GRASS ROOTS
Our plans for a Saturday gathering got skunked by ole mother nature, but she rewarded our
patience with a beautiful Sunday for a very well attended meeting of the two AAA chapters in
Florida. The Florida Cub Flyers, Inc. and the Florida Antique Biplane Association, Inc.
converged on a venue that is well named for our type of aviating. David and Ann Gay,
welcomed us to their dream come true, Grass Roots Airpark. David and Ann created this
wonderful aviation destination from nothing but bare ground and it has flourished under their
guidance. There are now plans and action underway to further enhance the property with
the building of unique hangar/man cave units as well as the development of some beautiful
wooded lots with runway access. Contact David at 407 234 6986, grassrootsairpark.com
or [email protected], if you would like more information on how to select and acquire
these properties in beautiful central Florida. It stays warm there in winter and is south of the
cold/rainy fronts that roll over
north Florida during that time of year.

We managed to fill the open area in front of the club house and community hangars with
planes and people. Everyone participated in the “Toys For Tots” portion of our function and
filled to overflowing the collection box supplied by the Gays.
The visiting, catching up and plane inspections started with the first arrivals and lasted until
the last dog went to ground. The Cub Crafters bunch was there in numbers with quite a few
Sport Cubs and Carbon Cubs gracing the large grassy ramp. Of course, there were plenty of
original Cubs on hand, too.
.
2
As is usual when we attend a function at Grass Roots, the catered BBQ meal was
wonderful. Our members, who were assigned desserts to share, outdid themselves with a
variety of delicacies being offered up for consumption. It seemed everyone sampled multiple
examples of the confections on hand. One thing is for sure. There was no reason to go
home
hungry.
If you are a member of one of these AAA Chapters and did not attend, you missed a
wonderful gathering of the AAA wings. There are more to come, at a variety of unique
venues during the 2013-2014 season. Join the fun and excuse to actually go fly to a meeting
of folks with your particular aviation interest in common. If you're not going to fly 'em, sell
'em
to
someone
who
will.
We, in the two AAA Chapters, represent the true definition of grass roots aviation and
express our gratitude to David and Ann for inviting us to share their dream at Grass Roots
Airpark. What a great day we all experienced.

MEMBERSHIP CONTEST
The very best way to encourage Cub owners to join our fun is through existing members.
We ALL have a pretty good idea who the Cub owners are in our immediate vicinity. A face
to face encounter is the best introduction to the Florida Cub Flyers, Inc. You have something
immediately in common with the new potential member. Ask them to join you to attend one
of our functions. Fly to the function in a gaggle. Make sure you host them properly once at
the function and introduce them around so they don't feel like a "fifth wheel". Get me their
email address so that I may put them on the newsletter distribution list so they can see what
they are missing.
The membership contest will commence NOW and run until the end of February. The
member who sponsors the most “new” members will win a gift certificate for breakfast for
four at Chalet Suzanne. New means not previous members of FCF. Your name must
appear on the membership app as the sponsor to count.
Bob & Lee Blankenship have already scored one point in the contest as they sponsored
Jayson & Chris Owen, PA 12 owners, from Tampa, Florida.
Willie Lee is in the running having sponsored
Mike Doyle-PA 18 Loxahatchee, Florida.
Tom Clark has joined the hunt for the Chalet Suzanne breakfasts with the membership of
Harry Hughes-Legend Cub-Port Orange, Florida.
John Moreland sells ‘em and then enlists the new owner to join FCF,
Walter “Bud” Carlson- Carbon Cub-The Villages, Florida.

AERIAL LOOP
TERRY BOLGER
THIS WAS A PRE-ADVENTURE PLAN THAT HAS NOW COME TO FRUITION.
Leaving Sunday with the Cub float plane for the completion of the "Aerial Loop." Will be
following the loop made in 1986 by the "Tarryon", a boat that Mary Jeanne and I lived on for
27 winters. The Great Loop in boating circles is the 5400 mile circumnavigation of the
eastern third of the United States. Those who complete it are called "loopers." Boaters have
two choices, the Mississippi down to the Gulf or the then newly completed Tombigbee Route,
using the Tombigbee Canal and all the rivers & lakes to which it connects. We chose the
Tombigbee Route for it was a purportedly more scenic and less industrial route.
8
In April of last year, the Cub flew the first portion of the Great Loop from Marathon, Florida
going up the East Coast through New York Harbor to Albany, New York, then west on the
Erie Barge Canal to Niagara Falls, New York, then along the Eastern shore of Lake Erie to
the bottom of Lake Michigan to land at Bigfoot Airport Wisconsin, homebase for the Cub float
plane. This followed most of the path that the Tarryon* took in 1987 with the exception of 241
mile Trent Severn Waterway Canal System, starting at Trenton, Canada and coming out at
Port
Severn
Georgian
Bay,
Canada.
Intend to follow all of the rivers, lakes, and trenches which make up the "loop" using the
Tombigbee Waterway. The trip will be about 60% longer than flying direct from Bigfoot to
winter home base of Stuart, Florida. The 9 month boat trip was made with people of similar
interests and destinations. They became lifelong friends with whom we boated for years. The
flying
loop
will
take
3
to
4
days
depending
on
weather.
Going down the Tombigbee Waterway Route will "splash and dash" at the rivers that make
up the waterway: the Mississippi, Ohio, Tennessee, Black Warrior, the man-made
Tombigbee Canal and the Blackwater River plus the Pick Wick Lake & Mobile Bay. Will not
cross the Gulf of Mexico to Clearwater as we did in the boat; instead, will hug the shore
down to Fort Myers Florida , then across to Stuart by way of the Intra Coastal Waterway and
Lake
Okeechobee.
Will forgo "splash & dashing" in the Illinois River and portions of the Mississippi and Ohio
Rivers due to the Asian Carp. Can imagine what the newspaper headlines would be , "Asian
Carp Mid Air Crash with Alaska Bush Plane" or "Asian Carp Smacks Down Handsome
Alaska Bush Plane Pilot." Will look into where they feed, the edge of the river or the middle
of the river. Will do an "Aerial Splash & Dash" 10 feet over the water! They don't jump 10
feet,
do
they?
Will be trying new location for video camera with audio hook up. It will not be limited to 45
second E-mailable segments. Will now be able to upload to YouTube with longer
segments. Will see how that works! Will be trying to hook up with Marathon boating friend
who is moving his boat back down to Florida somewhere along the Tombigbee at about the
same time . Should be interesting two moving targets-one waterborne, one airborne.
* The boat name Tarryon is a play on my name Terry, plus Carry on, and "to Tarry" or go
slow. It was, and is a slow trawler. It seems a bit of a stretch now, and I imprudently used it
as
my
email
address
which
causes
much
spelling
confusion.

> **The Tombigbee (Tenn-Tom) is the largest earth moving project in history, requiring the
excavation of nearly 310 million cubic yards of soil or the equivalent of more than 100-million
dump truck loads. By comparison, the French dug about 105 million cubic yards in building
the Suez Canal and a total of 210 million cubic yards of earth were removed from the
Panama
Canal."

WASTING RESOURCES
As members of the Florida Cub Flyers, Inc., we want you to participate in our functions.
That’s the whole idea of the organization, to give members a reason to go fly.
If you sign up to attend, please make every effort to make that happen. Our hosts are
reimbursed from the treasury for the number of members that plan to attend. It is important
that we get an accurate head count for food prep and proper host reimbursement. These
folks go to a lot of trouble to make your entertainment possible.
On the other side of the coin, if you say you’re going to be there and then you don’t show, we
waste valuable resources ($$$) of the group. We are in good financial condition but we sure
don’t want to whiz money away. Thanks for your cooperation.

You now have the opportunity to own your own hangar on your own lot at one of the most premier airport communities
in Florida… GRASS ROOTS AIRPARK.
Grass Roots Airpark Properties, Inc., the developer and owner of Grass Roots Airpark is offering ½ acre hangar lots for
sale. These nine lots are located adjacent to the existing hangars and clubhouse and have direct access to the runway.
Hangars will be oriented to the north or south, and each will have an attached multi-purpose, air-conditioned space. The
air-conditioned spaces surround a common area garden, with an open pavilion, which can be used for cookouts and
hangar community gatherings.
The concrete block hangars range in size from 2,000 square feet to 3,814 square feet. The air-conditioned spaces range
in size from 519 square feet to 814 square feet and include a full bath (with shower), a wet bar/break room, storage, a
17
pilots lounge, a computer/hobby space, and a covered porch. There are three different hangar designs and three airconditioned plans to choose from, which can be selected in any combination. Lot prices start at $38,500.
Use of the runway and the existing clubhouse is granted by a transferable Runway Use Agreement. The 3,400 foot long
turf runway is one of the finest you will ever experience. The 1920s vintage craftsman style clubhouse offers a great
venue for fly-ins and gatherings.
Please look at the following designs and call David Gay to RESERVE YOUR LOT NOW!

♦ INDIVIDUAL OWNERSHIP ♦
♦ RUNWAY USE AGREEMENT ♦
♦ HANGAR OWNER’S ASSOCIATION ♦
♦ DESIGN AND CONSTRUCTION ♦
Each hangar lot will be individually owned and have its own septic and electric service. Real estate
taxes will be levied individually. This is not a condominium or a land lease.
A Runway Use Agreement, between the lot owner and Grass Roots Flyers, L.L.C., will be recorded
upon closing of each lot purchase. This agreement spells out the rules and guidelines for use of the
runway as well as the cost formula for maintenance and other expenses. This agreement is
transferable, permanent, and binding on both parties. The cost is calculated by the following
19
formula: All expenses associated with the runway, plus a 20% fee for other grounds maintenance
and clubhouse use, plus a 10% management fee, divided by 36. Based on this formula, the annual
fee for 2013 is estimated at $973.00. This will vary from year to year.
The Hangar Owner’s Association, run by a board elected by the hangar owners, defines rules,
maintenance, and other obligations. An annual fee will be assessed to cover maintenance of the
grounds on the nine hangar lots and other miscellaneous expenses of the association. Grounds
maintenance of the hangar lots will be contracted out so that each lot owner will not be required to
mow or perform other grounds maintenance. This assures that all lots will be consistently
maintained. The developer, Grass Roots Airpark Properties, Inc., will perform this
maintenanceunless the board decides to contract this to someone else. This will initially cost $75.00
per month for each lot owner. A one-time capital funding of $1,500 is due at lot closing. These
funds will be used to construct, furnish, and landscape the common area pavilion.
In order to maintain design continuity for the entire hangar community, all buildings will be
designed by David Gay, Architect. Drawings for hangar designs “A”, “B” or “C” with A/C floor
plans “1”, “2”, or “3” in any combination, with expansions, options, or minor changes will be
provided for a fee of $1.00/sq. ft. Options include: expanding hangar depth, overhead door on side
wall, additional windows, double door between hangar and A/C area, additional block coursing (to
add height to the hangar), and upgraded finishes. Custom designs are also possible. To obtain the
best pricing, each hangar building will be competitively bid to three pre-qualified builders. Overall
project costs will vary depending on the design, size, options, finishes, and lot selection. Costs,
including lot, fees, and construction, should range between $160,000 and Project management and
construction administration will be provided by David Gay, Architect. As the owner’s
representative, the architect will provide services such as: Coordination of bidding, contractor
selection, site management, inspections, processing of payments and lien releases, selection of
fixtures and finishes, regular site visits, and final punch lists. This service, for a fee of 4% of the
construction contract, will help provide quality control as well as keep the construction process as
simple as possible for the lot owner.
Information contained herein is subject to change without notice or obligation.
