MMBA Home Show BOOTH 7 If the thought of spring cleaning makes you long for winter, it’s time to think about these annual chores in a new way. By dedicating just a few days to complete these simple tasks, you will keep your home running smoothly and protect your investment at the same time. INSIDE YOUR HOME: As the weather gets warmer it’s important to ensure your windows are in good working condition. Inspect all windows for proper operation and a tight fit. Clean the window tracks and check that the weatherstripping hasn’t cracked or torn. Preventing unwanted outside air from leaking into your home also will reduce your energy bills. Remember, open windows can be hazardous, especially to young children. Screens are designed to keep insects from getting into a home; not to prevent a child from falling. Parents need to take action to lessen the potential risks of accidental falls from windows. To prevent outside pests from entering your home, look for cracks and holes on the outside of your home and seal them up. Be sure to include points where utility lines enter the house. Also address damage to the basement foundation and windows. Check for evidence of termites such as sagging floors and ceilings or dry, brown tunnels in the ground near the home’s foundation. Seed and feed the lawn and plant annuals, cut back perennials that need pregrowth pruning. SPRING MAINTENANCE TIPS TO PROTECT YOUR HOME’S VALUE: Clean your gutters of debris. Yes, you have to do this in the fall and the spring. Long winters bring a mix of storms and heavy winds that can carry a lot of debris to your gutters. Remember, focusing on these small jobs now will save you time and money in the future! For more home maintenance advice, contact the Mid-Minnesota Builders Association at 218-829-4982 or go to www. midmnba.org for a list of our members. Have your air conditioning system inspected and cleaned. If your system has a filter, replace it every three months to keep your unit working efficiently. Warmer weather also means that pests – including ants, roaches, rats, and termites – will be looking to join your household. Keep them out by sealing cracks and openings along baseboards, behind sinks, and around pipes and windows. And, repair holes in door and window screens. OUTSIDE YOUR HOME: Check the condition of glazing compound, caulking and exterior paint. Replace or paint as needed. Exchange glass and screens in storm doors and/ or windows. Ensure the screens are clean by washing gently with soapy water. Inspect your roof for snow damage. MMBA Home Show 11 See us at the Show! See us at the Show! BOOTH 72 BOOTH 20 J.A.G. INTERIOR LLC. It is also the place where families will raise children and spend many hours making lifelong memories. So it’s important to maintain your home in good condition and make sure it offers a clean, comfortable and safe environment for many years to come. This checklist contains tasks you should complete at least on an annual basis to keep your home operating efficiently and to protect your investment. ANYTIME DURING THE YEAR: qCheck all connections to your electrical system for possible hazards. Check cords and plugs of all electrical appliances for fraying or signs of wear. Repair or replace as necessary. Do not overload extension cords. q Test your smoke detectors, carbon monoxide detector and radon detector for proper operation. Clean the units with a vacuum or cotton swab and replace batteries and light bulbs if needed. qHave your heating and air conditioning system(s) inspected and cleaned. If your system(s) has a filter, replace it every three months to keep your unit working efficiently. q Inspect all doors and windows for proper operation and a tight fit. Clean the window tracks, clean and adjust the door thresholds and check that the weatherstripping hasn’t cracked or torn. Preventing unwanted outside air from leaking into your home will reduce your energy bills. qCheck interior paint and touch up or repaint as needed. qInspect the attic insulation. Make sure the entire ceiling area is covered. Check that the insulation has not blocked vents in the eaves to prevent buildup of condensation and to allow proper air circulation. Insulation should also not be touching the underside of the roof sheathing. qOil motors of appliances as directed in instruction manuals. qPeriodically check storage areas, closets, and the basement to make sure no oily rags, gas cans, painting supplies or flammable cleaning materials have been stored and forgotten. These items could be a fire hazard and should be discarded. qCheck that the alarm and circuits of your security system are in working order, inspect the sensors one by one, and check primary and backup batteries monthly. qInspect your stairs, steps and ladders for damage or broken pieces that could cause someone to fall. Make sure handrails and railings are sturdy and securely attached. IN THE SPRING: q Check the condition of glazing compound, caulking and exterior paint. Replace or paint as needed. qExchange glass and screens in storm doors and/or windows (also in autumn). qInspect the roof for snow damage. qCheck for evidence of termites such as sagging floors and ceilings or dry, brown tunnels in the ground near the home’s foundation. qSeed and feed the lawn and plant annuals. Cut back perennials that need pre-growth pruning. IN THE AUTUMN: qMulch perennials that need protection from winter weather and prune those that should be cut back in the fall. qRake and compost leaves. qRemove hose connections and store hoses to avoid freezing. There are many more tasks that you can complete throughout the year to keep your home in good working order.
