For much of 2015, and stretching back several years, Western Canada was the darling of the Canadian economy, enjoying a flurry of economic growth and activity. Then the bubble burst. A year later, much has changed. Blame it on the declining price of oil (down from almost $100 a barrel to $39 in a little more than a year), a fragile resource sector and the low Canadian dollar. Not surprisingly, business travel to the region has dwindled, and a dearth of resource workers means reduced spending is hurting many communities in Alberta. Certainly, since late last fall, the faltering economy has been front and centre in most of our daily discussions. Still, despite the challenges that plague pockets of Western Canada, including stalled hotel development, declining average rates and plummeting RevPAR levels, the hotel industry across most of the country is faring well. While it’s easy to get mired in the negative news, there’s also a flip side we can’t discount — a low dollar spells good news for tourism, a reality recently reflected in surging tourism numbers, especially from the U.S. market. Certainly, the low Canadian dollar is a catalyst for many Canadians to vacation at home. After all, Canadians considering southern getaways now need to factor in a 30- to 40-per-cent exchange rate. Conversely, for Americans making travel plans, the low Canadian dollar can’t help but make Canada look attractive. According to a story appearing in The Globe and Mail on Feb. 14, “The tourism sector is emerging as one of Canada’s economic bright spots at a time when overall growth has been sluggish, at best.” In fact, the tourism segment’s growth has suddenly outpaced the rest of the economy. According to numbers from Statistics Canada for the last quarter of 2015, cited in The Globe and Mail, tourism’s share of the Canadian GDP was up by 2.8 per cent year over year, compared to 1.2 per cent growth from the overall economy. And, tourism’s direct contribution to total GDP hit an 11-year high of 1.94 in the last quarter of 2015, more than any other sector. Barring any unforeseen changes, many tourist attractions are salivating at the possibility of an influx of tourists for the summer season. Key destinations across the country are already benefiting. In Toronto, for example, last year’s Pan Am Games and the recent NBA All-Star Game (generating receipts of $100 million) have helped spur visits. Through the roller-coaster ride that is the economy, cycles will come and go and the dollar will rise and fall, but it’s what the industry consistently does to develop, nurture and market our destinations and our hotels that will ultimately determine just how successful it really is. According to Mark Nunnikhoven, VP of Cloud Research at Trend Micro, attackers can spend between 150 and 250 days on a target organization’s network. Hilton Worldwide, Hyatt Hotels Corporation, Trump Hotel Collection, Starwood Hotels & Resorts, Mandarin Oriental and White Lodging Corporation were affected and issued warnings to guests to monitor their account statements. Between Hyatt, Starwood and Trump, more than 360 properties, including 13 in Canada, were affected by data breaches (Hilton did not reveal which properties were affected). As Mark Nunnikhoven, VP of Cloud Research at Ottawa-based IT security company Trend Micro explains, hotels are prime targets for these types of attacks. “The simplest reason for this is the people who pass through hotels,” he explains. “There is a steady stream of new targets coming through the premises, and … these generally tend to be business travellers.” Business travellers make ideal targets because they tend to carry corporate/business credit cards, whose account numbers can be sold for twice the price of consumer cards, he adds. Handling a breach can result in lengthy investigations involving third-party forensic experts and law enforcement. Containing and removing malware can also be tricky. “Over the last five years, malware has become very good at hiding itself and moving around within networks,” says Nunnikhoven. Cyber security breaches are not only difficult to clean up, but can negatively impact the company’s reputation and guests’ trust in the brand. To help prevent and identify POS malware infections, it’s important to keep payment systems as isolated from the rest of the network as possible. Nunnikhoven also recommends mapping out and understanding the flow of payment network traffic so abnormalities, such as data going out to an odd source, can be easily identified. “At the end of the day, you want to stop the attacker from infecting the system in the first place, but you want to be just as diligent in making sure that you’re [monitoring] outbound [traffic].” He adds: “The attacker needs to be able to get that information out [of the hotel’s network], otherwise it’s of no use to them.” hoteliermagazine.com “The key takeaway here is to be diligent in monitoring what is happening on your network.” THE HACK In the majority of recent cyber-attacks on hotels, the breaches were traced back to on-site restaurants and gift shops at the affected properties. “The reason is that these are high-traffic areas,” explains Mark Nunnikhoven, VP of Cloud Research at Trend Micro. POS systems are particularly vulnerable to attacks because they tend to run older versions of software and don’t necessarily get patched (fixed or improved to correct weaknesses) regularly, he says. “These systems also tend to be linked to various third-party payment processors and those processors can be a key point where [attackers] can exploit [the system],” he adds. The latest in-room technology is front and centre in the revamped guestrooms, with USB plugs on the bedside tables and an HDMI port on the worktable, allowing guests to connect their computer to the TV. The transformation also includes new spa-inspired bathrooms that open to the bedroom through an adjoining window. THE 2016 BUYER’S GUIDE SCENTS AND SENSIBILITY Hoteliers come clean on the challenges of selecting the right toiletry amenities for their brands BY DENISE DEVEAU BATHROOM AMENITIES may be considered a necessary evil when it comes to budgeting, but hoteliers know a carefully cultivated collection of soaps, shampoos, lotions and more play an important role in shaping a brand’s image in the eyes of guests. Depending on the operation and clientele it serves, amenity kits can run from below $1 for three basic products (e.g. shampoo, soap and lotion) to upwards of US$10 per guestroom. For more than 30 years, his company has been producing licensed brand products for hotel and spa customers in Canada and internationally such as Fairmont and Starwood, among others. Below are some of Hunter’s thoughts on amenities program trends: question was, are guests open to using a dispenser for their bath products? They want unique amenities that reflect the DNA of their hotel brand.” Each program tends to be run internally, he says. NO MORE IN-HOUSE BRANDING: “It’s all about retail branding today. That’s because people have confidence that certain brands offer quality. In 2014, Hali fa x-ba sed Holloway Lodging announced it would be internalizing its hotel-management functions after it acquired Royal Host. Last year, Temple Hotels opted to internalize its management services, saving 3.5 per cent of hotel revenues, or about $6.5 million. But the good news is, the future remains bright for management companies, which are intent on demonstrating their value to the hotel sector. “We have a pretty robust pipeline right now and we’re looking at lots of deals every single day,” says Tony Cohen, EVP, Business Development at Crescent Hotels & Resorts Canada in Toronto. “We would like to expand our presence as much as we can in Canada, but it’s all about strategic growth — we’re not going to take contracts just so we can have another asset.” The types of assets Crescent manages include resorts, upper-upscale fullservice hotels, boutiques, convention hotels, premium select-service hotels, and premium limited-service hotels, spanning the Marriott, Hilton, Starwood, Hyatt, Wyndham and InterContinental banners, as well as independent luxury hotels. Last year, Crescent began managing The Westin Prince, Toronto and Tryp by Wyndham Quebec Hotel Pur in Quebec City, bringing its Canadian portfolio to 13 properties. As a third-party management company, the goal is to increase the profitability of its managed assets, leveraging its size and scope to find savings and efficiencies through all layers of operations. “We bring value to an hoteliermagazine.com owner or an asset that maybe they couldn’t [achieve] on their own,” Cohen explains. These go beyond working as an extension of ownership by helping hotels’ culinary operations save money via cost-control and pricing strategy; revenue management; leadership development workshops; group advertising and marketing assistance. “Never should an ownership group look at our fee and think that’s a cost; it should be a fee that is creating more value, more profitability and ultimately increasing their asset’s value,” says Cohen. According to HVS, fees can range from two to three per cent of total revenue, plus a base fee. As Philippe Gadbois, SVP of Operations at Montreal’s Atlific Hotels notes, management fees don’t vary significantly from company to company. “We all compete on a pretty level playing field. So, sometimes you get contracts because of your relationship with a particular owner or developer. Sometimes it’s pure chemistry — they just like you better than your competitor.” With about 60 years of experience as an owner and management company, and with a portfolio of 61 hotels across the country, the Atlific team has cultivated a strong reputation in Canada with sales increasing from $424 million to $461 million from 2013 to 2014. Recent additions to the company’s managed assets include the Element Vancouver Metrotown, Hilton Garden Inn Montreal Airport and the newly opened Courtyard by Marriott and Residence Inn by Marriott, Calgary South. With regard to future growth, Gadbois has identified Quebec as an ideal area. He’s not alone. According to a new study by Colliers International Hotels, more than half of the investors surveyed indicated they are looking at central Canada (Ontario and Quebec) as the preferred region for investment. “Central Canada is bouncing back,” Gadbois explains. “There are more opportunities in Quebec — Montreal, Quebec City, MARCH/APRIL 2016 HOTELIER 53 specifically — than Toronto or Ottawa, for example.” However, due to the nature of the business, companies such as Atlific are not in complete control of their expansion. “Because we’re not developers, we’re at the mercy of the hotel developers or owners who ask us to manage on their behalf,” he explains. “When we have a longstanding relationship with certain developers, they will ask us where they should go next, but that is more a function of where the economic opportunities are.” Meanwhile, companies such as SilverBirch Hotels & Resorts hold greater control over expansion. SilverBirch is involved in multiple branches of the hospitality industry, including management, ownership and development. The company manages and/or owns a portfolio of 28 hotels operating under the Marriott, Hilton and Radisson banners. It’s hoping to continue its upward sales trajectory, growing from $162 million in 2013 to $196.2 million in 2014. “The most exciting thing happening here is that we’re still building out hotels — even in this down economy,” says Steve Giblin, president and CEO. SilverBirch currently has two 400-room hotels under development: the Marriott Calgary Airport and Residence Inn by Marriott in Calgary’s Beltline district; the latter is set to be the largest Residence Inn by Marriott in the world, Giblin says. Having the right tools is also essential to SilverBirch’s growth. In addition to offering upselling initiatives to boost sales performance, the company employs a revenue-generation team that uses 12-month forecasting tools to help them react quickly to changing market conditions. Technology is always top of mind for management companies. As Gadbois points out, this is nothing new. “We are heavily invested in and have staked a lot of our future on technology,” he says. “Because we’re a service business, it ultimately boils down to continuing to deliver at least what our owners expect and, ideally, a little bit more.” To this end, the team at Crescent has focused its resources on keeping up with digital media and distribution technologies, and evolving its sales and marketing division to keep pace. “We have not only increased the size of that department, but we have many more silos,” says Cohen. “Three or four years ago we didn’t have a digital media strategy — now we have several people within the corporate office dedicated to it.” But, say the experts, beware of sensationalist tech tools and gadgets that won’t stand the test of time. “Many of us have invested in technology that hasn’t been a smart investment two years later, but looked really cool when we saw it,” admits Giblin. “We have the ability to monitor and test [new technology] so that we stay on the cutting edge rather than the bleeding edge of technology.” So what does Giblin predict is here to stay? Plenty of outlets in guestrooms to accommodate the use of personal devices, as well as highbandwidth Wi-Fi. We manage under numerous brands, but behind the scenes they all work for our company.” Awards, employee recognition programs, benefits and career mobility are also important. “A whole basket of little competitive advantages makes a big difference in this industry.” Plus, it helps to pay equal to or better than your competitors, he adds. YOUR BOTTOM LINE IS OUR TOP PRIORITY. n Watch your costs: “You have to have a good handle on your revenue, sources of business and revenue mix on a daily basis,” he says. “The dynamic for hotels in Canada is a little different than in the U.S. Our wage rates are higher and our average daily rates are lower. When you do the math, the economics of running a profitable hotel in Canada are tighter.” Despite ongoing challenges, O’Neill says his company has its eye on Canadian expansion. “Our focus recently has been in the U.S. but we still have a lot of strength here in Canada. We have a long history running Canadian hotels so we’d like to grow our company here again. We’re looking for opportunities in both the acquisition side and the development and management sides.” with their guests, but the people component hasn’t changed,” says Cohen. However, in the current market, Giblin expects that this resource may be hard to hold onto. “I think that 2016 is going to be a particularly tough year. When the markets get tough, top talent goes where the best compensation is.” And in a down economy there is a greater risk of Canadian talent leaving for opportunities abroad. Offering opportunities for advancement as well as ongoing education also helps mitigate this challenge. Hotel chains are releasing new prototypes every few months and innovative amenities continue to capture consumer interest, whether it’s a robot delivering room service or virtual reality headsets in the guestrooms. What’s more, acquisitions continue to breathe new life into brands and increase the strength of loyalty programs. In this age of brand proliferation, independent operators struggle to capture market share. “It’s a unique segment when you try to isolate it because it has a very broad range of properties,” says Brian Stanford, senior managing director at CBRE Hotels in Toronto, listing off boutique hotels, full-service properties, small, family-run motels and units in secondary and tertiary markets. Unbranded assets are a significant slice of the pie — Stanford estimates about 70 per cent of Canada’s hotel inventory, and 45 per cent of the overall room inventory, is unbranded. And, what’s more, “From an occupancy perspective, there isn’t really a significant variance between how independent and branded hotels are operating versus the national results.” Independents checked in at 62.8 per cent occupancy in 2015, slightly below the national average of 64 per cent. This year, independents are forecast to increase occupancy to 63.5 per cent, just shy of the national forecast of 65 per cent. On the other hand, unbranded properties recorded a higher ADR than their branded counterparts, wrapping up 2015 at $151.66, compared to the national average of $143. “But that’s going to be influenced by a lot of boutique hotels that are running a fairly high ADR,” Stanford explains. That doesn’t mean the sector is without its challenges. “For those smaller independent properties such as motor hotels and motels, they’re going to have challenges as we’re continuing to see newer, branded hotels coming into a lot of these smaller markets,” says Stanford, identifying the Atlantic provinces, Manitoba, Alberta and Saskatchewan as suffering the biggest impact, as well as independents in Ontario — home MARCH/APRIL 2016 HOTELIER 57 GET WITH THE PROGRAM WELCOME HOME An intimate, cosy atmosphere is key to offering a seamless and memorable experience at The Pebble Bed and Breakfast (above) in Halifax to the country’s largest inventory of unbranded hotels. According to Stanford, consumers have a tendency to choose a branded hotel when booking through an Online Travel Agency (OTA) because of the quality and service guarantee offered by the brand, even if the independent operator may be as good, or better. But Ida Albo disagrees. The managing partner of the Fort Garry Hotel, Spa and Conference Centre in Winnipeg says OTAs can work in independent properties’ favour, due largely to the “Uber-fication” of the industry, where user reviews can make or break a business. “Selling through thirdparty sites has levelled the playing 58 MARCH/APRIL 2016 HOTELIER field for independent properties,” says the hotelier, adding guest-satisfaction scores, property class, location and rates also play a big role. “It’s become less relevant whether I’m staying at a Fairmont or an independent property,” she sums up. Aside from striving to earn top-notch user reviews, Fort Garry’s owners are constantly renovating and upgrading the historic property. The 240-room, century-old hotel was re-branded nearly five years ago to become a destination for weddings and events as well as a place for relaxation, thanks to its on-site Turkish spa, Ten Spa. “We’ve also started to incorporate free yoga classes,” Albo adds. The team recently replaced coffee makers with a coffee and cookie service, delivered 24-7 to the guestroom, as well as offering a discounted $15 breakfast for guests. Currently it’s installing outlets to accommodate a wide range of technology and outfitting rooms with fur blankets to impart a cosy, home-away-from-home feeling. These additions have generated results. “We’ve been able to achieve the same market share and RevPAR as branded properties in Winnipeg of a similar class,” Albo boasts, citing a more than five-per-cent increase in RevPAR and better-than-average occupancy, although she wouldn’t It’s not merely points redemption that’s attracting hordes of consumers to join loyalty programs. Programs linked with credit cards, the ability to earn Air Miles and Aeroplan points and discounts at businesses around the world make it nearly impossible for independent hotels to level the playing field. But hoteliers across the country are certainly trying. Early last year, Hôtel Le Crystal in Montreal developed its own loyalty program. “We know that [loyalty] programs are important for guests and as we are not a branded hotel, we cannot offer a points program, as Starwood does, for example. So we decided to go with the ‘more services included’ approach,” says Guylaine Thériault Rehel, marketing manager at Hôtel Le Crystal. Guests can earn points towards early check-in privileges, free room upgrades and foodand-beverage credits at the on-site locavore restaurant, La Coupole. Meanwhile, the team at Winnipeg’s Fort Garry Hotel, Spa and Conference Centre has implemented a “City State of Mind” (CSM) guest-loyalty program, offering points redeemable towards guestroom nights, Ten Spa services, classes at a yoga studio and the onsite restaurant. “We introduced it about three years ago, when we were looking at how to compete when you’re an independent property and you don’t have [a loyalty program],” says Ida Albo, managing partner. “I would say the uptake on the loyalty program is really not that strong for us. We try to do it, and we continue to do it, but it hasn’t been a driver. We can only give you points you can redeem within the property.” As part of the CSM program, for every dollar spent, the customer earns one point; once they earn 1,000 points, they will receive a $40 gift card. share specifics. “We’re lucky we’re an independent property,” she says, adding “we don’t have a lot of overhead relative to the big chains. The biggest challenge is those third-party sites have generated a lot of business for hotels, but have also put downward pressure on rates. They also take a big commission [20 per cent],” she says. Meanwhile, one of the challenges hoteliermagazine.com the team at Hôtel Le Crystal is preparing for is the change of supply in the Montreal market. “As the Fairmont Queen Elizabeth will be closing soon [to undergo renovations] we need to be prepared to accommodate more corporate clientele and groups. We are a small property (131 suites), so we need to be wise not to lose any business as that will be an opportunity for us next year,” says Guylaine Thériault Rehel, marketing manager. It turns out 2015 was an excellent year for Le Crystal, which generated a 12-per-cent uptick in RevPAR and $249 ADR. “[It] was our best year since we opened,” boasts Rehel. “We are a young property (we opened in June 2008) and we did major renovations two years ago to be sure our product is still top quality. We changed the rugs in the suites, recovered the sofas, changed the TVs for bigger and newer ones, replaced the duvet, bed sheets and pillows. We also changed almost all the furniture in the lobby, to give the hotel a fresh look.” GOOD THINGS, SMALL PACKAGES Operating a small bed-and-breakfast allows the host to connect more deeply with guests, who in turn pen positive user reviews and reward hoteliers with repeat business. “It’s not a conveyor belt,” laughs Irish-born Elizabeth O’Carroll, who has been running The Pebble Bed and Breakfast in Halifax for the past 17 years, where rates range from $245 in May to $295 from July through October. Recently, The Pebble earned the number-1 bed-andbreakfast distinction in the city from TripAdvisor. One reason is the luxe amenities on offer, including feather beds, goose down duvets, hydrotherapy baths and London-based Molton Brown toiletries. Inside the big European kitchen, the host treats her guests to her special Pebble blend of coffee, while getting to know them and recommending parts of the city and restaurants to visit. That level of personalization extends to the reservation system. “I don’t have online booking and that was a conscious decision on my part,” she adds. “It doesn’t take me long at all to respond to an email or pick up the telephone.” But it’s not easy operating an independent establishment. “One of the challenges is marketing: I rely on search engines’ rating systems because I don’t have the budget for marketing like big hotels do,” says O’Carroll. She also lacks the flexibility to accommodate free cancellations with short notice. But when it comes to rising above the sea of brands, hoteliers agree that being firmly engrained in the community — whether it’s serving locally sourced fare at Hôtel Le Crystal’s La Coupole, to sourcing artwork from Halifax at The Pebble, or supporting arts and culture initiatives at Winnipeg’s Fort Garry hotel — is key to lasting success. “We’re a very strong community-oriented hotel, so most of our marketing budget is like a sponsorship budget. We’re very active in the community and support a number of non-profit and arts and culture groups through events at the hotel and through different programs that we have,” says Albo. “This is where we generate our revenue, so let’s be good to our community, and, then in turn, our community will be good to us.” u hoteliermagazine.com OPERATIONS SMALL BUT MIGHTY HOTEL DEVELOPERS REVEAL SPACE-SAVING TACTICS TO BOOST PROFITABILITY AND IMPROVE THE GUEST EXPERIENCE BY CAROL NESHEVICH LET’S FACE IT: real estate suitable for large hotel developments isn’t exactly plentiful in urban markets these days. And it’s not much better in secondary or tertiary markets, either. In Canada, and around the world, it’s getting harder to find sufficient space for new hotel builds and the challenges of keeping costs low and profits up are pushing developers to use creative design techniques to build hotels with smaller footprints — without impacting the guest experience. The idea for V- b was first introduced in late 2014 as an upper-midscale brand aimed at the urban/primary markets; last year, V - b’s mid-scale sister hotel brand, GLo- , was introduced for the secondary or tertiary markets. “The premise that these brands were built on was maximizing space and using everything wisely,” says Hulbert. She says the GLo- concept received massive interest from members before the prototype was even finished, and V- b currently has a number of projects in development in Los Angeles, Chicago, Miami, Staten Island, N.Y., Little Rock, Ark. and Springfield, Mo. “With some of our V- b sites, we’ve had really good opportunities in pockets of Miami, for instance, where you’d wonder, ‘where would you even build?’” she says, of the prototype that MARCH/APRIL 2016 HOTELIER 61 ECONOMICAL FOOTPRINT V-b’s 3,476-sq.-ft. prototype lobby features a bar, front-desk pods, check-in kiosk and virtual concierge (above); TownePlace Suites by Marriott (at right) features a tuck shop that allows guests to satisfy their cravings without the cost of running full-service F&B operations features 101 keys. “But we’re building them in an L-shape to get the right number of rooms. We can be creative in how we’re getting rooms into these sites. So it’s really about that flexibility.” Then there’s the smaller room size, a trademark of this trend. “In a typical guestroom, you walk in and there’s an entry corridor, a bathroom off to one side and usually a closet off to 62 MARCH/APRIL 2016 HOTELIER the other,” says Hulbert. “[With GLo- ] we eliminated that whole portion of the room, saving us anywhere from 25 to 35 sq. ft., and just opened right into the room. Then we centreloaded the rooms back to back [via the bathrooms], and with that space savings, developers’ eyes just lit up; because they knew that square-foot savings per room was just tremendous.” Tighter spaces also means financial savings. “Slightly smaller rooms means less utility costs to heat and cool the room,” says Eric Watson, chief operating officer at MasterBuilt Hotels, a Calgary-based hotel development company that currently holds the master territorial agreement to develop the Microtel by Wyndham brand across Canada. “From a housekeeping point of view, they can turn a room a little quicker, there’s less common area to mop up; you’ve got all those things adding up and it drives down your operating margins.” Featuring a smaller footprint, on average 87 rooms, but ranging between 60 and 125, is in fact, a core element of the Microtel identity. “Effectively, we’ve taken an economy-sized box and run it to compete in the mid-scale market,” says Watson. The key is to make the rooms small enough to drive savings, but not so compact that the guest experience will be affected. Microtel hotels cost 10 to 30 per cent less to develop compared to competitors in a similar space, he adds. “We’ve got a lower capital cost, so right away we can compete at a slightly lower rate.” Furniture can go a long way in making the most out of a small layout, adds Anil Taneja, president, North America for Palm Holdings Inc. “In our Holiday Inn Express in Halifax, instead of couches, we’re going to have chaise lounges in all of our king rooms,” says Taneja of the hoteliermagazine.com 325-sq.-ft. guestrooms. “Another thing we’re doing in some of our hotels is using barn doors, [which slide rather than swing open]. So with a barn door between the bathroom and the bedroom, or in a variety of other places, you don’t need a full 180 degrees of space for the door to open. Those are great space-saving tactics and we’re seeing a lot more of that,” he adds. Other tactics include cupboards or drawers built into furniture, multi-functional pieces of furniture (combining a desk and cupboard, for instance), and work desks that can be pushed into other furniture and hidden away until needed. Meanwhile, creative lighting can allow a space to serve different functions and dayparts. “Lighting can make a space feel completely different, especially with open lobbies,” says Best Western’s Hulbert. “You don’t want the place where you got your coffee in the morning to look like the same place you’re going to get a dessert and maybe have your wine at the end of the day, so they’re looking at creative space transformation through [lighting] gestures.” Lobbies and other communal spaces, including food-and-beverage areas, are being transformed to become more space-efficient without sacrificing utility or aesthetic value. “A lobby isn’t just a lobby anymore,” she adds. As an example, lighting helps transform the ambiance of the bar at the V- b from daytime to nighttime. “The bar has a wire mesh facing, and the back is backlit, so we can actually change the colours so it almost looks like a different piece of furniture. And we can dim and colour the lighting that hangs down over the bar.… Because we’re using all LED lighting, you can do so much,” she explains. Another benefit of multi-functional common spaces is the potential labour savings. Taneja cites the example of the Bistro concept in Courtyard by Marriott properties, featured at Palm’s Courtyard by Marriott in Waterloo, Ont. “One of the enhancement options [with the Bistro] is to put a mini kitchen in the front,” says Taneja. “The Bistro actually integrates part of their lobby, so if you put a mix of soft seating and hard seating, you can double up a restaurant as a lobby. We have our bartender go out into the lobby, since it’s open, and offer drinks to people anywhere in the lobby. And when it’s empty, we can create an inviting space and have that person double up as a lobby ambassador, welcoming and greeting guests.” During slow times, it eliminates the need for a cook in the back and a server in the front. “Instead you’ve got a mini-prep kitchen in the front where you can offer a limited menu and just have one person on that quiet evening who is both cooking and serving,” he adds. Are smaller hotels here to stay? Absolutely, says Watson. “The only way you can develop new hotels in a big chunk of the market these days and make money at it is to design more efficiently,” he explains. Best Western’s Hulbert adds, “I don’t know that we’ll ever go backwards, where really big is really good. After having success with the smaller size, why would you?” u C M Y CM MY PARKING WARS In terms of space, parking has traditionally been a challenge, particularly in busy urban areas. “Parking has been one of the largest space issues at hotels, because you need your land footprint to accommodate it,” says Anil Taneja, president, North America for Palm Holdings Inc. He notes that while hoteliers can dig down for underground parking, it’s an extremely costly endeavour, valued at $20,000 per parking space, depending on the location. But Taneja is noticing a positive trend that may make the parking crunch less of an issue for new-build hotels going forward. “We’re seeing that the space requirement for parking is certainly a lot less than it used to be,” he explains. “People are commuting using various other forms of transportation — especially with the advent of Uber.” According to Taneja, smaller parking lots may become the norm, which is great news for hotel developers. “So with less usage of vehicles, we see reducing the need for parking, causing less of a strain on the operation, and that’s probably one of the biggest space-savers we’re seeing.” hoteliermagazine.com CY CMY K EQUIPMENT SETTING THE SCENE Today’s dinnerware provides hotel chefs with unique ways to showcase their creativity while considering style and functionality BY REBECCA HARRIS W hen choosing dinnerware for a hotel restaurant, it’s easy to get caught up in the latest trends — whether it’s hand-painted ceramic bowls, or elegant, flat plates. But before deciding on a show-stopping table setting, buyers need to consider what’s going on (or in) the dish. “I think where people sometimes go wrong is they pick form over function,” says Luke Mathot, FRHI Hotels & Resorts’ corporate director, Food & Beverage, Americas. “When you select dinnerware, you have to ask, ‘Does it make sense for that dish?’ There might be a really cool plate that’s completely flat and doesn’t have any edges, but in restaurants that serve pancakes with maple syrup, you’ll get maple syrup all over the table.” Daniel Craig, executive chef at Delta Toronto, lists a number of other issues worth considering: Do the dishes keep the food hot? Ergonomically, does the dinnerware make sense for the server? If guests order multiple, shareable items, does it all fit on the table? “It has to look good, of course, but the practical stuff is huge,” stresses Craig. That’s not to say dinnerware has to be all about practicality. While food is usually the star attraction at restaurants, the tabletop is becoming an increasingly important part of the show. “Restaurants aren’t just about food anymore. They’re about the whole package: the lighting, the music, the glassware, the napkins,” says Mathot. “Dinnerware 64 MARCH/APRIL 2016 HOTELIER plays a huge role because it’s the canvas on which the food is presented.” These days, one of the trends influencing dinnerware is the shift from fine-dining to a more relaxed, farm-totable approach. Many chefs are now opting for plates and bowls featuring a handmade, casual look, rather than the white porcelain dishes that have been popular for years. “We’ve seen a lot of plateware that matches [the casual trend], celebrating the imperfections of dishes that come out of the kiln,” says Craig. “Not everything is identical.” A more handcrafted look is on the table at Delta Toronto’s SoCo Kitchen + Bar, a sleek but casual eatery that serves Mediterranean-inspired cuisine. The restaurant, which opened in 2014, features kiln-fired heavy stone plates; wood boards (made from Ontario black walnut) for pizzas, burgers and charcuterie; and cast-iron pots for the warm eggplant and burrata dish. “We purposely try to stay away from the classic white, round, 12-inch plates,” says Craig. For Craig, the most important style consideration is that the dinnerware matches the concept of the restaurant. “It’s easy for chefs to say ‘I want this plate because it looks insane and I saw it in a restaurant,’ but does it make sense for the room?” Linda Cheng, EVP of Montreal-based Groupe Satori, agrees. “The dinnerware has to reflect the personality and concept of the restaurant,” says Cheng, whose company recently opened the upscale Pan-Asian restaurant, East, at the new Renaissance Montreal Downtown Hotel. The restaurant is based on an old Shanghai concept, a nod to the city’s deep culinary roots and modernity. For example, white and pale items such as sea bass and tofu are presented on black ceramic plates, while the steak dish (called Siam’s Steak 1855) is laid out on a wood plank. On the more traditional side, the Beef Panang Curry is served in a mini cast-iron cauldron; and bao, a Chinese bun, is served in a bamboo basket. “It’s either modern to go with our hoteliermagazine.com concept or traditional because that kind of dish deserves to be presented in an authentic way,” says Cheng. For some hotel companies, it’s also important to stay local whenever possible. FRHI is currently exploring its dinnerware options for Victoria’s Fairmont Empress Hotel, which is revamping its restaurant, bar, lounge and tearoom. Mathot says it’s in the process of selecting plateware, so decisions have yet to be made. That’s huge because plates are highly expensive,” says Daniel Craig, executive chef at Delta Toronto. ❖ Don’t over-purchase: “It’s easy to say, ‘We’ve got 100 seats, we’re going to need 100 of this plate, plus 100 back- ups in the event of breakage,” says Craig. “Chefs are creative people, so it’s easy for things to get stale and youwant to move to another product. Don’t pack your storeroom with plates you’re never going to use.” ❖ Get a stamp of approval: Linda Cheng, EVP of Groupe Satori, suggests buying commercial dinnerware that meets the standards of the British Standards Institute, BS 4034. “It guarantees that it’s low in porosity, so it lasts longer, but we see in the varnish that it’s good quality,”says Cheng. “The look of quality is very important.” ❖ Mix and match materials or colours: “It could be wood, stone, cast iron, copper, stainless steel, or white china — a different mix of some of these things could be perfect,” says Luke Mathot, FRHI’s corporate director, Food & Beverage, Americas. “You can’t have a football team with all quarterbacks and you can’t have a basketball team with all centres. Same thing with your china.” ❖ Don’t be too cost-conscious: “As far as cost is concerned, one area you should never skimp on is amazing china,” says Mathot. “Life is too short to use bad dinnerware.” MARCH/APRIL 2016 HOTELIER 65 the restaurant were to use a wood board for cheese or house-made charcuterie, for example, “there’s a ton of Douglas fir up there, so we would actually use the local wood,” says Mathot. “Whenever we can work with a local artisan or purveyor using local products that fit within the environment, we will.” While the trend toward more rustic, handcrafted tableware is taking over, white dinnerware still has its fans. At the Harbourstone Sea Grill & Pour House, located inside the Halifax Marriott Harbourfront, the decor highlights bold colours such as orange and deep walnut, but the dinnerware is white. “We always gravitate to white because we want the focus to be about the food and not the vessel,” says executive chef Trevor Simms. The pieces have soft, rounded edges, which reduce breakage and are versatile. “Specific shapes tend to come in and out of favour with customers. For example, square and rectangular plates were really hot for a while,” says Simms. “But if you take a rectangular plate that has rounded edges on it, for some reason, you tend to get a lot more use out of it. You can use it for an entrée or appetizer.” Simms says the longevity of an item is a key consideration. Smaller operations can easily switch up their dinnerware, since they might only be buying 50 pieces of an item. “For a place like us, that’s a $40,000 to $50,000 conversation,” says Simms. “When we select a piece, it needs to have legs to it.” With regard to glassware, Simms also wants products that last. At Harbourstone Sea Grill & Pour House, the team sources lowball and highball cocktail glasses from Libbey, which includes a DuraTuff treatment to increase the resistance to mechanical and thermal shock. “It’s the kind of glass that can take a bit of a beating and you won’t go through a ton of breakage every year,” says Simms. “Stackability is also important because in every operation, real estate is the thing that you don’t have enough of.” u The largest food innovation tradeshow is back on April 13th! As part of its nightly turndown service, the hotel also offers chocolates made at the Newfoundland Chocolate Company and special creations from its pastry chef. The hotel’s core customers are young professionals aged 30 to 55, mostly from Atlantic and central Canada but some are from as far away as Europe. “They are really comfortable with staying in boutique hotels and we have captured our market share from that market,” he adds. Not surprisingly, his team of 55 associates is responsive and attentive. “If we take care of our clients, we will build a relationship and foster a mutually beneficial long-term relationship,” he says. But to ensure success with guests, hoteliers have to treat employees properly. “All too often the internal guests (our co-workers) are forgotten. As the GM of the classic rock-inspired hotel, Jag, located in North America’s oldest city, Laite believes service, not amenities, sets the hotel apart. “It’s everything,” says the 47-year-old. “To step away from the pack, we have to provide exemplary service. We have to be aware of who our customers are, what their needs are and then ensure we deliver.
