Like every year, the RE/MAX Realty
Rendezvous has left my team and me
energized and motivated to make 20142015 a super productive year, one of the
very best that we have had so far in
RE/MAX and the reason for that was
meeting all of you, spending time with the
Regional Owners at the Regional Owners
Review Meet, seeing all the top performers
pick up awards at the Night of the Stars,
having a fun-filled evening with all of you at
Vishala and lots more. The team and I
would like to thank each one of you who
joined us at the convention and we wish all
of you all the very best for this year and I
would like to extend a very special thank
you to Manan, Aashil, Pranjal and their
team for hosting a great convention; Chip
Brekken for taking out time to be here with
us at our convention and leaving us
motivated and Jeff Scislow, our special
guest for spending some quality time with
all of us.
RE/MAX India will be an accountability
partner for each of its regions’ and will be
working closely with them to help them
achieve their goals, the Regional Owners
will be accountability partners to each of
their Broker Owners’ and so should a
Broker Owner be their Agents’
accountability partner. Whether you a
Regional Owner, Broker Owner or a
Broker Associate, get your business plan
and then let your Accountability Partner
motivate and lead you to the successful
completion of your annual goals.
With the final results of general elections
in, one can feel the winds of change and
the “wait and watch game” in Real Estate
will be put to rest, market sentiments are
bound to get affected and our industry will
definitely be looking forward to a feeling of
potential optimism. All in all, we are
looking forward to a highly productive and
profitable year and all of us together will
have to make it happen!
We have had a great beginning to the year
with new Regional Owners, Franchise Cheers!

and it is a treat to see that the last two months have
been an eventful couple of months for all our regions
across the country with RE/MAX Delhi NCR, RE/MAX
Pune, RE/MAX Haryana, RE/MAX Punjab conducting
Discovery Days in their regions to look for
prospective franchises and agents and RE/MAX
Hyderabad participating in the FRO held in
Hyderabad. This belief holds true for all our Franchise
Owners & Agents as well, your road to success lies in
recruiting an agent and doing a transaction!

Here we grow again!
RE/ MAX joins hands with K. Balaram Praveen & Atul Kumar Jain
as the Regional Owners of RE/MAX Greater Vishakha. We wish
the two of them all the very best for their journey with RE/MAX,
with them at the helm of our regional operations in Greater
Vishkha, we are sure that RE/MAX will gain strong foothold in

The region of RE/MAX Delhi NCR enjoyed the added advantage of

Franchise Sales Workshop
With franchise sales being the back bone for any region to be successful, RE/MAX India is
committed to make efforts that contribute to the growth and expansion of it’s regions through
sales and in order to kick start the year by training and mentoring, a franchise sales workshop was
conducted which aimed at equipping the trainees with the requisite knowledge and practical
training required to proceed and succeed and in franchise sales. The workshop was conducted at
the RE/MAX India Headquarters with Puneet Verma, Sahil Kapoor and Anmol Aggarwal as the key
trainers. The workshop had a good number of Franchise Sales Consultants from RE/MAX India and
RE/MAX Haryana in attendance along with C K Taneja, Regional Owner of RE/MAX Haryana, the
attendees went back armed with not only theoretical but practical training as well.
We wish them all the very best in selling and growing their regions!

The RE/MAX India team kick-started the 5th Annual Convention with a “90 minutes with RE/MAX” session. The session was conducted by Vice
President, Franchise Sales – Puneet Verma who did an excellent job of presenting the RE/MAX opportunity and getting the audience excited
about RE/MAX. The attendees would have certainly felt the energy and passion embedded in a RE/MAX gathering, the prospects also got an
opportunity to spend some quality time with RE/MAX representatives.

Pre- Opening General Session
The Pre-opening General session had Chip Brekken take a session on “Who, Why & What RE/MAX” which had each and everybody
in the audience getting reenergized, recharged and realigned with their reasons of joining RE/MAX. The session was then concluded
with a presentation on “The RE/MAX Compound Effect” by Manan Choksi which helped drive home the point that “There is no Quick
Fix to success” and it has to be one step at a time.

Fun Evening at Vishala
Living up to its tradition of getting the Affiliates to have a good time on Day 1, the 5th RE/MAX Realty Rendezvous hosted its fun
evening at a traditional Gujarati venue called Vishalla. With its village style ambience, traditional dance garba and the Gujarati food,
the RE/MAX family enjoyed the completely relaxed atmosphere and had great fun together!

Opening General Session by Sam Chopra, Chairman RE/MAX India followed by Speaker Sessions & Panel Discussions!
The Opening General Session started with an address by the Chairman where his topic “Lead by example” had everyone delving into
the basics of leadership and understanding the basics of optimizing an individual as well as teams’ performance. The day saw
prominent speakers like Sapna Vyas, Jeff Scislow, Narayan Guru and Vishal Mehta talk to the audience on various topics ranging
from fitness, learning tips for success, technology in Real Estate to a powerful motivational session to end the day. Overall, a day
that got everybody thinking, planning and raring to put into implementation their learnings.

Day 3 and the finale of the Convention!
The third and the final day started with a powerful session taken by the Regional Owner of RE/MAX Haryana, C K Taneja on “How to
think & Grow rich” followed by a panel discussion by the transactional veterans of RE/MAX India on “How to build your transactional
niche in primary, secondary and land sales. The Regional Director of India, Manpreet Grewal took a power packed session on “Is
your Network really your Networth” which got every attendee re-evaluating their networking strategies. The final session of the
convention saw the leader himself talking to every Affiliate in attendance about importance of goal setting and their goals and
targets for 2014- & 2015. And that is how the 5th RE/MAX Realty Rendezvous concluded and we are very sure that every attendee
went back ore empowered, more motivated and more geared up to ensure profitable 2014-2015!

With “Setting targets and Business Planning” being the theme for the 5th RE/MAX Realty Rendezvous, it was amazing to see the

Completion of the first batch of Continued Agent Training Program
The month of March also saw RARE certifying its very first batch of TAP trainees on their level 2 certification called the “Continued
Agent Training Program (CAT)”. CAT is a six weeks practical training session which aims at equipping an Agent with hands on
experience of Real Estate under the able guidance of the trainer as well as their Franchise Owner, this training included networking
with other RE/MAX brokers and associates to studying of the land laws, database building, visiting project sites to gain an in depth
knowledge, doing listings, marketing listings, usage of RE/MAX technology to gaining an in depth knowledge of the topics like RERA,
Exclusive Mandates and so on.
With this attempt of converting all the learnings into action, the trainees from the Broker Associate Management Training Program
had put it a lot of hard work and effort to earn their certifications. We wish them a very bright career ahead!
Franchise Owner Management Training
The month of April ended with new Franchise Owners getting
trained at the National Headquarters to gain an in-depth
knowledge of how to run a successful RE/MAX Franchise with
emphasis on important topics like recruitment and retention of
agents, office budgeting, business planning, usage of technology
and other tools of RE/MAX and so on. RARE would like to wish
each one of them all the very best and we are very sure that
with all the new lessons learnt, the Franchise Owners will
definitely exceed our expectations and make their offices a
success!
National Webinars
RARE believes in taking training to the doorstep of each of its
Affiliates and keeping up with its monthly tradition of doing
online training sessions that can be accessed from anywhere, a
series of webinars covering topics like “Working with Buyers”,
“Search Engine Optimization”, “New Joinee Webinar” and “Seller
and Buyer Mandates” were conducted. The dedicated efforts
of the RE/MAX Academy of Real Estate turned out to be fruitful
with the increased participation of Affiliates from all over the
country in all the webinars.

RE/MAX Delhi NCR adds another office to its growing The region has not yet not officially launched but it has already

stop there as the region added another feather to their cap
by bagging the coveted award of the “Region of the Year” at
the 5th RE/MAX Realty Rendezvous held in Ahmedabad. The
region also saw its Affiliates getting awarded in various other
categories.
In addition to conducting training sessions for its Affiliates,
the region had a busy period for two months conducting
discovery days to award franchise and agent opportunity and
team meetings with their Franchise Owners! We wish the
region all the very best for continued success!
The first signing took place at the 5th RE/MAX Realty Rendezvous
and the second at the RE/MAX India Headquarters. The new
Broker Owners have also undergone the Franchise Owner
Management Training with the RE/MAX Academy of Real Estate at
the National Headquarters and are ready to start their journey with
RE/MAX.
In addition to the good news of starting their network, the regional
team conducted their very first Road show in Panipat which saw a
good turnout of over 70 people who wanted to know more about
the RE/MAX opportunity. The Regional Owners was supported by
Puneet Verma, Anmol Aggarwal & Yogesh Khemani in this initiative.

The past couple of months have been very busy for the region with
preparations and then finally the conduct of the 5th RE/MAX Realty
Rendezvous in the city of Ahmedabad. The region also conducted
presentations in their region of Pune for a group of 25 enthusiasts explaining
them what RE/MAX is and the benefits of association with RE/MAX!
We would like to thank the region and appreciate their efforts in conducting a
wonderful Annual Convention and we wish them all the very best for the

The region has been very busy conducting presentations in
business schools wherein they have presented the Business
Associate opportunity available with RE/MAX to interested
candidates. The region also conducted a business meet for
Direct Sales Associates to discuss the Franchise and Agent
opportunity available which saw a good turnout and a good
response. Taking their marketing initiatives to the next level,
the region took out its first edition of a monthly Real Estate
newsletter which will be made available in print and distributed
across their region, the newsletter will be very informative and
will be a good read for other brokers, customers in real estate
as well as other stakeholders from the real estate fraternity.

With a strong belief in the fact that the biggest asset in a
company is the human resource, the Regional Owners of
Chattisgarh conducted a motivational seminar for their regional
stuff which left the team motivated and reenergized. The team
conducted a business opportunity roadhsow in Bilaspur which
saw an attendance of 135 prospects, the seminar which
discussed in detail “How to start your own Real Estate
business” received a good response from the audience and had
people interested in wanting to know more about getting
successful in Real Estate brokerage. The activities done by the
region do not stop there as March and April also saw the region
participating in a Trade Fair and also conducting orientation
training for new Broker Associates. The efforts being made by
the region are truly commendable.
Here’s wishing the region all the very best in meeting their
goals/ targets set for the year at the 5th RE/MAX Realty
Rendezvous!

With a commitment to have a splendid 2014-2015, the region
participated in the Franchise India show (FRO 2014) in
Hyderabad. The event took place on the 1st and 2nd of March at
the Hyderabad International Convention Center, Hyderabad and
had a huge footfall of potential franchisors. The region went all
out to present the RE/MAX opportunity and saw some very good
response from the visitors.

Circle Rate Vs Market Rate: What you need to know
Circle rate is the minimum value at which the sale or transfer of
a plot, built-up house, apartment or a commercial property can
take place. Market price is the value of such an asset for a
transaction between a seller and buyer which is done at an arm
length's principle - with the price determined by the market
forces of supply and demand. Circle rates are usually defined by
the local state government's revenue departments or the local
development authorities, in line with what they perceive the
prices at which property sale or transfer should be undertaken.
As such, circle rate is usually a determinant or a reference rate
at best. Market rates, on the other hand, are determined by the
seller's expectation of price and the buyer's inclination to pay.
Across all property markets in India, the circle rates are
invariably much lower than the actual market rates. This is
because: * Circle rates are not reviewed regularly to bring them
in line with the market prices * They do not represent the actual
barometer of ground realities. As already mentioned, circle rates
are the minimum authority-defined prices at which a property
sale or transfer can be done between two parties, and also
determine the associated stamp duty and registration charges to
be paid for such a transaction. This is the 'floor price', and the
actual transaction price can be higher than this, resulting in
higher stamp duty to be paid out. Most real estate transactions
are registered at the minimum circle rates or slightly above,
which may be lower than the actual transaction price. The result
is a loss to the exchequer in terms of the applicable stamp duty.
Market rate is a price range arrived at by looking at actual
transaction prices in a location, and is a better indicator of what
sellers demand and what buyers are willing to pay. As these
prices are determined by demand and supply, an area with lower
supply but higher demand will inevitably command higher prices
when compared to another. Though circle rates and market
rates are connected, they have a limited impact on each other.
While, the market rate can never be below the circle rate, a
significantly higher difference between them indicates a lag
between market performance and the authority's view of it. This
is the primary reason for black money transactions in the Indian
real estate domain. In property sale or transfer transactions,
stamp duties are usually paid by the buyer. It has been argued
that the increase in circle rates causes the rate of transactions
to drop. Be that as it may, the gap between the circle rate and
the market rate reduces and the proportion of genuine buyers
with clear, accounted money entering into transactions
increases. Though this may reduce transaction velocity, it also
reduces the incidence of black money being parked into real
estate assets. This process is significant when seen in the light
of the Indian government's drive towards curbing the incidence
of black money and money laundering in real estate.
Simultaneously, state governments' treasuries generate higher
tax collection from real estate transactions, as stamp duty is
paid on a circle rate which is in sync with the market rates, or
close to them. In terms of impact, there is an additional burden
on property buyers in terms of higher stamp duties, resulting in
marginally higher transaction costs and overall cost of
ownership. However, the weeding out of black money in real
estate causes the market to behave in a more rational manner
towards pricing of projects. Also, it makes little sense to view
the added financial outlay as a wasted expenditure, as it is
actually increases the investment value, and therefore potential
resale value, of the property. Finally, higher revenue for the
government means more funds available for support
infrastructure development. Seen in this light, bringing region's
circle rates closer to or on par with its prevailing market rates is
a positive process.
