extraordinary.

Buying a home
in the Triangle
Navigate the process with an experienced agent
BY IDA TERBERT
I
t’s a great time to purchase a
home in the Triangle. Each day,
people from all over the country
relocate here for the wonderful
climate and beautiful scenery. A
world-class education, entertainment
opportunities, and a strong local
economy keep them here.
Finding the right agent
Buying a home can be a
daunting process under the best of
circumstances. There are thousands of
homes on the market and the first step
to choosing the perfect one for you is
finding a real estate agent who has a
lot of experience.
Remember, when buying a house
it’s all about you: your needs, your
wants, and your desires. The first
thing I do is try to help make that
determination. What are your “must
haves” and what are just your “nice
to haves?” We do not start looking for
actual property until we’ve discovered
this list together.
The first thing we consider is
the price range. If you’re paying cash
for the home, it’s a straightforward
answer, but if you’re financing your
home then we need to talk to a
mortgage officer. Our company
encourages all of our buyers to meet
with Towne Mortgage of the Carolinas.
Clients are often amazed at how much
they can afford with the low interest
rates that are currently available.
The search begins
Once we get the price range
settled, we dive into other questions
that drive the search. Together, we
determine what size of home you are
looking for, the area of town you like
best, architectural designs that suit
your taste, and other amenities. Are
you looking to purchase a previously
owned home or a new home? Do you
“The joy on my clients’
faces when they
purchase a home is
what drives me to help
others do the same.”
need something immediately or can
you wait to have a “custom built”
home?
After information gathering, we
research and tour homes that are
available until we find the perfect one.
During the search phase, we equip you
with a personalized mobile app that will
alert you when new homes come on
the market.
Working for the client
When you find your dream
home, agents must act quickly to
help you make the best offer without
overbidding. During the negotiation
process, the client’s interests are
protected by asking for all the terms
they need. Once we agree on those
terms, I arrange to have the home
inspected to make sure clients are
getting the home they are paying for
and not one that needs major repairs. If
repairs are needed, our company makes
sure it is done properly by monitoring
the entire process.
The closing day is the most
exciting day for new homeowners.
It’s the day when the home becomes
yours! The joy on my client’s faces
when they purchase a home is what
drives me to help others do the same.
It is a nice byproduct of business
that often clients turn into long-term
friends and neighbors. Building a strong
community is what I’ve been doing
since I relocated here 26 years ago.
Since that time, I’ve had the privilege
of helping more than 8,000 people buy
or sell homes in the Triangle and the
results speak for themselves. WL

estate team with the #1 local real
