Day,
Feb.
14, can be a
day of love or
dread because
of its emphasis
on roses, chocolate, candlelight and expensive dates. However, it can also simply be about taking special care to show
your love and appreciation for the people

Soliciting Etiquette
We are in a mixed use building and businesses should respect
the owners/residents, Commercial Owners are welcome to
place flyers in the mail room at the lobby area but should
refrain from approaching residents directly regarding their
business in the building common areas.
Access cards/fobs must be used to gain access to the residential floors from the stairwells.
Recycling Center Update
Used Batteries & Light Bulbs Can Now Be
Discarded In A Designated Recycling Box,
Located @ The Recycling Center.
Community Projects:
• Courtyard Area: The schematic design for the courtyard
area has been approved by the City of Coral Gables. Once
a Contractor has been selected, we will have renderings
placed in the Main Lobby. IN PROGRESS.
• Parking Grills: The grills in the 3rd level parking area are
being re-painted. IN PROGRESS.
• Garage pressure cleaning and re-striping: The 3rd
parking garage has been finished and the other floor are
in progress. IN PROGRESS.
For additional information on any of these projects,
please stop by the Management Office.
Security Reminders
Please remember the main lobby
doors lock from 6:00 p.m. – 8:00 a.m.
All guests will have to be authorized
prior to gaining access to the building.
Check the tele-entry system at the
main lobby entrance to make sure
your information is accurate. You
must press “9” on your phone to give
guest access to the main lobby.

PETS
Please remember that tenants are
not allowed to have pets inside
the units (even if the pet is temporarily visiting). No exceptions
will be made. Thank you for
your cooperation!

• Do not let anyone in
the parking garage
without an access
card (especially in a
vehicle). The frontdesk will provide
parking access once
the individuals identity has been verified.
• Please be patient… the safety of our community depends on it!
• Do not give anyone elevator access that does not
have an access card. *direct them to the main
lobby.
• Call the front-desk if you notice anyone or anything suspicious.

Dryer
Dryer lint must be checked regularly by unit owners/tenants. If you need assistance, please contact the front-desk
and our maintenance supervisor will assist you. The association cleans it out once a year (in February) as a courtesy to
owners, but residents need to check regularly.
Washing Machine/Appliances
Please do not overload your washing machine and leave
unattended, they can create a leak and will affect the
hallways and the
unit below. Please
be
considerate
and avoid extra
expenses, thank
you.
Residents please
remember to service your appliances regularly. It
is the unit owners
responsibility
to
insure that the appliances are maintained and in working
order. Never leave appliances unattended while in use.
And please check appliances often while it is in use to verify that they are functioning properly. This is to prevent any
accidents that might occur that can damage your apartment
and/or common areas.
GYM:
Please wipe down equipment after use. There
are Clorox Wipes in the
gym area.

Please remember to slow down in the
parking areas. The speed Limit is 5
mph. Respect the limits! The association is trying to look for ways to reduce speeding. We have many elderly
and minor residents. Please call the
manager if you have any recommendations. Please report speeding!

Maintenance Corner
• Balconies: It is the owners’ responsibility to
maintain the balcony/terrace in order. Please
remove any mold/algae the floor may have.
• Smoke Detectors-If you hear your smoke detector
beeping, please replace the battery. Is is imperative to
have all smoke detectors in working order.
• Dryers- Please clean your dryer lint on a regular basis.
• Bathrooms- Please clean the drains of your bathtub
on a regular basis. If the water is not draining properly,
please contact a plumber immediately to clear out the
line.
• Also, please check the grout in your bathroom around
the bathtub. If you notice it is worn out in some areas,
please re-grout. This may cause water leaking into the
hallway and neighboring units, resulting in property
damage.
• Balconies –Please remember not to hang towels
or clothing from balconies. Only items allowed in
balconies/terraces are pool type furniture and plants.
• Let’s Conserve- Please turn
off lights when exiting gym and
restroom areas.
• Carpet cleaning – please double
bag your trash bag, especially if
it contains liquids… it is up to the
residents to maintain the carpets
clean.
• Pets- Please pick up your pet
while on condominium property.
This will help avoid “accidents”
on the carpet and common areas.
Pets walking on carpet track in
dirt when walking on street, dirt
and grassy areas. Constant traffic
of pets on carpet only increases
staining.
• Trash – Please do not leave trash or trash bags
outside your unit. Do not leave cardboard boxes in
trash room area or parking areas. Cardboard boxes
must be walked to dumpster area on Ground Level
(by Recycling Area).
• Cigarettes- Please do not throw your cigarettes off
your balcony. The units below are constantly having
cigarettes thrown onto their terraces. Do not leave ash
trays with cigarettes on your balconies either.

property, by only using licensed and insured contractors. Make sure anyone you
hire are licensed and carry
general liability & worker’s
compensation insurance. Do
not use contractor’s that have

their disclaimer form. Packages will not be accepted for
guests/visitors. Thank you

Moves & Deliveries
1. All moves and deliveries
must be scheduled with
the front-desk. There are
disclaimer forms and a
deposit that must be submitted.
2.Moves and deliveries
must be scheduled Monday-Friday between 9:00
a.m. – 4:00 p.m. **no
exceptions can be made.
Please understand this is the only way we can protect
our common areas.
3. Moving company must submit insurance information
prior to starting.
Expecting A Food Delivery?
Please notify the front-desk of
your expected food delivery.
The front-desk will NOT let
your delivery be sent up without
your authorization. Many times,
the call does not go through
and food deliveries are turned
away. In order to avoid any
inconvenience, please call the front-desk.
A/C Work Inside Units:
Any a/c company performing work on your system must
send license and insurance information to front-desk prior
to starting work. Information can be faxed to 305.476.1786
