BEN ZAMZOW
EXPERIENCE:
EDUCATION:
Mr. Zamzow joined Thornton Oliver Keller in 2006. Ben specializes in
shopping center leasing, tenant representation, and investment sales.
Ben holds the Certified Commercial Investment Member (CCIM) and Senior
Certified Leasing Specialist (SCLS) designations, widely regarded as the two
most notable industry designations. Ben is one of fewer than 25 individuals
in the country to possess both the CCIM and SCLS.
Ben has been named one of Thornton Oliver Keller’s Top Producers for
the past three years: 2012 (57 transactions, $23,230,070 consideration,
Second Place Award); 2013 (57 transactions, $21,045,208 consideration,
Third Place Award); and 2014 (63 transactions, $25,050,988 consideration,
Second Place Award).

Ben is a graduate of Bishop Kelly High School (Valedictorian, 4.0 GPA), the
University of Puget Sound (Honors Business & Economics, Summa Cum Laude,
3.93 GPA), and Boise State University (Masters of Business Administration, 3.8
GPA). At UPS, Ben was an active member of the debate team, an executive
member of student government, and held numerous leadership positions in
his fraternity. At Boise State, Ben took evening courses with an emphasis in
financial modeling and entrepreneurship. His studies were funded by ICSC’s
Charles Grossman Scholarship.
HOBBIES AND INTERESTS:
Ben is a 4th generation Idahoan and enjoys camping, fly-fishing, rafting,
hiking and cycling. An avid traveler, Ben has visited over 35 countries for
the purpose of education, volunteering, and backpacking. Ben and his wife
live in Boise’s North End.

DECEMBER 2012: Ram Plaza, an attractive 16,181 square foot unanchored retail strip center
is located on Broadway Avenue, close to downtown Boise, Parkcenter’s prestigious business
parks and the Boise State University campus. This highly visible center enjoys a strong
daytime population but in 2008, the project and its tenants were significantly impacted by
the recession that gripped the local and national economies.
Thornton Oliver Keller was awarded the leasing and management of the property by LNR
Property LLC after it foreclosed on Ram Plaza in December 2010. The property’s performance
was severely anemic and vacancy surpassed 60%. LNR, the country’s largest commercial
real estate investment provider, tasked Thornton Oliver Keller with attracting and filling
the center with credit tenants. The Retail brokerage team of Mark Schlag and Ben Zamzow
began a targeted, aggressive marketing campaign showcasing the project to both the local
brokerage community and national retailers who complimented the center’s customer
demographic. Simultaneously, Candice Ranson-Hartman, the project’s Property Manager,
utilized exceptional efforts to remedy latent property issues (landscaping, parking, signage
and power supply) while building a strong, personal rapport with both prospective and
existing tenants.

Within 18 months, the brokerage and property management teams had stabilized the
property (only 2,700 square feet was available), dropping vacancy to 17%. Mark and Ben
successfully signed five new leases with tenants Extreme Pizza, My Fit Foods, Palm Beach Tan
and Qdoba. Candice’s management strategy contributed greatly as existing tenants opted
to stay in the project despite five different tenant build-out projects which necessitated
numerous contractors and construction issues on site, for months.
Ram Plaza’s ownership was so pleased with Thornton Oliver Keller’s results that it decided to
offer the property for sale through Auction.com in September 2012. Once again, a targeted
marketing strategy inclusive of local and national parties delivered multiple strong offers.
A winning bid was secured by a local investor in November 2012. Extensive knowledge
of the property and leasing results solidified Thornton Oliver Keller’s ability to retain both
brokerage and property management services under the new ownership.
