OPRSBuilding on Strengths Positioning for the Future
OPRS Corporate Annual Report Fiscal Year 2010 Building on Strengths Positioning for the Future In fiscal year 2010, OPRS achieved its highest level of operational results ever, as well as maintained a 93.23% Continuing Care Retirement Community (CCRC) occupancy level on 2,972 available units. The first phase of Breckenridge Village at Grace Woods, a satellite campus of Breckenridge Village, was completed, adding 68 Brownstone apartment homes in two buildings. Also, major renovation to the Westminster Terrace building at Westminster-Thurber Community was finished, and work was continued on the aquatic therapy pool at Park Vista of Youngstown. Senior Independence expanded by serving over 85,800 clients, and more than doubled its hospice volume. In October 2009, Senior Independence signed its first two ipartners, Kendal Northern Ohio and Westminster Canterbury of Lynchburg, Virginia. Also, Senior Independence’s iCaregiver Guide won “Best of Show” in the National Mature Media Awards. The Central Ohio and Greater Cleveland Regions were named to the HomeCare Elite list, which recognizes the top 25% of the nation’s home health agencies. The OPRS Foundation raised $6.8 million in total giving, and after a two-year decline, assets rebounded by more than $2.5 million. Thanks to donors’ generosity, outcomes from The Mission, The Vision, The Promise Capital Campaign continued to be seen, with four groundbreakings and one dedication taking place in fiscal year 2010. The Board of Directors also approved an endowment campaign for Breckenridge Village to begin in fiscal year 2011. Ohio Presbyterian Retirement Services (OPRS) prides itself on being an organization that consistently aims to enhance the lives of our residents and clients, making sure we provide them with the best caring and quality services. This goal has been at the heart of the OPRS mission since our organization’s inception and has been a driving factor to continue building on our strengths. In a year when the market and economy were once again questionable, OPRS demonstrated its strength in a number of different ways. Our CCRCs had higher occupancy rates than both the state and national averages, which drove our growth and development structurally and programmatically. Also, OPRS prepared for a restructuring of the company that was effective July 1, 2010. Through this change, Ohio Presbyterian Retirement Services became the official name of the parent company with three wholly owned subsidiary companies underneath: OPRS Communities, Senior Independence and Ohio Presbyterian Retirement Services Foundation. David J. Kaasa President/CEO Through our enhancements, expansions and restructuring, OPRS is able to offer quality services to more people and better serve older adults wherever they live. As we continue to build on our strengths and position ourselves for the future, we look forward to sharing our journey with you. Sandra R. Byers Board Chair Since its founding in 1922, OPRS has worked hard to live out its mission of providing older adults with the best in caring and quality services. As a company, OPRS holds itself, and all those affiliated, accountable for their actions. That’s why OPRS has made it a priority to continue enhancing its ethics and compliance efforts, which help to promote education and the resolution of all compliance issues. The organization also maintains a culture of respect where detection and resolution are key behaviors to quality. The core belief is that if OPRS employees behave ethically while openly discussing ethical behaviors and expectations, shared beliefs will soon become shared practices. Through ethics and compliance efforts, OPRS is doing its part to remain a business with exceptional morals, thus upholding and expanding its high standards of care for future generations of residents and clients. Another way in which OPRS is advancing is through its ardent dedication to social accountability, the community benefit it provides above and beyond the services that are paid for. Through OPRS’ efforts this past year, $13,569,950 was given back in total community benefit. The highlights and stories of OPRS’ social accountability can be found in a separate report, Doing the Right Thing, a companion piece to the OPRS annual report. 2 • 2010 OPRS Annual Report Have the courage to say no. Do the right thing because These are it is right. the magic keys to living your life with integrity. 2010 OPRS Annual Report • 3 Ongoing Operational Improvement Although fiscal year 2010 was another difficult year for the economy and the long term care industry, OPRS generated very positive operating results from both of its operating divisions. Fiscal year 2010 generated a $4,686,000 operational gain. The two operating components of Midwest Presbyterian Senior Services, the 4 • 2010 OPRS Annual Report CCRCs and Senior Independence’s community based services, combined to achieve the largest operating margin in OPRS’ recorded history! OPRS also continued to develop and execute new projects funded from a 2006 financing, as well as operate its facilities efficiently during a recessionary economy and ongoing real estate decline. The 11 fully-operating retirement communities generated a $2,840,000 operating gain on net revenues of $134.8 million and Senior Independence generated an operating gain of $1,846,000 on net revenues of $36.4 million. We expect to continue to generate positive operational results during fiscal year 2011. OPRS Financial Accomplishments The following significant accomplishments achieved during fiscal year 2010 contributed to OPRS’ very positive operating results: • June 2010 brought the completion of the first phase of Breckenridge Village at Grace Woods, a satellite campus of Breckenridge Village located in a lovely wooded setting south of the Grace Episcopal Church. This phase included 68 Brownstone apartment homes in two buildings: Woodland Ridge (20 homes) and River’s Edge (48 homes) along a scenic wooded ravine. • Finished construction of a dining and activity addition to The Grove Alzheimer’s unit at Llanfair Retirement Community. • Westminster-Thurber Community completed a major renovation on the first floor of the Westminster Terrace building, creating a main street setting that includes a large Bistro Café with dining area, bank, business office, General Store, dining room and an expanded meeting room leading to a lovely patio area for residents of the Westminster Terrace building. In addition to the first floor renovation, the sixth and seventh floor assisted living areas were also refurbished and feature a theater, remodeled dining room and a Wii gaming area. • Maintained CCRC occupancy levels of 93.23% on 2,972 available units during a prolonged economic and housing downturn. This, in addition to the strong operational performance of Senior Independence with its hospice, home health and other programs, helped OPRS to have strong financial results. • Reinvested over $10.1 million generated from operations into its existing facilities system-wide property and equipment renovation and replacement. • Currently expanding The Vineyard on Catawba’s Chalet assisted living, which will enlarge the activity areas and add an additional four assisted living suites to the building. Capital Expenditures (000s omitted) $10,193 $8,678 2006 $9,222 2007 2008 $9,417 2009 $10,178 2010 • Working to complete the addition of an aquatic therapy pool to Park Vista of Youngstown’s rehab and therapy area in the health care center, funded by capital campaign donations. • Currently renovating the first floor of Thurber Tower, Westminster-Thurber Community’s independent living building, with a new Resident Life and Arts Center, funded by capital campaign donations. • Presently constructing The Veale Wellness and Aquatic Center, which includes a therapy and lap pool, exercise/ wellness space, massage therapy area, café/meeting area, locker rooms and a connector to the Breckenridge Village North Apartments, funded from capital campaign gifts. • Began two-year renovation and expansion project at the Breckenridge Village Fairmount Health Care Center and Nason Assisted Living Center. This project includes relocating the rehab therapy area and adding eight skilled beds and six assisted living apartments. Capital gifts are helping to fund these vital needs at Breckenridge Village. 2010 OPRS Annual Report • 5 CONSOLIDATED BALANCE SHEETS (000s omitted) OPRS Financial Performance (in thousands) Year Ending June 30, 2010 Please refer to the chart to the right, which summarizes the OPRS operating results. The following are comments specific to each operational component for fiscal year 2010: Retirement Community Operations – The CCRCs had an actual operating gain of $2,840,000 which varied favorably from budget by $1,698,000. Although the CCRC corporate-wide census was below budget by 23.6 units (93.23% occupancy) as a result of the recessionary economy, the CCRCs were able to offset the majority of the revenue shortfall as a result of positive expense controls. Community Based Services Operations – An actual operating gain of $1,846,000 and a favorable budget variance of $1,311,000 was the best year in Senior Independence’s history. The favorable budget variances were in the hospice program statewide and operating expense savings. Please refer to the Senior Independence section of this issue for more information on community based services. Non-Operating Gains (Losses) – In a difficult fundraising year, the OPRS Foundation achieved $6,815,163 in total giving. In addition, actual investment portfolio performance, which includes investment income, realized and unrealized capital gains, varied favorably to budget by $2,713,345. Please refer to the OPRS Foundation section of this issue for more information on the Foundation and its fundraising programs. 6 • 2010 OPRS Annual Report Assets Current Assets Property and Equipment Net Assets (Use Limited) Assets (Held by Third-Party Trustees) Other Assets Total Assets 20102009 $143,845 $ 94,519 242,069 228,374 11,201 39,668 8,190 7,804 8,599 7,599 $ 413,904 $ 377,964 Liabilities and Net Assets Current Liabilities Long-Term Debt Refundable Entrance Fees Deferred Entrance Fee Revenues Other Liabilities Net Assets $ 28,246 206,082 2,138 64,514 20,312 92,612 $ 25,893 186,207 2,138 63,915 15,777 84,034 Total Liabilities and Net Assets $ 413,904 $ 377,964 Consolidated Statements of OPERATIONS and Changes in Net Assets Net Operating Revenue Operating Expenses Gain from Operations Non-Operating Revenues and Expenses, Net Excess of revenues and gains over expenses and losses before unrealized gains (losses) on investments and interest rate swaps Unrealized gains (losses) on investments Unrealized change in value of interest rate swaps (Deficit) excess of revenues and gains over expenses and losses Temporarily and permanently restricted contributions and income Assets released from restrictions and other Increase (Decrease) in Net Assets 20102009 $ 171,186) $ 162,740) 166,500) 159,075) 4,686)3,665) 1,939) (3,020) 6,625)645) 5,492)(5,440) (4,855) (4,300) 7,262)(9,095) 2,839)5,417) (1,523) (1,485) $ 8,578) $ (5,163) Employees 2,824 2,957 3,058 3,013 2010 Revenue Breakdown 3,056 Full-time Community Based Services 20% Part-time 2006 CCRC Occupancy 94.6% 2007 95.8% 2008 94.7% 2009 93.6% Resident Care Medicare 10% Resident Care Private 57% Resident Care Medicaid 10% 2010 Entrance Fees 3% 93.2% 2010 Expense Breakdown Community Based Services 21% Depreciation 10% 2006 2007 2008 2009 2010 OPRS 10-Year History The figures shown below reflect the Net Operating Gain (Loss), Excess (Deficit) of Revenues over Expenses and the Total Assets of OPRS for the last 10 fiscal years. Ranked Among the Top 25% of Home Health Providers in the Country – The Central Ohio and Greater Cleveland Regions were included in the HomeCare Elite, which names the top 25% of home health agencies in the country. Agencies are named to the HomeCare Elite list based on performance measures in quality outcomes, quality improvement and financial performance. Quality Counts – The Greater Cleveland and Akron/Canton Regions’ home health programs received perfect Ohio Department of Health Surveys. All Senior Independence home health agencies had a majority of clinical outcomes that were favorable to the State of Ohio average. We are pleased to affirm that 97% of home health clients and 100% of hospice family members would recommend Senior Independence to others. Best in Show – The Mature Media Awards honor the best in advertising, marketing and education materials targeted to older adults. This year, the iCaregiver Guide won the Gold Award and was named the Best of Show at the 19th annual National Mature Media Awards. The iCaregiver Guide, along with Senior Independence’s website, www.icaregiver.org, provide information and resources for seniors and family caregivers. iPartner Program Launched – In October 2009, Senior Independence signed its first two iPartners, Kendal Northern Ohio and Westminster Canterbury of Lynchburg, Virginia. Throughout the year, Senior Independence worked with leaders at these organizations to prepare for home health Medicare certification. With Senior Independence’s support, both sites have established electronic medical records, home health policies and procedures, job descriptions, and home care services. The iPartner program was launched in 2009 as a way to expand home and community based services nationally through partnerships with not-for-profit retirement communities. Make it Happen® Reaches Seniors Statewide – This year, Senior Independence’s Make it Happen® program reached clients in all regions across the state. Make it Happen® is a program that grants special wishes to older adults receiving Senior Independence services. This year, Make it Happen® events ranged from meeting the simple desire for a bubble bath or a trip to the beauty shop, to being able to provide a chance to go fishing or skiing again, to helping someone attend a grandson’s out of state wedding. Senior Independence staff, donors and volunteers work together to make it happen and make a difference. Senior Impact Series – This year Senior Independence launched its first Senior Impact Series event in Columbus. Led by Executive Director Linda Artis, the “Successful Aging in Central Ohio” event featured Ohio Department of Aging Director Barbara Riley and Age Wave associate David Baxter. Following the speakers, the session attendees participated in guided conversations about what could enhance successful aging in Central Ohio. 97% 100% 2010 OPRS Annual Report • 9 Senior Independence Operational & Service Performance 512,219 Units of Service Payor Sources for Units of Service Local Levy 14% Passport 20% Medicare 15% 136,442 55,372 Private 28% 16,144 Hospice (Days) Adult Day Care (Days) Meals Medicaid 1% Home Health Visits 12,144 12,712 13,214 13,554 W el Cl lnes in s ics Transportation (Trips) Medicare Hospice 6% Ce Sen nt ior er s 45,320 8,880 7,939 R 5,309 4,137 85,870 Clients Served Fiscal Year 2010 10 • 2010 OPRS Annual Report Ed uc at io n Fa irs 1,358 He alt h 1,322 re gi ve r 1,199 i ca 1,180 Co or Se di rv na ic tio e n Fa ith In -B iti as at ed ive s Ho m eH ea lth 1,077 Ex Sen er io cis r e Em Re erg sp en on cy se 667 Su Gr ppo ou rt ps 606 an Flu d Sh Ot o he t r Ad ul tD Ca ay Ho re m eD eli v M ered ea Tr ls an sp or ta tio n 572 Ho sp ice 10 Private Insurance 16% 2010 OPRS Annual Report • 11 The OPRS Foundation ended fiscal year 2010 with strong performance during a time marked by three principal efforts: restructuring, refocusing and repositioning. These three areas signify our efforts to realign our resources for the best use while holding firm to our operational principle: Donor Centered, Mission Driven. • A total of $6.8 million was raised in fiscal year 2010. This is the first year in recent history that mid-year gift projections held steady through the end of the year, a key indicator of strength and future potential. • After a two-year decline, assets rebounded by more than $2.5 million. • Funding for Senior Independence remains strong, with more than $856,000 raised in fiscal year 2010. In addition to continued excellence in grant support, hospice fundraising initiatives are beginning to gain momentum throughout the state. • Exciting outcomes from The Mission, The Vision, The Promise Capital Campaign continued to materialize, as four groundbreakings and one dedication took place in fiscal year 2010. In total, 10 new buildings were approved as a result of this campaign, with five already built, four under construction, and one to break ground in fiscal year 2011. • The Board of Directors approved an endowment campaign for Breckenridge Village, to begin in fiscal year 2011. This campaign will enhance existing funds for Life Care, spiritual life and childcare, and will introduce new funds supporting wellness facilities and programs; cultural and educational programs; caregiver needs; innovative enhancements and Senior Independence Hospice. • A Stewardship Plan was created to document and guide efforts in the areas of donor communication and financial stewardship. This plan is based on the Donor Bill of Rights, and illustrates how the OPRS Foundation supports each of these rights through specific stewardship activities. • A new gift vehicle was created to allow donors to use real estate to fund charitable gift annuities, freeing them of their real estate burdens while obtaining an income stream for life. Special procedures were developed for accepting these gifts with numerous safeguards in place to mitigate risk to the organization. $13,325 OPRS Foundation Total Giving Performance (000s omitted) $9,113 Cheryl A.
